Lucky seven for St Nicholas’ Church from Smith’s Caspian UV fan convectors! As part of its long awaited refurbishment, seven of Smith’s Caspian UV fan convectors have transformed the heating system of St Nicholas’ Church in Blundellsands, Merseyside. The contractor, Colin Wakefield from Wakefield and Wilson, selected Smith’s Caspians because a modern, flexible heating solution was needed to suit the requirements of the church. He specified four units for the large hall, two for the small hall and one to be installed in the reception area. The new heating system enabled each room to be heated separately. The temperature of each Caspian can be adjusted to suit the varying heat output requirements so that during the colder months, the temperature can be increased on each unit to ensure that the whole space is heated effectively. This provides the church with a much more efficient and cost-effective

solution. The church was founded on 25 September 1874 and is part of the Diocese of Liverpool. It plays host to a wide range of services for people of all ages, so ensuring that the building is warm and comfortable when in use is very important. As well as the main church building, there are two halls and a council chamber which are also hired out for clubs and events. The original heating system consisted of one boiler, which meant that in order for one room to be heated, the rest of the building had to be heated too. The temperature of the rooms could not be individually controlled, so it worked under a ‘one temperature fits all’ basis and this is a problem that regularly occurs in commercial buildings. Colin Wakefield said: “Having worked with Smith’s previously, I knew that the Caspian UV fan convectors would

be the perfect solution for this church. The Caspians’ heat outputs, efficiency and low noise make them the ideal product for a church environment.” Unlike a conventional panel radiator, the fan convector provides more even temperature spread and much faster warmth. The small fan means that the heat produced is distributed using forced, rather than natural, convection and consequently this makes it far more responsive to thermostatic controls. Farnham architectural design goes 3D Keeping up with the latest technology is a significant step for Lewis Visuals, as they have embarked on Building Information Modelling and creating Revit models for their residential clients. Their initial architectural design consultation is free for an hour when they help their client’s ideas become a reality. Lewis Visuals wants their customers to be able to watch the sunrise in the morning after they’ve had a shower in their new en-suite bathroom. Before ideas become a reality, the company can take their clients through a walk-through using Revit Architecture 3D models. They can even throw in some imaginary new furniture or a new kitchen; anything is possible using mixed reality models. Does the company have a magical wand? Nope, but they got design experience; near 100% approval of planning applications; a friendly team you can ask any question, and they might surprise you with ideas you never thought of or - even better - cost savings. Lewis Visuals have designed around 2000 homes, and love what they do. Hey, if you want to build an entirely new home, no problem – they can create that for you. Lewis Visuals love working with 3D models. When creating design options, the technicians work in Revit Architecture, and every wall, door, window, floor and ceiling is in three dimensions. Information may be added to the components. Technicians use an existing survey by drawing or model and model up the new options on top of this – walls can be ‘turned on’ or ‘turned off’ viewing in 3D. Imagine a walk through in your new lovely home, or seeing a rendering of what it will look like in your garden before built. Better yet, the builder can’t say “This does not work, go back to the architect”! When using a 3D model, it is impossible to attach a wall to a roof that does not fit, or by mistake put a window on a floor. Have you heard about BIM? It stands for Building Information Modelling, and we will come back to BIM in future blogs, in more detail. BIM means BUILDING the INFORMATION within/in/on the MODEL (the 3D model of your home for example). To build a model you need specific software – it is no longer lines on paper – and at Lewis Visuals, we use a software called Revit. Poole Housing Partnership delivers renewable energy vision with Minus7

With decades of experience of installing numerous renewable technologies and operating over 1500 solar photovoltaic systems in Poole, Poole Housing Partnership is not messing about when it comes to leading the way in local lowcarbon, low-cost innovation. We spoke to Mike Harrison, Technical Director of Poole Housing Partnership and others about the story so far. “According to government statistics, 10% of all English households were in fuel poverty in 2014, we thought, “this is crazy”. We aimed to lead the way in massively reducing fuel poverty and carbon emissions in Poole and wanted to encourage others to do the same. That’s when we met Minus7. We started to explore their ideas of how to utilise the best of all the renewable technologies available on the market and integrate them together to provide a best in class solution.” says PHP’s Technical Director, Mike Harrison. “Energy efficiency of PHP homes is a key priority and we’re constantly looking at new ways to reduce energy bills so we started with a pilot - two new-build 3 bedroom semi-detached houses built to standard part L building regulations. Essentially we started small to test Minus7’s claims of industry-beating system performance, energy efficiency and low running costs. Minus7’s team constantly monitored the system for us as part of our service agreement, and after an annual cycle we found each house had heating bills of just £200 for the entire year - We couldn’t believe it!” Mike continues, “The theory behind Minus7 when you get into it, is mind-blowing - it just makes so much sense.”

So how does it work? “It’s a unique renewable heat, hot water and energy storage solution” says Hamish Wilson from Minus7, “The roof is made up of solar thermal tile planks that harvest energy 24/7 365 days a year down to Minus7 degrees Celsius, and then a clever energy processor allows the system to operate with minimal grid electricity to ensure low-cost low carbon energy to residents. The thermal stores enable tenants to have heating and hot water whenever they want it” Four one-bedroom homes with Minus7’s integrated technology were next on the list for Poole Housing Partnership’s newbuild scheme. Not only did this enable tenants to downsize and manage their finances better with low cost energy bills, it released larger council homes that were desperately needed by local families.

Local residents were first invited to a consultation event to review the plans and talk about the proposals. Ecobuild Overhauls Floorplan With Exciting New Format as Architectural Collective Assemble Bring Turner Prize Winning Art to 2017 Show • Ecobuild 2017 to transform into a City concept and bring regeneration to life • Renowned conference returns with key industry partnerships and big name speakers • Dedicated “Redefining Sustainability” zone in partnership with Green Building Councils Turner Prize-winning architects Assemble are to headline Ecobuild 2017, bringing their award winning Granby project to the show as part of an immersive new experience. During an exclusive launch event, an entirely new and exciting city-based floor plan format was also revealed for the show. Bringing the event’s theme of regeneration to life, Ecobuild 2017 will see ExCeL London transformed into an immersive ‘city’ – complete with main street, distinct destinations and special feature attractions. Central to the experience will be Regeneration Drive, a boulevard running through the middle of Ecobuild, linking different aspects of the exhibition and enabling visitors to experience the very best examples of innovation and creativity from across the built environment. Martin Hurn, Brand Director at Ecobuild, explained: “For 2017, we’re completely overhauling and innovating the Ecobuild experience. We asked our visitors what they want and need from the show, and sustainability overwhelmingly came to the top of the agenda. To deliver this, we’ve ripped up the floorplan and reinvented Ecobuild as an immersive city centred around Regeneration Drive. “Imagining the exhibition as a city allows us to deliver a unique programme focused on regeneration, in a way that is relevant and inclusive to all our exhibitors and visitors. Different aspects of construction and the built environment deserve specific focus, and each of the Ecobuild 2017’s destinations will each have something distinct and exciting to offer.” Ecobuild also announced key collaborations with Lead Partner UK Green Building Council (UK-GBC), the Construction Products Association, the Institution of Civil Engineers (ICE) and the Chartered Institution of Building Services Engineers (CIBSE). As they make their way up Regeneration Drive, attendees will be introduced to key destinations such as The Arena, City Hall, The Campus, The Gateway and The Performance Lab. The Arena will be home to the headline guest speakers, staging a range of keynote speeches from industry thought leaders and innovators across the three days. Included within the programme will be world-renowned architects and MPs from the All-Party Parliamentary Group for Construction. The UK-GBC will also be hosting daily leadership panels chaired by

their CEO, Julie Hirigoyen. The show’s sustainability hub, City Hall, will be home to the UK-GBC and World Green Building Council. Featuring two seminar theatres, this arena represents the culmination of Ecobuild’s Redefining Sustainability campaign – which seeks to create an industry-wide understanding of sustainability objectives and drives, and a clear direction for the future. Architectural collective Assemble will present its award-winning Granby Workshop project at the Campus, the show’s destination for innovative thinking and the latest technology. Visitors will be able to view and interact with a unique installation created by Assemble, telling the story behind the collective’s Turner Prize winning regeneration project. Attendees will be also able to interact with Future Materials, a gallery curated by ARCC, previewing next-generation materials and processes currently in either research or testing stage. The Gateway will allow visitors to explore national and social infrastructure projects in partnership with ICE. The Performance Lab, meanwhile, will showcase the latest in Smart Home and Smart Building technology in association with Ecobuild 2017’s building performance partner, the Chartered Institution of Building Services Engineers.

The organisers are encouraging exhibitors to get involved with the immersive city theme, inviting them to create their own destinations along Regeneration Drive and across the entire event. CHANGE TOILET PROVISION TO INCREASE CUSTOM Venues, retail outlets could significantly increase the number of families visiting, and their length of stay, just by adapting accessible toilet facilities.

A survey by Firefly Community - a group of 20,000 families with children who have special needs - found that: • 97% of families surveyed said changing their child whilst out and about was a problem. • 86% had to leave a venue early because of poor toilet facilities • 100% suffer from back pain (from lifting their child) • 95% said either a height adjustable or adult-sized changing bench would make their life easier on days out • 99% would be more likely to visit a venue if it improved its toilet changing facilities. “The survey speaks for itself,” observes Claire Smyth, who runs Firefly’s Space to Change campaign, for wheelchair-accessible toilet facilities with a changing bench and hoist. “Provide a hoist, bench, and you open your doors to up to 14million disabled children and adults1 in the UK, and their families, who need space, a bench, and/or hoist to toilet away from home. “Without these, those families either can’t visit, or leave early so spend less with you: that includes everything from doing the weekly shop, a trip to the town or shopping centre, a family meal out, or a tourist attraction. And we know that venues that have made that change are seeing tangible benefits- Cornwall Services, for example, has reported its facility is used daily and it has seen an increase in custom and spend as a result.” Adds Robin Tuffley, marketing manager at Clos-o-Mat, supporter of the Space to Change campaign, “Even if there is no other toilet provided, venues have to at least have a unisex wheelchair-accessible toilet. Stunning 33 Glasshouse Street Features Under Floor Air Conditioning AET Flexible Space, leading provider of underfloor air conditioning has recently completed commissioning 33 Glasshouse Street in London after supplying to Emico early this year. The building features a Grade II Listed façade and is located in a prominent position looking over Regent Street and the Soho area of the West End. The unusually shaped building has a total area of around 52,000 sq. ft. and is currently undergoing full structural reconfiguration and refurbishment to form larger, open plan floor plates and Category-A office accommodation with a floor to ceiling height of 3.3m to be created on floors three to seven. Space saving underfloor air conditioning has been specified by Consultants WPP and Architects Buckley Grey Yeoman. With underfloor systems, fully conditioned air is fed into the plenum by zonal downflow units (CAM), which is then supplied into the workspace via fan terminal units (Fantile). The fantile units feature integrated controllers where

users can personally adjust fan speed and temperature to suit their own comfort. Systems can be configured with underfloor or high level return and can easily integrate with passive or other ventilation systems. The system specified for floors 3, 4 and 5 at 33 Glasshouse Street is a CAM-C Direct Expansion system with supply and return air distributed via the floor plenum. The Fantiles supplied are standard TU4 fan terminals with EC motors for enhanced energy efficiency. Instead of a rooftop chiller providing chilled water, the building uses Daikin Heat Pump units to maximise use of space and energy efficiency. In addition to the creation of contemporary office accommodation, the main entrance and reception area will be reconfigured and bespoke features created at selected areas; including a potential roof terrace on floor six. A floor to ceiling height of 3.3m will be achieved on floors three, four and five with the adoption of underfloor air conditioning enabling the elimination of the ceiling void and subsequently maximising the available space. The final result is fabulous commercial work space suited to corporate headquarters in a prime London location and main contractor’s McLaren are on track for BREEAM Very Good status.

Key looks and must-have Each year sees new trends in fitted kitchen design within new build housing and renovation schemes, as developers seek to meet consumer expectation for the latest looks and must-have appliances. Barry Casement, managing director at Lanzet – one of the main kitchen suppliers to the UK’s property sector, designing and supplying fitted kitchens to property developers of all sizes, explains what trends to expect in 2017.

The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the

Joyner Bolt provides the perfect connection between old and new During any renovation, refurb or extension project at some point you’ll find yourself with the time consuming job of fixing old timbers to new timbers or metal beams. Traditional fixing options like coach bolts and threaded rods are slow and can be difficult to work with especially in confined spaces such as roofs and floors. And some of the resulting joints can be less than satisfactory when it comes to pleasing building control inspectors and project managers which can lead to costly and time consuming rework.

In a recent renovation project to a 19th century schoolhouse in Wisbech, Cambridgeshire M12 x 125 Joyner Bolts were used in the roof and ceiling area of the original Grand Hall and Headmaster’s Office where roof trusses and joists had collapsed due to woodworm and rot. The property owner came across Joyner Bolt when searching online for fixings that would offer high quality performance for his project. ‘I spoke to the Joyner Bolt team before I bought the product’ says the property owner ‘and I was impressed by the fact that designers Dan Hardingham and Mark Doye both had construction industry backgrounds. oyner Bolt spiked timber fixings take the pain out of any timber connection job no matter how complex or difficult to access because they’re specifically designed to speed up the process whilst GUARANTEEING a quality joint every time. The spiked head immediately grips the timber, allowing joints to be tightened with one hand without the head turning or pulling through. The end result is a strong, quality joint even where holes have had to be overdrilled – all of which saves time and eliminates wastage. Joyner Bolt is available in a task specific range of only 10 bolts across two wire diameters (M10 & M12) with each length (80, 115, 125, 180 and 230) corresponding to a specific common construction joint (see diagram below) making it simple to select the right bolt for the job.

Joyner Bolts were used to connect 250 year joists to new timbers in a prestigious 5 storey Georgian townhouse project in London.

In another refurbishment project in London (2x2 bedroom flats) Joyner Bolts were used for the construction of an additional floor that spanned the whole building and required the installation of 224 engineered joists secured at each end to a new secondary timber frame. In order to test the product against more traditional methods, threaded rods were used down one side and Joyner Bolts down the other. The threaded rods on side 1 had to be cut to size which took a lot of time and generated waste product and they needed two washers and two nuts per fixing. The Joyner Bolts on side 2 required only one washer and nut per fixing and produced no wastage. Overall the total material costs were broadly similar. However, when it came to time and ease of use there was no comparison between the two products. Side 2 (Joyner Bolts) was completed in only 25% of the time of Side 1 (threaded rods) generating a labour saving of nearly £500 for only one aspect of the renovation project. In addition, the Joyner Bolt side was GUARANTEED to meet building control specification which meant no chance of rework costs and zero wastage on the job.
