AGENTS OPINION

-On visiting South End House the lifestyle it offers is one of idyllic country living the grounds are beautiful it’s not just for an equestrian buyer, the garage block and workshop space is amazing ideal for a small business user or a motor enthusiast. I walked the grounds and felt so relaxed with many areas of interest to include a wildlife pond ideal for dog owner, there is enough space on offer to not have to venture further than your own grounds. The house offers well planned living space very nicely presented with separate reception rooms to provide flexibility of use.

STEP INSIDE

The original formal entrance door, facing the garden, opens into a centrally positioned hall, from which a spindled staircase ascends to the first floor, flanked by two elegant reception rooms. Characteristic of period properties, these two receptions include a comfortable sitting room, centred around a period-style pine fireplace, housing a living flame gas fire and patio doors overlooking the garden. The second reception room serves as a sophisticated formal dining area, also with a period-style fire surround and a delightful view of the garden.

At the rear of the hall, a door leads into a charming farmhousestyle kitchen, expertly designed with custom solid pine cabinets and complemented by high-quality Wharf, seamless work surfaces chosen by the owners for the seamless finish supplied by Dream Doors in Brigg , featuring a dedicated draining area for the inset one-and-a-half bowl ceramic sink. There is space within the cabinets to house a stove style cooker. This inviting space seamlessly connects to the entrance from the driveway and flows into a spacious openplan family dining area. Completing this open plan arrangement is a sitting area where bi-folding doors allow natural light to flood in and create a harmonious connection with the outdoor space, particularly delightful on warm summer days.

Step Upstairs

To the first floor a landing with storage cupboard serves four bedrooms and a family bathroom fitted with a suite to include twin vanity housed wash basins, large storage cupboard and an Insignia bathing and showering unit. The principal dual aspect bedroom has stunning views over the gardens and paddocks.

VENDOR TESTIMONIAL

30 years ago, we were searching for an equestrian property when South End House came to the market. It offered us everything on our wish list; house size and location in relation to it’s land and to the village; sufficient grazing; outbuildings for storage and offering lots of workshop space. Over the years we have added stables and the full size menage, invaluable for exercise, training and in the winter for turnout. The largest field is planted with meadow mix and continues to provide a large number of bales of hay each year. Although our horse ownership ceased when the children left home, we still enjoy living in this rather special place.

STEP OUTSIDE

The property is for sale across two titles totalling circa 5.94 acres, appealing to an equestrian buyer or for those looking to embrace country living with a smallholding. Situated sideways on to Church Side in an area known as Southend, Goxhill. The location affords the house a high degree of privacy with neighbouring property being well spaced in this rural setting. A high hedge forms the garden boundary fronting Church side adjoining the high walled boundary with pedestrian gated entrance to the formal original entrance of the house. This area overlooks a beautifully landscaped garden, featuring a diverse array of mature trees and shrubs, all arranged in a parkland style. To the side of the lawned garden is a greenhouse. The house gardens are L-shaped, extending alongside the paddocks to a serene, wooded wildlife pond area and an orchard containing a variety of fruit trees.

To the opposite side of the house a pillared entrance opens onto a block paved drive which forms an expansive reception area serving the brick built triple garage block with electrically operated roller shut doors that open into one seamless space. Connected to the garage is a storage and a large workshop with mezzanine floor.

Also accessed from this area is a fenced and gated turn out yard which fronts a timber triple stable block and hay store, located to the rear of this is an all-weather ménage and three fenced paddocks.

An Indian stone paved path flanks the drive to the house where the canopied entrance door opens into the open plan living dining kitchen area of the house. The path continues to the side serving the bi-fold doors and the lawned gardens. A block paved courtyard styled patio looks over the gardens which can also be accessed from the path to the original front entrance of the house.

In addition, there is a grassed broad strip of land that runs to the rear of the garage block with its own access from Church Side, providing easy access to the fields for large farm machinery. A further fenced paddock is located to the side of this access.
