Strategically located within the prestigious master-planned Hughes Airport Center, this pair of rear-loaded Flex office/warehouse buildings was developed speculatively by The Howard Hughes Corporation to meet the growing demand for adaptable, high-performance industrial space in Southern Nevada. Designed by JMA under the leadership of Principal Edward A. Vance, FAIA, the 110,000-square-foot project artfully balances functionality with architectural refinement. Each structure was thoughtfully crafted to appeal to a wide range of tenants, with flexible bay depths averaging 85 feet, a 40/60 office-to-warehouse configuration, and 16-foot under-truss warehouse clearances to support a variety of light industrial uses. The buildings were designed to maximize tenant efficiency with front-loaded office entries, two generously scaled 12’ x 15’ grade-level loading docks per bay, and ample surface parking at a ratio of three spaces per 1,000 square feet.
The design reflects the Howard Hughes Corporation’s commitment to delivering highquality, market-ready properties that support evolving business needs while contributing to the architectural character of the broader campus. Completed at a cost of $5 million, these speculative suites offer a forward-thinking solution for today’s fast-paced commercial and logistics landscape, combining flexible planning with timeless design.

Eagle Window and Door, now a proud member of the Andersen Corporation family, operates two key manufacturing facilities in Dubuque, Iowa. Renowned for its craftsmanship in producing highquality aluminum-clad wood windows and doors, the company required a facility that could support its expanding production demands while reflecting a strong, contemporary corporate identity.
To meet this need, Ahlers Development Group enlisted architect Edward Vance of JMA to design a new state-of-the-art facility that would embody the brand’s reputation for precision and innovation. The resulting building spans an impressive 400,000 square feet, seamlessly integrating 340,000 square feet of advanced assembly, warehousing, and distribution space with two levels of thoughtfully planned administrative offices. This combination supports both the functional logistics of large-scale manufacturing and the daily operations of a forward-thinking corporate team.
The facility was designed to be both efficient and visually impactful, incorporating clean architectural lines and durable materials that echo the brand’s commitment to quality and longterm performance.
