meet & greet!

On Saturday, August 16, the FHAOI hosted a Clubs/Groups Meet & Greet at the Masters with many clubs participating. Attendance from residents was sporadic and we would have liked to see a steadier flow of traffic, but overall exhibitors were pleased with the turnout and looked forward to welcoming new people to their group.

A special thank you to everyone who participated and thank you to the club leaders who assisted with set up and take down – you know who you are – it was much appreciated.

And that’s what it’s all about. Neighbors and clubs helping each other out. Be sure to check out the Group Directory on page 8 of this issue for the contact details of the clubs and groups currently active in Fairways.

Liability Insurance Update

In addition to my regular articles on page two, here is a brief overview of what is happening with the liability insurance that has been an area of concern recently.

As of writing this, FHAOI has not yet been able to secure a liability policy. Our situation is unique in that since our name is FHAOI (Fairways Homeowners Association Orlando Inc.) it sounds as if FHAOI is a regular HOA.

I have explained until I’m blue in the face that we are not. We do not collect dues or assessments, and we are not in control of Fairways maintenance or operations in any way, shape or form. FHAOI was formed as a social organization for the residents and to also function as a liaison on behalf of those residents who come to us with issues that need to be addressed with HTA management.

At my most recent meeting with Priscilla she expressed surprise that the FHAOI did not already have a liability policy. The policy we need will have to include ‘host liquor liability insurance,’ so that alcohol, including BYOB, will be allowed at FHAOI sponsored events. Liquor-related liabilities are not part of general liability insurance coverage.

Hopefully by the time you read this we will have a policy in place and there will be no problems with our planned events through the remainder of this year and moving forward.

CATHY NANFELDT FHAOI PRESIDENT

“Interested in running for an FHAOI Board position? Please reach out to any current Board member for more details and do attend the September 11th Board Meeting.”

As I write this column, I am still working with insurance agencies to do my best to secure the liability policy now required by Hometown America for FHAOI. Many of the groups and clubs in Fairways will also be needing this insurance, in addition to FHAOI.

On August 1 a meeting, hosted by HTA with Barb Mishloney and Johnny Cutsinger on behalf of HTA, was held to attempt to explain the parameters for the liability insurance policy. Enough information was shared to create many questions, stress, fear, more questions and not enough answers. It’s been a fun month. Not. I am doing my best to remain hopeful that by the time you are reading this, those groups and clubs in Fairways who are now required to follow these mandates will have been able to find an affordable policy so that activities including bingo, dances, karaoke and various shows will still happen.

In August, FHAOI held a long-winded Board Meeting with a much larger than normal crowd hoping for answers about the liability insurance. Unfortunately, we did not have most of those answers, and the night ended with a lot of, “that is a Priscilla question,” and “talk to Priscilla.” It was suggested that we hold another Board meeting in a couple of weeks to further discuss things, but honestly there was no need for it as FHAOI is not in charge of these

rules and it would just be more of the same.

FHAOI does have another Board Meeting on Thursday, September 11 at 7 pm in the Masters. One agenda item that did not get much attention last month was that of needing residents to come forward who are willing to run for the board. This year we have four members who are up for re-election should they choose to do so. That leaves plenty of room for some new faces to step up and see what it is all about. The elections take place at the October meeting. I will be reaching out to a few people to volunteer to count votes that night.

And don’t forget, FHAOI is hosting the second annual Craft Fair on Saturday, October 18. Tell your friends and neighbors about it and we will have more information to come. Tables are still available to reserve – contact Melanie Klements with questions or Renay Johnson to pay for a table.

We are all grateful that as of now we have only had the daily showers and storms, but no hurricanes. We are most hopeful this trend continues and the forecasters who said this would be such an active hurricane season were wrong. Wouldn’t that be nice?

Take care and please reach out if you have any questions or issues to discuss.

Meeting Date: August 7

Participants: HTA Manager Priscilla Herrick, FHAOI Board President Cathy Nanfeldt, Board Secretary Nancy Lang & Board Director at Large Vicki Heath

The meeting opened by thanking HTA for the 12 new lounge chairs at the Westchester pool.

1. Priscilla is researching prices for blackout shades to be installed in the poker room - in the Masters to the left of the stage - to hopefully make it more comfortable for the players who use the room three nights a week. HTA insists nothing is wrong with the duct work even though no air is felt coming from them. The poker players asked if it would be possible to move to the front room by the kitchen as it is cool and not in use during the time they play. However, at times they need to use both tables and asked if the second table could be moved to the other room as well. Unfortunately, there is not enough room in that room with the long table that is used quite often throughout the week for cards and dominoes. So hopefully the blackout shades will be enough.

2. Priscilla informed us that the installation of a new TV (actually a monitor) to replace the non-working one in the Masters will happen in Phase 1 of planned upgrades.

3. We discussed the condition of several pond areas, particularly around the 14th and 13th fairways – others too. Many residents are upset that they are paying higher lot rent for a water feature only to look out of their screen rooms to see the grass, lily pads and horrible scum coating the waters. It seems much worse this year as if the office isn’t using the “lake doctor” to take care of the ponds. Residents also fear this is choking out the fish and even the birds seem to stay away. Priscilla did explain that with the heat and depth of the water that there is an algae bloom and it is a process that takes time and will

EAGLE • SEPTEMBER 2025

Continued from page 2

unfortunately get worse before it gets better. She estimated about five weeks from the date of our meeting on August 7 to hopefully begin to see an improvement. She also said that they are not able to spray the banks like they used to or utilize algae eating carp because it affects the Econ and St Johns River. Finally, the riprap between the two ponds collapsed after Hurricane Milton and had to be put back. This is something that was there prior and was simply rebuilt. Some residents felt like a dam was installed that was blocking the water flow and causing the bad conditions. No dam was built per Priscilla.

4. We inquired about the food trucks. A vendor who lives in the park has asked if he could serve our residents by setting up three days a week for both breakfast and lunch. We were discussing different aspects of it and were left with more questions. Priscilla indicated to us that FHAOI would need to be the sponsor of the truck(s) and therefore be included in their liability insurance above Hometown. She also questioned the issue of food trucks being vendors and selling items which is a very fine line with “no soliciting” allowed in Fairways. Needless to say, more discussion needs to take place to figure this out. Food trucks have been allowed in Fairways for years, so it is unclear why all of a sudden this seems to be an issue.

5. As of the writing of this article, FHAOI has still been unable to secure a liability policy. Our situation is unique in that since our name is FHAOI (Fairways Homeowners Association Orlando Inc.) so many people believe FHAOI is a regular HOA. I have explained until I’m blue in the face that we are not. We do not collect dues or assessments, we are not in control of the park maintenance or operations in any way, shape or form. We are primarily a social organization for the residents and act as a liaison on behalf of those residents who come to us with certain issues that can be addressed with Priscilla. She was very surprised that we did not always have a liability policy. And this policy needs to include host liquor liability which is the terminology for allowing BYOB to our dances. Again, I will say that hopefully by the time you read this we have a policy in place and no problems with our planned events through the remainder of the year and ongoing.

6. The cabinet door in the masters kitchen was finally fixed. Priscilla said anyone who uses the vacuum from that cabinet needs to please take an extra moment to carefully put it away, so it doesn’t require forcing the door to shut. This will prevent future issues with it. Thanks.

7. Lastly, it was brought up about the rubber stripping between the dance floor and carpet at the Masters and how it is torn in several spots and unsafe. Priscilla said they are having problems finding the same color but are working on it.

Our next meeting is scheduled for Tuesday, September 9 at 10:00 am. Please, if you have any concerns or items you would like us to address, get in touch with Cathy so it can be placed on the agenda.

FHAOI Treasurer’s Report

Hurricane season is in full swing and please do heed all warnings and evacuation notices. Let’s stay safe and take care of one another.”

PRISCILLA HERRICK

Hello Fairways Residents, From Your HTA Social Director

September Update

In August, we celebrated our Fairways Maintenance Team. They are truly our heroes— working tirelessly in the Florida heat to keep Fairways looking pristine and well-groomed. Led by Gilbert Rodriguez, our team goes above and beyond every day. Not only do they maintain the grounds, but they also respond to emergencies, keep our clubhouses spotless, repair water leaks, and handle countless other important tasks. When you see them around the community, please join us in sharing our gratitude with a heartfelt THANK YOU—they truly deserve it!

A big thank you also goes out to The Spirit of Joy Church, who partnered with Hometown to bring in volunteers to help our residents with yard cleanups and exterior home maintenance. These young people were so willing to give back, and their generosity is deeply appreciated.

As we move through September, hurricane season is in full swing. Please stay safe and heed all warnings and evacuation notices, if necessary. If evacuation becomes mandatory, remember that Hometown staff will also evacuate and will not return until it is safe to do so. For those who choose to remain in their homes, please use the window signs provided by the office: SHELTERED IN PLACE or DID NOT LEAVE. These signs let emergency crews know your status so they can provide aid if needed. If you need a sign, stop by the office and we’ll be happy to provide one. Let’s all stay safe and take care of one another.

Cindy McGrath and Judy Michalski have been making sure the library at the Greenbrier looks great and that they keep the books current and in great shape for the past four years!

I enjoyed visiting with them, and they asked me to be sure to extend their heartfelt thanks to Judy Doty for all her help over the years. A love of books and a wish to make sure that Fairways residents had easy access to a wide range of reading materials was always top of Judy’s list. And her hard work and support are truly appreciated.

Warm thanks and appreciation to Janet and Mike Scanlon and Judy Verdone too. It is always great to have volunteers so willing to help and make part of the world a better place.

Judy Michalski has been a resident of Fairways for 18 years and she and Cindy McGrath – who has lived in Fairways for 9 years - have been working together to keep the library looking good and staying relevant. An exact count of the books available isn’t available, but best estimate is that there are 2,200+ books! In addition to books, the library has a really, really big selection of puzzles.

Once a year, at the beginning of the New Year, the books are ‘weeded,’ and older books are donated to various organizations. “We don’t really have requests for specific authors or titles,” Cindy said. “We have a broad range available and appreciate

the donations of books to help broaden our selection.”

Judy agreed – with a caveat. “We do appreciate the book donations, and at the same time we would ask people who have a lot of books to donate to give us a heads up so we can get our volunteers to pick them up when it’s convenient and not just drop them off.”

I asked about all the puzzles. Cindy told me that the puzzles really started to become popular during the COVID lock down and now the library is somewhat overwhelmed. So, no more puzzles please and don’t donate puzzles with a piece or pieces missing! That’s just wrong.

Is there anything Fairways residents can do to help the current library team? “We do need more volunteers,” Judy said. “Really, it’s to help shelve the books that are donated and have people we can call on when we do have someone who contacts us and has a ‘few’ books to donate.” Cindy laughed and said, “yes, we had that situation quite recently when a ‘few’ turned out to be a half house full and we really could have used help, especially help with muscles!”

Please reach out to Judy Michalski at 412-853-1459 or Cindy McGrath at 407-222-3146 if you’re interested in volunteering.

Watch out for Tech Support Scams!

Consumers age 60 and older are five times more likely than their younger counterparts to lose money to tech support scams, which cost older Americans more than $175 million in 2023, the FTC reported to Congress in October 2024.

The fraud frequently starts with a pop-up message — often with a logo from companies like Microsoft or Apple — saying your computer has a virus. You click a link or call a supposed support number, and they request remote access to your computer. The criminals can now access all the information on your machine and install malware.

The scammers may also try to sell you useless software, maintenance or warranty programs. In March 2024, the FTC reached a $26 million settlement with two tech-support companies who used fake Microsoft pop-ups to lure consumers into buying software. Or they may install malware to harvest login credentials to your online accounts, including financial accounts.

How to stay safe: Legitimate tech companies won’t call, email, or text about problems with your computer, and their popups will never ask you to make a call or click a link.

If a tech support person calls you unexpectedly, it’s almost surely a scam, the FTC states. Hang up, even if the number looks real. Never click on a pop-up, never give remote access to someone who calls you out of the blue, and never share your password. If the pop-up won’t go away, restart your computer, suggests scam expert Steve Weisman, founder of Spamicide.com. If you do share your password, change it immediately, he adds. And if you give someone remote access to your computer, update your security software and run a scan, or have a trusted person or big box tech store scan it for you.

And remember these scammers are experts in their field and will definitely appear and sound legitimate. Be cynical and careful and don’t panic.

“65th Infantry Regiment”

We celebrate Hispanic Heritage Month from September 15th until October 15th. Many Hispanics have contributed to the service of our wonderful Nation and have participated in many of the military conflicts in which the United States has been involved. The 65th Infantry regiment of the U.S. army, nicknamed “The Borinqueneers,” is a Puerto Rican regiment of the U.S. Army. Their contributions during World War I, World War II, Korean War, and the Global War on Terrorism were exemplary. On 10 June 2014, the 65th Infantry was awarded the Congressional Gold Medal. They were originally founded on March 2nd 1899 and are still in existence today. This was due to the U.S. Army receiving an assignation of funds (The Army Appropriation Bill from Congress) and authorization meant to formally organize troops in Puerto Rico. It was originally named the “Porto Rico Provisional Regiment of Infantry” on 30 June 1901.

They endured many years of conflicts and wars. During WWI, when the United States declared war against Germany, the regiment was transferred to the regular Army and on 3 May 1917, recruited 1,969 men, considered at that time as war strength. In addition on 14 May 1917, the regiment was sent to Panama in defense of the Panama Canal Zone. The regiment returned to Puerto Rico in March 1919. During WW II, the regiment saw action throughout Europe, especially France and Germany, participating in Naples-Foggia, Rome-Arno and Rhine. Different units of the regiment were stationed at other forts throughout the island of Port Rico (Puerto Rico). One of the forts was El Morro Castle at San Juan Bay.

AWARDS RECEIVED:

• During WWII several of their Soldiers were awarded Silver Star (2), Bronze Star (22) and Purple Heart (90).

• During the Korean War many soldiers were awarded Medal of Honor (1), Distinguished Service Medal (10), Silver Star (256), Bronze Star (606) and Purple Heart (2771). The Medal of Honor was posthumously awarded to Master Sergeant Juan E. Negron, for his extraordinary heroism in action against enemy aggressor forces in the vicinity of Kalma-Eri, Korea, on 28 April 1951.

“SEPTEMBER 11, 2001”

The month of September is a very sad and somber time for all Americans. On Tuesday September 11, 2021, in the early morning hours, we were attacked by Al-Qaeda terrorists. I am sure that most of us can remember where we were when it happened. As veterans, we will honor all that sacrificed their lives on that day. Many suffered side effects that also took their lives afterwards. They include Firefighters, EMT, Paramedics, Law Enforcement Officers, Doctors, Nurses and many civilians. We will forever remember them and pray for the families. We will be holding a Memorial Service starting at 8:30am at the Fairways Veterans Memorial to commemorate the tragedy.

New England Club Update

The New England Club met on Monday, August 18, 2025. President Fran Archibald greeted our members and led the Pledge of Allegiance. She asked for a moment of silence for those who could not be with us. Ronnie Tricoche-Griffin gave an update for the Sunshine Committee: Mike Scanlon was hospitalized, and Dorothy Gurry-Pfeiffer is getting an ifusion to enhance her immune system. Wishing them well.

Fran then invited all to participate in our wonderful potluck supper.

After dinner, Fran inquired about August birthdays and we all sang Happy Birthday to Letizia Morales, Mae Glatthaar and Connie Fasano. She then distributed chocolate candy bars to each of them.

Letizia Morales was thanked for setting up tables and chairs for our meeting plus cleaning up after dinner. Tom Carter brought ice, and Debbie Yeagley was recognized for welcoming all and distributing the door prize and Share the Wealth tickets. As always, some great door prizes were donated by our members!

Gil Lowe coordinated HOBO bingo with Debbie Yeagley calling bingo and Fran Archibald distributed prizes. A good time was had by all!

Fairways Community Trash Reminder

Please be reminded of the following guidelines regarding waste pickup in our community:

• Regular Trash: Mondays

• Yard Waste: Wednesdays

• Bulk Pickup (Household Items): Thursdays. Limited to two large items that two men can lift into a truck. Effective immediately, Trash Taxi will no longer pick up construction or remodeling debris. This includes items such as cabinets, flooring, drywall, or multiple fixtures. One single toilet or small item may be acceptable, but emptying an entire house to the curb is not the responsibility of our contracted waste company. If you are remodeling or doing a major cleanout, please arrange for a dumpster or private haul-away service. Thank you for your cooperation in keeping our community clean and orderly.
