Rosemary Beach sales rose 25 percent, with a 46 percent price jump, reinforcing its luxury appeal. Alys Beach sales dipped 13 percent, but prices per square foot remain high at $1,760. Seaside saw a 77 percent price surge to nearly $5M, while Panama City Beach sales dropped 23 percent, signaling a cooling trend. Miramar Beach/Sandestin sales rose 44 percent, but prices per square foot fell 8 percent. High-demand areas like Rosemary and Inlet Beach offer strong selling opportunities, while buyers may find deals in Alys Beach and Panama City Beach. The luxury market remains strong, but success hinges on pricing, timing, and expert negotiation.
