“a significant and highly articulated contribution to the reinvigoration of one of Adelaide’s major city Squares.”

Located on one of Adelaide’s largest city squares, the Bohem development creates a significant addition to the city skyline and street vistas. The site allows the apartments to have views in all directions, from the city skyline towards the north-east, to the western coastal views, and to the hills and parkland views to the south.

Consisting of 220 apartments together with ground floor retail and above ground screened car parking the built form is composed of two towers above a six storey podium. The tower facing south along Wright Street is highly articulated with 2 to 5 storey forms pushing and pulling against one another. The materials of brick, concrete and steel create a layered facade and is consistent with the lower scale surrounding context. The tower facing west is 5 storeys taller and acknowledges the boulevard character sought for Morphett Street . The form is scaled and articulated by expressed and recessed balconies of steel and glass that alternate every four floors.

A variety of apartment layouts are efficiently designed with open plan living opening onto practical 2 meter deep balconies. All habitable rooms have floor to ceiling openings allowing for maximum daylight and views. The typical floor plan arrangement with large 3m wide niches increases the number of corner apartments for better cross ventilation and allows natural daylight to all lobbies. Level 6 offers the occupants a city view from its roof top pool, adjacent a communal gym and external lounge and barbecue amenities. Located on the top floor are four individually designed penthouses each taking advantage of its unique corner location and spectacular Adelaide views .

“a new benchmark of city living in an original architectural built form.”

The vision of Opus on Hutt is to create high quality apartments with all the amenities of a family home, together with the advantages of amazing views and city living lifestyle.

The development proposes a 14 storey building with ground floor retail and basement car parking. A mix of one, two and three bedroom apartments over 11 floors provide a total of 47 large, high quality apartments which sits elevated above a 3 storey building podium. The residential floor plans are provided with large setbacks to the sides boundaries to create a highly articulated built form which orientates apartments to the impressive views from its location. Four to five apartments per floor are orientated to the corners to maximise natural daylight and cross ventilation as well as provide privacy and unique outlooks to each apartment.

The expression to Hutt Street proposes four forms to scale the building to the proportions of the existing surrounding built forms. Floors are expressed in four storey forms with recessed negative above the podium and on level eight. A recessed gap with curved corners expressed in plan creates a vertical break between the forms separating the horizontally expressed balconies and providing privacy to the apartments. Above level seven the built form to the street sets back a further 3 meters to further reduce the building mass and create a highly articulated and sculptural expression to the overall building.

Overall the projects creates a highly active ground floor retail with unique apartment layouts in size, amenity, quality and design.

What we do.

Methodology

Every design project we undertake we ensure we investigate, develop and deliver the best design outcome. This comes from site analysis to sketching, design reviews and team workshops as well as 3d computer modelling and 3d printing. We strongly believe the best results are achieved through honest communication with the Client and broader project team. This is accomplished through open collaborative design workshops where we pin up and present designs and options which can be discussed, interrogated and evaluated to ensure every outcome is considered and we achieve the best outcome for the Client and project.

We seek to innovate and provide `value-add’ services at all levels. We are committed to designs that look beyond obvious solutions, to the solution that is best suited to the unique requirements of each project.

The design process of the why and how the design has evolved is continually communicated with the project team and associated authorities to ensure everyone is involved and committed to the outcome which makes planning approvals more successful and ensures the project vision is adhered to and achieved.
