Schedule Your Appointment

Call us & we will talk together for about 15-20 minutes to learn more about you, your project, and the ideas or design issues you have for your home. Next, we will schedule your complimentary consultation.

Complimentary Consultation – 1st Appointment

We know every project is unique. We will take the time necessary to help establish the scope of your project and the style you desire. Our initial design consultation is always complimentary and typically lasts about an hour.

We start with a 15-20 minute house tour; this allows us to see your style (or discuss a change in style), colors and discuss function of the room(s). We will also talk about any projects you may want to begin immediately, or in the future. Then we will spend a few minutes “getting to know you”, your lifestyle, and priorities.

This is our information gathering stage; we do not get into deep design work or

show product at this appointment. The more information we have, the more we can help you.

Investment & Retainer Agreement

During this first appointment, we will work with you to determine an investment range that accomplishes your overall project goals and timing.

Our extensive variety of products means we can offer a wide variety of quality products that range from traditional to modern, and can satisfy almost any investment range with lifestyle, and luxury lines.

We ask you to sign a retainer agreement with a 10% retainer based on your investment amount for your project.

Your retainer amount is rebated back to you the day we install everything. This

simply guarantees our design time, as we typically do not charge “by the hour” when purchasing product. Before we leave your home, we take precise measurements, photo documentation of the existing space, and we will also schedule your design appointment to keep your project moving efficiently.

Design Begins

Now the fun part begins! Back at our studio the Decorating Den Interiors | Kozar Design Team gets started on bringing your new room to life, gathering together all of

your choices in style, fabric, colors, and create a 3d space plan to let you envision how your new room will look. This stage often takes between 5-10 business days based on the scale of the project, as well as lead times from other projects.

During this stage we check inventory and availability and consider all of the information we gathered in that first appointment. We consider the quality, the style, the function, and longevity of the pieces we select for each design. We do ask that you stop shopping during this phase, since any new parameters in the room would oftentimes force us to start over and redesign for that new piece, delaying the process for you.

Design Presentation2nd Appointment

The part you’ve been waiting for! We will present a digital presentation with high resolution photos of all your design options in combination with physical samples of a variety of design and product options all personalized and carefully curated just for you. We also will render the rooms in 3d to scale for you, so you’ll know exactly how your new space will look.

appointment (and all involved were present), we have a very vivid concept of what you are wanting for your home design. We leave our clients wondering how we were able to design and improve exactly what they were thinking of! However, if there is anything that needs to be tweaked, we can make alterations to your plan at this time. Selections are made at this design appointment, and a 60% deposit is required to place your order. The balance is due, 40% minus your 10% retainer, the day we install everything.

Ordering Phase

This phase typically takes between 8-10 weeks, depending on lead times and busy seasons. Every Monday we always check the status of each piece on order. So, rest assured, we will keep you updated throughout as to the status of your design and the timeline of installation day.

Installation Day

Once we can anticipate when all of your pieces will arrive, we will schedule your installation day. Our team is always there for installs, as well as our professional crews to revitalize your home. We carefully place each piece, so you don’t even have to lift a finger; let us do the work! Depending on the size of the project, installation can take a few hours to half a day, but it is all within one day!

Often, we will bring extra accessories to fluff your space for the big reveal. Accessories are the jewelry of a room; these add personality and character and make a huge impact on the final look of the space. You are welcome to purchase these “final touches” if you desire. This is a great time to go run some errands or pamper yourself at the spa or with a round of golf while you eagerly await the big reveal.

January Insights From the Publisher

t’s a new year. But you knew that. Flipping the page of our calendar from 2024 to 2025 tends to prompt thoughts of change, but you knew that, too. For some reason, January 1 gives us psychological permission to draw a line and forget the mistakes of the past and encourages us to resolutely resolve, “This year, I’m going to see this goal through to the end.”

But where to start. Sometimes, we have so many things we want to fix or make better, we get overwhelmed and just don’t know where to start (at least that’s what happens to me). Maybe you want to redesign your office, living room, or garage. Maybe you need to finally sit down with a financial advisor or just start saving more. Or, you might want to make some positive changes in your own look and feel.

Here’s a few goal setting tips I’ve learned over the years (though I often have to remind myself about them):

Whatever your focus will be for 2025, it is important to make a commitment and then follow through on it. Goals left to whither tend to drain us mentally. But taking steps toward your goals, any step, tends to motivate and energize. If your list of resolutions, like mine, is as long as your arm, and you don’t know where to start, try starting with the one that bugs you the most; think about how great it will feel to lift that weight off your mind. The mental energy boost that you’ll gain is a huge byproduct of finally getting it done! That extra energy spurs motivation to attack the other items on your list – even if it’s not New Year’s. Just take on one item at a time – no matter how small. Like the joke says, “How do you eat an elephant? – One bite at a time!” I’ve also found it’s important to keep your focus ONLY on the bite you’re currently chewing.

New Year. New Projects

With the new year comes inspiration to tackle some projects around the house. Although you may have dreams of gutting your kitchen or renovating the bathroom, these big jobs are costly and time-consuming. Instead, consider taking on smaller projects that will give you the best bang for your buck. Here are some ideas to spark your creativity.

1. Organize and better utilize your pantry Throughout the year, you probably accumulate all sorts of things in your pantry. By removing the contents and throwing away expired items you can start with a clean slate. Consider installing pullout shelving to better access your items. Hard to reach items will be at your fingertips, and you will increase your storage capacity.

2. Create usable storage space in your bathroom cabinet . Bath products, hair products, and cleaning solutions may be taking up all the space under your bathroom sink, leaving you no room for essentials like toilet paper and tissues. With a two-tiered pull-out shelving system, you can maximize your storage and easily find what you need.

3. Declutter and find more space for your pots and pans. Are you frustrated with the way you store your pots and pans? Most people get frustrated looking in their cabinets for the right size pot and matching lid. With pull-out shelving, you can easily arrange your pots, pans, and lids so you can access them quickly when cooking.

4. Make better use of corner cabinets. Most kitchens have a corner cabinet that has dead space that is often hard to access. The New Year is here! 2025 – A fresh start; a time to resolve to better ourselves over the next 12 months.

If you make new-year resolutions, you’re among about a third of Americans who do so each year. According to Forbes magazine, the top five resolutions of 2024 were to improve fitness, improve finances, improve mental health, lose weight and improve diet. Any sound familiar?

Given these good intentions, researchers estimate only 9% of Americans who make resolutions complete them. In fact, almost half are scrapped by the end of January.

Jeff Temple, professor and associate dean of research at the University of Texas Health Houston School of Behavioral Health Sciences, tells Forbes the secret to successful resolutions is setting specific, measurable goals. “You’re more likely to succeed if your goal is: ‘I want to lose one pound per month for six months’ as opposed to: ‘I want to lose weight,’” he says.

As Temple suggests, many resolutions fail simply because they aren’t realistic; failing to make the sacrifices necessary to attain the goals is another. That means the problem generally is ourselves – within our own hearts and minds.

A good strategy to counteract this is to engage others in our quest. By teaming with others – an individual or group that shares a common goal – we can inspire each other toward success. “Workout buddies,” you might say.

As humans, we’re all prone to weakness and moral failure; we’re easily distracted and constantly challenged by the temptations that abound in today’s world. Don’t despair; even the Apostle Paul admitted falling short on occasion: “I have the desire to do what is good, but I cannot carry it out,” he wrote in Romans 7:18.

PEOPLE ARE MESSY

Our lives are often a hodgepodge of messy ideas, chores, thoughts and deeds. We live in a world of chaos. Social media, politics, conflicts and fear all serve to divide and isolate us. We are encouraged to be strong individuals, standing up for what we believe and for our “rights” in today’s society. We are tired.

There is a place to find hope, to find joy, to find peace and a true community of others who want to share “the joy of the Lord is our strength”. A place where we are built up and supported, not knocked down and frightened.

Whether you are a life-long church goer, have drifted away, been disappointed in “religion” or have never set foot in a church, now might just be the time to find that which we seek, sometimes without knowing what that is – we just know we have the feeling of an empty space in our lives.

Life is hard and messy, but we can still find joy in community. Community reaches out to show us that we don’t need to focus on “me”. “Us” is what builds up and reaches out to support others who feel left behind and brings compassion to those who are desperately in need. Church gives us the opportunity to share joy, compassion, support and true friendships with each other not only in our community but in mission that supports our fellow humans in places where we can’t go. We are not alone.

My Tennessee Hometown

The thousands of newcomers who have moved to this area in recent years seem to possess a similar trait, regardless if they are retirees from California or folks who moved here to benefit from the change in seasons and enjoy our foothills beauty.

That trait is a genuine desire to learn the history and culture of their new community. The history tours which I lead seem to be about 10% longtime residents and a whopping 90% newcomers from other states. They just don’t seem to be able to get enough of my rambling stories, as many who just completed the Downtown History Tour will then sign up for the Haunted Walk-through Old Loudon and then come back for the Steekee Cemetery Tour. Well, now there’s another way to soak up the full saga of our community’s past, all the way back to the land conflicts between pioneer settlers and the Cherokee Indians. It’s “Loudon - My Tennessee Hometown,” just released in the fall. Our Loudon County Historian Darrell Tuck has been researching the project for a couple of years, including interviews with an impressive list of people in the know. Tuck grew up in the country, an area we knew as Piney. Now it is known as Tellico Village. He includes tales of quaint little places like Archie Dutton’s Store, serving country folks living in what now is Toqua Shores.

We would throw an idea out, and he’d say, “OK…what if we did this?” This is where the fun part came in. Creating together, to build our truly custom dream home.

The sub-contractors of Keener Homes are like a family network. This network of folks, working together for many years, is essential for a successful custom home. If the subs didn’t coordinate, the build could be chaos. We saw the importance with synchronization of the subs with Keener Homes, under the direction of Derek Miller. Finally, the Keener Homes team are truly great people. Kit, Derek, Krisha & team, are skilled professionals, but more importantly, they are great human beings. Each chapter proves it’s not just about another small town. Exciting events put Loudon on the map and prove it’s a pretty special place. There’s the sports legend about the highest scoring high school basketball game ever played. And a funeral almost a century ago which led to a movie featuring big time Hollywood stars. Then there is the rags to riches story of the family from Loudon who moved to New York City, then married their children to an Astor, a Vanderbilt and a Goulet. War heroes, hometown boys who made it big in international business and funny tales as told to Tuck by the elder sages of the town. The final pages present a hilarious list of unusual nicknames bestowed on generations of Loudon’s characters.

Mr. Tuck will be holding a book signing on Saturday, January 13th at the Greer’s Mattress Shoppe across from the courthouse, from 10 am until noon. After that, they will be on sale at Greer’s Home Furnishings at 604 Grove Street, Loudon. It’s a great way to learn all you might want to know about Loudon and its rich past. Bo Carey is a 7th generation Loudon County resident with a passion for local history. He is the owner of Greer’s Home Furnishings in Historic Loudon and is available for lectures or programs for any area group or civic club.

New IRS Rules for Inherited IRAs: What You Need to Know

If you’ve inherited an IRA from a non-spouse who passed away after 1/1/2020, AND they were old enough to be taking Required Minimum Distributions (RMDs) at the time they passed, there’s an important change you need to be aware of. The IRS has recently clarified how the 10-year payout rule works for nonspouse beneficiaries in this situation, and it could affect how you handle distributions starting in 2025.

The initial take on the IRS reg’s under the SECURE Act was that the IRA account had to be emptied by the end of the 10th year following death – true - but the final reg’s say that you ALSO have to take annual RMD’s during that 10-year payout period, if the decedent had been required to take RMD’s.

The IRS said this is because of the “at-least-as-rapidly rule,” which ensures that once RMDs start, they must continue after the account owner’s death, though the amount can vary.

Here’s the catch: for 2021-2024, the IRS waived the RMD requirement for beneficiaries under this rule, likely

due to confusion around how it should be applied. However, the IRS has now issued final regulations, confirming that beneficiaries will have to begin their annual RMDs in 2025.

So, how do you calculate the RMD? Let’s look at an example to make it clearer.

In 2020, Jan inherited an IRA from her father David, who passed away at age 80. Since David died after his RBD, Jan must begin taking annual RMDs starting in 2025. To figure out the first RMD, we go back to the year following his death (2021), when Jan was 56. The IRS Single Life Table gives a life expectancy of 30.6 years for a 56-year-old. From there, we subtract 1.0 each year until 2025, which gives Jan a life expectancy of 26.6 years for her 2025 RMD. Each subsequent year, she subtracts another 1.0 from the previous year’s life expectancy through December 31, 2030.

But wait, that won’t be enough to empty the account by the end of the 10th year following inheritance, which you

need to fulfill the second part of the rule. That is its own tax-planning strategy! With federal tax rates remaining relatively low, it makes sense to plan out your 10-year distribution strategy to avoid a huge tax bill in the final year when the IRA must be emptied.

The key takeaway here? If you’re inheriting an IRA under the 10-year rule and the account holder died after their RBD, you’ll need to start your annual RMDs in 2025. Our PLACE supports families and caregivers through respite, support groups, and education, allowing us to create more “Moments of Joy” for families and participants. Caregiver Support Groups provide emotional support, practical advice, and local community resources. The personal friendships and care you receive from other individuals in a local group provide you with a new community of support. These groups are open to any adult caregiver, regardless of whether their loved one has Alzheimer’s, dementia, or another chronic condition. If you live in Tellico Village, Stay in Tellico Village may be able to provide transportation or watch your loved one while you attend a group; their number is 865-458-7084.

Our PLACE Caregiver Support Groups meet monthly at three locations:

» Second Friday, 9-11 a.m. at Tellico Village Public Library, 301 Irene Lane, Loudon.

» Third Wednesday, for male caregivers, at Christ Our Savior Lutheran Church, 260

Wade St., Loudon, just off Route 72. This group addresses the unique challenges male caregivers face.

And now to our “Moment of Joy” individual, Faye, who has been in the Our PLACE program for four months. Faye grew up on a farm in Lenoir City, and she met her future husband when she was a “flower girl” at a local funeral home. They were married for 68 years and had two children. Faye currently lives with her daughter. Faye was inducted into the Loudon County Republican Party Hall of Fame and worked in Loudon at several jobs. She also helped raise grandchildren and is truly an “anchor” through hard family times. She is happy when she attends Our PLACE, enjoying the crafts, games, and friendships. Her daughter says she knows her Mom is in a safe, caring program, which allows her to continue working. Faye is an avid Bunco player, telling friends they are “showing out” when they get Bunco dice combinations, truly a “Moment of Joy” when you see her smile!

Our PLACE is the only independent, nonprofit adult day center in East Tennessee. We provide person-centered care and dementia-specific therapies and interventions for adults while supporting their families and caregivers through respite, support groups, education, and resources, creating more “Moments of Joy” for these adults and their caregivers. East Tennessee Area Beauty: Cedar Waxwings

Photographing the beauty of Tennessee, and the wildlife who call it home.

We have so many beautiful birds in Tennessee, and I enjoy photographing them all. But if there’s one bird I have to say is a big favorite of mine, it’s the cedar waxwings. They are very social birds and flocks of up to a few hundred birds are patchily distributed across the state in winter where food is available. When they are feeding, they will wipe out an entire tree and then move on to the next. All you have to do is

listen for their very high pitched, thin whistle call which they do frequently, especially when they’re flying.

To me, they have this elegant look with their silky cinnamon feathers and other gorgeous features. You can observe them just about anywhere that has open woodlands, parks, forest edges, and even in your own backyard if you have fruit-bearing trees. I had a group come through and eat up my eastern red cedar trees for a few days, and I was able to grab some special photos, which is what I’m sharing in this article. Upside Down - It was quite amazing watching what these birds will do to grab a piece of food, and I had such a fun time watching and photographing all their acrobatic moves like this one. Also, no other bird in Tennessee has that distinct yellow band on its tail.
Together - When photographing, I usually single out my subjects; but in this case, I wanted to photograph their social dynamics in some photos. Cedar waxwings will also feed one another, and I was able to witness that happening as well.

In the Garden January

How many of you will be glad to see 2024 in the rearview mirror? I know I will! It wasn’t all bad of course, but it was hard. Now it’s time to regroup and begin again.

The best way I have found to plan for next year’s landscape is to start with a good walk around your yard. How did everything do? What performed well and what didn’t? What did you love and what was disappointing? What do you want to see next year?

Next, think about what has changed in your yard. Did trees grow enough to shade a formerly sunny area? Did a tree come down and leave a formerly shady area in blistering sun? Did the lot next door get cleared so you now see things you never wanted to see?

Take into consideration the changes in weather as well. We have moved into a warmer growing zone, and our weather is getting more erratic. We have seen record highs, record lows, record rainfall, record drought, and other natural dramas occurring during the past few years, and I don’t expect nature to calm down any in the future. The plants and landscaping you choose will have to tolerate those extremes.

Finally, what has changed in your life? Will you have more or less time to work in your yard? Do you want to grow more vegetables for your health? Do you have the physical capability to garden as you have in the past? Many of us are getting older and may need to change the way we have been doing things to make it easier on our backs and joints!

Once you’ve taken all these things into consideration, sit down and write up a plan for what you would like to do. There are many places to get ideas, but please consult a designer or stop by a reputable garden center (like Meadow View) to ask for input. It is critical for you to pick the right plant for the right place, and we can help you do that. No one wants to spend thousands of dollars on their landscape only to discover that the plants they chose were not suitable for the area!

Now let’s talk about things you can do in your yard now.

» You can still plant. Trees and shrubs planted now will be able to get roots down during the winter so they have a head start on spring. A few plants don’t like to be installed in the winter, so call us if you have questions.

» Unless you have a yard with heavy tree coverage, just run over fallen leaves with the lawn mower and leave them where they fell. Chopped leaves make great fertilizer. They also provide a home for all the beneficial insects to overwinter!

» Get garden beds ready for next year by planting cover crops or simply adding compost. It will break down during the winter, and the nutrients will be ready and waiting for spring.

» You can prune once plants are dormant, but please educate yourself! Heading out with pruners without knowing what you’re doing is sort of like giving a toddler scissors and asking them to cut your hair. It isn’t likely to be pretty, and bloodshed may be involved. Here are a few things to consider before you start:

1. Why are you pruning? Is it because your plants need it or because your neighbor is pruning and you think you should, too? Keep in mind that your neighbor may be committing “Crepe Murder” and his/her hydrangeas may not have bloomed for years. Every plant has a specific time period and method for pruning, and going against that can result in reduced/no blooms, deformed structure, or dead plants.

2. Pruning should be used to remove dead, diseased, or damaged branches, to open up canopies to light and air flow, and to control and direct new growth. You can prune to reduce size, but don’t take off more than one-third of the plant. If you have to remove more than that, you should consider relocating the plant.

3. Please use sharp pruners. Dull tools rip the wood and leave it open to insects and diseases. It’s not necessary to use a sealant, as they have been shown to provide no benefit.

My last winter suggestion is to take care of the birds. Keep feeders clean and full, and provide a water source if possible. Metal birdbaths can stay out all winter but may need a heater. I have two feeders and an in-ground fountain that runs all year, and it’s not unusual to see 25-30 birds hanging out. They are beautiful to watch.

Tellico Village Leadership Moves Forward with Building New Tanasi Clubhouse

Tellico Village leaders have officially contracted RTC General Contractors to rebuild the Tanasi Clubhouse, with an anticipated opening in early 2026. The original clubhouse was damaged by fire in August 2022, believed to have started in the kitchen. Thankfully, there were no injuries, and impressively, golf operations were only suspended for a day.

Since that incident, the Tellico Village Property Owners Association has been hard at work. They hired an architect and entered the planning phases for a new clubhouse. Signing this contract with RTC General Contractors is a significant step forward in bringing this vision to life.

Originally opened in 1996, the Tanasi Golf Course was the second of three courses established in Tellico Village. It is known for its spacious layout and the largest greens in the community.

RTC General Contractors, the same builder behind the Toqua Clubhouse, will oversee the project. The total

cost for the new clubhouse is projected at $11.5 million. This budget covers construction, site work, insurance, and parking, as well as expenses for landscaping, design, furniture and fixtures, and kitchen equipment. The Tanasi Clubhouse will have a restaurant, private dining, golf flex space and a pro shop.

“We are eager to see the next steps of this project unfold so our Villagers and the public can once more use the amenities at Tanasi Clubhouse,” Chet Pillsbury, CEO of Tellico Village said, “We’ve worked diligently for more than two years to ensure this rebuild is perfectly tailored for Tellico Village and anyone else who enjoys spending time at Tanasi.”

The construction timeline is estimated to be between 12 to 14 months, putting the grand opening on track for early 2026.

You ’ve hand-picked the perfect Oriental rug for your living space. Then, oops, a spill happens, or you discover a wet spot left as a “special” gift from your beloved pet! 3. Blot the area and repeat spraying with Nature s Miracle, if needed

4. Spray the area with water and blot

Alineup of talented performers is set to take the stage during this year’s Winter Music Series, creating unforgettable memories at Dollywood’s DreamMore Resort and Spa. Sounds of unique and harmonious melodies fill the Smoky Mountain air as event guests enjoy a series of musical performances in an intimate setting.

The 2025 Winter Music Series is a ticketed event open to both resort guests and non-resort guests, providing an extraordinary experience during winter weekends throughout the months of January and March. Each performance begins at 7 p.m.

The event kicks off on Friday, Jan. 24-25 with performances featuring Linda Davis, a Grammy award-winning country star. Her duet with Reba McEntire, “Does He Love You,” reached No. 1 on the Billboard country charts and won a Grammy for Best Country Vocal Collaboration. Davis has recorded more than 15 singles and has acquired three Grammy wins in her career.

Michelle Wright takes the stage Jan. 31- Feb. 1 to entertain attendees with her amazing voice and stage presence. As a Canadian born artist who has won more than 40 major awards, Wright has made a name for herself in the U.S. with multiple Top Ten hits. In addition to her awards, she has sold millions of albums and has graced the stage on six continents.

Aaron Tippin’s undeniable talent takes center stage Feb. 7-8. Tippin’s debut single “You’ve Got to Stand for Something,” became a popular anthem for American soldiers fighting in the Gulf War, establishing him as a distinct act tailored for the American working class. His achievements over the years include one platinum album and six gold albums. The unique sound, range and depth of Gary Morris will

take the stage Feb. 14-15. His 15 Top Ten hits paired with his five No. 1 singles have made him one of country music’s biggest stars. Morris is a multi-talented act, bringing experience from Broadway with him on stage.

Ruby Leigh, one of the stars of Season 24 of “The Voice,” will grace the series Feb. 21-22. Her impressive audition on the show prompted all four judges to fight to get her on their team, and she enthusiastically picked Reba McEntire as her coach. Her all natural and remarkable voice led her to finish as runner-up in her season.

With eight Top Ten hits under his belt, Mark Willis will close out the Winter Music Series from Feb. 28 to March 1. Willis has recorded Gold and Platinum albums, and his song “19 Somethin’” spent six weeks at No. 1 on the Billboard Hot Country Songs chart.
