In light of the urgent health concerns around the COVID-19 pandemic, Ennik Estates is implementing the following socially responsible steps to ensure the good health and safety of our Ennik Estates community, clients and agents. Let’s work together to limit the impact of COVID-19. (These guidelines follow government recommendations to minimise contagion, proper hygiene at viewings and adequate social distancing). We undertake to follow all the regulations as laid out in the REBOSA guidelines.

COVID-19 PRE-SCREENING

All buyers to be pre-screened for COVID-19 to ensure the safety and security of our clients and agents.

VIEWINGS

Our agents will accompany all buyers during viewings, while following social distancing guidelines. We will accommodate one set of buyers (limited to max of 2) through at a time.

DIGITISATION

We will be using virtual brochures to market all our properties, and using latest technology in order to minimise contact.

INDIVIDUAL RESPONSIBILITY

We are all expected to act according to the government regulations as we try to prevent transmission of the COVID-19 virus.

Why transparency is Key

The Advantages of a Home Inspection

Report

• Home owners who undertake a Home Inspection Report prior to listing their home for sale will benefit from the transparency that this offers potential buyers. This gives them an immediate and distinct advantage over other sellers in the area and offers a buyer a sense of comfort.

• The report will show that you’re negotiating in good faith, and might encourage a buyer to accept certain defects in the home that they otherwise may not have. We have noticed the following amongst sellers who have had their homes inspected before taking them to market:

• 1) You gain an immediate advantage over other sellers in your area and are likely to sell faster.

• 2) The report tells every prospective buyer that your home has already been inspected for structural defects. They will no longer wonder if there are any unpleasant surprises waiting for them down the road.

• 3) If problems are detected, you’ll have a chance to correct them before a prospective buyer

• discovers them.

• 4) Eliminate the 11th-hour negotiations over the monetary value of repairs.

• 5) The existence of the report satisfies the buyer of the need to acquire his own Property Inspection report which may be introduced as a suspensive condition allowing the buyer to exit the deal if he finds it unsatisfactory. A common occurrence these days

Why a Sole Mandate

Owners often wonder if an Open Mandate when marketing their homes is a better option, believing that the more agents they have working on their property, the sooner they will achieve a good price for their house. In reality the opposite is most often true. The prime reason for this is that is that an open mandate is a disincentive to a good agent. Even if they commit the same effort to an open mandate (say three other agents) they only have a 25% chance of landing a deal. Whereas on a sole mandate a decent agent normally has a 70 to 80% of success and earning a commission.

Use an estate agent who can say ‘No’

That’s my advice to home sellers in the current relatively slow-moving Johannesburg / Sandton homes market. It is essential that a seller squeezes the maximum value that he possibly can from his property sale. That is best achieved by using an agent who can draw a ‘line in the sand’ to a buyer and say: “No! That offer is not acceptable” This is possible and common under a sole mandate. But very difficult for an agent do that when knowing full well that the buyer can simply go to the next agent and say: “Will you take my low offer?”

Under an open mandate, the agent is inevitably compelled to take the low offer – and then begin the negotiation with the seller. But, unfortunately, the process has started at too modest a level, with a deal less likely to occur. Under a sole mandate the process is different. The buyer has no choice but to engage with the original agent, who is able to ‘control’ the negotiation like a conductor in front of his orchestra.

Ideally, the sale will be sealed at a price more adjacent to seller expectations than if there were a number of agents working on the property – each prepared to take virtually any offer

Sellers may expect that the best way to achieve a good price is to create ‘competition’ on their property. This is true, but in fact, it is competition between buyers – not agents. A good agent can create tension and competition between buyers in order to nudge the price upwards. But a solid sole mandated agent will also have the strength to say “No” if the initial price offer comes in too low.
