Considerations Before Your Transition

LENGTH OF STAY

How long do you plan to stay in your new home? If you purchase a home and get a job transfer or decide to move after only a short time, you may end up paying money in order to sell it. The value of your home may not have appreciated enough to cover costs that you paid to purchase it.

YOUR BUYING POWER

How much can you afford? Is now the right time financially for you to buy a home? Would you rate your financial picture as healthy? Is your credit good? To determine how much home you can afford, talk to a lender who would be happy to give you an idea of how much you can comfortably afford.

HOMEOWNERSHIP COST

How much can you afford? Maintenance, improvements, taxes and insurance are all costs that are added to a monthly house payment. If you buy a condominium, townhouse or in certain communities, a monthly homeowner’s association fee might be required. If these costs are a concern, discuss these concerns with your E&V REALTOR®.

MEETING YOUR NEEDS

How long will this home meet your needs? What features do you need in a home to satisfy your lifestyle? Five years on? Depending on how long you plan to stay in your home, you’ll need to ensure that the home meets those needs, immediate and long-term. Where is the money coming from? Typically homebuyers will need some money for a down payment and closing costs. However, with today’s range of loan options, having a lot of money saved for a down payment is not always necessary - if you can prove that you are a good financial risk to a lender.

Selling your home requires you to shift your perspective from that of a “homeowner” to a “home seller.” You’ll need to start thinking objectively and understand that you are selling a product.

Who you choose to partner with is one of the most important decisions you’ll make when selling your home, so finding the right person is essential. They are responsible for aggressively marketing your home, equipping you with the knowledge you need to make informed decisions, negotiating your deal, and guarding your interests.

UNDERSTAND THE REAL COST BEFORE YOU BEGIN

There are costs associated with selling your house including commissions to the real estate agent involved, costs associated with negotiating the sale, and any costs you may incur to fix issues that could come up during a buyer ’s home inspection.

COMPLETE THOSE SIDE PROJECTS

First impressions matter – especially to prospective home buyers.
