HISTORY The Hearst Tower was envisioned to be a great tower, built to house the progression of William Randolf Hearst’s 12 magazines that he owned at the time. The tower’s base was was completed in 1928, with the construction of the tower itself halting due to the beginning of the Great Depression.

The Great Depression started in 1929, due to the stock market crashing, leading to an economic crash and a spike in unemployment among a number of other things. Due to this, the construction of the Hearst Tower was paused, leaving just the base of the tower completed. This base was completed in 1928, known as the “International Magazine Building” with over two million dollars put into the project. At six stories high and forty thousand square feet, the building provided a solid base for the skyscraper to be built upon.

In 2003, the building’s construction was continued, completed in 2006, standing as an important monument for the American people. The Hearst Tower was the first tall skyscraper to be completed after the tragedy of the 9/11 attacks on September 11, 2001. The completion of the building allowed for hope to flow through America for the future of skyscrapers. The Hearst Tower now stands at 46 stories high, with over 262,000 square feet of office space. It is estimated that about $500 million was imputed into the project.

THE ARCHITECTS Joseph Urban & Fosters + Partners

William Randolf Hearst commissioned Joseph Urban to design and build the base for the project in 1928. In 2003-2006, Foster+Partners was commissioned to complete the towering skyscraper.

Established in 1967 with headquarters in London, Norman Foster founded his firm with many design goals, with the major focus around sustainability. The firm has multiple offices worldwide, working on projects around the world such as the Comcast Technology Center in Philadelphia, Pennsylvania, Apple Marunouchi in Tokyo, Japan, and the Principle Tower in London.

They are known for their brilliant structures constructed from glass and steel, as well as their many ethical goals focused around how they work. They pledge a goal to sustainability, elimination of the gender pay gap, anti-slavery and human trafficking, and a strong connection with schools and universities.

USAGE & FEATURES Sustainability

The Hearst Tower was built with a huge focus around sustainability and minimal impact on the environment. Foster+Partners has a pledge to making their buildings as sustainable as they can get them, and with the Hearst Tower building, they managed to achieve a Platinum rating from LEED. Shortly after the building’s construction, it was honored with a Gold LEED rating due to its pointed focus towards sustainability. In 2012, it received a platinum LEED rating, the highest rating possible. It was the first building in New York City to receive a Gold rating, and the first to receive both Gold and Platinum.

Heat conductive limestone was used as an insulator and heat conductor in the base, saving energy on heating and cooling. One of the most incorporated systems in the building is the water collection system on the roof.

Polyethylene tubing under the floors circulate hot/cold water in the summer and winter to regulate the temperature of the building and create a comfortable environment. The water is also used to filter through the water feature, Icefall. In addition, all of the glass used for the facade is treated with a coating that allows the filtration of visible light and rejection of heat.

Some key design decisions were made in order to gain these ratings, and are as follows. The building demonstrated a beautiful reuse of steel, with over 90% of its 10,480 tons of steel being sourced from recycled material. It was also initially designed to use 21% less steel than other buildings of its type.

Icefall Feature

The water feature is located in the lobby, spanning up three stories into the building. Using recycled water from the collection on the roof, it cools the area, creating a comfortable environment for its inhabitants.

Function

The skyscraper is home to one of the largest media and information companies in the nation, with over 360 businesses operating from inside. This includes popular television shows, magazines and newspapers such as History, Lifetime, ESPN, Houston Chronicle, San Francisco Chronicle, Cosmopolitan, and Men’s Health

STRUCTURE

Diagrid System & Support

At the base of the building, the basement has a reinforced concrete structure. 6 more stories of limestone facade add to the structural base,with large steel columns that support from the interior. These 12 30 ton “mega columns” figured in a “V” shape are cladded in rolled steel and support the tower from the base. Determined by a boring test, underneath the base lies a footing of rock that supports the building from below. Half of the foundation is embedded into the rock with caissons, while the other half uses spread footing to sit on top of the rock.

Using a diagrid structure, gravity and lateral loads are distributed diagonally down to the base and into the earth.

This triangular system provides stability while eliminating the need for vertical columns. In return, the structure also allows for less steel to be used, raising its sustainability rating. Each triangular member is about 50 feet tall, reaching about 600 feet into the sky. Where each member meets each other, it is labeled as a “node”.

The nodes allow for the loads to be redirected and spread out across the tower down into the ground.A braced frame at the service core provides a secondary lateral system to be in place. This is located towards the west side of the building, as it is pushed towards the back of the building. This allows the diagrid structure to be supported at the floor levels between nodes.

The steel and concrete floors allow for almost 40 foot spans across the structure with no support, allowing for the interior to have minimum columns.

CONCLUSION The Hearst Tower is a monumental building that paved the way for modern skyscraper design. Acting as a large hub for media and information, the building efficiently uses a diagrid structure to allow for a structurally sound building and large spans without supporting columns. This allows for open office space on the interior to maximize communication across the space. The Hearst Tower’s unique facade adds an extra layer to New York City’s abundance of skyscrapers.
