August 2021 Real Estate Market Statistics for Corona’s Seller’s Market

The housing market in Corona is shifting, a shift that could be a prelude to good news to homebuyers in the market. The change could be attributed to several factors. For starters, homebuyers in the market have pushed back on the listing price, something that has resulted in the somewhat cooling of the market. Secondly, vaccination has given many people the confidence to sell their homes, hence the increased inventory.

Additionally, Corona, a seller’s market, has drawn in people who want to bank big when they sell their homes. “There’s a mentality among some sellers that if they don’t sell now, they’ll miss their opportunity to get top dollar,” Ali Wolf, chief economist at Zonda, a housing market research firm, tells Fortune.

SALE PRICE

The average sales price in Corona for the better part of the year has been trending up and August this year is no different. According to new data released by themurogroupre.com, the average sales price for homes in Corona was $697,531. Up from July’s average sale price of $676,211. A 3.05 percent increase from July and a 23.5 percent in average sale price from 2020.

DEMAND

The Corona housing market was still hot, with demand for homes still high. Houses in Corona spent an average of 12 days on the market. A drop from July’s 13 days on the market. The drop could be an indication of a further increase in demand for homes. Additionally, on average, homes in Corona sold for 105 percent over their listing price. A rise from July’s 104.8 percent over the listing price.

INVENTORY

Inventory has been rising nationally, and it has also been the case for Corona. In August 2021, there were 310 active listings, an increase of 58 from July’s 252 active listings. The increase may not seem much, but it is a significant improvement considering that active listings in Corona were at one point at 60.

New homes coming into the market in August were 288, with 299 of them being sold. There were many new listings compared to July’s new listings of 242, with 237 of them selling. Additionally, the month’s supply has also gone up from 1.2 months in July to 1.5 months in August.

REAL ESTATE STATISTICS ACCORDING TO ZIP CODES

• The average sales price for homes in 92879 was $591,880, and homes sold for 104.1 percent over the list price. • In 92880, the average sale price was $809,562, with homes selling 106.809,562, 106.3 percent over the list price. • In 92881, the average list price was $865,594, and homes sold 106.1 percent over their list price. • On the other hand, Homes in 92882 sold at an average sale price of $713,060 at 104.9 percent over the list price. For homes in the 92883 zip code, the average sale price was $696,452 and sold for 104.6 percent of their list price.

The 92881 and the 92879 had the least active listings, 55 and 61, respectively. On the other hand, zip code 92880 was the most competitive, with homes spending an average of 8 days on the market compared to the rest, which spent 10 to 13 days on the market.

There has been an increase in inventory in Corona, and buyers can catch their breath. Incentivized by the market conditions, many buyers flooded the market, and the supply for homes quickly dried up. However, the demand is still there, and the Corona market was still very competitive even though the store has increased. By all indications, the Corona housing market is healthy, and a crash is not expected. The active listings and new listings are still not enough to service the demand. It is, therefore, still an excellent time to sell and an excellent time to buy.
