A
l Khuwair is a busy residential and commercial district in the heart of Muscat. Located within Bousher province, 20 kilometres from Muscat International Airport, the area is bounded by uptown Al Ghubra and Bousher Heights and the prestigious area of Madinat Al Sultan Qaboos (also known as MQ). One of the most popular residential areas within bustling Al Khuwair, is Al Khuwair 33. Al Khuwair 33 is a small area known as 'education town', thanks to the unavoidable rush of students from the Higher College of Technology, and the area is home to several popular landmarks,

ON THE EXPRESSWAY The area offers the easiest access to Expressway of almost any neighbourhood in town; a huge plus for those who commute to other parts of Muscat. (Though many residents work right in Al Khuwair).
most notably, the Said bin Taimur Mosque. The mosque has a distinctive exterior architecture that has an ancient Ottoman feel. This palace of worship was built by His Majesty Sultan Qaboos bin Said in memory of his father. Other landmarks include the Faculty of Islamic Sciences, Radisson Blu Hotel, Safeer Continental hotel, and Badr Al Sama polyclinic. And Al Khuwair is well-known for having some of the best restaurants in town, from Indian and Turkish sit-down restaurants to local street vendors who sell mouthwatering mishkak, Pakistani breads, and chicken tikka.
Living in Al Khuwair has its perks, the biggest of which is being close to the city, with most offices and conveniences minutes away. But this convenience comes at a price in the form of traffic and relatively higher rents. There are inexpensive flats in the midst of the bustle that start at around OMR400, but to have the privacy of a villa in the heart of the city, you'll have to pay more, with rental rates starting around OMR700 to over OMR1,000. Property Times had a quick chat with college student, Ali Al Zadjali, to find out why he loves living in this neighbourhood.

EVERYTHING AT HAND
SHAWARMA HAVEN
It’s a few minute's ride to major shopping malls and hypermarkets like Muscat Grand Mall, Oman Avenues Mall, Panorama Mall, Rawasco, Lulu and Mars hypermarkets.
The area is known for having the best shawarma joints in town, from 24-hour Old Turkish, which serves affordable, classic sandwiches, to the more high-end Diwan restaurant, to smaller shawarma vendors offering a variety of flavours like spicy Indian shawarma.
GLIMMERS OF GLAMOUR Al Khuwair is a sister neighbourhood of Qurum, though it has since become the less-fancy of the two. This means the rent is cheaper than Qurum, while still offering vintage villas and apartments with some old charm.
5 DIVERSITY Al Khuwair in general has a high number of expats from all walks of life residing there, which provides tons of chances to meet new people from India, the Middle East, and Asia in your local coffee shop, market, or park.

CARPET COUNTRIES Turkey Turkish carpets, known as Anatolian carpets, are among the finest on earth as they are woven from silk and inlaid with gold. They feature distinctive, predominantly Islamic-inspired inscriptions, as well as writings that make use of the Ottoman alphabet. The carpets are made by the Bedouin nomads of Turkey and the most popular colour is red. Iran Iranian carpets, also known as Ajmi carpets, are famous around the world for their tight coil and durability. They actually increase in value the older they become. Hand woven out of wool, cotton, and silk they are some of the most expensive carpets in the world, prized for their beautiful designs, high-quality, and large size. Pakistan Kashmiri carpets are similar in style and material to Iranian carpets, featuring tightly woven wool, cotton, and silk rugs in traditional Persian and Islamic designs. The price is lower than their Iranian counterparts, and while
the quality is quite good, the value does not increase in the same way an authentic Persian carpet would. Egypt Egyptian carpets are made of wool, silk, and luxurious cotton and sport a warm colour palette with red, orange, and yellow being the most popular, accented with black touches. These rugs typically feature inscriptions inspired by the paintings of ancient Egypt, the Pharaohs, and hieroglyphic inscriptions, along with vegetal and animals designs. What sets them apart is the hearty, rugged construction and thick pile. Oman Oman has a rich history of making textiles of its own, mostly made by families living in the mountains of Oman using tightly-woven wool, with an array of colours in shades of black, brown, red, and white. And, it being an Omani product, it's truly cherished by locals, and adored by tourists. China (the machine-made alternative) Chinese carpets are typically machinemade copies of traditional hand-woven carpets. They come at a fraction of the price and in all manner of colours and designs, especially floral. Because they
are manufactured in bulk by machine, these rugs lose their lustre and value as they are used and are not of great quality. However, the extremely affordable prices make them a popular choice for those who want the option of changing their carpets seasonally, or simply want something utilitarian for covering cold tile flooring. CARING FOR A HANDMADE CARPET
