As this was our first scheduled meeting; we had a long agenda and here are the key items discussed.

ITEM 1 – The Wastewater Treatment Facility
We requested more details on the upcoming wastewater treatment facility construction. Priscilla explained that construction will take place in pieces and stages. This has been in the planning stages for quite some time, and it has been carefully worked out. The new wastewater treatment facility will have the same footprint as the current one, and all work will take place after 7-8 am. There will be no interruption of service.
Hometown already knows exactly what temporary changes will need to occur with the cart paths on the golf course and they do not expect any road closures so any resident impact will be minimized as much as possible. Also, there is not going to be any “assessment” charged to the residents. That was a rumor and is not true. It also does not mean there won’t be any capital improvements for the remainder of 2025. While Priscilla is given a budget with which to work under, the rumor that no other projects would take place is also false. If needed, any information about the construction will be published in the Eagle and relayed through One Call or emails.
ITEM 2 – Barcode Stickers
Residents have noticed an increase in people holding up barcode stickers from the car window and getting in the resident side of the gate. Please note the prospectus allows two car stickers per home. It is the residents’ responsibility that they deal with visitors in good faith and do not allow copies of the stickers to be made.
ITEM 3 – Streetlights
I’ve had several residents ask me to bring up the topic of old streetlights with the obvious yellow lights to Priscilla. I explained to her that these old lights do not provide nearly the lighting that the newer LED
lights do and therefore lead to many darker areas throughout the park. These areas can be dangerous at night for visibility. Priscilla explained that while she can call Duke Energy, they want the same information from her as they want if you call them. Each pole with a light has a number on it and Duke needs that number in order to know which pole has an issue. This is where your help is needed. If you live near one of these dark areas, write down the pole number and do one of two things, either call Duke and report this pole number, or reach out to one of your board members and give us the number and we will contact Duke. There is strength in numbers and if they begin receiving multiple calls a day about the need for the newer LED lights for safety reasons, they will pay attention and change the lights promptly. Thank you!
ITEM 4 – Dissolution of the Men’s Golf Group
Yes, that rumor is true. The Women’s Golf Group and the Mixed Couples League are still going strong. The men’s group had splintered off into many small groups over time and it became difficult to run a group with officers and schedule tee times. Plus, there was an increase in fees for residents and weekend play and because of that, many chose to quit playing on the weekend. Priscilla said that Fairways is still one of the most competitively priced courses in the area. For example, Eagle Creek costs $109/round for residents and $149/round for out-of-state residents. Priscilla reminded us that the golf course is a public course owned by Hometown America and managed by Troon. And yes, UCF students do continue to get a “student fee discount.” The thought process of giving the students a discount is that as some of our resident population age out and are no longer able to play, the students and younger players are the future golfers for our course. The supposed boycott by a few residents because of the increased fee did not hurt the golf course. Anyone driving by the Masters parking lot over the weekend can see how crowded it is with golfers’ cars.
We mentioned how many parking spaces are used for hours at a time in the mailbox area making it difficult to stop and get our mail. Priscilla agreed that she would have a sign made directing “overflow” parking to the laundromat parking area. Hopefully, this change will help ease the congestion.

The FHAOI is looking for residents to be Block Champions! Block Champions are community leaders who will play a vital role in fostering connections, communication, and collaboration within Fairways Country Club. The Block Champion will serve as a point of contact between the residents of homes in a designated area — no more than 20 homes — and the FHOAI. The responsibilities may include welcoming new neighbors, coordinating events, distributing valuable information, organizing safety initiatives, and helping neighbors in need. Through your efforts, Block Champions will help to create a stronger, more unified community where all residents feel supported, informed, and empowered.

We begin March with the FHAOI presenting “Vegas, Baby!” at the Masters. This show has been sold out for nearly a month, and I hope a great time was had by all! Next up is the annual Poker Run on March 15. Hoping for good weather and a good turnout of players.
Thank you to those residents who came to our February Board Meeting. The main discussion was about details of the monthly meeting with Priscilla that Nancy Lang and I had on February 6. I have listed several items discussed in a separate article and from this, will keep up with completed projects as they occur. This will be like the “deficiency log” that we previously ran in the Eagle each month. I am positive that this list will not only be more user friendly but also that items will be completed for the most part in faster timeframes than previously.

I do want to thank Priscilla and her team for the three picnic tables at the bocce courts. Once approved by Hometown America corporate, they arrived quickly and I know everyone involved with bocce will enjoy having them, especially come tournament time.
I want to encourage all residents to make time to read the Eagle newspaper that the FHAOI has printed and delivered to every home in Fairways monthly. A great deal of time and effort is spent putting together the paper every month, not to mention expense. As I previously informed you, the bad news of our old printer going out of business turned out to be good news as the new printer is saving us around $500 every month.
We are getting a quote from them now for the new 2025 resident directory. I am very excited about the plans we have for the new directory as it will contain more information – especially for those who are new to Fairways – and the information will all be in one booklet!
Tom David, our Vice President, is implementing several committees and we are hopeful a number of volunteers will come forward so the project will be a success. Tom and I each joined FMO (Federation of Manufactured Homeowners of Florida, Inc.). Renay Johnson is also a member. Previously we had to rely on former board member Bill Mayer for information released and related to the FMO. Tom and I intend to get pertinent information and share with the residents at board meetings. We would like to see more residents join the group as there is strength in numbers. ITEM 5 – Masters Media Equipment ongoing issues.
Anyone who has participated in an event at the Masters, be it bingo, a dance, or a board meeting where the microphones are used, is painfully aware that everything from the projector to several TVs to the speakers, to the microphones cutting in and out and difficulty hearing from many sections of the main room have issues.
Priscilla’s answer to this is still that she must get bids, and they are still in the bidding process. Once bids are received, the cost and the recommended way to fix/replace equipment need to be compared and evaluated before a final vendor choice can be made. Yes, I agree that it is ridiculous how long it is taking to get something done to fix the media equipment in our main amenity that is used just about every day.

ITEM 6 – AEDs
Good News! The AEDs (automated external defibrillators) have arrived and have been installed in four primary areas of the park – the Golf Pro Shop, the Masters, the Greenbrier and the Westchester. Currently the office is looking into training for interested residents, particularly board members, club leaders and any resident willing to learn and potentially use one if necessary. The Red Cross has a program that is expensive, so they are inquiring with the Fire Department to see if they offer classes. Thank you to Hometown for buying and installing these life saving devices. More to come next month.

– Better Directions to the Pro Shop
Recently a comment on Facebook mentioned the small sign at Inverary “directing the way” to the Pro Shop. Apparently, golfers often end up on Braeburn Court, and it is a nuisance for residents who continually need to provide proper directions. We asked if a new sign, perhaps larger and with clearer directions, could be installed. Priscilla said a larger sign (18”x24”) in black will be ordered.
ITEM 8 – How Warm is the Pool?
Several swimmers have asked what the heated temperature of the Masters pool is. Per Priscilla, the temperature is set at 86 degrees. The thermostat for the pool heater works similarly to your home’s thermostat. It runs until it gets to the set temperature and then it shuts off until it needs to come back on. So, if you are in the pool and it suddenly begins to feel chilly, this is why.
ITEM 9 – Firepit
We asked Priscilla about the firepit at the Masters and the fact that it was not working properly once again. She had not been made aware of the issue and would investigate.
ITEM 10 – Roadway Visibility Improvement.
I’ve been asked a few times about residents driving at night and how dark and difficult it is to see the roadway to turn on to Inverary from both Pebble Beach and Port Marnock. I asked if it was possible to paint reflective white lines on both sides of the road to make it easy to see both cars and golf carts. Priscilla’s idea was to install white posts on each side of the turns onto Inverary with red reflective disks on them. More to come next month.
ITEM 11 – Booking Calendar
I asked if it was possible to go back to allowing Fairways clubs and groups to have access to the monthly calendars for all the halls to put in their reservation requests and save time. Priscilla informed me that will not happen and that all Hometown properties work this way, with one person in charge of all bookings.
ITEM 12 – Communications with Residents
I complimented Hometown and the office for keeping the residents more informed of many situations via One Call and emails. I did ask if Hometown could also use those systems for amenity issues such as a hot tub not working and include what the expected timeframe is to have it fixed. Priscilla was agreeable to this suggestion.
I’ve included the majority of the items on our agenda from the February 6 meeting. Again, we are now meeting monthly with Priscilla, and it would be most helpful if you have questions that you reach out to me a couple weeks prior to our next meeting so I can add it to the agenda. Our next meeting is Thursday, March 6 at 10 am. Thank you.

The luck of the Irish is shining on me this month. I am so blessed to have wonderful residents and a great support staff.
Speaking of support staff, I want to reach out to all our Fairways family and join me in wishing Yvonne Cadiz a Happy 18th Year Work Anniversary. This year Yvonne will celebrate 18 years with Hometown America/Fairways as our Office Manager. Yvonne goes above and beyond every day. I am sure you have had a pleasant interaction with Yvonne over the years. She goes out of her way to welcome each resident and to help in any way she can. She is my right hand and my true friend. Yvonne is originally from Queens New York and has lived in Florida for over 20 years. She loves to take weekend cruises with friends and take her two grandchildren on exciting vacations. Yvonne Cadiz works hard at home and hard at work each day. Let’s all reach out to her and show her how much we love and appreciate how much she does for Fairways. Congrats Yvonne and job well done!
February was resident appreciation month. Hometown America kicked off the month with an Ice Cream Social followed by a Valentines celebration. Thank you, Barbara Mishloney and Johnny Cutsinger. They gave out 350 carnations to residents on Valentines Day then followed up with HTA’s Valentines Day Dance with the great sounds of The Dave Capp Project. Residents danced the night away and shared some great music and fellowship.
We ended the month with the annual Hometown Invitational Golf Tournament. Congratulations to the first-place winners and thank you to all our volunteers for the countless hours spent putting this great event together. It was a fun day!

February was residents appreciation month. We started off with an ice cream social. Many of you enjoyed an ice cream sundae complete with all of the toppings. Johnny and I greeted many of you at the gate with a carnation on Valentine’s Day, then that evening we all enjoyed an evening of dancing. We all danced Valentine’s evening away with the music provided by Dave Capp and friends. We then Hosted a wine and Cheese social, if you haven’t attended one join us for the next one.
I will report on the Hometown Golf tournament next month. I sure hope March brings us warmer weather and more sunshine. We had our share of cold weather.

Feeling tropical?
Hula is the Hawaiian form of dance expressing chant or song. We’ve started a Hula class on Wednesday afternoon at 2 p.m. at the Masters Clubhouse. Classes taught by Mary Lee Notley, long-time resident of Hawaii and Fairways resident. No special equipment is needed and it’s easy on the body. If you worry about balance issues, you may learn the hand movements while seated. Hope to see you there. It’s fun!

anuary came in like a lion and went out mostly like a lamb. The weather was cold and windy for most of the month. Golf was canceled several times due to the weather. January 28th dawned cool and turned into an absolutely beautiful day for the FWGA Solheim Cup first day play. Twelve women participated with three foursomes teeing off. Dee Perrine was captain of the green team and Mary Deuble captain of the white team. The play of the day was best ball with points awarded. The white team was victorious over the green team by two points. The second day’s play was on February 4th. The day was gorgeous. Play started at 8:30 with a shotgun start. This day’s play was best ball all the way through the hole. It was quite a battle with the white team upsetting the green team by one point. This was quite the feat as the green team has been victorious for years. The white team consisted of Mary Deuble, Lynne Laroche, Laura Mercardo, Barb Avery, Karen Barber and Lynne Blair. Green team members were Dee Perrine, Susan Edwards, Sherry Jessum, Tammy Ferrara, Sue Morin and Judee Gljvia. Congratulations to the white team!
Everyone had a great time, and a lunch of pizza was served after the tournament.
At this time, the FWGA awarded our most improved player of the year for 2024. The winner was Susan Edwards. Great accomplishment and congratulations.
The next scheduled tournament is the FWGA championship which will be played on March 3rd and 4th. Signup sheets and rules will be posted mid-February. Your dues had to be paid by the 31st of January for you to be eligible to play in this tournament.
The member guest will be held on March 25th. Each member who chooses to play will bring a non-member guest to the tournament. Lunch, prizes, share the wealth and a good time are on the agenda. The Fairways Fight For The Cure Tournament will be held October 15th. This is a tournament held to benefit a local breast cancer organization and all proceeds go directly to Libby’s Legacy to help cancer victims with no or limited insurance. It is also a fun day with good food, raffles and share the wealth. More information to follow.
We are always looking for new golfers to join our league.

Singles Club News


Happy March!
The Singles Club has eliminated the annual fees. However, we want to have everyone contact Suzanne the day before the monthly dinner, so she can make reservations. If you don’t wish to drive, contact Suzanne and we may be able to find someone who can give you a ride.
On the first Sunday of the month, March 2, we will have dinner at Boston Fish House 6860 Aloma Avenue at 4 pm.

We have brunch on the third Thursday of the month, March 20. This month we will go to Sally’s Diner, formerly known as Chubby’s, located at 10376 E. Colonial at 10 a.m.
A reminder that the Singles Club also meets every Saturday at 6 p.m. in the Greenbriar to play cards. Bring your nickels and quarters, and plan on having fun!





















Veterans Corner
Iwant to start by expressing my heartfelt appreciation to all of our wonderful Fairways residents. In early February we lost Brian Shaw. He was a beloved, kind and well liked individual. Bocce, golf and traveling were some of his favorite things to do. He always walked around with a smile. On Saturday February 15th we held a very brief Memorial Service for him at the Fairways Veterans Memorial (next to the Masters Clubhouse, and there were many in attendance. We will always remember Brian. May you rest in peace, fellow veteran.
On Presidents Day Monday February 17th, we held a Brick Laying Ceremony honoring and remembering many of our loved veterans. In attendance we had many Fairways residents and family members. As of the writing of this article, there are over 80 bricks that have been placed. Many more are on order and if you wish to buy a brick for your veteran, please contact us at 407-913-3681. We will be glad to take your order.
On Saturday, March 15th, Derek Diamante returns for a true “Country, One Man Show”. Come listen to his fantastic voice and the magic sound when playing the guitar or fiddle. Friday April 18th, is our 3rd Annual Disco Night Fever Dance, from 6:30pm to 9:30pm. Dave Capp and France Neil will be returning for a fun night of music and entertainment. Break out your retro disco clothes. We want to invite everyone to join us. There will be other events that you will find in the Fairways Eagle, TV Monitors, Facebook or Nextdoor. As always, we are here to support and serve the Fairways community the best we can.

The Fairways Country Club is a great community to live in. We have many caring and giving people. On Memorial Day and Veterans Day we always saw flags flying very graciously by what we call “The Triangle”. This was thanks to our late resident Brian Shaw. He remained very active, and dedicated time to promoting awareness for veterans with PTSD. In Brian’s honor, and to continue honoring all of the men and women that we as a nation have lost, I will continue what he started. I want to take this moment to reach out to the entire Fairways community to help and support Brian’s dedication and to help his dream to stay alive.

Let’s Learn About the Bible!

This month the Fairways Christian Women’s Connection has four Bible study sessions and a luncheon.
We’re going to lunch on March 11th at noon at Keke’s Breakfast Cafe. Meet at the Masters at 11:30 am for carpooling. The address is 504 N. Alafaya Trail.
Our evening study will be held at the Greenbrier on March 6th and 20th at 6:30.
Letizia and Cathy are leading us through the book of Mark.

Jo Lynn is hitting the high points of the Bible during her afternoon study on March 13th and 27th. Time is 3 pm, and her address is 14721 Firestone. Both studies are fantastic and shouldn’t be missed!
As always, all Fairways ladies are invited. If you’ve been to one of our events before, please bring a friend. We love meeting new people.
Our outreach partner is the Samaritan Resource Center located at 9837 E. Colonial Drive. Each month we bring items they need to serve the approximately 80 homeless each day. This month we’re collecting bottled water and individually packaged snacks. The drop off box is at Penny Maguire’s home, 14349 Augusta Road.

New England Club News

The Club held their meeting on Monday the 17th of February, and our regularly scheduled meetings are on the third Monday of each month at the Masters. Debbie Yeagley and Connie Fasano welcomed members and guests and distributed door prize tickets. Vice President Paul DeRoo sold Share the Wealth tickets.
President Fran Archibald invited all to enjoy the potluck dinner. After dinner, Fran opened the meeting with the Pledge of Allegiance and a moment of silence to remember those who could not be with us and to honor the passing of Brian Shaw
Fran congratulated all those who had February birthdays, Linda Murray, Edwin Ramirez, Judy Morrel and Jean Kijek. Sunshine Committee Chair Ronne Tricoche-Griffin reported she had sent cards to Dorothy Gurry-Pfeiffer, Connie Fasano and Ron Griffin.

Countdown to the Poker Run!
Plans continue for the Fifth Annual FHAOI Poker Run set for Saturday, March 15 starting with on-site registration at 10 a.m.
Residents can register their carts from 5-6 p.m. on Wednesdays before bingo on March 5 and 12, or by texting Johnny at 407-680-8249
“Cart drivers and riders will begin the game promptly after the rules meeting at 10:30 a.m. where players will get materials and instructions,” Organizer Johnny Cutsinger said. “This event is a favorite for the community, and we expect a great turnout.”
Registered carts will play a hand of poker by collecting five individual cards from dealers located throughout the community. Cost to play is $5 per person.
Once all five cards are collected, carts will return to the Masters - no later than 12:30 p.m. - to finish the game by recording their hands.
“As in draw poker, players can purchase up to three replacement cards before posting their hands,” Johnny said. “In addition, players will record their Eye Spy finds.”
Eye Spy is a game where players must find posts throughout the park and log in proof that they had ‘spied’ the signs.
For those purchasing the hot dog lunch, serving will begin at 11:15 at the Masters. The price for the lunch - a hot dog, chips, a cookie and a beverage - is $3.
Winners of both the Poker and Eye Spy will be awarded prizes at 1 p.m. Share the Wealth tickets will be drawn at that time.

Zoey
Zoey is a bouncy, loud rescue dog loved by Debbie. Although Debbie was looking for a different type of dog when she went to the Titusville SPCA, it turns out Zoey was the one. “I was looking for a small dog,” Debbie says, and “I usually prefer dogs that have that scruffy look and are quiet and cuddly. Zoey was one of the few smaller dogs available and she’s a mix of Jack Russell terrier and Chihuahua, so not scruffy, and I knew she was unlikely to be a low-energy dog! But she spoke to me, we hit it off, and here we are.” Zoey was dropped off at the shelter by her previous owners, no clear explanation given, apart from that they just didn’t want her any longer.
Zoey is four years old and turns out that she is very much a snuggle buddy, great company and loves to help drive the golf cart. “The only challenge we had at the beginning was that she didn’t really listen to me and understand what I wanted her to do. Then I figured out that she understood Spanish just fine, but not English and now she’s bilingual, even though I’m not.”
Debbie was born and raised in Houston, Texas and has lived in Fairways since October of 2024.

Bocce Ball News

The weather has finally warmed up and Bocce ball play is in full force. There are two teams undefeated after four weeks of play. Team #43 Ken and Barb and Team #30 Paul and Gene. There are 16 teams with 3 and 1 records and 13 teams 2 and 2 records still in play for the playoffs.
The Fun Day is scheduled for March 22nd. Last year we had 72 people playing and it looks like more will be playing this year. Contact me please to get your name on the list as soon as possible, so I know how to prepare! My phone number is 304-671-7569.
We are sorry to hear of the death of Brian Shaw. Brian was a good player and helped bring new players into the game. Brian also made a great potato salad for the Fun Day for the last four years. We will miss playing with you Brian, and you will be in our hearts.



Hole-In-One Lucky Number 13

On Monday, February 3rd, Jay Nelson, “Jay Bird” as he is commonly called, playing in The Carpenter Group, holed his 13th career hole-in-one.
Jay pulled off this feat on hole number 12 which was playing 138 yards that day. After shooting the distance with his range finder and judging the wind direction, Jay decided to go with his Ping 8 iron for this shot, which turned out to be the perfect club.

Jay took dead aim at the flag and sent his Maxfli Tour golf ball on its course with destiny. The ball never deviated from the line between the club face and the flag and struck the green about 1 foot in front of the pin and took one bounce to find the bottom of the cup.
Jay finished the round with a score of 73 and then went ahead to the pro shop to collect his winnings from the Shannon Keltner Savings Account, and to the amazement of all, bought a round of drinks for the members of the group.
Congratulations Jay Bird on this phenomenal achievement and I hope you have many more.

Healthy eating is recommended throughout life, but as we age certain factors can affect our nutrient needs. Choosing a variety of foods from all the food groups (vegetables, fruits, grains, dairy and protein foods) will help you build a healthy eating routine.
Make half your plate fruits and vegetables. Eat a variety of different colored vegetables, including ones that are dark-green, red, and orange. Beans, peas, and lentils are also good choices. Fresh, frozen, and canned vegetables can all be healthful options. Look for “reduced sodium” or “no-salt-added” on the labels. Add fruit to meals, snacks or as dessert. Choose fruits that are dried, frozen, or canned in water or 100% juice, as well as fresh fruits.
Make at least half your grains whole. Choose breads, cereals, crackers, and noodles made with 100% whole grains. Whole grain corn tortillas, brown rice, bulgur, millet, amaranth and oats all count as whole grains, too. Also, look for fiber-rich cereals to help stay regular and cereals that are fortified with vitamin B12, which is a nutrient that decreases in absorption as we age or due to some medications.
Switch to fat-free or low-fat milk, yogurt and cheese. Older adults need more calcium and vitamin D to help keep bones healthy. Include three servings of fat-free or low-fat milk, yogurt or cheese each day. If you are lactose intolerant, try lactose-free milk or a calcium-fortified soy beverage. Eat a variety of foods from the protein food group each week. In addition to lean meat, poultry and eggs, choose seafood, nuts, beans, peas, and lentils when planning your meals.
And stay hydrated – drink plenty of water and limit the sugary drinks! And when you want to spice up your food, ease up on the salt, use other spices. Do enjoy your food just be mindful of portion sizes, as most older adults need fewer calories than in younger years. Bigger is not better!
