Seller Insight This beautiful home, which sits within just under two acres of pretty gardens and grounds, occupies a sought after rural location just a couple of miles from the affluent town of Heathfield. “Before moving here four years ago we’d been living in Australia,” says Paul. “We loved the lifestyle there and the way that a lot of the houses are designed to connect almost seamlessly with the outside space – essentially making the garden an extension of the living space. So when we decided to relocate back to the UK we knew that that was a way of living that we definitely wanted to replicate. When we came across Old Cannon House it encapsulated everything we had been looking for; it’s a real lifestyle property and we fell for it straight away.” “The house was originally built in the 1930s, but some fifteen or twenty years ago two substantial ‘wings’ were added so it’s incredibly spacious. And what we particularly love is the fact that there’s a good mix of open plan areas and large separate rooms, so there’s space for the family to be together and for big parties, but equally there are rooms that the children have been able to retreat to with their friends and my wife and I have been able to escape to if we just want a bit of peace and quiet. The bedrooms are all good sizes and there’s a good degree of flexibility in terms of how certain rooms are used so it could also be a great house for multigenerational living. In my mind it’s the ideal family home.” “The house has been brilliantly designed to make the most of the huge garden, which for us was probably one of the biggest selling points,” continues Paul. “It extends to around two acres and all of the principle reception rooms have patio doors that can be pushed back to create that fabulous connection between inside and out. We have a huge patio terrace with steps leading down to the heated outdoor pool and then the rest of the space is laid to lawn and edged with beautiful mature trees. It’s a very peaceful garden, incredibly private and because it’s south facing it’s absolutely bathed in sunshine during the summer.” “I’d say that one of the standout rooms in the house would be the children’s entertainment room,” says Paul. “It’s absolutely huge so has room for a huge sofa, a TV and a pool table, and because it’s on one side of the house there’s that nice degree of separation.” “The real beauty of this location is the fact that our immediate surroundings are very rural, but we’re by no means isolated here,” says Paul. “Heathfield, which has a busy high street is just a couple of minute up the road, we can be in Uckfield in under twenty minutes or on the coast at Eastbourne in around half an hour. It’s absolutely ideal.” “Each of the principle reception rooms and all of the bedrooms overlook the garden,” says Paul. “In fact, all five of the bedrooms have French doors that open out onto a lovely little balcony, and from there you get the most incredible views of the South Downs.” “It’s the whole lifestyle aspect of the house that I think I’ll miss most when we leave,” says Paul. “Being able to share it with family and friends, sitting out on the terrace and swimming in the pool when the sun is shining or sitting on the balcony and just soaking in those views has been wonderful. It’s a very special place and it’s been an incredibly happy home.”*

Step inside Old Cannon House

We are pleased to offer to the market ‘Old Cannon House’ at Little London; a reminder of the importance of the iron industry - and the manufacturing of weaponry - to this area of the Sussex Weald. Unfortunately ‘The Cannon House’ as it was formerly known was gutted by fire in the 1940’s but then sympathetically rebuilt into the home you see today with various extensions added in more recent years. The hamlet of Little London is situated on the A267 about 1.25 miles south of Cross In hand/Heathfield and about 1.5 miles North of Horam, within the High Weald Area of Outstanding Natural Beauty. Horam is a quaint little village offering a good range of shops, a public house, petrol station, bowling green, tennis courts and a primary school (in the adjacent hamlet of Maynards Green). Old Cannon House is an expansive family house suitable for the ever evolving family, with over 4500sq.ft of accomodation arranged over two floors. In brief the ground floor comprises of a substantial Kitchen/Breakfast/Utility Room (fully redecorated over the past two years) with adjoining Living Room opening out onto the rear garden; a formal Dining Room and Sitting Room with fireplace and log burner; a stunning split level reception area which has been an ideal games room but could equally be utilised as a self contained annexe if you incorporated the adjacent ground floor bedroom. Due to the nature of the property the current owners access the house from the rear by way of a lovely garden room which overlooks the stunning rear lawn. The first floor benefits from Five Double Bedrooms; the principal master suite boasts a plethora of exposed beams within the vaulted ceiling, has a decent dressing/lounge area in addition to the new en-suite wet room. Three further bedrooms follow, all overlooking the rear garden, with the final bedroom being a fantastic guest suite. There are two further bathrooms available from the landing both with baths and one with an additional shower cubicle. A great feature of the first floor is the south facing balcony which every bedroom has direct access on to; the ability to enjoy a morning coffee overlooking your own land surrounded by woodland and perhaps on a clear day views of the South Downs beyond.

Externally i have already mentioned the large rear garden and swimming pool. Additionally you will find a variety of interesting outbuildings including a luxury octagonal summer house, three sheds and a greenhouse. There are two natural ponds as well as a Koi pond. As it is the garden is predominantly laid to lawn following the rear terraces and in the summer months has been an absolute haven for children and adults alike. It is worth noting that there is separate access from the lane to the rear of the garden which could pave the way for development opportunity or the creation of a pony paddock depending on your needs. Locally, Cross In Hand provides some specialist shops, bakers, garage with store, public house, primary school and doctors surgery. It is also the base for Heathfield Tennis Club, Rugby Club & Isenhurst Gymnasium. The market town of Heathfield offers a comprehensive range of shops, two supermarkets, banks, library, primary school, secondary school and a leisure centre with swimming pool. The nearest rail stations are at Buxted (about 5.5 miles) with services to London Bridge and Victoria or at Stonegate (about 8 miles) for services to Cannon Street and Charing Cross. Tunbridge Wells is about 15 miles to the north with the coastal town of Eastbourne about 14 miles to the south. The County Town of Lewes is about 15 miles and Brighton about 26 miles away. The area is well served by a variety of state and private schools and there are a number of golf courses and other leisure facilities in the vicinity whether its riding in the Ashdown Forest, sailing at Bewl Water or taking in an Opera at Glyndebourne.
