Meet Your Neighbors

Meet Ashley and Peter Gossett, who, along with their three young children, have embraced life in Marley Park with open arms. This family of five moved into the neighborhood a little over a year ago, drawn by the warm, family-friendly vibe, tree-lined streets, and inviting front porches that make Marley Park such a welcoming community. Originally from Southern California, they first moved to Arizona four years ago, settling in Anthem before discovering Marley Park, which, according to Ashley, “instantly felt like home.”

Ashley and Peter’s journey together began with a blind date that turned into something extraordinary. They felt an immediate connection that has kept them inseparable for the past eight years. Together, they are raising three active and spirited children: Hunter, 6, who currently plays soccer with Cross Church in Surprise; Cade, 4; and Summer, who is almost 3. The Gossett family is eagerly looking forward to signing Cade and Summer up for soccer next season so all three can enjoy playing together.

As a stay-at-home mom, Ashley also runs a side business in pediatric sleep consulting, leveraging her background in higher education. Peter, on the other hand, balances his role as Director of IT

for a marketing firm with the demands of his own marketing agency. Outside of their professional lives, the Gossetts keep busy with hobbies that span a wide range of interests. In warmer months, they love paddleboarding on the lake, and Peter enjoys outdoor adventures like off-roading and shooting. While Peter takes on these more adrenaline-fueled hobbies, Ashley prefers the quieter charm of discovering new coffee shops with friends.

The Gossetts are also deeply involved in their faith and find great joy and connection at North Valley Church. Despite the commute, they feel strongly that their church family is worth the drive. This close-knit, faithcentered life, combined with a shared love for outdoor activities and family-friendly pursuits, truly captures the heart of the Gossetts.

Rounding out the family are their two dogs, Cali, an Australian Shepherd-Lab mix, and Penny, a Maltipoo, both of whom add their own personalities to the lively household. Whether it’s taking the kids to a new park, catching up with neighbors on their front porch, or supporting their church community, the Gossetts have found a perfect fit in Marley Park.

Give Blood

As we step into the New Year, January brings a special call to action with National Blood Donor Month. This initiative, established in 1970, aims to increase blood and platelet donations during one of the most challenging times of the year for maintaining a sufficient blood supply. Winter weather, seasonal illnesses, and busy holiday schedules often lead to a drop in donations, making January a critical period for replenishing blood banks.

Blood donations are essential for a variety of medical treatments, including surgeries, cancer therapies, chronic illnesses, and traumatic injuries. By donating blood, you contribute to saving lives and improving health outcomes for patients in need. The American Red Cross reports that one blood donation can potentially save up to three lives, highlighting the profound impact each donor can make.

For residents of Surprise, Arizona, there are several convenient opportunities to donate blood this January. Here are some local blood drives where you can make a difference:

On Saturday, January 4, 2025, the Bloodmobile will be at Culver’s Surprise, located at 16145 W Bell Rd, from 11:00 AM to 3:00 PM. You can also donate on Tuesday, January 7, 2025, at the City of Surprise’s Community Room N1-530, at 16000 N Civic Center Plaza, from 9:00 AM to 1:00 PM. Another opportunity is on Wednesday, January 8, 2025, at the Sun Health Center for Health & Wellbeing’s Founders Room, located at 14719 W Grand Ave Bldg B, from 8:30 AM to 12:00 PM. Additionally, there are two blood drives on Saturday, January 11, 2025. The first is at St. Clare of Assisi Catholic Community’s Parish Hall, at 17111 West Bell Rd, from 1:00 PM to 6:00 PM. The second is at the Sunflower RV Resort, located at 16501 El Mirage Road, from 9:00 AM to 1:00 PM.

Each of these locations provides a safe and comfortable environment for donating blood. The process is straightforward and usually takes less than an hour. Donors are encouraged to hydrate well and

eat a healthy meal before donating. Remember to bring a valid ID and, if possible, make an appointment to ensure a smooth donation experience. To register for a donation appointment, visit https://donors. vitalant.org/.

Life Saving Skills

As the new year begins, it’s the perfect time to embrace opportunities for personal growth and learning. One great way to kick off 2024 is by participating in the City of Surprise’s Community Safety Classes. Offering a variety of informative and practical courses, these classes provide essential skills that can make a significant difference in emergency situations.

First Fridays with Fire is a monthly initiative hosted by the Surprise Fire-Medical Department. Every first Friday of the month, attendees are invited to learn life-saving skills in a relaxed and approachable setting. These classes alternate topics every other month and are designed to equip participants with basic emergency response training to know what to do while waiting for emergency responders in critical situations. The goal is to provide community members with the knowledge and confidence to assist others during lifethreatening emergencies.

Classes are held at the Public Safety Building Auditorium (14250 W. Statler Plz, Suite 101) at 4 p.m. and are open to participants aged 12 and older. However, anyone under the age of 18 must be accompanied by a registered adult. The sessions have a maximum capacity to ensure personalized instruction and a comfortable learning environment. Pre-registration is required, so make sure to reserve your spot in advance.

The class offered in January is the Stop the Bleed & Narcan Class. This class focuses on teaching two crucial skills that can save lives: how to stop severe bleeding and how to properly administer Narcan, a medication used to reverse opioid overdoses. Both skills are critical in emergencies and could mean the difference between life and death. This class is held in January, but also is scheduled to occur other months of the year. It’s a great opportunity to begin the year by equipping yourself with valuable skills that could one day save a life. Loaded Potato Soup

With the weather getting… slightly cooler I decided it’s officially time to start making soups and stew! A fan favorite soup in our house is Loaded Potato Soup. How can you go wrong with potatoes, bacon, cheese, and garlic? Whether you’re curled up at home or hosting a cozy dinner, this soup recipe will surely become one of your favorites too!

Prep time: 15 mins | Cook Time: 40 mins | Total time: 55 mins

Ingredients

6 large potatoes, peeled and cubed 16 oz bacon, bite-sized pieces

4 Tbsp unsalted butter

1 med onion, finely chopped

4 garlic cloves, minced ¼ cup all-purpose flour

2 1/2 cups whole milk

2 1/2 cups chicken broth

1 cup mild or sharp cheddar cheese, shredded ¾ cup sour cream green onions, to serve Salt and pepper, to taste

Steps

1. Place sliced potatoes into a stockpot and completely cover with 1” of water. Season with ½ tsp salt and cook 10-15 minutes or until potatoes pierce easily with a knife then drain.

2. Meanwhile, saute bacon in a Dutch oven until crispy and then transfer to a plate, reserving 1 Tbsp bacon grease in the pot.

3. Add 4 Tbsp butter and chopped onions then saute until tender. Add garlic and cook another 30 seconds until fragrant.

4. Quickly whisk in the flour then slowly add 2 1/2 cups milk and 2 1/2 cups broth, whisking constantly. Bring the mixture to a soft boil.

5. Add drained potatoes and season soup with 1 tsp salt and 1/4 tsp pepper or season to taste.

6. Stir in 3/4 cup sour cream, 1 cup shredded cheddar, and half of your cooked bacon (reserving the rest for serving). Bring to a boil, remove from heat, and serve with your favorite toppings.

Over the past eight months, the market has become less advantageous for sellers, transitioning into a buyer’s market. Although areas like Fountain Hills and Chandler still favor sellers, most of the valley is either balanced or tilting towards buyers.

Many sellers blame this shift on low demand, influenced by interest rates around 7% or higher. However, the core issue is the supply. The Cromford Report states, “The overall number of active listings has grown 34.7% over the past year. The number of active listings without a contract has climbed from 15,574 at the beginning of February 2024 to 21,368 today. That is an increase of 37%, and it means buyers have far more homes to choose from and are therefore less likely to choose the one you are selling. Sellers must compete with each other, and this is leading to frequent and substantial cuts in their list prices. They are also competing with a good supply of newly built homes, which are only lightly represented in the 21,368 count. New homes have gotten an unusually large share of the contracts signed in the past year.”

New construction significantly challenges the resale market due to attractive interest rates and modern features. Builders can offer bundled loans with lower rates by purchasing loans in bulk, unlike resale buyers who pay current market rates. This advantage compels resale sellers to price their homes competitively from the beginning and ensure they are in top condition.

The duration of this buyer’s market remains uncertain. Buyer markets are rare in Greater Phoenix. According to the Cromford Report, “While the last buyer’s market was in 2022, it only lasted 4 weeks. Before that, 2014 fell just short of reaching a buyer’s market, but maintained a slight buyer’s advantage for 4 months. Before that, the last buyer’s market was in 2010, which also lasted 4 months. This time around, it depends on whether mortgage rates stagnate or decline once again.” Predicting the length of this buyer’s market is challenging. Regardless of market conditions, a good real estate agent will provide you with strategies that align with the current market dynamics.
