One of the things I love about the layout of this house is the fact that it works so well no matter how many people we have here,” says Phillip. “If the children and grandchildren come to visit we have lovely big rooms in which we can all gather together, but equally there are more intimate rooms that you can take yourself off to if you just want a bit of peace and quiet.”

KEY FEATURES Enviably situated in a quiet location on the edge of the sought-after village of Ashover is Barn Croft. This pretty detached stone-built property has been sympathetically and elegantly transformed over the years into a deceptively spacious four-bedroom family home. The house is beautifully presented and has retained many of its original features, character and charm. Dating back to the mid 1700’s this period home boasts two versatile reception rooms as well as an incredibly light and extensive dining kitchen with a stone tiled floor throughout. The accommodation is set over three floors and further, offers a spacious study, utility room, four generously proportioned and spacious bedrooms all with original wooden floors, family bathroom, shower room and a guest wash room. Externally, the property enjoys a large patio area to the front which overlooks the stunning gardens beyond, driveway with off road parking for three vehicles and a stone-built double garage with a large workshop / storage space beneath. This property is beautifully positioned to make the most of the stunning views over the Derbyshire Countryside. This really is the perfect country home which must be seen. Ground Floor This home is beautifully presented throughout and has a lovely country feel as soon as you enter the stone flagged entrance porch with fitted shelving and ample hanging space. A glazed panel door opens into a spacious dining room flooded with natural light by the large wooden double-glazed sliding sash windows. This pretty room is elegant with its polished solid oak flooring and Little Wenlock multifuel burner. To the right of the Dining Room we enter the breakfast kitchen. With its high white painted beamed ceiling and shaker style kitchen units complimented with solid beech work tops and terracotta floor tiles gives a contemporary feel to a period home perfect for modern country living. This really is a beautiful room; the focal points being the sash windows overlooking the front terrace and large kitchen range cooker. The kitchen is well proportioned and there is ample space for a family breakfast table and chairs. Leading from the kitchen is a rear entrance porch where there is additional hanging space.

SELLER INSIGHT We bought the house thirty-three years ago, and back then it was definitely this lovely setting that proved to be one of the biggest selling points,” says Philip. “The village itself is a gorgeous place with a very vibrant and very friendly community. It’s surrounded by glorious open countryside so it’s very peaceful here and feels nicely removed from the hustle and bustle, and yet we’ve never felt out in the sticks as it’s within easy driving distance of both Matlock and Chesterfield.” “Another big pull was the quality of the local schools,” adds Sheena. “We came here with two small children, one of whom attended nearby Ashover Primary School, which was back then and still is a super little school – it’s actually rated Outstanding by Ofsted – and there are also some great secondary schools in the local area, so all in all it’s a fantastic place to raise a family.” “The house itself was a little bit sad when we came here and in need of a fair amount of TLC,” continues Philip. “Over the years a number of previous owners had made lots of changes, but unfortunately they’d been less than sympathetic so we decided to take it on as a bit of a project and transform it back into the beautiful period home it was always meant to be. As we scratched the surface we began to discover an array of lovely period features, in fact it was a bit of a voyage of discovery. There was a particularly unsightly stone bookcase in the living room, and one day a piece fell out so we thought we’d find out what it was hiding. We took it apart and low and behold there was the most amazing fireplace behind; it was almost like discovering buried treasure.” “Over time we’ve done practically everything that needed to be done to the house and it’s now a very beautiful and very comfortable family home, and we’ve also done quite a bit outside,” says Sheena. “The garden had a bit of a slope to it when we came here so we added terraces to level it out and it’s now a much more usable space. It’s south facing, so bathed in sunshine throughout the day, and because the house enjoys a slightly elevated position, the views are just lovely. The garden is a feature that we’ll definitely miss when we leave.” “Whenever we mention that we live in Ashover, more often than not people will say, ‘Oh, you are lucky’, and we absolutely agree,” says Sheena. “There are some great little shops including a fabulous local butcher, a greengrocer, and a few years ago the postmaster decided to open a café called Stamp, which is a delight. There are tennis courts, football pitches and a cricket ground, and every year there’s a fantastic agricultural show. It’s a very vibrant place and the people are incredibly friendly. There’s no doubt that we’ll be sad to leave.” “We’ve loved living at Barn Croft; the house, the garden, the village... everything about it is absolutely perfect,” says Sheena. “However, it’s time for a new chapter in our lives, and time for a new family to fill the house and really make it their own.”* * These comments are the personal views of the current owner and are included as an insight into life at the property. The sitting room with the big open fireplace is very nice, but one of my favourite parts of the house is actually the top landing,” says Sheena. “I have a chair up there and it’s positioned right next to the window so I can look out and enjoy a fabulous view of the village. In fact, when the children were young I could watch them on their bikes and make sure they made it to school.”

KEY FEATURES To the left of the dining room we enter the lounge. This is a peaceful room complemented by a polished Parquet flooring and a feature exposed stone wall with a stunning original stone fireplace housing a multifuel burner. The room is light and airy again with sliding sash windows overlooking the front gardens. The windows in this property really are a stunning feature both in terms of quality but also the huge amount of natural light they provide. In addition, they contribute to maximising the stunning views to the countryside beyond. To the rear of the dining room is a doorway leading through to a spacious and useful study area, having a quarry tiled floor and large Velux rooflight. Beyond this, there is a functional yet spacious utility room and ground floor lavatory.

First Floor The staircase rises from the dining room to the first floor where there are two front facing double bedrooms taking in the beautiful views of Ashover and the countryside beyond. Both rooms have exposed pine floorboards and sliding sash windows, one of which has an exposed stone wall, wash room and walk in wardrobe. The family bathroom is on this floor. It is beautifully appointed with a large walk in shower, contemporary free-standing bath and pretty feature lighting set into the polished oak flooring. Second Floor Leading from the galleried landing is a second staircase to the upper floor where there are two further double bedrooms and a shower room. Both rooms again are incredibly light and airy due to the large sash windows and light oak flooring. The views from this floor are just simply breathtaking.

Outside Barn Croft benefits from a gravelled driveway for up to three vehicles and a large stone built double garage which is open to the eaves. There is a gated pathway to the rear of the property where there is access to the back door and a useful outhouse with hot and cold-water supply and wc. From the driveway there is a gate leading to the front of the property where there is a large south facing terrace with Yorkstone flag stones and borders prettily stocked with flowering plants and shrubs. Steps lead down to a good sized lawned garden with a meadow / vegetable patch beyond. From here there are further stones steps leading back to the driveway and a stone path leading to the workshop set beneath the double garage. This is a fantastic versatile space giving a new owner a host of opportunities.
