SCOPE OF WORK
Located within the sought-after Druid Hills neighborhood, and within the immediate vicinity of Druid Hills Golf and Country Club, 1585 S. Ponce de Leon Ave, is the site of the newly delivered Downing Park community comprising of 22 new construction homes with Tudor Revival architecture that spawned the primary mansion house. The original home, which stands as the centerpiece of the community, was designed and constructed in 1914 and has since been converted to luxury condominiums.
Our role with Reed Associates, the primary developer for this project, involved naming, branding, and launching the community from a marketing standpoint. Additionally, we worked to maintain continuous brand awareness and generate sustained interest to support their sales efforts throughout the selling period.

At the beginning of 2015, our team was tapped to craft a new roll-out message for the residences that re-positioning the building to the marketplace given the changes experienced in the Atlanta real estate market at the time. With the tag line of “This is Midtown - Live Above it All” we placed emphasis on neighborhood, the macro amenity of the area beyond just the building itself, and the lifestyle, with a focus on a service-focused environment, courtesy of the well-established hotel service amenities.

Sales + Marketing Success Summary
The results were astounding. Sales began in May of 2015 and 21 homes were sold in 21 weeks, achieving a new threshold for condominium market values in Midtown, Atlanta. At the one-year anniversary of sales, the building was 50% sold out, and prices had been pushed 12% from the original proforma, yielding the highest price per square foot Midtown had ever seen at that point in time. We found an opportunity to cash-flow unsold homes through partnerships with the film industry and held back units for short term leases, capturing 400%-500%+ beyond what traditional multifamily buildings were capturing. This slowed our velocity but allowed us to push pricing exponentially beyond what we initially anticipated.

Waldorf Astoria Buckhead Atlanta has long been known as The Mandarin Oriental. Post-acquisition, our clients, iStar Financial, brought our team in to collaborate with Hilton on the hotel component of the community to reposition the final homes for a successful sale after the previous marketing and sales team fell short on delivery.
