D2 Townhouse

- Jake Moulson Architects D2 Townhouse is a 5-story Georgian dwelling in a conservation area of Dublin, now largely commercial. The building is distinguished from its neighbors by a substantial garden containing one of the few remaining original coach-houses in Dublin, highly significant in conservation. D2 Townhouse is Jake Moulson’s first solo project. Discovered in a state of dilapidation, with insensitive, utilitarian additions, the building needed returning from its recent office use into a single family home. Through dialogues between art, design, science and fictions, historical references and contemporary technological techniques, we amplified and revived its spatial drama. Through deep engagement with the family, the house’s history and its context, we attended to every detail. Our aim was to make each space distinct, with a palpable atmosphere.

Redesigning Waterbeach Community Primary School

Saunders Boston Architects are redesigning Waterbeach Community Primary School to expand the school’s capacity, improve the quality of learning facilities, and offer education opportunities for the local community. Planning permission has been granted to Waterbeach Community Primary School to increase its learning capacity to 630 places. The design, by Saunders Boston Architects, will also improve existing facilities, marking a step towards better education opportunities for the local community. The practice has provided full architectural design and lead consultant services, working alongside Kier Construction for the new development, which will include a two-storey teaching block extension consisting of 12 classrooms, a group room, an improved and extended main entrance, and revised landscape and interior design.

Informed by the building’s existing patterns, forms and, above all, light, our strategic, minimal extensions are conceived as inhabitable windows, reflecting, refracting, and drawing inhabitants between areas. We designed key items of furniture to work architecturally, magnifying tones and augmenting spaces while leaving historic fabric intact. Materially, our bespoke cast iron cladding, laser-etched steel floor, mirrored reveals, brass overlays and burnt wainscoting contrast brightness and deep shadow. Our unique thermoformed Corian and concrete kitchen, opening onto the garden, is geological – its rippled surface absorbing and diffusing light. Our cantilevered quartzite toilet, above the winter garden, melts into the sky. Installing innovative sub-basement ventilation, bat cavities and planting for biodiversity, we also look to the building’s future as a multi-referential home, restrained and flamboyant, for all kinds of lives.

Alongside the colourful exterior, Saunders Boston Architects also designed an inspirational ‘learning street’, which will connect the classrooms and provide a moment of reflection for students between classes. When designing the school, Saunders Boston Architects used technology such as Building Information Modelling (BIM), virtual reality (VR), and architectural modelling to bring the designs to life. The use of such technology not only benefitted the design process, but also the school’s students. The students were invited to visualise their dream school through the use of VR, which not only crafted some of the design, but hopefully inspired the students to consider a career in architecture or design in the future.


Monkey World goes bananas for Knauf Insulation donation

Monkey World opened its doors in 1987 to home nine abused chimpanzees from Spain. Just three years later, the pavilions were built to house a further six rescued chimpanzees with the help of TV star, Anneka Rice. The rescue centre is now home to 54 chimpanzees and over 200 other primates. At nearly 30 years old, the pavilions required refurbishment to expand and upgrade the accommodation in preparation for a new rescue. With this in mind, Monkey World turned to Knauf Insulation for help. Charlie Crowther, spokesperson at Monkey World explained that as chimpanzees are native to Africa, they require additional heating to be comfortable in Dorset, UK. This means they need heated, indoor playrooms and bedrooms as an alternative to the outdoor space on cold or rainy days. She said: “The gymnasium-sized playrooms are open from floor to rafters to allow the chimps to climb and there are tunnels to the external play-spaces accessed by large ‘cat flaps’. We work hard to avoid heat-loss, and as a rescue centre who receive no outside funding, we needed to find ways to lower costs.” Knauf Insulation was quick to swing into action, agreeing to donate a pallet of Earthwool Loft Roll 44 for phase one of the build. The insulation was transported to Monkey World free of charge by builders’ merchants Bradford’s Building Supplies, Blandford, Dorset. Ian Boland, Area Sales Manager (South West) from Knauf Insulation said: “We were delighted to support Monkey World in their vital work. Earthwool Loft Roll is a high performance Glass Mineral Wool insulation, providing excellent thermal performance, which will help to keep the Pavilions warm in cold weather and cool in hot weather.” Paul Webster, Bradfords Blandford branch manager, added: “We were more than happy to help Monkey World with the supply of these products. Monkey World is a great local charity that does so much good and it’s great that we can help make a difference to the monkeys at the centre.” As well as increasing Monkey World’s energy efficiency, Earthwool Loft Roll 44 is non-combustible and has the best possible Euroclass A1 Reaction to Fire classification.

The Pavilion’s renovation is being undertaken by Monkey World staff in two phases to allow the chimpanzees to live comfortably in one half while the other half is renovated. It was therefore important to ensure minimum disruption to animals and keepers alike during phase one. Earthwool Loft Roll 44 is lightweight and has more insulation per roll than alternative loft rolls, minimising number of rolls required per project, reducing handling and increasing speed of install. With phase one completed, the Pavilion has already doubled in size. Thanks to Knauf Insulation’s donation and Bradford’s Building Supplies free delivery, the extended bedrooms have allowed Monkey World’s latest rescue, Toprish, to be introduced to the community of 16 chimpanzees in comfort.

United Living wins £18m Poole tower blocks revamp

Under an £18m deal, the contractor will carry out both internal and external upgrade works to Drake Court, Grenville Court, Nelson Court and Rodney Court in the old town.

Poole Housing Partnership has appointed contractor United Living (South) to upgrade four council tower blocks in the Dorset town centre in the wake of the Grenfell disaster.

Existing balconies will be replaced with “wintergarden” enclosed balconies.

The project includes removing existing render cladding to be replaced with terracotta cladding, resolve cold bridging and thermal issues.

Sprinkler systems will be fitted in all existing flats as part of the Project Admiral plan, which will get underway next year.

Former sugar refinery converted into Brooklyn Waterfront ‘jewel box’ 10 Jay Street, a landmarked building flanked by the Manhattan Bridge and flush with waterfront views, has been brought back to life through the creative vision of New York-based architecture firm ODA. Built in partnership with Triangle Assets, the 230,000 square foot property includes 10 stories of open floor plates, each with original detailing and characteristics that bring you back to the industrial age. A delicate balance of glass, steel, brick, and spandrels give the building a modern sensibility without compromising its industrial heritage, while the reflective facade engages people far and wide, making it a new landmark along the water’s edge. Formerly, the Arbuckle Brothers sugar refinery, which dates back to 1898 and was originally designed by the George M. Newhall Engineering Co., the building was a massive structure that reached all the way to the water, where boats could dock for deliveries and services. In 1925 it was converted into a winery, and later that decade, the front structure was torn off, leaving three of the original facades and an interior party wall exposed to the East River shore. For 50 years it was left vacant and fell into disrepair until purchased by family owned Triangle Assets in 1991. “With this design we really felt we were giving back to our community,” said

Benjamin Stavrach of Triangle Assets. When it came time to renovate, they wanted a design that would preserve the unique history of the building while integrating into the 21st century fabric of Dumbo. “They just don’t make buildings like this anymore,” said Stavrach referencing the exterior brickwork, the interior terracotta arches, and the 23,000 square foot floor plates. The facade and interior earned 15 permits from New York City’s Landmarks Preservation Commission, which can hold jewel-box designs to intense scrutiny. The owners donated almost 15,000 SF of land to Brooklyn Bridge Park, which is now manicured walkways and green lawns. The Stavrach’s originally planned to develop the building as condominiums, but when they saw the iconic design

by ODA they couldn’t part with the property. “We fell in love with it, and we said, there’s no way we’re selling this.” Designer and developer went back to the drawing board with HPC, DOB, LPC and changed the design to commercial leases. Triangle Assets challenged ODA to reimagine the building for commercial tenants that would appeal to larger commercial businesses. ODA dug into the site’s history, drawing a series of skins that evoke sugar crystals, broken geodes and crystalline surface that now serve to reflect the park, and the river sunsets that define its surroundings. The renovations restore the three east, north and south original facades to their historical masonry condition, plus the interior brick vault ceilings and columns.

Noise mitigation against HS2 enabling works at 30 Euston Square 30 Euston Square is a spectacular Grade II* Listed building dating back to 1906. It has an impressive Victorian façade with an original Greek revival style entrance hall and internally is full of ornate architectural details. Upholding the legacy of the health related professionals who have occupied the building since it was constructed; in 2010 it was purchased by the Royal College of General Practitioners (RCGP). Selectaglaze has a long standing association with RCGP and has carried out a number of installations to different areas of the building over the years. The affiliation began in 2010, when the new owners decided it was necessary to commence works to reduce noise ingress on the façade overlooking the Euston Road. To make it more attractive for the users of the space, it was decided to treat them with secondary glazing.

Imperial matches bricks for stunning restoration of Quarry Bank Mill Imperial Bricks has supplied bricks for a new structure within an 18th Century National Trust listed property. Quarry Bank Mill in Styal, Cheshire, was a complete industrial community built around a cotton mill in the Cheshire countryside. In November 2017 the mill was closed to allow refurbishment, including construction of a passenger lift to give access to the whole site for people with mobility issues. It re-opened to visitors in summer 2018.

On a few of the lower floors there are study rooms where GP members can stay when they are on College business. Secondary glazing has been installed to inhibit noise from passing traffic. These rooms required optimum noise reduction to enable complete concentration for students who were near to gaining their medical qualifications. A range of units were installed, including vertical and horizontal sliding units and side hung casements. In 2012/2013, Selectaglaze returned to install secondary glazing to other parts of the building, which were either used for RCGP staff or as tenanted office areas. These were predominantly overlooking Euston Square and a few of the study bedrooms towards the back of the building. With works in the surrounding area due to finish in 2026 – the projected date for the opening of the new terminus, the occupants should feel a positive change; with a agreeable environment where they can sleep better, concentrate and hear themselves think. Founded in 1966 and a Royal Warrant Holder since 2004, Selectaglaze has gained a reputation as a leading secondary glazing specialist, creating sensitive designs with low visual impact. Contractor HH Smith and Buttress Architects in Manchester were responsible for Quarry Bank Mill’s £9.4 million restoration and renovation. The whole project took close to four years and was funded through the Heritage Lottery Fund and thousands of generous donors. It is one of the biggest projects in the National Trust’s history, an important step in the conservation charity’s continuing commitment to bringing the stories of its properties to life. To keep the authentic look of the mill, it was essential that the new structure blended seamlessly into the old. Imperial Bricks was approached to provide bricks for the new lift shaft to match the existing brickwork around the lift shaft area. Brick matching is a service offered by Imperial – if stock bricks can’t offer a close match, it’s possible to have a custom product created. The brick matching service will compare colour, size, texture and weathering to produce an exact match. Imperial’s expert brick match team visited the site to record the colour and size of the old bricks. Jason Hughes, Managing Director comments: “It’s the kind of project we love! We visited the site to photograph the existing brickwork, then had sample brick boards made up in various shades so the architect could select the best match. After careful matching, 8,000 3” Reclamation Handmade bricks with a bespoke weathered finish were supplied. It’s a rustic red multi brick that’s particularly suited to old Cheshire buildings and has been a very popular choice for matching period properties across the North West. Østjysk Våbenhandel Weapon store, Hedensted, Denmark

The premises of the Østjysk Våbenhandel in Denmark can be clearly seen from a major motorway. For customers, as well as those driving past, the unusual facade of this building catches the eye and is a landmark for the area. RMIG have manufactured and supplied 400 m2 of perforated sheets that make up the facade, and with RMIG ImagePerf, a giant motif of a pheasant in flight decorates the building.

The large open area of the perforated sheets provides good visibility of the outside surroundings for those using the building during the day, and at night the lights in the store’s foyer shine through the perforation, accentuating the stunning image

Advanced’s High Rise Reputation sees it Protect European Landmark Global fire systems leader, Advanced, has been specified on another landmark tall building. Set to stand at 62-storeys high, 22 Bishopsgate in the City of London will, on completion, become the second-tallest building in Western Europe. The 278m office building will offer 1.275 million sq. ft of high specification office space, as well as eight community spaces, covering over 100,000 sq ft, including an innovation hub, curated gallery space, fresh food market, gym and wellbeing retreat. Once completed, Advanced will protect both of Western Europe’s tallest buildings, with 22 Bishopsgate being the latest in a long line of London’s most prestigious and iconic skyscrapers specifying Advanced, including the Shard, the Leadenhall Building, the Heron Tower and the HSBC Tower. At the centre of the active fire protection for 22 Bishopsgate are over 80 networked MxPro 5 panels with graphic display and BMS integration, alongside three special build panels for the building’s Fire Command Centre, that will form part of the intelligent fire detection network. 15 UK manufacturer PermaRock Products Ltd has supplied one of its thermal external wall insulation (EWI) systems for a new retirement village in Nottingham. The £11m development is part of Nottingham City Homes (NCH) and Nottingham City Council’s Building a Better Nottingham programme. Known collectively as Winwood Heights, the site features two existing 15-storey blocks, which have been extensively refurbished, and a new extra care facility built between them. The properties are managed by social housing provider Nottingham City Homes (NCH) and the scheme was delivered by Willmott Dixon. The contractor chosen for the installation of the external wall insulation system was Sustainable Building Services (UK) Ltd. NCH required that the EWI system should incorporate non-combustible insulation and that it must be suitable for use on the new build low-rise Fusion SIPS construction and existing non-traditionally built ‘No-Fines’ high-rise buildings. Designed for projects on which the highest levels of fire safety are required, the specified PermaRock Mineral Fibre EWI system incorporates Rockwool Ltd’s noncombustible (EuroClass A1) stone wool insulation and a high-performance nano-quartz self-cleansing decorative render, PermaRock Silicone Ultra K-Finish. The system is suitable for installation above DPC level on all building types and heights and is tested and assessed to EN 13501-1:2007 + A1:2009 (A2-s1-d0 fire classification) confirming compliance to the latest revisions to the Building Regulations.

The Rockwool stone wool insulation, available in thicknesses from 50 mm to 250 mm, is adhesively bonded and mechanically anchored to the substrate, avoiding the formation of a cavity and reducing the risk of thermal bypass. The reinforced render system is applied directly over the insulation and is additionally anchored through to the substrate to ensure resistance to wind action and stability in the event of fire. A notable aspect of the scheme was the colourful panellised treatment chosen for certain elevations of the two no-fines concrete towers. The coloured panels, achieved using PermaRock through-coloured Silicone Ultra renders, give the high-rise blocks a striking appearance and provide design continuity, with similar colours reflected in the smaller, new-build extra-care facility. This development showcases the design possibilities achievable with PermaRock renders and finishes. Platform lift at the New Horizon Church

New Horizon Church has just found a new home at an existing building in Langley Mill, about 10 miles North West of Nottingham. As a part of the move to the new premises, they contacted Ability Lifts to enquire about a suitable lift to enable access to the first floor.  After first reviewing the architect’s drawings, and then making a site visit, Ability Lifts recommended the Optimum 100 platform lift as the ideal solution. The lift requires a footprint of just 1250mm x 1560mm, whilst providing a fully Part M compliant disabled access sized platform of 1120mm x 1480mm.

As the lift was to become an integral part of the building, the client wanted to maximise the amount of light passing into the area, so the lift was designed with glazed doors and shaft glazing on the ground floor. In lieu of a pit underneath the lift structure, a small aluminium ramp was placed at the foot of the lift to aid wheelchair access. The lift was also provided with an optional fire park system, so when the building alarm system activated, it would automatically return to the ground floor and turn itself off to prevent further use. In addition to this, the client wanted to restrict access to a specific number of users, so a key control system was incorporated into the lift. The Optimum 100 lift is completely self-supporting, so there was no need to form supporting walls or provide any lifting beams or scaffolding. This enabled an extremely efficient and smooth fitting of the lift, taking just two days for a complete installation. P C Henderson’s Industrial Sliding Door Hardware Specified for Unique Boathouse Project in Devon London based architectural practice, Wimshurst Pelleriti, has recently specified P C Henderson’s Straight Sliding 301 industrial door hardware for a unique Boathouse project on the River Yealm in Devon.

The architecture practice was provided with a challenging brief to design a boathouse which could be sensitively built into the steep sided estuary of the river. The new structure would be small in size but used to store a wealth of waterside equipment and water craft, including a 14 foot speedboat. The result was an innovative and sophisticated infrastructure built with galvanized steel and untreated Siberian larch to reflect the woodland setting. To meet the design requirements for optimum storage, using minimal space, a series of sliding doors were installed on the ground level of the boathouse to enable easy access from both the surrounding land and water. P C Henderson’s Straight Sliding 301 was identified as the best system for the project. developer-update.co.uk

Will Wimshurst, Director at Wimshurst Pelleriti commented “Our aim was to not only design a solution which was innovative and aesthetically pleasing but one which could also deliver considerable social benefits to our client. By incorporating seven different sliding door systems throughout the boathouse, we were able to maximise both internal and external space whilst also ensuring easy access to the quayside and slipway”. The project also benefited from a number of other design elements including a hoist so that the heavy yet delicate speedboat could be stored 10ft high in the eaves and easily lowered into the water when required. “The doors on some of the systems were extremely heavy so it was important

that the specified hardware could cater for the additional weight. Due to the surrounding marine environment, it was also important that the material used was highly corrosive resistant without affecting performance”, continued Will. Straight Sliding makes up part of P C Henderson’s industrial range of sliding door hardware. The robust system caters for anything from light commercial

doors right up to heavy industrial doors weighing up to 2000kg. Ian Sproat, Technical Development Manager at P C Henderson commented, “Straight Sliding is able to be specified as individual components for varying weights and environments – making it one of our most versatile systems. The boathouse project is a great example of what can be achieved with this system”.


1930s house transformed by modern, lightfilled kitchen extension Ryan and Rebecca lived in a small flat in the pleasant town of Enfield but seven years ago, when their first daughter was born they decided to buy a bigger place.

Keen to remain in the same sought-after area of Greater London they came across a 1930s three-bed terraced house that had great potential to renovate and extend. The couple made do with their small L-shaped kitchen, which led to an outdoor toilet and old coal store, for around five years before they decided to take on their biggest renovation project to date. By this time, their daughter Isabel was 5 years old (now 7) and Rebecca, 42, was pregnant with her second child Imogen, who is now 2 years old. Ryan, 43, who is an electrician by trade, said: “We realised that we could get so much more for our money if we took on a property that needed a lot of work and could be extended. When we came across our current home, we could see that a number of houses on the same street had an extension, which was very appealing to us. It took about five years before we seriously started looking into it, by this time my wife was pregnant with our second daughter and we really needed the extra space.”

Doors & Windows 47 They worked with a local architect who drew up plans for a single-storey extension to create a large, open-plan kitchen and living room with three VELUX roof windows to provide as much daylight and ventilation throughout the day as possible. To access the garden easily, they also added bi-fold doors - a hugely important feature for the couple who enjoy spending time outside with their two young children. Local builders carried out the renovation work, which took a couple of months, with Ryan doing the electrics. They installed three VELUX INTEGRA® white-painted roof windows with rain sensors and remote controls providing easy opening and closing of the roof windows and the blinds. They chose a polyurethane finish that’s recommended for rooms prone to humidity like kitchens as the roof windows have no visible joints, ensuring an easy to clean and moisture resistant finish. Ryan said: “The extension has really transformed how we all spend time together. We love taking turns to cook while the other person relaxes and watches TV or plays with the girls and helps them with their homework at the big kitchen table. The roof windows add so much daylight and air flow throughout the day. The rain sensors are great as we don’t need to worry about closing them on a hot, sunny day when we leave the house. Living in the UK, the weather can change in an instant so it’s great to have the reassurance that they will close automatically if the rain comes on when we’re out. We also chose dark grey blinds to tie in with the interiors of the kitchen, which is gloss grey and white.” The couple are already planning a loft conversion next year to add another bedroom and en-suite.
