THIS award identifies and acknowledges the driven and progressive auction marts which continue to provide an exemplary service to both their vendors and buyers during challenging times, going above and beyond to help customers get the most from their businesses.
Nominations can be made by the marts themselves, farmers or other customers. A judging panel will select the finalists, and Farmers Guardian readers will be asked to vote (in paper and online) based on a summary about each of them.
The final winner will be selected by a combination of public votes, the strength of nominations, overall summary and the opinion of our panel of judges.
New Auctioneer of the Year
THIS award identifies and rewards trainees and auctioneers who have qualified within five years, based on skills, attitude and contribution to the agricultural community. We will reward someone who epitomises an innovative, progressive new entrant auctioneer who has a positive impact and is putting something back into the market.
Auction Cafe of the Year
WE are looking for the UK’s premier auction cafe – the centre of mart life. It does not matter whether it is small or large, we are looking for a cafe which is a hub for the mart and produces quality food, using British products at a reasonable price.
Whether it is a top cuppa or a great lunch, we are seeking nominations to identify and reward the UK’s best market cafe. The winner will be selected by a combination of public votes and our judging panel.

The HAWKSLAND Holstein Friesian herd is an impressive herd of robust highly functional cows in excellent body condition. They are averaging 7934kgs 4.34% bf 3.48% p cc126 on twice a day milking at the latest recording the herd was averaging 30.82kgs. The herd comprises 19 heifers in milk, 12 second calvers, 25 third calvers & 22 cows with four or more calvings. The milking heifers are sired by ABS Sassafras, Seagull-Bay Stardust & Bomaz Getaway. 16 are freshly calved with 38 due early summer and 14 are due in the autumn.
One of the BIG ATTRACTIONS in this sale are the youngstock, they are well grown and display enormous potential. In Calf heifers sell due from July to December and the bulling heifers and heifer calves are well grown and will make outstanding cows in the future.
Health Status
The herd is vaccinated for Lepto, the booster was given in May 2025. All the animals are BVD Tag tested and the herd is free. The herd has been Johnes tested for several years and is regarded as low risk. The farm is situated in a four year TB testing area, the last herd test was in March 2024 and there has never been a case on the farm.

Property Landscape Looking at the upcoming Renters’ Rights Bill
What do landlords need to know?
It is commonplace for farmers to rent out surplus residential property on their land, with many agricultural businesses using these lettings to supplement revenue and help stabilise an otherwise fluctuating income stream. Such lettings include unused farmhouses, converted barns and former workers’ cottages.
We also come across many farmers who own property ‘in the village’, with a longer term view on retirement, or parties who inherit residential property from relatives and intend to rent it until a decision on long-term management takes place. While this can provide a valuable revenue stream, it also has legal obligations, tax implications and tenant management responsibilities.
The current talking point within the private rented sector revolves around the Renters’ Rights Bill, which aims to give greater rights to private renters (the tenant). The legislation was originally suggested to be in place by summer 2025, however it is now looking to be late 2025.

As discussions around the Bill and what it means for landlords, tenants and the private rented sector in general become more commonplace, I would urge all landlords to consider how the changes will affect them.
The most well-known element is the abolishment of Section 21 – nofault evictions. A Section 21 currently allows a landlord to regain possession of the property without giving a reason with two months written notice. From the date the Bill is implemented, landlords will need to rely on the new and reformed grounds for possession and the notice periods associated with each ground.
Such grounds introduced or updated by the Bill include Ground 1, where the landlord requires the property back as their main accommodation or for their family, and Ground 1A, where the landlord intends to sell the property. Both can only be used if the tenancy is more than 12 months old and they will have four-month notice periods.

Rent increases will be limited by law to once a year, and the minimum notice period for a rent review will be two months.
