The Dufferin Rail Trail is the 38.1 km Dufferin portion of the former rail corridor running from Orangeville, through Amaranth, Shelburne and Melancthon, to Dundalk. This scenic trail, rich in natural beauty and historical significance, offers a unique opportunity for private tourism investment. By developing several properties along the Rail Trail, investors can tap into the growing demand for outdoor recreation, cultural experiences, and sustainable tourism. There are specific properties along the Rail Trail that have been identified for tourism investment.

Mansfield North Recreation Area (Mulmur)

The Mansfield North Recreation Area is recognized as a prime development area for recreation and tourism with about 3.97 acres available for development. The Mansfield North Recreation Area in Mulmur has been identified for potential development opportunities primarily focused on recreation, recreationrelated activities, and limited residential uses. The area is intended to balance development with the preservation of natural landscapes and open spaces.

According to section 5.1 of the Official Plan, recreation and recreation-related developments, including housing, are allowed within the Mansfield North Recreation Area. Developments on non-residential lands should generally follow a Recreation Area Master Plan and Master Servicing Plan. Site-specific amendments to the plan may be considered for proposals that align with the plan’s goals and objectives.

To add, section 5.39 states “New intensive recreational developments and associated activities shall generally be encouraged to locate within Settlement Areas (where they are oriented toward and serve a local community) or in the Mansfield North Recreation Area (where they are oriented toward the land or a broader recreational or tourism market).”

Primrose at 89 and 10 (Mulmur)

Primrose, located in the Township of Mulmur, offers over 100 acres and various development opportunities due to its strategic location at the intersection of major highways (Highways 89 and 10) and its proximity to larger urban centers like Orangeville.

According to section 8.4.A.3 of the Township of Mulmur’s Official plan, the Primrose area in Mulmur is primarily designated for industrial and commercial uses due to its strategic location at the intersection of Highways 10 and 89. Already hosting several commercial operations, the area is attracting significant interest from landowners, investors, and developers for further business and industrial development. It is expected to become a central hub for business growth and economic activity in the Township.

Residential Development

A Place to Call Home: With its rural charm and access to amenities, Primrose could attract residential development, particularly for those looking to live in a quieter area while still being close to urban centers. There’s potential for single-family homes, estate lots, or small residential communities.

Shopping: Given its location at a major crossroads, Primrose could support commercial development, such as retail stores, restaurants, and service-oriented businesses catering to both locals and travelers.

Industrial Development

If You Build It: The area’s access to major highways makes it suitable for light industrial or warehousing uses, particularly businesses that benefit from good transportation links.

Tourism and Recreation

The Great Outdoors: The scenic surroundings of Mulmur, including nearby recreational areas and trails, present opportunities for tourism-related developments such as accommodations, recreational facilities, or eco-tourism ventures.

Museum Corridor (Mulmur)

The Highway 89 and Airport Road corridor, located near the Museum of Dufferin, offers several development opportunities due to its strategic location and visibility. This area serves as a key intersection within Dufferin County, providing access to major transportation routes and proximity to both urban centers and rural attractions. The Township would consider rezoning on a site-specific basis. This location offers a range of development opportunities that can contribute to economic growth while supporting tourism and preserving the region’s rural charm.

Commercial and Retail Development

Amenities: The corridor is well-suited for commercial and retail businesses, capitalizing on the traffic flow along Highway 89 and Airport Road. Potential developments could include restaurants, cafes, shops, and service stations that cater to locals, tourists, and travelers passing through the area.

Tourism and Hospitality

Be Our Guest: Given its proximity to the Museum of Dufferin, the area could be developed to support tourism. Opportunities exist for hospitality ventures such as hotels, motels, or bed-and-breakfast establishments, providing accommodations for visitors exploring the museum and the broader region.

Cultural and Recreational Facilities

Colour the County: The area could also support the development of cultural or recreational facilities that complement the Museum of Dufferin. This might include event spaces, outdoor activity centers, or themed attractions that draw tourists and enhance the cultural landscape of the region.

Township of Amaranth

Amaranth currently has properties designated as industrial and commercial uses in the south east corner of the Township. The Township will be reviewing its Official Plan and Zoning by-law to explore additional areas that could be used for further industrial and commercial developments. These areas would most likely be in the north east corner of the Township near Shelburne and in the south east corner of the Township near Orangeville. The Township has an immense amount of agricultural and rural lands that could be potential areas for agri-tourism developments such as wineries, bed & breakfasts and/or farm gate markets. The zoning by-law amendment process allows for individuals to apply to have certain activities added as permitted uses on the property. The Township is excited to explore new opportunities to bring tourism to our vibrant community while still preserving its Rural Roots.

INVESTMENT OPPORTUNITY:

Town of Mono

The Town of Mono has various properties that are potential development and investment opportunities. These properties are zoned Highway Commercial, Local Commercial, Commercial Light Industrial, Special Light Industrial, Rural, and Highway Commercial/Rural. These properties combined offer over 400 acres of available land for development.

The Town of Mono’s Zoning Bylaw and Official Plan offer numerous land use opportunities for development. Including but not limited to light manufacturing, institutional and retail including restaurants, craft breweries and building supply stores.
