Welcome Happy New Year

to our Hillman Homes readers! As we usher in 2018, we look forward to what the New Year has to offer, but would be remiss if we did not glance back at the previous year. 2017 was a healthy year for the Central Florida real estate market, although Hurricane Irma tried her best to derail things in her path. While some are still in repair mode, we hope that everyone has recovered from the storm. Hurricane Irma did cause a pause in the market but all signs indicate that we are returning to a very healthy place. We now turn towards 2018 with focus and excitement for a continued active real estate market. They say a picture is worth a thousand words and that holds especially true in real estate. For most people, their very first look at a home is through online photographs. It is extremely important to ensure that a home has crisp, clean, high resolution photographs which can be used to market the home in the best possible light. In addition to photographs, virtual tours are helpful in providing a potential buyer with a glimpse as to the flow of a home. There are programs, such as the Matterport, which allows the buyer to virtually walk the home. Another very beneficial tool is aerial photography, because it gives the potential buyer a look at the neighborhood the home sits in, as well as the surrounding road ways. All of these advances in photography helps to create a more informed buyer which can lead to more productive showings, and possibly a quicker sale. All of us at Fannie Hillman + Associates pride ourselves on giving back to our community. We feel it is important to help locally and pay it forward in the neighborhood we live, work and play. Recently we participated in DogFest at Lake Lily, which benefits Canine Companions. We sponsored a booth and a team of runners/walkers. We were happy to meet so many of our local “fur friends” and their families. Additionally, we continued our long standing tradition of adopting a few less fortunate local families for Christmas. Thanks to the generous donations of our agents and staff, we were able to provide a Merry Christmas for these families, and help to provide some holiday cheer.

As we continue to build up, enhance and bolster our company in this ever-changing world, we benefit our clients with stronger representation. We, at Fannie Hillman + Associates, embrace change and realize that it is essential to staying current. Easy tips on environmentally friendly ways to upgrade your home

A FAMOUS FROG once said, “It ain’t easy being green,” and while that may be true, it can be easy to go green with your home. The majority of people today are dedicated to doing their part to help take care of the environment. It only makes sense to want to help our neighborhood, community, city, state, country, and planet to thrive and last for all to enjoy. Going green has been in the forefront for several years and there are some easy, environmentally conscious steps one can take to help your home.

An easy first step is take a look at your light bulbs. By simply replacing incandescent light bulbs with compact fluorescent light bulbs, you can save approximately 66% more energy. Take going green literally by adding and growing houseplants in your home. The addition of houseplants can improve the air quality of your home. A great one-two punch is replacing your current thermostat with a programmable model and upgrading your windows. The new thermostat allows you to set and control the temperature of your home during all hours of the day; when no one is home you can set it to turn off or turn up your A/C, or lower temperatures when people are sleeping. By adding the programmable thermostat, you are making things easier on your wallet and saving on heating and cooling costs. Additionally, swapping out your old windows for energy efficient windows will save you dollars as these windows help to keep your home cool in the summer and warmer in the winter, due to better insulation. Perhaps it is time for you to replace some of your home’s appliances, or you are considering updating them; Energy Star appliances are a great choice. These appliances use anywhere from 10% to 50% less energy than the standard models. Reduce your water waste by replacing any pre-1994 toilets, shower heads, and faucets. Today’s Federal standards require that these fixtures use less water than their older models. Just by upgrading to a low flow toilet, you have the potential to save approximately $90/year off your water bill.

You can improve your home’s energy by 20% to 30% by adding insulation to prevent leaky ducts, walls, windows and doors. Although, if completely redoing your insulation is not in your budget, then look into thermal shades for your windows and draft guards for your outside doors. Don’t forget about your exterior spaces. Say no to hardwood decks and opt for a composite model. It

outperforms ordinary wood decking, is longer lasting and requires less maintenance; it doesn’t rot, splinter or warp. Choosing to go green doesn’t mean you have to completely remodel; you can start small and make little changes that make a big difference. There are many options out there; take a look around your home and see where you want to begin.

Yes, the “givers” experience the knowledge that they have put a smile on the faces of several children who will now have a great holiday. But what is the real impact on families?

It’s the gift of caring, generosity and hope that makes an impact on challenged lives. There is no better gift than that. Year after year, families tell us how they would not have been able to provide gifts for their children. The challenges of limited income, lowpaying jobs and higher rising bills leaves nothing for the special touches everyone wants to enjoy during the holidays. The long-term effects of receiving the generous gifts of others is well documented. In fact, many families go on to “pay it forward” when they get back on their feet and

make economic strides. Children who are now grown remember that special Christmas when strangers touched their lives in a very meaningful way. Methodist Church to help alleviate teen hunger at Edgewater High School. As part of Second Harvest Food Bank of Central Florida’s School Market program, the new Eagle’s Market has provided 6,310 pounds of free snacks, meal items, and fresh produce since opening in August, with students using it more than 1,700 times each month! CANINE COMPANIONS

One of the largest gaps in childhood hunger in Central Florida are food resources for teens. Hungry students are less likely to focus on their education and more likely to have behavioral problems, lower academic achievement and experience mental health issues. This fall, Scott Hillman and Fannie Hillman + Associates partnered with College Park United

The partnership between Fannie Hillman + Associates and Canine Companions for Independence has had a positive impact on both the organization and the local community. Fannie Hillman + Associates has donated over $15,000 to Canine Companions which has created joy and independence by funding an individual with a disability the opportunity to attend

Team Training. Team Training is a two-week foundational experience where recipients are matched with their highly trained assistance dog and learn all of their commands and how to properly care for their new assistance dog. This immersive learning experience helps individuals as they begin their journey towards independence and a lifelong humanassistance dog partnership. One Central Florida recipient is LanDan Olivia or “Bean.” She graduated with skilled companion dog, Perkins, in May of 2016 after she and her mother attended Team Training, and Perkins has already profoundly altered their lives. Bean’s mother said “[Perkins] gives her the ability to grow in a way that I didn’t think was possible.” It is through partnerships, like the one between Fannie Hillman + Associates and Canine Companions, that the lives of individuals with disabilities are transformed by creating years of enhanced independence. Florida Seafood Boıl SERVES 10 TO 12

ON COOL SPRING AFTERNOONS, we know our friends will gather at the mention of beer on ice, good music, and a steamy pot of seafood. We provide pie tins as plates and dish towels for napkins and forgo a tablecloth for a few layers of newspaper. The food is served right on the table. There’s nothing fancy about a boil—it’s uncomplicated, messy fun.

1⁄4 cup mustard seeds 1 tablespoon celery seeds 1 tablespoon coriander seeds 2 sprigs fresh thyme

4 pounds small potatoes, such as red, purple, and/or fingerlings 5 quarts water, divided 2 tablespoons cayenne pepper, or more to taste 1⁄4 cup coarse salt 2 tablespoons black peppercorns

3 garlic cloves, minced 4 bay leaves 2 pounds kielbasa or other spicy link sausage, cut into 11⁄2-inch pieces 6 ears corn, husked 2 cups white wine 4 spiny lobster tails 12 live blue crabs 4 pounds head-on shrimp

1. Place a steamer basket in the bottom of an extra-large stockpot. Add potatoes. Put 21⁄2 quarts water in a large pitcher. Stir cayenne, salt, peppercorns, mustard seeds, celery seeds, and coriander seeds into water. Pour mixture into pot with remaining water. 2. Toss in thyme sprigs, garlic, and bay leaves and bring to a rolling boil; cook 5 minutes. Add sausage and corn and return to a boil. Cook until potatoes are tender, about 10 minutes. 3. Pour wine into pot. When steam rises, add lobster tails and crabs. Cover and cook 5 minutes. Add shrimp. Cover and cook until shrimp are opaque, about 3 minutes. 4. Scoop ingredients out of pot directly onto center of newspaper-lined table. Serve with lemon wedges, cocktail sauce, and melted butter.

Dear Neighbors, Welcome to the end of year Hillman Report. 2017 proved to be a very active year in the Central Florida real estate market. Overall, single family home prices continued to increase at a steady rate in Central Florida, while inventory (active listings) declined at a very similar rate. Sales prices for Orange County’s single family homes continued to increase, while days on the market decreased; averaging a mere 59 days. Additionally, inventory stayed on a decline with closed sales increasing ever so slightly at 0.5%. Condos and townhomes have continued their swift inventory decline; dropping 33.2% when compared to the fourth quarter of 2016. Closed unit sales of condos and townhomes sustained a healthy increase. Combining all this information could prove to prolong pressure on existing low inventory numbers, which has the potential to establish a highly favorable sellers’ market in the near future. Seminole County’s single family home prices, similarly, maintained an increase of 6.9% compared to the fourth quarter of 2016, while closed sales continued to fall. Inventory numbers declined 6.8% when compared to the previous year. The combination of these factors are beneficial for sellers.

In Winter Park’s zip code of 32789, home prices increased 12.9% compared to the fourth quarter of 2016, while inventory decreased steadily at 25.9%. The end of 2017 showed closed sales increasing slightly, while days on the market decreased over 16%. This could show a tip in favor of sellers in the single family home space. Condos and townhomes also showed a steady inventory decrease of 22.2% in comparison to the fourth quarter of 2016; and units continued to sell relatively quickly.
