Texas Farm & Ranch VOLUME 85 Fall 2017 - P U B L I S H E D B Y-

A

s Texas Farm & Ranch moves into its 25th year, we are pleased to announce a partnership with Texas Monthly. We can’t think of better partners than two Texas brands like ours; we’ve served the same affluent Texas audience for decades, we’re both legacy publications, Texasowned, and with deep roots in this wonderful state that we call home. As the brand new publisher of Farm & Ranch, and as Vice-President, Development of Texas Monthly, I’m writing today to share a few plans and dreams that we have for the future. Texas Farm & Ranch has long been known as the preeminent resource for buyers and sellers of fine rural real estate in the Lone Star State and we’ll continue to help tie the knot between discerning Texans and their dream ranch or farm.

SUBSCRIPTIONS

To that end, we’ll launch a newly designed, state of the art website, and by including stories and photography from Texas Monthly within the pages of Texas Farm & Ranch and on our website, we hope to enhance our readers’ and viewers’ experience while we continue to serve the needs of our clients. Our winter issue will mark the launch of this redesign of both the magazine and the website, and to celebrate we’ll be mailing it to select Texas Monthly subscribers and implementing links to farmandranch.com from texasmonthly.com. And we’re hoping that you’ll come along for the ride. Whether you’re a long time advertiser or subscriber or just the occasional newsstand reader, you’re the other part of this new partnership. Please let us know what you’d like to see as part of our collective future. You can reach me at ddunham@texasmonthly.com. Our winter issue will close for ad reservations on September 29th, and trust me— you don’t want to miss it! To order a media kit or reserve your ad, you can reach out to National Sales Manager, Katy Franklin, at katyfranklin@farmandranch.com. In the meantime, I look forward to hearing from you.

lands will forever remain a scenic part of the Hill Country legacy. Rising from the crossroads of three ecoregions of Texas, this extraordinary Hill Country ranch is conveniently located along Highway 127, as well as paved FM 2960. It is surrounded on three sides by the famous 15,000-acre century old Annandale Ranch, home of the Frio Bat cave, protected by permanent Conservation Easements. Located five miles southeast of Concan, Dripstone Ranch

encompasses more than 4.3 miles of frontage on both sides of the Frio River. This is the property’s central defining feature, winding through deep pools and cascading rapids. The ranch is all highfenced, fronting for 2.5 miles along Hwy 127 on the east and three miles along paved FM 2960 on the west. Driving time to Dripstone Ranch is 1 hour 20 minutes from San Antonio, 2 hours 20 minutes from Austin, and 20 minutes from Uvalde’s 5,500-foot airport. FarmAndRanch.com

Dripstone Ranch is uniquely located in the geographic transition area between the rugged Hill Country Balcones Fault, Chihuahuan Desert, and the leveling topography of the South Texas Brush Country. Ranching and nature come together with areas of wildlife habitat and river, combined with agricultural areas designed into improved pastures, irrigated fields, and amazing ranch infrastructure. The ranch name comes from the famous karst limestone caves below it, where the historic owner’s rite of passage was swimming in the Edwards Aquifer.

Dripstone features a complete and carefully designed Conservation Development Plan which embraces the natural resources and amazing beauty through designed homesites. Protected views, common areas, a hotel complex, vineyard, and designed ranch tracts aim to maximize the economic potential of the ranch while embracing its ecological function. The Conservation Development Plan has been ground-truthed by consultants and engineers, and backed by economic feasibility studies to show the highest and best use for the new owner, be it a developer or a buyer who may want to place a Conservation Easement on the ranch.

24 Volume 85 Texas Farm&Ranch

The ranch can be divided into several districts: Frio River, Dripstone Cave Hills, Ranch and Farm Headquarters, and a Conservation Reserve. These diverse areas combine to make Dripstone Ranch truly one-of-a-kind.

Frio River

Dripstone Cave Hills

Framed by high limestone bluffs, the clear cool waters of the Frio River wind through the ranch for more than four miles, providing for incredible private recreation. Whether swimming in deep pools, floating over gin-clear riffles, or fishing through long wide runs, multiple access points open the river for enjoyment by all. Huge century live oak trees line this river creating a riparian habitat that is perfect for trails, hiking and wildlife. This stretch of the Frio is located within the Edwards Aquifer Recharge Zone and is vital to replenishment of the aquifer’s resources. A series of faults, the karst cave complex, and the surface materials in the hills, make this ranch a major contributor to the recharge of the city of San Antonio’s sole source of drinking water—the Edwards Aquifer. There is an area called the Blue Hole which is a permanent pool of water located on the 384-acre part of the ranch under a Conservation Easement. This pool runs for hundreds of yards. In times of extreme drought, this pool acts as a refuge for fish. The Frio River has some of the highest water quality in the state and represents a tremendous recreation asset to Dripstone.

East of the river are a series of sloping hills, rising steeply at the caps to capture spectacular viewsheds of the property and protected lands on the horizon. The rich mix of native forest and shrubs that envelop these hills provide habitat for a wide diversity of songbirds, game and many types of native flora and fauna, while concealing one of the ranch’s most secret features—the Dripstone Caves. The Dripstone Caves are a series of underground caves sprawling through the karst Edwards limestone beneath the hills. Small, heavilyvegetated openings in the hillsides lead to vast underground chambers and rooms connected by narrow fingers stretching hundreds of feet into the earth. Incredible stalactite and stalagmite formations fill the chambers, dripping from the ceilings and rising from the floors to create remarkable mazes. Some of the larger rooms span up to 250 feet in length and 40 feet in height. There are nine known caves on Dripstone Ranch, several of which have been explored, named and extensively mapped. One of the most prominent, Frio Queen Cave, descends deeply and interacts with the aquifer subsurface water where visitors have reported swimming in the cave pool. The entire cave system was developed from “rising waters,” or springs, underscoring the vastness of the underground hydrologic system.

The headquarters of Dripstone Ranch is highly improved to provide for a variety of recreational and agricultural activities. The majority of the improvements are located on the west side of the river. Here, the flattening terrain consists of large stands of trees breaking up improved fields of native grasses for grazing, and large irrigated fields for cultivation. The main house is perched high on a bluff overlooking the Frio and stands of old growth live oaks and cedar elms.

Ranch and Farm Headquarters

There are remarkable views of the central hills and the vast Hill Country beyond. Established jeep trails run throughout the outwash plains both east and west of the Frio River to serve windmills, water tanks and hunting stands. Improved Klein grass fields are scattered over the ranch, but at the headquarters there are large farming areas under two center pivot irrigation systems with 238-acre-feet of base irrigation water rights from the Edwards Aquifer Authority. Habitat and Wildlife Dripstone Ranch has an amazing diversity of habitats as a transition zone in the Hill Country from grassy meadows, forested hollows and tree-lined riparian forest, to rolling limestone hills and wide open agricultural pastures. The diversity of habitats translates into a rich wildlife diversity. Huge whitetail deer with

improved Texas genetics, black buck, Rio Grande turkey, and other game and non-game species abound. It is a hunter’s dream and a paradise for the outdoor enthusiast or birder. Plants and habitat from all three ecoregions are present. With excellent management over the years, native and improved grasses have flourished.

Frio River Ranch Estates Subdivision and Hotel Deep Spring Ranch, Ltd., as developer, and Watermark Hotel Company, Inc. as project manager, have engaged TBG Land Planners of Austin, Texas, to conduct a comprehensive environmental analysis and to create a master plan to develop the Frio River Ranch Estates Subdivision and to establish “a sitesensitive conservation development of the property for its highest and best economic use.” The plan outlines the tremendous development potential of Dripstone Ranch. Twenty-five to 50-acre ranch estates are planned for the east side of the river, where the terrain dramatically exhibits the beauty and uniqueness of the transition from the Balcones Fault to the Southwest Brush Country with beautiful vistas, areas of wild flora and fauna, and wild karst caves. Each ranch tract has a carefully engineered and designated building zone for construction of each owner’s ranch house and related improvements. Each building zone location has been selected by TBG based on professional viewshed studies. For such an idyllic natural setting as Dripstone, it was determined that keeping these high quality natural views is critical to retaining a rural character within a quality development plan. The subdivision will be managed by a professionally-organized homeowner’s association with responsibility for maintaining compliance with deed restrictions and building guidelines, and for maintenance of the operating standards of care for the greenbelt preservation areas and the wild cave locations. All ranch owners in the subdivision will have unrestricted access to the river, whether their ranch includes riverfront or not. Another valuable benefit for ranch estate ownership in the subdivision will result from the plan to build a 50-room boutique hotel and spa on the west side of the river, along with five-acre homestead tracts and further development of a 20-acre vineyard and irrigated organic farm, with food products available for use at the hotel and by owners of the subdivision. The hotel, with its adjoining 237-acre nature preserve, will bring immediate market awareness and activity while providing valuable services to subdivision owners. An independent hotel marketing firm has completed and issued a

favorable market study suggesting financial success for the proposed hotel, which may include destination weddings, corporate retreats, and the attraction of the growing number of guests seeking outdoor experiences through scenic views, fresh air, pure water, natural food products and nature preserves.

The focal point of the ranch is definitely the mountain top 360-degree view available thanks to the 600-foot elevation. This has to be one of, if not the highest elevations in the entire county. All of the underbrush has been removed from the mountain leaving just the large trees to provide endless views. There is a brand new custom home that has three-bedrooms, three-baths and an open-concept living/dining/kitchen area complete with high-end appliances. The home has a modern twist on mountain lodge, craftsman and farmhouse influences. The entire perimeter of the ranch is under high fence with attention paid to every detail concerning water gaps and creek crossings. In the heart of the ranch is an approximately seven acre spring-fed lake that is stocked with fish. Other improvements include a metal barn on a slab, three top notch 10-foot tower blinds and a deep water well. This turnkey ranch is ready now for your enjoyment and personal touches. $3,500,000.

BUTLER RANCH Central Texas v Leon County v Jewett his beautiful 184-acre working ranch is located on the west side of Interstate 45 in the rolling hills of Northwest Leon County. The pastures are improved with good Coastal Bermuda grass and there are cross fences for rotational grazing purposes. The soil composition is a good sandy loam that is very productive. There are several hilltop views on this place that afford “see for miles” views and two different, nice sized impoundments of water for fishing. The ratio of woods to pasture is about 75 percent pasture and 25 percent woods, so there are plenty of areas for hunting on this ranch as well. Improvements include a very nice older farmhouse with three bedrooms and about 1,500 square feet that contributes nicely to the overall charm of this ranch. There is also a barn and a set of steel working pens. $899,000.

PBEKES RANCH Central Texas v Leon County v Centerville

P

bekes Ranch, located just south of Centerville, is one of the best traditional whitetail hunting ranches to be offered on the market in quite some time. It is comprised of 687.6 acres of prime whitetail habitat. The ranch has been under high fence since 2000. The terrain is gently-rolling hills with some flat prairielike grasslands. The deer population on the ranch is comprised of native, river-bottom genetics that have been culled to the owners liking and mixed with handpicked, northern genetics. Now, let’s talk about fishing! Pbekes Ranch features two large lakes that were constructed to grow trophy fish. The largest lake is approximately 10 acres and has been managed intensively for trophy bass for 16 years. The other lake is approximately seven acres and is stocked with channel cats and crappie. The structural improvements are best described as simply elegant and tasteful. The lodge boasts four bedrooms with four bathrooms, an office and much more. There is also a connected, but separate, owner’s suite. The suite is one-bedroom, one-bath with a living room, kitchenette and large closet. A large covered front porch features a built-in bar and grill for relaxing and telling stories. There is a 30x80 metal building enclosed and insulated, a 50x75 fully-insulated metal building on a slab consisting of a 50x50 shop area with roll up doors and a 25x50 fully-insulated and enclosed RV shed with the appropriate electric hook ups for an RV that also has a roll-up door. Running the full length across the back of this building is a 30x75 covered equipment storage area which is also on a slab. This ranch is an amazing turnkey sportsman’s paradise that is ready right now for your enjoyment. $4,950,000. torno@circle-t-realty.com • circle-t-realty.com

hese 604 acres of prime cattle land also lends itself to some of the best waterfowl and whitetail habitat available on the market. This ranch has long frontage along a county maintained road and has over 4,800 feet of Trinity River frontage. The majority of this place is in pasture, but there are scattered pockets of woods as well as a native pecan orchard that produces lots of pecans for either harvest or wildlife. The ranch is cross fenced into several pastures for rotational grazing and is well watered with stock ponds and wells. The eastern end of the ranch can flood when the river comes out, but this also provides unsurpassed soil fertility and grass production with minimal amounts of fertilizer. There is a good section of the west end that is high and dry and provides good ground for cattle to move to when needed. Improvements on the ranch are minimal, but functional, and include barns/sheds, small house and working pens. $1,991,000.

LUXURY LAKE TRAVIS ACREAGE Central Texas v Travis County v Lago Vista

T

he 514 acre Winn Ranch is the finest Lake Travis waterfront ranch to come on the market in many years. The land has historically been used for livestock grazing (currently supports a Longhorn herd) and has no significant land improvements. However, it has not gone untended and the majority of the property has been cleared of cedars and other high water use trees, producing open areas of grassland and native oaks. The Lake Travis frontage is on the deep main body of the lake and runs about 4,000 feet. This is in addition to waterfront along the cove of about another 3,000 feet. The whole property is relatively level with no significant topographical features, other than the lake and cove front cliffs. However, it does include a boat ramp usable at almost all lake levels. The potential for this property is virtually limitless, with options for creating a one-of-a-kind chateau estate, with or without vineyards which have been and are so very successful in the Lake Travis area. Alternatively, sections of the property might be subdivided as high end residential developments. Conveniently located just 49 minutes from downtown Austin; 42 minutes from The Domain shopping center; 57 minutes from ABIA and 27 minutes from the heart of Cedar Park, the Winn Ranch retains an unequaled level of privacy and seclusion - the ultimate retreat.
