Home Prices and Sales Up Despite Rates; Inventory Still Way Down In December 2015, the median sales price of all singlefamily homes in Ada County, as tracked by the Intermountain MLS, was at $232,500, up 8.4% compared to December 2014. The median sales price of existing single-family homes was $208,975, up 7.2% year-overyear, and the new construction median sales price was $323,813, up 7.6% year-over-year.

Bainbridge phase 2 begins The phase 2 Bainbridge subdivision just due south of SpurWing Greens with an entrance off of Chinden “ Tree Farm Rd.” and entrance off of Blackcat Rd. Already 20 homes are under construction and close to being completed at press time. Homes ranging from 1800 to 3500 Sq. feet. Lot size are similar size as in SpurWing Greens. Price range 320K to 470K with an average price range of 360K. A future Elementary School located SW side of Bainbridge will have an entrance off of BlackCat Rd. A community similar to Paramount Bainbridge should not have a big impact on property values in SpurWing’s subdivisions. When completed there will be over 400 homes in the total phases of Bainbridge.

Maybe the Tree Farm Rd. traffic light will change a little quicker in the future.
