Built in stone under a thatched roof, this beautiful home, part of a charming development of new and converted dwellings carried out in 2006 in a highly desirable village, has a traditional appearance externally yet is laid out and fitted in a contemporary way inside ideally suiting a modern lifestyle.

The house provides 5 bedrooms, 2 en suite, and a family bathroom upstairs, and a large, open plan kitchen dining room as well as three further reception rooms downstairs, with a lovely connection to the rear garden through two sets of French doors. Outside, there is a modern studio or home office, currently used as a gym as well as a superbly finished, separate, double garage for a variety of uses, giving flexible spaces and completing this fabulous family home.

Situated in the heart of the delightful little village of Apethorpe surrounded by pretty countryside, Oundle is 6 miles south, about 10 minutes, and the A1 a similar distance to the east, and Stamford around 8 miles north. Peterborough with its 45 minute fast trains to London King’s Cross, is less than a half hour drive to the east. Even nearer at Corby, about a 20 minute drive southwest, there are fast trains to London that take around 70 minutes. A wide choice of excellent schools is in the area including many sought after, private ones such as Oundle, Uppingham, Oakham and the Stamford Schools. Rutland Water with its water sports and outdoor pursuits is about a 20 minute drive through the countryside, to the northwest.

Reed House, a very attractive property, faces west behind a high, stone wall and front lawn with a pedestrian gate from the street, whilst vehicle access is to the back where the delightful, private, sunny and sheltered garden contains the modern studio or office. Everything, externally and internally, is presented in immaculate order.

composite stone worktops, the units incorporating two eyelevel Siemens ovens and an induction hob. “We came here when the property was newly built,” say the owners, “and the original kitchen was in a country style and which didn’t suit our needs, so we put in this new German one a few years ago. At the same time we refurbished the bathrooms so they are in a contemporary style too.”

Upstairs, the principal bedroom overlooks the back garden and has modern fitted wardrobes and an en suite shower. Another bedroom enjoys an en suite shower whilst the family bathroom is fitted with both a bath and a separate shower. Bedrooms 4 and 5 are linked by a door within, suggesting one might become a dressing room or extra study if preferred.

Inside the house, a feeling of brightness and space impacts immediately with the contemporary, high standard fittings providing clean lines enhanced by a fresh, white palette. This sleek feel is pleasingly blended with nods to the old with reclaimed beams and some stones from the original site, an inglenook fireplace housing a modern log-burner, and sloping ceilings upstairs lending character. The bespoke kitchen is a German brand, Beckermann, with tumbled

The kitchen, with an adjoining, well appointed utility room and separate WC, leads seamlessly into an open dining space with French doors onto the garden. Similarly, the 24 foot long, triple aspect living room, benefits French doors to the outside, and double doors at the other end opening into a snug or television room. A study is at the back of the entrance hall overlooking the rear garden.

The pod-style home office or studio sits in the rear garden with its doors and flanked glazing facing south and could make the perfect space to work from home. As the owners say, “The double garage is fully plastered, insulated and has daylight lighting and 16 amp power supply installed. . This provides a more flexible space.”

The garden is a lovely private area that catches the sun all day. A timber garden shed stands in the front garden where it is mainly lawn, whilst the back has been landscaped with a paved terrace directly from the kitchen and living room, ideal for outside dining and entertaining. Beyond, a lawn is bordered by paths and beds with shrubs and small trees; a generous gravel drive in front of the garage allows space to park several cars. “Our drive passes alongside a shared orchard with such an excess of apples, pears and plums that none of us can ever eat enough!” laugh the owners.

“It is a very quiet and tranquil place where we hear lots of birdsong and the village is beautiful. It is small but full of gorgeous old properties that we look out over with the pretty surrounding countryside in the distance. The buildings and land previously belonged to the late Lord Brassey, hence the name, Estate Yard.”

The village holds quite some significance in England’s history and is home to not only an impressive house, Apethorpe Manor, but also Apethorpe Hall, now known as Apethorpe Palace. Its importance is partly due to its ownership by, and role in, entertaining Tudor and Stuart monarchs. Among England’s greatest country houses, Elizabeth I once owned the magnificent building and spent a lot of time there, having inherited it from Henry VIII. For a period, it was lived in regularly by James I and Charles I. The series of state rooms including the King’s Bedchamber and the impressive Long Gallery, is one of the most complete to survive from the Jacobean period. Since the palace’s recent restoration by, initially, English Heritage and latterly by the current owner, its status has been upgraded from Hall to Palace.

“We love what the countryside has to offer here with numerous places to run, walk and cycle,” enthuse the owners. “It’s a peaceful village but the local pub and restaurant, ‘Willow & Brook’, is a great venue where parish meetings are held and, once a month, village suppers which enable local working people to meet up; the church is also very popular. For those with young children, the neighbouring village of Nassington, a couple of miles away, has a primary school and there’s another in King’s Cliffe, both rated Good by Ofsted.”
