Ground-Breaking Ceremony For Leisure Scheme The state-of-the-art £3.6 million leisure development in Grantham, Lincoln, held its ground-breaking ceremony. Once completed, the 20,000 sq ft site will house a five-screen, 650 seat cinema, operated by Savoy Cinemas, as well as two retail units.

The development forms part of the wider regeneration of Grantham town centre and will include the provision of improved public realm.

The project has been procured via the Scape Regional Construction framework, with construction company G F Tomlinson delivering the build.

“We are delighted to be working on this scheme; the project is an important part of the wider regeneration of Grantham, which is currently seeing significant investment to revitalise the town through a range of different schemes,” said Javeed Virk, director at Pick Everard, which acts as the quantity surveyor and NEC contract supervisor of the scheme.

“It’s exciting to see our partners delivering such a stateof-the-art project in the midst of the regeneration plans in Grantham. Work on the public realm and building shell are due to be completed by Christmas 2018 to allow interior fit-out work to take place. It is expected that the development will open to the public next Easter.

Shelbourne Motors Appoint O’Hare & McGovern For £5m Newry Facility Newry area as it celebrates its 45th Anniversary. It will include new car showrooms, new car handover bays, lounge-style waiting area with café and a drivethru service centre with a 28-bay service workshop. Shelbourne Motors has appointed local building contractor O’Hare & McGovern to build its new £5m multi-franchise facility in Newry as Renault signs-up to the showpiece development. The Newry based Chartered building company has commenced work on the 50,000 sq ft development that will create 60 new jobs when it’s scheduled to open in summer 2019. The new state-of-the-art facility, designed by Clarman Architects, is a significant investment by the family-owned vehicle retailer in the

The Renault partnership will see Shelbourne Motors become the dedicated dealer of new and used Renault vehicles in the Newry and Mourne area. Kia was the first manufacturer to be confirmed for the site. Morgan Sindall Delivers School In Suffolk Morgan Sindall has delivered the new £4.9 million Pines Primary School in Red Lodge, Suffolk, on behalf of Suffolk County Council. The development includes first-class facilities and places for reception, year one and year two pupils. A pre-school was also built to accommodate two to five year-olds.

“We are incredibly proud to hand over the completed building, at the start of the new academic year to the Pines’ first cohort of pupils. We are confident that the new facilities will not only support the Red Lodge community with its immediate requirements, but create a legacy that will be of benefit for generations to come,” he added.

Innovation In South West Hotel Construction Sees Midas Hit High Point At New Holiday Inn Express A new 138-bedroom Holiday Inn Express is rapidly take shape just outside Bridgwater, Somerset, hitting its milestone topping out in just six months thanks to innovative construction techniques being used by Midas. College and Yeovil Innovation Centre for South Somerset District Council. Midas Group’s strategy is to become the contractor of choice in the areas in which it operates, by developing long-term relationships through the delivery of its vision to be leaders in customer service and performance.

The £10 million project is being built by Midas Construction, part of the Midas Group, on behalf of customer Zeal Hotels, and is believed to be the first in the South West to use a highly-efficient form of offsite and modular construction, delivering high quality finishes combined with considerably shorter build times. The new Bridgwater Holiday Inn Express is situated on Junction 24 of the M5 motorway and will be one of the biggest hotels in the area, featuring a bar and restaurant, lounge area, meeting rooms and parking for more than 60 vehicles. Due for completion in spring 2019, the hotel is being built to Holiday Inn Express group’s Generation 4 specifications and will provide accommodation for visitors to the Hinkley Point C nuclear power station and surrounding areas. The building features perimeter precast, acid-etch external finished and sandwich-insulated concrete panels, which are manufactured off site. These are craned into place and fixed to the frame of the building – also constructed using pre-cast concrete – instantly delivering a high-quality external finish and providing an internal surface ready for decorative finishes.

The windows, made by a specialist company in Bristol, are pre-glazed and installed into the pre-cast panels before being delivered to site. Bathroom pods are also manufactured locally, less than 10 miles from the construction site, before being delivered for installation. Neil Lewis, Senior Project Manager at Midas Construction, said: “Off-site manufacturing isn’t new but this particular method of construction, and the standard of finishes it achieves, is a first for Midas and, we believe, the South West. “We are subscribing to modern methods of construction and the innovative use of design and build techniques to deliver a more consistent product and finish for our customer. “We’re impressed by the results and delighted to be leading the way in developing a new approach to hotel construction in the South West, which we hope will see greater take-up in the future.” The scheme adds to a list of prominent construction projects recently completed by Midas in the region; including the award-winning National College for Nuclear Southern Hub for Bridgwater & Taunton

Midas Construction has worked closely with customer Zeal Hotels throughout the project, and representatives of both companies were on hand to celebrate topping out on 25th September as Midas marked reaching the high point of the build. Tim Wheeldon, Managing Director of Zeal Hotels, said: “I am pleased this project is proceeding well, both on time and on budget. This highly efficient form of offsite and modular construction ensures a high quality of finish and we will certainly be looking to replicate this with our pipeline of additional hotel developments. “Topping out is always a milestone and we are pleased to celebrate this today with Midas Construction along with several consultants on site.” Portfolio holder for Economic Growth at Sedgemoor District Council, Cllr Anne Fraser, said: “It is exciting to see the progress being made on this important new asset for the District. Powdertech (Corby) Ltd specialises in architectural powder coatings and is a market-leading supplier of high-quality powder coating solutions to the architectural, rail and marine markets. “Working on the refurbishment of older buildings can be challenging but is always satisfying” says Richard Besant, Director, Powdertech Corby, “As powder coating is the usually the final task, we are privileged to add the finishing touch to the careful restorative work of the architects and builders.” A bank situated on the seafront on Guernsey presented a particular challenge. The building façade had faced harsh environmental conditions of salt water sea-spray, sand particles and wind for many years and was looking worn and shabby. The entire facade needed to be removed in multiple phases, refurbished and re-fitted with a finish that could withstand harsh marine conditions. In addition, in order to replace each finished section in the correct place once re-coated, every piece needed to be uniquely identified. Sets of façade section could then be re-fitted across

the building, as easily as a painting by numbers. After unloading the container of old material, the first task for Powdertech was to permanently engrave an identification code on an unseen area of each piece. Paint, sealant, corrosion and even trapped sea water was removed from the aluminium mullion cappings, brise soleil and support arms using a combination of shot blasting, bead blasting and chemical stripping techniques. Rigorous chemical pre-treatment of the resulting bare aluminium followed as this ensures that all faces of the material have a first layer of protection. Chemical pretreatment is essential; the longevity and performance of the powder coating layer relies directly upon the integrity of the metal preparation. To maximise abrasion resistance from wind-born sand, high salinity and salt

deposits present in coastal conditions, the latest waterproof primers were used in combination with high-quality polyester powder coating layer, AkzoNobel BS 10 A 01 30% gloss. In all, a total film thickness in excess of 160 microns was applied to the façade sections. And painting by numbers back at the bank? The unique identification of each component meant that the material could be pre-packed by Powdertech into kits, sent back and re-installed into the original position on the building. Autumn tips to prepare your garden for the winter As the weather starts to change and the nights draw in, it is time to get your garden ready for the winter months. This time of year is all about creating an easy to maintain outdoor space and to protect your outdoor space from the elements.

Garden specialists Oeco Garden Rooms have put together a handy guide to autumn gardening and how to keep your garden looking great throughout the cooler months.

Onions, shallots and garlic are perfect for planting in the colder months, and will virtually look after themselves during the winter. They have a long growing season and won’t be ready till summer, but are well worth the wait.

Cleaning and preparation

Winter hardy varieties of Spring onion and peas are also ideal to sow now, and will produce a crop ready to harvest in spring, making them great for salads.

Autumn is the time to declutter the garden, getting rid of annual plants and flowers which have died off as well as cleaning and maintaining garden structures such as greenhouses, garden sheds and wooden fences. Clean the inside and out of the greenhouse with a solution of hot water and disinfectant, removing any plant debris first, and make sure to clean the greenhouse floor and the paths leading up to it. It is worth making sure the greenhouse is well ventilated to dry it thoroughly for a few days after cleaning.

Other winter vegetables that can withstand the winter include broccoli, spring cabbages, kale and parsnips, all of which will have your veg garden producing great food for most of the year.

Another good tip is to clean out and wash any plant pots and seed trays that are not in use; this will ensure that you always have spare pots on hand for the spring sowing season. Dig up any annuals in your borders and add them to the compost heap, you can add in new winter bedding plants such as pansies or wallflowers that will create a colourful focal point to the garden in spring. Once the borders are tidy spread a layer of compost or bark chips over the top to protect the soil from the winter weather. Take advantage of any dry days to maintain fences, sheds and other garden structures. Take the time to repair any

Lawn care and maintenance Autumn is the perfect time to revitalise and prepare your lawn for the coming months. Use a rake to remove of any loose grass clipping and moss, and aerate any high traffic areas by making holes with a garden fork every 4 inches; this will help to improve drainage as the soil may have been compacted during summer use. To prepare the lawn for the colder months use autumn lawn feed; this will help to protect the grass from the winter weather and will keep the lawn looking green and healthy. If you are thinking of changing your lawn, then autumn is also a great time to lay new turf, as it gives the grass plenty of time to establish before the summer. Also make sure to trim back any evergreen borders and hedges to keep them healthy and looking nice throughout winter.

Protecting garden equipment damage and to paint or stain any wood to help protect it over the winter months and to keep the garden looking well looked after. It is also a good idea to clean any patios and paths now to stop them from becoming slippery during the winter.

Planting winter vegetables

Before storing your garden equipment away for the winter, ensure that you service any motors so that they are ready for next spring. Any blades such as shears and secateurs should be sharpened and spades, forks and other tools should be thoroughly cleaned. Rubbing oil onto any metal parts will prevent rust, and wooden handles can be protected with linseed oil to keep them in tip top condition.

Getting you vegetable patch ready for the coming year means that you will be able to harvest your vegetables even sooner, and there are plenty of varieties to choose from that are hardy enough for the colder weather. Sowing vegetables in the autumn allows you to extend the season, with many of the varieties that can be grown being ready to harvest quicker than spring plantings. developer-update.co.uk

Expect to see exhibitors and buyers in ebullient mood at the 2019 January Furniture Show (JFS) when the 4-day show opens on 20th January. Exhibitors will launch their new products at the NEC with the knowledge that 2017 was a record year of sales for the furniture and interiors market, and 2018 continued into the second part of the year in the same vein. According to the Office for National Statistics (ONS), the retail sales of furniture and lighting grew by 2.9 percent in 2017 and passed £14 billion for the first time. It represented the fourth straight year of growth for the industry. Despite the challenges of 2018 with a heatwave, world cup fever and market complexities, the predictions are that 2018 will continue the growth pattern as more and more houses are being built and need furnishing. In 2017 the NHBC (National House Building Council) registered nearly 160,606 new homes, the highest number since 2007 and by June of this year registrations were already up by 11 percent on last year, the knock for furniture and interior furnishing sales will be huge. The exhibitors at JFS 2019 are full of positive action to meet new demand and have compelling launch plans for new collections and models. The beds and mattress sector has seen the largest sales growth recently, rising by 5 percent over last 18 months reaching over £2 billion. Silentnight, Britain’s largest bed group, will exhibit at JFS for the first time. They, along with other bed companies including Breasley, MLily, Hestia, MiBed, Vogue Beds and Highgate have all got new beds and mattresses to show. The VELUX Group to acquire JET-Group from Egeria The agreement is subject to approval by German and Austrian competition authorities

VELUX A/S and Dutch investment firm Egeria have reached an agreement concerning the sale of JETGroup to the VELUX Group. The decision to acquire JET-Group, a European leader in industrial roof light systems, is in line with the VELUX Group’s growth strategy and specifically the desire to grow its business in the non-residential market for daylighting solutions. The acquisition of JETGroup is the second by the VELUX Group this year, with Wasco Products Inc., a US skylight manufacturer, announced in April. The VELUX Group has been the market leader in the residential market for roof windows for more than 75 years. The VELUX Group’s first step into the commercial (nonresidential) market was in 2012 when it launched the VELUX Modular Skylight (VMS) system. Today, the strategy is to develop a leading position in this business area through organic growth and acquisitions. “We have had a very positive dialogue with Egeria and the JET-Group. We immediately felt that the ambitions and cultures of the JET-Group and our company complement each other nicely. Through the acquisition of JET-Group, we will strengthen our foothold within the commercial market in several countries and add several new product categories to our commercial offering in Europe,” says David Briggs, CEO of the VELUX Group. Synergies are expected from developing common functions and key accounts across the two organisations, which will form the basis for a new VELUX commercial division. Fire safety in hospitals falls under the Regulatory Reform (Fire Safety) Order 2005, itself under the Regulatory Reform Act 2001, and which covers virtually all public buildings. It requires fire risk assessments, fire safety policies and an operational strategy for implementing them –

Earlier this year, a 34-year-old man was sentenced to life imprisonment for starting deliberate fires in two Kent hospitals, and who had a long history of fire raising. One person who was evacuated later died. Most importantly, the fabric of any building, but particularly a healthcare facility, needs to be robust and resistant to the spread of fire. However, after the Grenfell Tower fire, investigations found flammable cladding in several NHS hospitals, some of which still hasn’t been removed. Last June, fire chiefs warned that up to 38 hospital sites may be as dangerous as Grenfell Tower, with nine identified as at greatest risk. A major trauma unit in Oxford is still closed because of concerns over fire risks. The simple fact is that, if fire does break out, it needs to be suppressed – most commonly with a sprinkler system – and contained, which is where specialist glazing systems have an important role to play – containing the fire for up to 120 minutes: long enough for safe evacuation and for an emergency response.

including rehearsed plans for the safe evacuation of patients, staff and visitors, without reliance on external agencies. Sometimes, however, those plans need to be questioned. Last year, following the outbreak of fire at Royal Stoke University Hospital, bed gridlock was reported as staff evacuated patients, with many people instead taking refuge on the roof. Much contemporary thinking on fire safety in healthcare facilities dates back 50 years and a catastrophic fire at the Shelton Hospital psychiatric unit, near Shrewsbury in Shropshire, which caused a national outcry, brought in changes to fire safety in major institutions and improved training for staff.

The fire in February 1968 was most likely started by a discarded cigarette and killed 24 female patients, suffocated by smoke in their beds. A further 14 women were hurt. Despite much better building and fire regulations, fires in hospitals still do happen. This year, several wards at Coventry’s University Hospital were evacuated after fire broke out and, in Glasgow, fire completely destroyed a former hospital building at the old Stobhill Hospital – adjacent to an existing healthcare facility. Coroners have also criticised two recent patient fire deaths at mental health providers Cambridgeshire and Peterborough NHS Foundation Trust and at Berkshire Healthcare NHS Foundation Trust. Both fires were

The material can be cut into different shapes and sizes, which allowed us to break the panels up and create an eye-catching pattern.” The accommodation consists of five separate blocks around two courtyards. Most of the development is taken up by eight-bedroom clusters with a communal kitchen and dining space. There are also 20 deluxe rooms, 28 self-contained one-bed apartments and six wheelchair accessible flats. Steve added: “The buildings are laid out in a zig zag pattern, allowing them to make the most of natural sunlight. We used more of EQUITONE [tectiva] in colour Chalk which is lighter in shade than the two other panels, to brighten up the courtyard area, making it a more pleasant area to be in.

Access Solution for Genesis Building Sited on 710 acres, just south of the city of Oxford, lies the Harwell campus. This site is a hotbed for innovation and science, a place where Europe’s first energy producing fission reactor is sited, and where the world’s largest prime number was discovered. Also contained within the site is the Genesis Building, which required a two floor lift to aid access for employees and visitors to the site. Ability Lifts was contacted by Total Projects Limited, for their platform lift expertise, and following consultation, they recommended their Optimum 100 platform lift. With a shaft of 1250mm x 1560mm the client had a platform size of 1120mm x 1480mm making it fully compliant with Part M of the building regulations. As the Optimum 100 is supplied with a fully self supporting shaft, just requiring a 60mm pit, the lift was able to be fitted developer-update.co.uk

in just two days, inside a fire rated shaft provided by the main contractor. With a travel distance of 3.6 metres between floors, the lift doors are elegantly finished with solid white doors with a vision panel and are fire rated for 30 minutes. In addition to the fire rated doors, the lift is also fitted with a fire park facility, so if the fire alarm is activated, the lift is automatically returned to the ground floor and isolated for safety. In case of emergency the lift is also fitted with a telephone handset. How a Stiltz Homelift hel the life of cerebral palsy Domestic lifts specialist Stiltz Homelifts helped ‘transform’ the life of a homeowner suffering from cerebral palsy which enables her to move from floor to floor simply and easily at the touch of a button.

Emma Livingstone, 42, has learned to live with CP from a young age and, although it is not considered a degenerative condition by doctors, three years ago her ability to walk became extremely difficult. The stairs became a huge challenge for her and she found it difficult to even lift her leg up and over a pavement curb.

“I used to struggle down the stairs in the morning and then I would wait for my husband to come home from work before going up again so he could help me,” said Emma. She was eventually diagnosed with hip dysplasia. This meant Emma’s hip socket did not fully cover the ball portion of her upper thighbone so her hip joint was partially dislocated – a condition she was born with caused by the CP. After undergoing hip reconstruction on her right hip, she returned home and spent the majority of 2016 recovering in a makeshift bedroom in the kitchen. Then unfortunately, her left hip started to suffer from a similar problem, resulting in her having a hip replacement in April of this year. Before the operation, Emma and her husband considered downsizing to a bungalow but with three children this proved hard. In the end, the couple decided to extend their property and buy a Stiltz Homelift, which is the only freestanding domestic lift available on the market. The family had the Stiltz Trio Homelift model – which can accommodate a standard-sized wheelchair - installed in a space off the kitchen where it plugs straight into a domestic power socket from a self-contained motor with the lift travelling up ‘through the floor’ on self-supporting rails to a first-floor landing area. With no hydraulics or load bearing walls required, the Stiltz team were able to install the Trio in less than a day with a simple hole in the ceiling all that was needed for the lift to be constructed and pass through between the floors. developer-update.co.uk

Emma, who is still on crutches, said: “We decided to prepare in advance of my last op and looked at moving to a bungalow but it was never going to be easy finding a property that could accommodate five people and bungalows are difficult enough to find anyway. “Then when you consider the cost of stamp duty and moving costs, in the end, we decided to extend their house for more space and install the Stiltz which has transformed my life. It is not invasive, looks modern and provides me with easy access to the whole house. It is also great for transporting the washing and kids’ toys!”

Emma is concerned there is no support network nor is there access to medical services for adults with cerebral palsy. This concern has led her to setting up Adult Cerebral Palsy Hub as a registered charity alongside her physiotherapist Miriam Creeger, in order to raise awareness of adults that have the condition. The Rise of Airspace Airspace is a phrase increasingly heard in property development circles, especially in London and other large cities, where limited development space and an ever increasing demand for housing forces the solution to go upwards. By definition, airspace is the unused space on top of residential, public and commercial buildings, which developers can purchase the “airspace rights” for from local councils, housing associations and private freehold property owners, for the construction of apartments. The primary benefit is that it is allowing architects and investors to plan developments in areas, which appear to have reached saturation point, and where no further development land is available. It is giving people the option to choose to live in the areas that they actually want to. From an environmental perspective, it also means less need for greenbelt land to be sacrificed to satisfy the demand for new homes. “There’s an estimated £54 billion worth of roof space in London,” says Haroon Bhatti, investment director of London-based development firm Apex Housing Group. A report produced by his company, calculated that rooftops could provide the space for 180,000 extra homes across London, and this is without even taking into account the amount of space that is above commercial buildings, such as supermarkets and warehouses.

From a practical perspective, developing airspace is more complex than traditional forms of construction and this is where off-site modular construction comes into its own. Notably, most modular superstructures can be installed in a number of hours, greatly reducing disruption to local residents already in situ within the building. Other benefits include the superior thermal properties of modular construction materials, especially useful when intended to be used on an exposed rooftop. Just as importantly, modular elements are more lightweight, therefore reducing load on an existing structure. With a considered design approach, they can become striking enhancements to the original building. Roofs for conversion are often higher than surrounding structures, with the potential for terraces offering commanding views. As a result, they can be ideal for the creation of penthouses, catering for the high-end market, which in turn offers developers a higher return

MARKET SURVEY SHOWS RINNAI TOPS FOR QUALITY PRODUCT IN CONTINUOUS FLOW WATER HEATING RINNAI HOT WATER – INSTANT, CONTINUOUS, LIMITLESS AND SENSIBLY ECONOMIC FOR EVERY TYPE OF COMMERCIAL SITE… Plumbing and heating engineers have reviewed and rated Rinnai continuous flow units and systems as a leader in a recent survey into hot water heating delivery systems and products, identifying the company as having ‘superior quality’ to competitor products. P C HENDERSON ATTENDS ‘DIY SOS BIG REVEAL’ AFTER DONATING SLIDING DOOR HARDWARE

Sliding and folding door hardware manufacturer – P C Henderson – is once again delighted to donate its Rustic 80 sliding barn door hardware to the hit BBC home renovation series ‘DIY SOS: The Big Build’. The company’s marketing team recently attended the ‘Big Reveal’ in North Shields, UK to welcome the family into their newly renovated home. Running for 18 years and attracting up to 15 million viewers per episode, the award winning show - presented by Nick Knowles and his team - takes on renovation projects across the UK to help well deserving families. Living in a semi-detached 1950s house in North Shields, Rachael and John Matthews have three children – the youngest of which, Evelyn, has a rare genetic condition called CHARGE syndrome. The condition means that Evelyn suffers from many associated medical conditions; she cannot sit unaided, is registered blind, requires 24 hour care and also has chronic kidney failure - requiring Evelyn to be hooked up to a dialysis machine overnight. The hit show stepped in to help the family rebuild their home and lives through a dramatic 9 day renovation. The renovation included a single story

extension at the rear of the property and a garage conversion to provide a new bedroom and separate bathroom for Evelyn. The bedroom is now big enough to accommodate vital medical equipment as well as providing a safe space for an adapted bed, hoist, dialysis machine and a sensory area. The extra space also allows for storage of Evelyn’s medical supplies which were previously kept in a purposefully built shed in the garden, which wasn’t practical.


P C Henderson’s black Rustic 80 sliding door hardware has been used in the properties hallway for access to the living room and utility room. Evelyn is unable to be left alone so the family required a downstairs area which was more spacious and open plan - P C Henderson is hoping the sliding door mechanisms have assisted in achieving this. have come together to help transform the family’s home and lives. Evelyn’s mother - Rachael - explained to us that the renovation means Evelyn can now stay at home with her loving family as she has all the medical supplies and equipment around her that she needs - the North East community should be very proud”. “We’ve donated products to DIY SOS in the past but haven’t been able to attend the Big Reveal due to the families being located far away. As a North East England based company we were delighted to hear that the

programme was coming to the region and jumped at the chance to help”. It is still yet to be announced when the episode will air but will be publicised closer to the time.
