From the National Account Manager
Welcome to the 57th issue of Farm & Ranch West!
At more than 530,000 acres, the W.T. Waggoner Ranch in North Central Texas is not a
state, but it could be. The Waggoner, co-listed by Bernie Uechtritz, advisor to Briggs Freeman Sotheby’s Farm and Ranch Division, is the largest contiguous ranch in the United States, having been kept under one fence by one family for nearly 100 years. Learn more about this once-in-a-lifetime opportunity on page 22 (this issue’s cover feature).
There are few more recognizable faces in sports than that of football legend Terry Bradshaw
and we are pleased to feature his Red River Ranch in this issue. Mr. Bradshaw candidly shares his thoughts on the ranch, as well as some beautiful photography, beginning on page 70. Mr. Bradshaw also appears on the cover of the recent Texas Farm & Ranch Volume 74.
Whether you currently own property or plan on buying property in the future, the
Rancher’s Corner on the relationship between surface and mineral owners is a must-read (page 20). Oil industry veteran Robin Forte´ addresses the dominance of the mineral estate and how it may impact you if you don’t own all of the minerals under your property.
Christy Payne, National Account Manager for Farm & Ranch Publishing, cut her teeth in GOP politics before spending six years managing the largest oil and gas exploration and production events in the world. A native Texan, she graduated from the University of Texas and resides in Dallas. Christy is the mother of two and an avid sports fan, and also enjoys traveling. Contact her at cpayne@farmandranch.com.
Thanks to those who participated in the Little Boots Contest through Facebook. The
winners (a most adorable group) are displayed in the premiere of the Little Boots feature on page 18. Make sure you like us on Facebook and follow us on Twitter to see properties right in your news feed and participate in our next contest.
The team at Farm & Ranch Publishing is particularly mindful during this holiday season of our many blessings, certianly including our
readers and advertisers. We wish you and your family a Merry Christmas, a Happy New Year and good ranch hunting and selling in 2015.

Did You Know?… Actor Tom Cruise has listed his massive Colorado hideaway for $59 million. Minutes from Telluride, the home was featured on the Oprah Winfrey Show in 2008 when Cruise and his then-wife Katie Holmes took Oprah on a tour of the estate. A 10,000-square-foot main residence and a 1,600-square-foot guest home (with a total of 7 bedrooms and 9 baths between them) rest on 298 acres traversed by a private trail system and surrounded by national forest.

Texas v Archer, Baylor, Knox, Wichita, Foard & Wilbarger Counties Dan Waggoner, born in Tennessee in 1828, moved to Texas with his family in the mid-1840s. This was a time when much of Texas was open range and unexplored. Dan took advantage of this great opportunity and founded the Waggoner Ranch in 1849. In later years, W.T. (Tom) Waggoner created the ranching empire currently known as the W.T. Waggoner Ranch. Owned and operated by the Waggoner heirs, this ranch is a singular opportunity so rare it only comes along every 165 years.

T
The 16,000-acre Pettyjohn Ranch is west of Red Bluff, California and surrounded by privately owned lands. Owned by one family for over 50 years, it represents what a distinctive cattle and hunting ranch should look like. Blue oaks dot the hilly countryside from meadows to steep wooded valleys where the trophy blacktail deer hide. Water is the lifeblood of any ranch and can be found everywhere on the Pettyjohn. There are many reservoirs, springs and seasonal streams. Cottonwood Creek runs for five miles through the ranch, as does Cold Fork Creek for several miles. Both run year-round. You can ride and hike these valleys for days of endless fun. On a seasonal basis, the Pettyjohn Ranch will feed 800+ pair (a cow and calf). In addition, the ranch supports many and various kinds of game for the sportsman. There are numerous black bear, wild hogs and large trophy-size blacktail deer sought by many hunters. There are two seasonal wild turkey hunts. And, because of all the ranch water, quail and dove are found in abundance. Bass can be caught anytime in the large reservoirs. There aren’t very many ranches like the Pettyjohn. Asking price $16,000,000.

My Prize Ranch Goes on the Market
From immaculate reception to immaculate ranch – Terry talks about his horses, hogs, cattle and the therapeutic rewards of ranching, while transforming almost a thousand acres of once-discarded dirt into picturesque serenity for his family, friends and prized livestock.
By Terry Bradshaw Terry Bradshaw is a former American football quarterback who played for the Pittsburgh Steelers in the National Football League. He has been a TV analyst and co-host of Fox NFL Sunday. He played for 14 seasons with Pittsburgh, won four Super Bowl titles in a six-year period, becoming the first quarterback to win three and four Super Bowls, and led the Steelers to eight AFC Central championships. He was inducted into the Pro Football Hall of Fame in 1989. He is ranked #44 on the list of 100 of the Greatest Football Players ever, and in 1972 threw one of the most famous plays in NFL history, known as the “Immaculate Reception.”

What most people don’t know is that Terry, at heart and at home, is a rancher…a really good one… As the old saying goes, there is a time and place for everything. At my ranch in Thackerville, Oklahoma overlooking the Red River, I have devoted a lot of time over the last 14 years and a huge amount of money turning about 740 neglected acres into a place that I am proud to say I love. My wife, Tammy, tells me that being a Virgo, I have to have everything perfect. Of course, that is why I married her. She is right that I require perfection, whether it was on the football field when I was playing for the Pittsburgh Steelers, in the studio at FOX Sports Sunday or at the ranch. Everything about this ranch is perfect from my sprawling western-style lodge I built for my family and friends to the care I give my horses to the miles of pipe and cable fencing that surrounds the pastures to the eight bucolic lakes. On Building My Ranch I built it to satisfy my passion for being outdoors, working with animals, particularly horses and cattle, but also the hogs I raise to feed the hungry. This ranch meets all those needs. I raise a large herd of cattle and top quality horses on one of the finest spreads you will find anywhere. More important, in my hectic life of airplanes, television shows, speaking engagements and meetings, I have to have a spot on this Earth where I can walk out my front door and feel the peace, but get to anywhere in the country or the world in an hour’s drive to DFW airport. This ranch has been the perfect spot for me. A Well-Situated Ranch DFW International Airport — 70 miles Lovefield Airport — 80 miles Winstar Casino — 2 miles Oklahoma City — 125 miles Lake Texoma — 45 miles Denton, Texas — 40 miles Lake Murray State Park — 25 miles
It was not always that way. When I first laid eyes on this property, it was a mess. No one had taken care of it for years. There were a few head of cattle grazing on it, but mostly the acres were overgrown with brush and trees. The creek bottoms needed to be cleaned out. The fencing was

mostly gone. There was an old run-down barn and a worn-out, old school bus. There were no paved roads, just old tracks. Getting around the property required four-wheel drive. There was almost no surface water. The first time I saw the property, I walked away. I had looked for ranches all over Texas, and I didn’t think this one just across the river in Oklahoma was right for me either. Then on a whim, I drove up here in my jeep and spent hours driving over the old trails that Indians and stagecoaches once used, thinking about the potential the land offered. I pulled up on one of the hills, parked my jeep facing the setting sun. I stood on top of the jeep and looked back across the river. I decided then I could build a house on that spot. I did, and to this day, I find quiet peace and tranquility enjoying that setting sun from my back veranda. It took me two years to clear the trees and brush, clean out

the bottoms, erect miles of fencing and start work on the house and barn. I knew where I would build the house and the direction it would face. But other decisions, like where to build the barns, the arenas, the paddocks, took more time. What if I built them in the wrong place? I didn’t. While I was turning the property into something special, I was taking every job I could to pay for it all. Millions of dollars later, I have created something that is very special. Just an hour north of Dallas/Fort Worth Airport and a few minutes from the world-class Winstar Casino, my ranch has everything for someone who wants a versatile ranch, who likes to entertain friends and family and who needs a place to escape. That person could take the keys, move in, start raising horses and cattle, and fall in love like I have with this ranch. My manager, Chad, who built this over the years, would like to stay. He’s the perfect manager for this place.

One of my favorite places to sit to watch the sunset is our outdoor patio that is more than 1,000 square feet and has a kitchen and a bar, a fireplace and a fire pit. I built a pool for my two daughters and their friends and a two-story doghouse. The horses have it just as good. There is a four-stall stallion barn, a 20-stall show barn, a 50-stall mare barn with a laboratory and office and a 75 by 140 foot covered arena. The property also has fenced-in pastures and paddocks and eight ponds.
“Millions of dollars later, I have created something that is very special.”
I currently have 50 brood mares, three stallions and 100 Black Brangus cattle. The ranch, particularly in rainy years, could handle more. I built trails all over the property so my family, friends and I can enjoy viewing this fabulous place on four wheelers, on horses, or on foot. Once you needed a four-wheel drive just to get on the ranch—now you can drive a Ferrari from Highland Park, DFW Airport or Winstar Casino to my front door on sealed asphalt at any time of the year. So you are wondering why I would ever let go of a place I have put so much of myself into. This ranch is a part of me. I will miss it. But at 66 years old, it is time to downsize. I don’t have the time or the energy I once

On Choosing My Broker I had considered various agents over time but could never really find the right fit. Then I was introduced to Bernie through as he likes to say, “one of his mates in his network,” a guy called Fandel in Telluride, Colorado. Bernie (who’s an Aussie) and I hit it off right away when he came to the ranch. He’s a competitive horseman and polo player with a background in cattle and ranching who sells ranch properties all over the world. He’s also selling one of America’s biggest and most famous ranches, the Waggoner Ranch – over half million acres – so I figure he can certainly handle my ranch! Bernie brings a team approach with Angie Nelson and Briggs Freeman Sotheby’s of Dallas, so it’s all a great fit for me. I’m gonna miss my ranch! v
