elcome to the 2018 Hillman Market Update. The first quarter of 2018 has been very active, but decreasing inventory levels and higher prices in most areas have caused a slight decline in the number of closed sales when comparing to the first quarter of 2017. These factors, along with a decline in the average time on market, are all favorable to sellers. Orange County’s single family homes have seen over a 10% median sales price increase in the first quarter of 2018 when compared to the first quarter of 2017. Additionally, average days on the market is down 5% compared to this time last year. Condo and townhomes, similarly, have experienced an increase in sales price and decreasing inventory. Seminole County has seen single family home sales prices increase over 8% while their inventory has increased in comparison to this time last year. The condo and townhome space have witnessed a decrease in days on

the market, while sale prices have been on the rise. In Winter Park’s zip code of 32789 home prices have rose over 26% compared to the first quarter of 2017, and inventory continues to decline. While the jump in median sales price may be a bit overstated due to limited sample size, it’s safe to say home values continue to steadily appreciate. Additionally, the condo and townhomes have seen a huge decrease in days on the market while also witnessing rising sales prices.
