Introduction EURBAN are a passionate and experienced team of engineers, project managers, designers and installers specialising in CLT construction. EURBAN are recognised worldwide as leaders and pioneers in the design, manufacture and assembly of flat-pack structures made from solid timber.

EURBAN’s role within a construction project is that of a specialist – a specialist engineer or specialist sub-contractor depending on the timing and scope of our engagement on a project.

Panelized solid timber construction, often referred to as CLT construction due to the predominant use of cross-laminated timber (CLT) panels, is a Modern Method of Construction (MMC).

Through off-site manufacture and carbon storage, comfortable and sustainable buildings can be delivered quickly, safely and economically.

Design for Excellence The cost and quality of a solid timber building are largely determined during the design stages of a project. Our role at these early stages is to support the lead designer in developing a smart, cost-effective, and robust design solution. We do this by designing for all phases of a building asset and with a particular focus on the construction phase in order to deliver better buildings more quickly.

Timber Engineering Timber engineering is central to our service. Our product is a panelized building structure that is manufactured off site and assembled on site. EURBAN’s engineers are specialists in the behaviour of timber and the design of timber connections. EURBAN takes pride in having delivered some of the most iconic solid timber structures.

The maintenance and construction of buildings contributes significantly to carbon emissions worldwide, therefore our industry has a responsibility to tackle the climate crisis. We need to reduce the carbon impact of buildings both in the construction phase and while in use. We need to find better ways to build.

Our Services: Design Our services cover the design, pre-construction, and construction stages of a project.

Stage 1 - Inception We review a project’s parameters, objectives, and site constraints, then apply timber engineering principles, knowledge, and experience to assess the extent to which the project could be realised using panelized solid timber construction. Our specialist team of engineers, architects and installers can quickly establish the viability of a project to be built using solid timber.

Stage 2 - Concept Design As specialists in solid timber construction, we propose a comprehensive design solution based on structural criteria such as safety and serviceability and non-structural criteria such as enclosure and appearance. We also propose an appropriate level of pre-fabrication and standardisation based on our understanding of the project and our knowledge of the marketplace. We assess site constraints early on and take these into consideration when planning access for cranes and lorries.

Stage 3 - Developed Design We support the lead designer in developing a superstructure design that aligns with the architectural design intent and co-ordinates with the fire strategy and the M&E services strategy. We concurrently develop the superstructure design, advising on manufacture and assembly in accordance with the chosen level of pre-fabrication and standardisation. At this stage we support development of the on-site moisture and fire safety strategies to ensure moisture and fire safety during construction.

Stage 4a - Technical Design We co-ordinate the design of the superstructure and develop a 3D model to suit the architectural design. At this stage the superstructure design will include structural openings (doors and windows), service penetrations, as well as interfaces with other elements such as stairs, balconies or canopies. It also includes any non-structural attributes such as visual quality of exposed timber surfaces.

We follow a tried and tested design approvals process with the design lead in order to achieve ‘sign off’. Once the drawings receive a status A/B the design is ready to go into fabrication. The design is sufficiently complete for the pre-construction stage of the project and drawings are ready ‘For Construction’.

Our Services: Supply and Install Stage 4b - Construction Information We produce a virtual model, a ‘virtual twin’ which is used throughout the whole process: it produces fabrication information for the off-site manufacture phase as well as virtual construction information for the on-site assembly phase. This ensures a seamless transition between the design and construction phases of a project. We also prepare structural design calculations and temporary works calculations during this stage.

Stage 5a - Off-site Manufacture Our bespoke laminated timber components are made to order and digitally tagged using computer-aided manufacturing (CAM) and computer-numeric-controlled (CNC) machinery for precise cutting. Additional fabrication and pre-assembly works may take place depending on the level of pre-fabrication employed on the project.

Stage 5b - On-site Assembly We use our virtual construction model to package components and schedule their just-in-time delivery to site. This ensures that material only leaves the protected environment of the factory when it is needed on site. We also provide assembly instructions in order to ensure that the building components can be assembled quickly and safely. Assembly works are undertaken by our highly trained assembly teams.

Stage 6 - Completion During assembly an on completion of the building structure, we undertake quality checks and produce the necessary record drawings and other information required for the safe maintenance, alteration and eventual disassembly of the building structure.

Design Phase: Technical Design Industry best practice recommends early engagement of the specialist in order to reap the benefits of off-site and solid timber construction.

Design for Manufacture and Assembly (DfMA) EURBAN design for the construction phase in order to reduce the structure’s cost whilst improving its quality. The building structures we design are panelized in such a way that they can be easily manufactured off-site and quickly assembled on-site.

Front Loaded Design The RIBA published the DfMA overlay to the RIBA Plan of Work in 2016. One of the key recommendations is to front-load the design process by bringing specialist sub-contractors and consultants on board as early as RIBA stage 1 or 2 in order to discuss buildability from the outset.

With clients and policy makers taking increasingly more interest of sustainable construction methods and zero carbon schemes, the entire life cycle of a project can be assessed from the outset.

BIM Designing for Manufacture and Assembly (DfMA) requires the use of computer aided design CAD and working in 3D. At EURBAN, Building Information Modelling (BIM) is at the core of all content creation and the 3D computer model evolves with the project.

Our project teams support the co-ordination of the various disciplines, integrating all interface design into the model. During the approvals process, the design lead - usually the architect - will go through a rigorous, iterative process of checks of the drawings until sign-off is reached.

Foundation Dimensions and Weight CLT is lightweight and high strength. CLT’s lightness leads to a cost reduction in substructure.

The CLT superstructure will be significantly lighter than a concrete frame, therefore savings in the cost of foundations can be expected.

Design Phase: Construction Information 4D BIM The DfMA methodology is integral to the design, manufacture and assembly of solid timber buildings. Where appropriate, sophisticated software such as 4D BIM can give design teams the opportunity to develop the DfMA methodology one step further and introduce the 4th dimension - time - into BIM models.

The entire solid timber superstructure assembly can be modelled before work begins on site.

Early panelization of the CLT superstructure allows for accurate identification of the number of delivery vehicles to site and the logistical planning to and from site. Crane locations and lifts, material lay down areas, deliveries, and labour requirements can be mapped out. Sequencing issues and risks can be identified and addressed earlier, giving stakeholders and clients a high degree of insight and control over the process.

Northstowe Education Campus This project, illustrated to the left is a good example of the benefits that 4D BIM can bring to a project in terms of programme. The solid timber superstructure of this very large project was delivered in record time.

Construction Phase: Off-site Manufacture Off-site Manufacture On completion of the design process EURBAN arrange for the timber components to be madeto-order by our manufacturing partners. The CAD model is transferred to computer automated machines (CAM) to produce accurate pre-fabricated Cross Laminated Timber wall, floor and roof components along with glulam beam and column elements to allow for accelerated site installation. Another benefit of off-site manufacture is the reduction of on-site labour required because of the option to pre-assemble certain elements in the factory.

Site Logistics & Crane Plan Early panelization of the CLT superstructure allows for accurate identification of the number of delivery vehicles and the logistical planning to and from site. Crane plans and delivery schedules are developed and co-ordinated with the Main Contractor’s wider Site Logistics and Traffic Management Strategies.

Airtightness CLT is inherently airtight as a panel material. The accuracy of the CNC cutting of CLT elements, the cross lamination of the panels and the high installation tolerances ensure that airtightness can be delivered using a CLT building system without a reliance on envelope membranes.

EURBAN design and install highly airtight building structures achieving low air permeability, measuring less than 5m3 (h.m2) at 50Pa. This is achieved through the use of high quality panels which are effectively airtight and the application of tape to panel joints. In terms of overall building airtightness this will be determined by the airtightness of all works packages, in particular, the detailing and on-site workmanship of the interfaces such as door and window openings.

On-site Assembly and Completion EURBAN work closely with the Main Contractors to deliver buildings smoothly and efficiently, on time and within budget.

Just-in-time delivery This means that materials are delivered to site, off-loaded from the lorry, then craned into position and fixed following the assembly instructions. To maximise the benefits of ‘just-in time’ deliveries afforded by the use of CLT, the Main Contractors need to ensure a well documented logistics strategy is in place to minimise the need for longer material lay-down times.

Sequencing advantages The programme benefits of CLT assembly can be increased in larger multi-storey developments with the introduction of phased hand-overs. Follow-on trades can be completing the lower floors while EURBAN’s team can continue installing upper floors.

Fewer deliveries, fewer operatives Far fewer lorries are required to deliver materials to site when compared to conventional building methods such as Reinforced Concrete (RC) frames. This in turn reduces the local traffic, air and noise pollution on the roads around the site. MACE carried out a comparative study on a development in central London, Highpoint Terrace completed in 2018: Deliveries for an RC Frame:

Solid Timber Products EURBAN has an expansive network of suppliers which means the most appropriate material can be sourced for projects depending on the requirements and specification. The main products are as follows: Cross Laminated Timber Cross laminated timber is manufactured using softwood planks that are glued together in an uneven number of orthogonal layers (i.e. alternating transverse and longitudinal orientation).

The resulting solid timber panels can be manufactured in thicknesses ranging from 60mm to 320mm and with panel sizes up to 2.95m by 16.50m. The resulting panels are extremely versatile with inherent two-way spanning capacity and can be cut to any shape required. The panels can be supplied with different grades of surface finish, and can be left exposed internally as a feature of a building’s finishes.

Across the various suppliers there are essentially 3 different visual surface grades of timber: 1. Visual which can be left exposed at eye level; 2. Industrial Visual which should only be exposed at high level or on soffits; and 3. Non visual, which should be lined or may be left exposed in utility or other plant spaces/risers CLT panels can be used vertically (as load bearing walls) or laid flat as floor or roof panels.

Glulam Glued laminated timber or glulam is composed of precisely cut timber pieces bonded together with moisture resistant adhesive, optimising the structural values of timber. Glulam elements can span larger distances and take larger loads than plain timber and are able to be curved and shaped. In this form, the material remains comparatively lightweight and thus offers an advantage over steel and concrete systems.

Other There are several other solid timber products on the market such as Laminated Veneered Lumber (LVL) and others which EURBAN can also supply, but the predominant materials are the two listed above. Products such as ligature and lignotrend, incorporate wood fibre insulation and so have improved acoustic or thermal performance.

We also supply steel elements that are required for the structure as well as the fixings and tape for the joints. Factory applied water proof membranes and sensors can also now be specified for improved protection on site or for monitoring moisture in the structure over time.

Benefits of CLT The cross-laminated timber panel superstructure is a lightweight form of construction. When compared to steel or reinforced concrete, solid timber construction provides the added benefit of reduced loads and as a result a reduction in the volume of the foundations.

This form of construction also comes with the advantage of significantly reduced erection times, a high degree of air tightness and early water tightness when compared to more conventional, heavyweight forms of construction. Environmental Benefits Sustainably Managed Forests & Stored Carbon The process of photosynthesis removes carbon dioxide from the atmosphere and releases oxygen. Trees convert the CO2 into carbohydrate molecules and therefore all timber products are an effective store of CO2 until they decompose or are burnt at the end of their life and the CO2 is released back into the atmosphere. Long lasting engineered timber products such as CLT and Glulam are therefore highly effective CO2 stores.

In addition the energy required in the process of manufacture of cross laminated timber and glued laminated timber is low when compared to other building materials. By specifying solid timber instead of traditional building materials a design team will reduce its carbon footprint.

Austrian forest

Managing resources and reducing waste are important considerations in the construction industry. The manufacturing process of CLT is ‘zero waste’. Every part of a felled tree from pith to bark is used to produce valuable materials. Sawdust and wood chippings - the two primary bi-products from the CLT and glulam manufacturing process - are collected and used by the fibre and particle board plants of paper mills. These plants are usually situated next door to the saw mills, to make boards, insulation, paper or other wood fibre products.

The CLT used by EURBAN is sourced from sustainably managed forests and the saw mills we work with can provide the necessary certification to prove the Chain of Custody from the PEFC (Programme for the Endorsements of Forest Certification). The PEFC logo is a globally trusted trademark from the world’s leading forest certification system. It communicates to our clients that the solid timber products we use are responsibly sourced.
