Our South African estates might look a little different - sometimes a blend of close-knit clusters, sometimes big open spaces - but they carry the same desire: to build something more than just homes. Each estate has its own architecture, aesthetic and spirit - along with the inevitable challenges of community life. From barking dogs and garden fences to trustee decisions and rule interpretations, it’s not always smooth sailing. This festival, presented by the Centre for Creative Arts at the University of KwaZuluNatal, will celebrate its 46th edition from 17 to 27 July 2025. bright, airy, and intuitively designed, this home celebrates the balance between function and style - with every corner inviting light, comfort, and intention. This home is located in Goldcoast Estate, Sibaya and the interior reflects the coastal lifestyle blended with modern, city-inspired details. At Urban Create Design, they specialise in bespoke interior design solutions that bring together functionality, elegance, and a strong sense of place. Firm principles are reflected in the fine details of this project. Their approach is rooted in understanding clients’ visions and elevating them with timeless, contemporary designs. Whether it’s a private residence or a commercial space, they curate environments that reflect individuality, innovation, and lifestyle.
They collaborated closely with Neo Innovative Architects for this project. Urban Create Design’s role was to conceptualise and execute all aspects of the interior design, working in alignment with the client’s vision and the architectural framework. The interiors were designed in a contemporary modern style, characterised by clean lines, open spaces, and a calm, cohesive palette. Introducing warm neutral tones created a welcoming and relaxing environment while allowing for flexibility in styling. They started with a neutral base palette with warm undertones to soften the modern aesthetic. Pops of colour were introduced with scatter cushions and art to add vibrancy without overwhelming the calm base. Additionally, textures like marble-like tiles in the bathrooms were incorporated to enhance the sense of luxury. The home also has a
Smart Home Automation system that elevates the home’s modern functionality. The client’s brief called for a modern yet warm environment, and this style offered the perfect balance of elegance, comfort, and modernity. Materials were selected with both aesthetic and practicality in mind. Aluminium finishes were used in outdoor areas for their durability in a coastal climate. Wood tones in furnishings added warmth and texture, complementing the neutral palette. The upholstery in performance fabrics ensures longevity, especially in high-traffic entertainment areas.
One of the standout functional areas is the entertainment level on the lower ground floor. This space was planned as a multi-use social hub, with a fully equipped kitchen, TV lounge, and high-end surround sound system. Each bedroom was styled as a private retreat, with en-suite bathrooms and finishes that reflect the overall design theme while offering individuality through textures and décor.
Amongst the amazing features this project boasts, the entrance staircase wall feature leading up to the main level of the home stands out. The use of timber and marble-like tiles creates an interesting feel to an otherwise bare wall. They also loved the indoor pool, which is completely tiled in an azure blue tile and enclosed on the verandah with American Shutters, offering both privacy and flexibility - open for sunshine-filled days and enclosed for cosy evenings.

A game-changing gateway to growth on the North Coast

In a region where growth is rapid and the roadways are beginning to feel the pressure, the Seaton Interchange is more than just a new offramp - it’s a bold step towards unlocking the North Coast’s full potential. Spearheaded by Collins Residential, this major infrastructure project broke ground in April 2025 and is expected to be completed in April 2026. But the story runs deeper
than construction timelines. This is a project designed to reshape how we live, work, and move in one of South Africa’s fastestgrowing corridors.
Ask anyone navigating the Salt Rock interchange at rush hour, and they’ll tell you - that relief couldn’t come soon enough. “We foresee this interchange as being a game changer for traffic flow. It will divert and reduce flow into the
Sheffield and Salt Rock suburbs that are rapidly growing,” says Geoff Perkins, Managing Director of Collins Residential.
It’s also a key regional priority. “The interchange has been identified in both the KwaDukuza Strategic Transportation Study and the KwaDukuza Strategic Road Master Plan, which are endorsed by the KwaDukuza Municipality, the KZN Department of Transport and
SANRAL,” states Perkins. But this isn’t just about easing congestion. The project is set to unlock R10 billion worth of investment for the area and is expected to create up to 12,000 jobs. It's a clear signal of the North Coast's upward trajectory.
“Ultimately, it will facilitate better access to the area that will encourage more people coming to our schools, shopping
centres, medical facilities, etc., thereby creating more jobs,” says Perkins. This includes short-term employment during the build phase, as well as long-term opportunities brought on by increased development, foot traffic, and commercial growth. For residents and businesses, it’s a vital piece of progress.
The location of the interchange isn’t just convenient - it’s strategic.
Once complete, it will open up 240,000 square metres of commercial land bordering the N2 and key estates, setting the scene for developments like the Sheffield Commercial Centre, The Sheffield College, and several residential precincts.
According to the managing director of Collins Residential, “The Sheffield Interchange will significantly open up development opportunities of these strategically located land parcels along a N2 National Priority Corridor.” It’s also expected to attract over R11 billion in future investment and generate around R560 million per year in municipal revenue. That’s good news not just for developers but for the community at large.
“It will have a significant impact on the values of the homes in this area that the interchange feeds into,” says Perkins, noting that estates such as Seaton, Zululami, and Lalela will likely see strong capital growth as accessibility improves.
Environmental approval is already in place, and the broader vision extends far beyond roads. “This interchange has been designed as part of a greater master plan for the region that reflects Collins Residential’s more considered and

expansive approach to developing, which is never in isolation,” says Perkins. Perhaps the most exciting part? The impact stretches well beyond Sheffield and Seaton. The interchange will bridge communities on the western side of the N2 with opportunities on the east, reducing transport costs, improving job access, and ultimately uplifting lives.
As Geoff Perkins, Managing Director of Collins Residential, explains: “The Sheffield Interchange will improve east-west connectivity and promote access for poor and unemployed deprived communities, mostly located in areas on the western side of the N2, to numerous residential, commercial, education (such as Seaton House)
and medical developments and investments located on the seaside or eastern side of the N2.”

From a young age, I was taught to approach every shot with full intensity, whether I was playing well or struggling
When did you first pick up a golf club, and what drew you to the game?
I first picked up a golf club when I was about two-years-old. My introduction to the game came through my grandfather, who would often take me along to the golf course to watch him play. I’ve been told that even at that young age, I’d amuse myself by hiding in the bunkers and hitting balls out of them. Looking back, it’s clear that my grandfather sparked my love for the game.
What’s been your proudest golfing moment so far?
One that stands out is winning the International Amateur earlier this year - it’s considered one of the big three events, so that was a significant achievement for me. I’ve also held the position of South Africa’s number one amateur player for the past year and a half, which I’m incredibly proud of. Another unforgettable experience was winning a pro-amateur event in Mauritius last year.
Do you prefer early morning teeoffs or late afternoon rounds?
Definitely early mornings! I’m a morning person and enjoy starting the day with a solid warm-up session before heading out onto the course. Sometimes, I’m out there as early as 6:30 a.m. - it gives me time to practise, play, and still have the rest of the afternoon to focus on other commitments.
How do you stay focused during tough rounds or tournaments?
Staying focused has never really
been a challenge for me. As a competitor, it feels natural to stay in the hunt and fight for every shot, regardless of how the round is going. From a young age, I was taught to approach every shot with full intensity, whether I was playing well or struggling. I also make a conscious effort to stay present and avoid distractions. I keep my head down, stay in my bubble, and not pay too much attention to what’s happening around me.
If you could play a round with any pro golfer, who would it be?
It would have to be Tiger Woods. He’s been my role model on the course and a true inspiration to me since childhood.
Tell us about your achievements in golf
I’ve been fortunate to achieve a
number of highlights in my golfing career so far. Earlier this year, I won both the individual and team titles at the Region 5 event, as well as an international amateur event.
Other notable wins include the Western Province Amateur Championship, the Southern Cape Amateur, and the MCB Indian Ocean Open in Mauritius. Additionally, I was tied for fourth place at a Sunshine Tour event at Sun Sibaya. Playing in the South African Open and the Alfred Dunhill Championship were incredible experiences and personal milestones for me.
Who’s been your biggest supporter on your golf journey?
My biggest supporters have definitely been my grandparents and parents, especially my grandfather, who remains my biggest fan to this day. I’m incredibly fortunate to have a family that stands by me through all the highs and lows. I feel truly blessed to share such a close bond with them and to have their unwavering support throughout my golf journey.

But the journey from humble beginnings to one of the South Coast’s favourite attractions has been one of heart, sacrifice,
and devotion. The family’s journey with Mac Banana began with a bold decision. Gloria, her husband Werner, and their three young children - then aged 10, 9, and 6 - left Johannesburg in search of something new. “Leaving behind our extended family and everything familiar, we set out to start a new chapter on the South Coast, not knowing a single person in the area,” Gloria recalls. “Looking back, we often say only God knew why we made that move - and today, we are so grateful we did.”
Their early days were filled with adapting to coastal life, getting the children settled into new schools, and slowly nurturing Mac Banana into what they had envisioned. “With God’s grace, a lot of hard work, and endless dedication, our vision became reality,” Gloria says.
That vision was born out of countless family holidays spent in the area. “For 10 years, we spent our annual January holiday on the South Coast at the same holiday spot, San Lameer, along with two other families,” she says.

Brighten your garden with these winter wonders
KwaZulu-Natal has rightly been called the garden province because of our high rainfall and abundant plant growth. The eastern coastal strip enjoys really mild winters while inland shivers in the cold with freezing temperatures recorded in the ‘Berg and Midlands. Winter gardening in both areas presents challenges and opportunities. This article aims to steer your planting and landscaping efforts in the right direction.
Wild & lawn Grasses
As we head into winter, many indigenous grasses have finished flowering and are heading towards dormancy. One such grass that is extremely popular in estates throughout the province is Aristida junciformis (nGongoni grass or broom grass). Popularised as a droughttolerant groundcover, this grass actually forms a major component of KwaZulu-Natal’s natural grassland, and a unique ecosystem called KwaZulu-Natal Sandstone Sourveld (KZNSS). Aristida is prized for its fine texture and seasonal colour. This grass
forms neat clumps about knee height and turns a golden blond in winter. It’s a good idea to keep these grasses fresh by cutting them down on an annual basis at the end of winter and early spring. In terms of ornamental lawns, these should be mowed every fortnight and require less water in the dormant season. Set the cutting height of your mower high so the grass is not stressed.

Along the coast, we have the dependable coral trees, such as Erythrina lysistemon, that provide a winter show of pillar box red flowers on their bare branches. These hardy
trees are self-sustaining but are frost-tender. Another conversation piece is the aloe coral tree or Erythrina livingstoniana, which has a distinctive tri-foliate leaf signature and a shapely stem. This tree is a great centrepiece for the succulent garden and has distinctive knobbly thorns on its trunk. The middle layer of the garden will also be performing well with Aloe arborescens (hedging aloes) on the coast, producing brilliant orange-red flowers, while Aloe ferox (bitter aloe) is coldhardy and bears brick-red spikes of flowers. thraskii. Popular too in many estates are the Octopus aloe, Aloe van bahlenii, that forms lowgrowing heads of fleshy rosettetype leaves that turn a beautiful orange and lime green colour this time of year. These have the bonus of slender spikes of yelloworange flowers.
Flowering shrub favourites for the Midlands include Camellias with their large, elegant rosepink, salmon, and white-coloured blooms. These tough, bushy evergreen shrubs are shade lovers and have attractive glossy green leaves. Not forgetting some of the Proteas and Pincushions
The living Carpet
In deep shade, Clivias will be providing clear orange flowers and in full sun encourage low growing Gazanias, a hardy perennial suited for seaside gardens as well as Arctotis, a beautiful creeping silver foliaged plant that does well on the coast. Arctotis provides a full kaleidoscope range of bi-coloured daisy flowers. Both these plants are easy growers and creep naturally.
Planning for Colourful Winter annuals
that do well in this province, such as the Common Sugar Bush, Protea caffra and the Narrow-leaf Sugarbush, Protea neriifolia, with its long-lasting pink flowers and dark black furry beard, it is adaptable and tolerates higher humidity. The King protea, Protea cynaroides and the Pincushion Protea, Leucospermum cordifolium, are also winter winners for this province.
Remember proteas enjoy a welldrained, acidic soil (pH 5.0-6.5), and full sun is essential (at least six hours/day). Water deeply but infrequently once established and leave the plants undisturbed by not cultivating around their roots.
Each garden needs a splash of colour, so visit your nursery now to plant your winter flowering calendulas, pansies, primulas, lobelias, and snapdragons. These are best planted in large 30cm pots or containers of your choice and must be placed in full sun. Remember, annuals are very soft plants; they flower and die within three months and need to be carefully nurtured. The golden rule of watering is to water before stress sets in. Never allow your annuals to dry out, and this may mean watering twice a day.

Born and raised in KwaZulu-Natal, I moved to the North Coast in 2016 and fell in love with the area's lifestyle. I'm a passionate rugby enthusiast - there's nothing quite like the thrill of a Springbok test match to bring people together. Outside of this, I stay active through road and trail running, and I enjoy fishing, gathering around a campfire with friends and family, or simply sharing good conversations over a few cold ones.

After completing my degree, I joined Shoprite Checkers' Property Division, launching my career in property management. I spent five years managing shopping centres, gaining experience in large-scale operations, before transitioning to residential property as estate manager at Dunkirk Estate for six years, where I developed my skills and passion for communitybuilding - something I believe is at the heart of successful estate management. What challenges do you face as an estate manager?
The list is a long one! But if I had to narrow it down, one of the biggest challenges is managing the diverse range of personalities, opinions, and expectations within the community. Finding the right balance requires patience, empathy, and diplomacy. Estate managers often joke about the 'Three Ps' - People, Pets, and Parking - which tend to drive many day-to-day issues. Beyond these, internal challenges like budget constraints and staff management are compounded by external factors beyond our control.

In the wild, vervet monkeys are controlled by predators, but in urban areas, they can thrive where food is plentiful. However, they face threats from human development, vehicles, dogs, and human intolerance. The most imperative action in this regard is to break the link between monkeys,
humans, and food. This link has to be broken in two ways:
1. Direct
2. Indirect
1. Direct Feeding
Feeding monkeys leads to:
• Increased nuisance factor in homes and communal areas
• Aggression towards humans
• Human aggression and harm towards monkeys
Contrary to common myths, monkeys are not struggling to find food. Feeding them can lead to malnutrition and harm, particularly for pregnant females and their foetuses. Prof. Colleen Downs reports increased incidents of mortality due to highsugar diets from human feeding.
2. Indirect Feeding
It is not just the direct feeding of monkeys that creates problems with monkeys, but also the indirect feeding of monkeys that continually reinforces that humans are a source of food, thereby increasing humanwildlife conflict. The following means of feeding monkeys need to be addressed:
1. Bins and refuse
2. Access to homes
3. Access to pet food
4. Bird feeders

Bins should be safely closed. There are various methods available, however, the most effective is a ‘monkey clip’ which is a device that securely closes the bin. Communal refuse areas must be wellmaintained and must not become food sources for monkeys.

Residents need to ensure that monkeys do not gain access to their homes. Windows and doors must not be left open without sufficient screening or the visible presence of a resident that can deter monkeys.
3. access to pet food
Do not leave pet food unattended for long periods of time; this is another source of food that can continually bring monkeys into proximity to residences.
4. bird feeders
Indigenous gardens are encouraged as they offer more ecological value. Where bird feeders are permitted, these should only be done in a way that does not provide a food source for monkeys. There are many ‘monkey-proof’ bird feeders available on the market.
How to engage with monkeys Monkeys primarily communicate through visual cues, including body language and eye contact. To avoid confrontation, do not make eye contact and carry on as normal. If aggression is shown, turn your head and slowly back away.
To deter monkeys from homes and communal areas, try these ethical methods:
• Water guns and hoses
• Swinging and beating an empty hose on the ground
• Strong lasers (used with discretion and by adults)
Consistency is key. Teach monkeys that your home is off-limits, and they'll move on. Remember, a community-
wide effort is necessary to shift monkey behaviour. Avoid feeding them and secure food sources, bins, and homes.
By working together, we can encourage monkeys to forage for food in the wild, benefitting both them and us.

Demystifying Taxes for Business
Understanding all the various taxes for businesses can be a minefield and in this feature, Melissa Jacobs from MJ Chartered Accountants explains these taxes in simple terms.
Corporate Income Tax
This is the tax charged on profits made by businesses and closed corporations. It is a flat rate of 27%. If you qualify as an SBC (Small Business Corporation), your tax rate could be lower but there are certain criteria that have to be met to qualify as an SBC. Your accountant will be able to assist you with this.
Provisional Tax
This is not a separate tax but, in layman’s terms, is a “down payment” of your corporate income tax due (as per above). Your exact tax liability can only be determined after the 12 months of your financial year. SARS does not want to wait until then to get paid, so you make an estimate of your full-year taxable income six months into your financial year and make a “down payment” (for lack of a better word) on this tax. You then submit another estimate due on the last day of your financial year and make another “down
payment”. Once your final tax liability is calculated, you may need to make an additional payment if you've underpaid, or you may receive a refund if you've overpaid.
Dividends Tax
The distribution of company profits to shareholders is called dividends; when a dividend is distributed to a shareholder(s), a dividend tax of 20% kicks in and must be withheld by the company and paid over to SARS.
Value added Tax (VaT)
All businesses that have made taxable supplies of one million rand or more in any 12 months must register as a VAT vendor. As a VAT vendor, you must charge a VAT of 15% on your supply of goods and services to your customers. This VAT must be paid across to SARS on either a monthly or bi-monthly basis. You are, however, able to deduct the VAT that you have paid on the goods and services that you have procured and pay the net amount over to SARS.
Capital Gains Tax (CGT)
This is included in your taxable income and is a tax on the gain on the disposal of an asset.
PaYe (Pay as You earn)
This is the tax that is deducted from your employee’s salaries and must be paid to SARS by the employer on a monthly basis.
Noncompliance with any of these taxes could result in significant penalties and interest for your business. Furthermore, you will not be able to get a tax clearance certificate, which is a crucial document in today’s competitive business environment.

From a legal standpoint, these security measures form part of your contractual rights and obligations as an owner, and provide greater recourse in the event of breach or misconduct by another resident or trespasser.
Controlled Architectural Aesthetics
Owning a home in a suburb might translate into your neighbour painting their house purple, building a carport on the verge, or keeping chickens - raising these complaints with relevant authorities could become onerous and time-consuming. In contrast, security estates operate under recorded Architectural Guidelines, and any changes to your property require formal HOA approval. This not only protects the visual appeal of the estate but also safeguards your resale value. Legally, this governance is entrenched via the Memorandum of Incorporation (MOI) or the Constitution of the HOA, making this much easier to enforce.
Utility & Maintenance Management
One of the frustrations in suburbs is inconsistent municipal services and delayed infrastructure repairs. Security estates
typically manage their own internal roads, street lighting and landscaping through levies. While you do pay for these services, the standard of upkeep is generally higher, with quicker turnaround times.
Moreover, levies are regulated and audited, so you can assess financial health before buying.

Levy Exposure & Special Contributions
While levies are necessary for estate upkeep, unexpected special levies - often raised for repairs, upgrades, or legal battles - can catch owners off guard.
Mitigation Tip: Always request the latest financial statements, AGM minutes and levy history before signing an offer to purchase. Pay special attention to reserve funds, transparent budgets and special levies raised historically.
Restrictive Conduct Rules
Living in an estate means playing by the rules - literally. You may not be allowed to hang washing outside, own pets, or rent your home on Airbnb. These conduct rules, while beneficial for harmony, can feel restrictive and are enforceable in law.
Mitigation Tip: Read the HOA’s conduct rules and constitution in full and ask the awkward questions upfront. Don't assume you'll be allowed to run a home business or install solar panels without first obtaining consent.

concerned Groups

The emergence of “Concerned Groups” has, over the last few years, become the norm in every Estate, instead of the exception, when there is a real concern or need to engage the Board of Directors on very serious issues within the Community.
I have attended several Annual General Meetings (AGM) over the last six months, either as the Manager, Facilitator, Observer, Director or Owner. Every Community’s AGM is very uniquely different, but also the same. The requirement for a successful AGM is well set out in the Companies Act and in the Homeowners Association's Memorandum of Incorporation (MOI).
However, what never ceases to amaze me is the build-up to an AGM, the expectations of Members of the purpose of an AGM, and what they would like to be added to the Agenda of the AGM. Let me provide some background on my observations and first-hand experience over the last few months.
scenario 1:
The AGM was held live virtually (online). The independent Chairman had very bad connectivity and the AGM was abandoned. The Concerned Group lodged a case with CSOS, approached the Courts, and the situation is still a stalemate. In the meantime, the HOA is going on as normal, the Concerned Group has elected Directors and approved its own proposed Budget. Outcome - no changes apart from the spending of legal fees on both sides.
scenario 2:
The Concerned Group had meetings at the local water hole before the AGM, accused the Directors and Management of mismanagement, and proposed various changes to the MOI and rules. Outcome - all the proposed resolutions were not approved, and it is business as usual. Legal fees were incurred by the HOA.
scenario 3:
The Concerned group tabled a vote of No Confidence against the current Directors, disrupted the AGM, the AGM was abandoned, and no decisions were made. The rescheduled AGM was done virtually. Outcome - the AGM was rescheduled five months later (virtually), legal fees were incurred by the HOA, and business as usual.
The fallout of these actions and pressures from the Concerned Groups is immense for the HOA’s and the Management team.
In most of these cases, the Estate Manager ends up being collateral damage, loses their job, and is currently unemployed. These HOAs are spending vast amounts of levy money on legal fees, wasting time in meetings, and man-hours to ensure that the HOA is meeting its fiduciary duties and being compliant.
I am all for accountability, but the wastage of levy money to appease or counter these “Concerned Groups” is, most of the time, counterproductive and a waste of levies.
