Northcare Chosen For London Development

Northcare has been chosen as the preferred bidder by Multiplex for the £400 million design and build contract to redevelop a previous New Scotland Yard location in Westminster, London. The scheme secured its planning consent in 2016 and it will see the 1.72 acre mixed-use development feature six towers rising from 14 to 20 storeys, offering 268 apartments and 142,000 ft2 of commercial and retail space. Moreover, the Broadway development project will have a new thoroughfare connecting Victoria Street to St James’s Park tube station. The towers will provide views of The Houses of Parliament, Westminster Abbey, Big Ben, Buckingham Palace, the London Eye, St James’s Park, Horse Guards Parade and Green Park. “We are delighted to announce the selection of Multiplex as our preferred main contractor to deliver this landmark development in central London,” said Northcare development director for Broadway, David Harman. “This is a major milestone for the project and demonstrates our developer-update.co.uk

commitment to delivering a world-class, vibrant destination located in one of the capital’s most exciting areas.” The development was designed by Squire + Partners, while Robert Bird Group were chosen as the structural engineer and Keltbray was chosen to deliver enabling works and piling package for the site. “We look forward to working alongside Multiplex to realise our vision and see them forge ahead with construction. To date, all milestones have been delivered ahead of programme, from securing planning consent in 2016, completing demolition of the existing 1960’s 22-storey building in 2017 and more recently finishing the piling phase in June 2018,” David Harman added. Work on the project will begin by next January and is expected to be completed in December 2021. Northcare (Scotland) Ltd is a family run business, which has been established for over 25 years and owns care homes in the South Lanarkshire, Glasgow City and East Renfrewshire areas, expanding into Edinburgh with a state of the art care home opening in spring 2018.

Bristol Arena builder confirms project will be on budget Contractor Buckingham Group has reassured Bristol City Council that its stalled arena project will be built on budget. The council is reviewing its options after a report by accountant KPMG warned that the 12,000 seat Bristol Arena project was likely to cost £156m rather than the budgeted £123m. It has also been suggested that the arena, which is earmarked for a site near the Temple Meads station, could be delivered more cheaply on a site in Filton, which would be funded by its Malaysian owners YTL Developments. YTL said it could build world class arena for £80m if the council decided to abandon plans for a 12,000 seat venue at Temple Quay. This option would need new transport links to be built estimated at £50m. Buckingham Group director Oran McCloskey dismissed the KPMG report and said: “We have set a target cost that we will come under, or we will lose money. “This is the exact type of project for us, so we would set a target cost where we would exceed it and lose money. “We are very confident that we understand how to build this project and we understand all the significant risks.” The contractor sealed a preconstruction services deal for the job in April 2017, but saw the scheme put on hold seven months later because of fears that costs could spiral. The council is expected to make a final decision about the fate of the arena in early July. Contractor Bouygues was originally selected to deliver the arena, then costed at around £90m, but walked away from the project in January 2017 after failing to agree a final contract price with the council.

Builders and roofers considered least trustworthy tradespeople Roofers and builders are considered the least trustworthy tradespeople while electricians are the most likely to inspire confidence, according to new research from Which? Trusted Traders. The survey has revealed that four in 10 (38%) householders do not trust builders and roofers when employing them for the first time, making these trades the least trusted for domestic building work and repairs. In stark contrast, eight in 10 (80%) of those surveyed said they trusted the electrician they called in to make repairs and improvements in their home. Central heating engineers were also widely trusted, with three quarters (75%) feeling confident that they would do a good job. The survey also asked people about their biggest worries when hiring a tradesperson, revealing that the largest concern was that they would not turn up at the agreed time, which was cited by six in 10 (62%). Poor workmanship and being taken for a ride were other top concerns, with over half (55%) worrying that a trader would do a bad job and a similar number (46%) anxious that they would be ripped off. developer-update.co.uk

Gary Neville £200m Manchester tower gets the final nod Gary Neville and Ryan Giggs’ £200m St Michael’s skyscraper scheme in Manchester has got the full green light. The consortium of investors supporting the footballers-turned-developers has been told the scheme will not be called in by the Secretary of State upholding earlier city council full planning approval. Located in Deansgate, the St Michael’s scheme will consist of a landmark tower and stepped extended podium building designed by architect Hodder and Partners. This replaces architect Make’s previous twin tower plan, which was dropped in the face of complaints that it would destroy historic buildings at the site. As a result the Sir Ralph Abercromby pub and the frontage of the Bootle Street Police Station will now be preserved within the scheme. Including a large podium building the tower will rise to 39 storeys and contain a five star, 200-bed hotel with nearly 190 luxury flats above. There will also be 148,000 sq ft of offices in a 9-storey stepped building forming part of the podium to the east of the main tower. This will include rooftop bars with stunning outdoor rooftop terrace. Chinese construction group BCEGI is an active equity and construction partner in St Michael’s, owing a 21% stake. At present there is no time table for enabling works and construction, which will employ nearly 300 throughout the build. Neville said: “We are delighted that the Secretary of State has decided to not call in our revised plans for St Michael’s and that the vision for this landmark mixed-use scheme will be realised. “It’s been more than a decade since the idea to regenerate a strategic city centre location was first considered – and our whole team is very pleased that we can focus on delivering this project for Manchester, bringing new high-quality development that will enhance the city’s position both nationally and internationally.” developer-update.co.uk

Plans Revealed For Lubbesthorpe School GSS Architecture and Couch Perry Wilkes have revealed plans for a brand new primary school. New Lubbesthorpe Primary School will be located within the new community of Lubbesthorpe, near Blaby, Leicestershire. The 420-place primary school is the first of three schools – a mix of two primary and one secondary school – to be unveiled to meet the needs of the 4,250 home development. The building design, developed by GSS Architecture, is based on a green philosophy that encourages green spaces. The outside is brought in with a focus on natural light and playful colours inside the building. “There were many different factors to consider when designing New Lubbesthorpe Primary School especially as the school will inform the style of the future community buildings on

the development,” said Tom Jagger, associate at GSS Architecture. “The masterplan is also centred, aside from creating a green, eco-friendly site, on forming an open square for the village that will be a central spot that responds to the surrounding site and offers a sense of community in the budding development.” The school consists of single storey accommodation, which will include 14 classrooms, a learning

resources centre, hall, kitchen, staff room, a studio and specialised room and the reception along with plenty of circulating space. CPW, a national M&E engineering consultancy with extensive experience in the education sector, was brought on board by the architecture firm to support with the mechanical and electrical assessment on the project. “We want to achieve a BREEAM rating of good so

there is good daylighting throughout the school and the electrical lighting has been thoughtfully designed with the use of low energy LED luminaires throughout. “Similarly, the mechanical services solution reliably provides a suitable environment while minimising energy consumption – this is in keeping with the green philosophy of the project,” commented Matt Wrate, director and head of the CPW Leicester office.

Aggregate Industries Chosen For Flooring Challenge Lytag from Aggregate, which is a highly innovative lightweight concrete that can effectively reduce the dead load of approximately 25% over normal weight control, while offering the same level of structural performance.

A new upmarket commercial build in Edinburgh city centre benefited from Aggregate Industries’ innovative Lytag, when it came to helping to lighten its load. Located in the heart of the city’s Exchange District, the £24 million 2 Semple Street development has been designed to help alleviate the Scottish Capital’s chronic shortage of Grade A office accommodation.

The newly-opened building boasts 45,000 sq ft of cutting-edge office and retail space, over five storeys. In terms of the flooring specification the challenge for awarded concrete and screed specialists, Advance Flooring Solutions was to procure a concrete solution which would enable minimal size slabs and help reduce the overall dead load of the building. The specialist then chose

“Lytag is a fantastic product which was well-matched to this high calibre project for the Scottish capital. Supported with a meticulous delivery plan, the concrete supply was first-class from Aggregate Industries – we’d like to pass on our thanks to all involved,” said Stephen McKenna, Commercial Manager at Advance Flooring Solutions. In total, 744 m3 of Lytag was supplied for the completion of the five floors over the course of eight

months. This was supported with a robust delivery framework ensuring that all batches arrived on time and to the exact specification – thus negating the risk of cold joints. In production for more than 50 years, Lytag secondary aggregate is made using innovative technology which transforms fly ash into small pellets which are then heated to 1,100°C. The pellets formed are rounded in shape and range in size from 14 mm down to fines and can be used as a superior, consistent, lightweight aggregate. Aggregate Industries is a leading company in the construction and infrastructure industries. developer-update.co.uk

Wrightstyle introduces leaf and half leaf fire resistant door system One of Europe’s leading advanced glazing system suppliers has introduced an innovative leaf and half leaf fire resistant door system.

The new system complements Wrightstyle’s existing unlatched door range, which was the first unlatched advanced glazed system on the UK and international markets. The doors, which have leafs of different sizes, provide integrity and insulation, for either 30 or 60 minutes (EI-30 and EI-60). There can be several reasons for having a double leaf door with different leaf sizes – for example, where the opening is restricted in width, or for other ascetic, design or space restriction reasons. The system therefore allows for easy pedestrian traffic using one operating leaf, with the other leaf coming into operation if bulkier equipment is being moved through the doorway. One leaf (the master) is the access door that is used for pedestrian traffic, into and out of the building or offices and can either be latched or unlatched. The other smaller leaf (the slave) is a fixed door held closed by flush bolts at the top and bottom, but which can be opened to make a wider opening for furniture and equipment to pass through. Wiltshire-based Wrightstyle used 23mm Pyrostop glass for the EI-60 test, in a very large master leaf of 1472mm wide x 2450mm high, to cover for all configurations.

“We have first-hand experience of unlatched doors with untested or incompatible fire-resistant glass are being accepted as fire doors within the regulatory definitions despite the fact that they are clearly not within the permissible limitations of their supplied test certification,” said Denis Wright, Wrightstyle’s chairman.

This latest door system follows the introduction of a series of thermally broken fire doors earlier this year, and which are fully compatible with Wrightstyle’s SR60 curtain walling system, to provide 90 minutes of integrity and insulation (EI90).

“Our new door system means that we now offer a complete range of fire doors, for internal and external use, and which are fully tested and compliant,” he said.

Together, they add further options to Wrightstyle’s already extensive range of fire and smoke resistant doors, which include unlatched doors in double or single leaf format – a breakthrough fully-glazed fire door system.

Jane Embury, Wrightstyle +44 (0) 1380 722 239 jane.embury@wrightstyle.co.uk

All Wrightstyle’s unlatched doors are therefore now available in single or double leaf format, or leaf and half leaf, and fully glazed using non-selective door leaf push/pull technology, offering a wide range of surface finishes including stainless steel. Wrightstyle was the first company to develop a glazed unlatched door system, and has since raised concerns with government about the inadequate enforcement of fire specifications contained within the Approved Document B and the usage requirements of certification data. developer-update.co.uk

Building Case Study Workplace Canteen, Ireland

In any workplace canteen, colleagues should be able to enjoy their food and the company they’re in. Speaking and listening comfort is essential for this. Project: Workplace Canteen, Ireland Architect: Client-driven Ceiling Contractor: Richard McEvoy, Richard McEvoy Contracting Ltd Products: Focus™ B 150m2 Article: JJ Creative Ltd developer-update.co.uk

However, in a canteen, many conversations are usually going on at the same time and there is the additional and constant noise from tableware and cutlery, and the movement of people. Without effective sound absorption, sound bounces off hard surfaces, creating echoes that spread in all directions. The result is usually increased sound levels and a stressful and uncomfortable environment. Not the ideal place for staff to take lunch and tea breaks. Ecophon’s Area Manager for Ireland, Siobhan McGuinness, explained how installing Ecophon Focus B tiles helped resolve poor acoustic conditions in a workplace canteen. The space had a low plasterboard ceiling with inset flush linear lighting running in all directions. The client had reported how it was difficult for people to converse during busy events, as well as during day-to-day use of the space. ‘Finding a solution was a challenge due to the low ceiling height. It wasn’t possible to install a suspended ceiling and an acoustic hanging option, such as a Solo panel or a Solo baffle, was also out of the question as both would alter and impede the view of the lighting. ‘The canteen had considerable acoustic issues which had to be resolved. However, the client’s brief was to identify a suitable acoustic solution without interrupting the existing lighting and the view of the lighting. In this case, Ecophon Focus B tiles provided an elegant solution. The product is glued directly to the soffit with no grid system involved, taking up a minimum depth and creating a smooth appearance.’

Section Name 13 Siobhan described some further Focus B benefits: ‘The Focus B is a versatile tile and ideal when a client is facing challenging acoustics exacerbated by a low ceiling. It provides Class A sound absorption which is key in acoustically demanding situations. The bevelled edge creates a narrow groove between each tile and at 20mm in thickness, it is again perfect for that low ceiling as it won’t ‘eat’ into the space. In cases where the ceiling will be floating, a wood trim finish is available which means the edge isn’t left exposed.’ Users of the canteen have noticed an improvement in noise levels which is making conversation much easier in the space during day-today use. The client is also pleased with how the product has been moulded around the existing bespoke lighting design, with little impact on aesthetics and down-lighting. While the space has not yet been used for a busy event, it is now a more comfortable as a canteen. Richard added, ‘We’ve ended up making a feature of the lights that really works. The canteen is working well both acoustically and aesthetically. ‘I found the Ecophon team very helpful and we had internet access to some useful installation guidance.’ For more information, please contact Siobhan McGuiness Tel: +353 (0) 87 9189149

Contractor, Richard McEvoy added, ‘The canteen has a linoleum floor and there were no other soft surfaces to absorb sound. When it got loud, it got very, very loud. ‘The job would have been easier if we could have taken down the lights, but that wasn’t an option. ‘As I’d used Ecophon Solo panels previously and they had worked very successfully, I looked to Ecophon for a solution. We didn’t have much ceiling height, and we had to accommodate the existing lighting. Focus B worked well for this. We were able to stick the tiles onto the ceiling, which meant we could preserve floor to ceiling space. The canteen remained in continuous use throughout, so we had to carry out the works outside of normal working hours. The nature of the Focus B product allowed us to do this.’ developer-update.co.uk

Circle Square Offices artist’s impression

Bruntwood appoints Sheila Bird Group to ‘bring the noise’ to Circle Square Interiors experts, the Sheila Bird Group, has been appointed by Bruntwood to inject its renowned brand of creativity into the commercial buildings at Circle Square, Manchester’s newest city centre neighbourhood. developer-update.co.uk

Atul Bansal, co-founder of Sheila Bird Group and the man responsible for creating “the world’s coolest office” for fashion brand Missguided, will work with Bruntwood over the next two years to shape the look and feel of the commercial buildings at Circle Square.

13 needs – places which keep evolving and growing and not standing still stuck in a trend time warp. I am passionate about helping to shape communities by encouraging people to talk to each other – this will create the noise and the conversations that are needed for great thoughts and ideas to be shared.

Atul has already brought his highly recognisable brand of office design to a number of leading digital and creative businesses in the North West, including a number of existing Bruntwood customers such as social media marketing agency Social Chain – whose office ball pool and treehouse meeting room were recently featured in ITV drama Cold Feet – and data and artificial intelligence company Peak at Neo.

“Our thinking does not start in the building – it’s not on the ground floor either, but what’s outside it and all around it. We already have a wonderful large green space at the centre of Circle Square and this space needs to belong to the people who use it, when you get these spaces right you encourage wonderful things like Hatch to happen. It’s loud, exciting and fresh - a place where people want to hang out and that’s what we’re looking forward to expand on.”

Atul was also instrumental in the design of the spaces at the Bright Building at Manchester Science Park and will work closely with Bruntwood from developing the design concept for the commercial buildings right the way through to delivery.

Founded 30 years ago, Manchester based Sheila Bird Group works with a range of clients including multinational virtual reality and augmented reality software developer EON Reality and global fast fashion brand Missguided.

Bradley Topps of Bruntwood said: “Atul and the Sheila Bird team deliver extraordinary and engaging spaces which are all about community - they design in a way that celebrates what is unique about people and place and when you do this, you create something that adds to the fabric of the City, which is something Bruntwood is so passionate about.

Circle Square is being scaled at pace and will be delivered over three phases with over two thirds of the scheme completed by 2020, including 400,000 sq. ft of commercial office space which is already under construction, 1,700 new homes and 100,000 sq ft of ground floor retail and leisure space for shops, studios, bars and restaurants. This speed of delivery and co-ordinated completion will ensure an amazing day-one experience for everyone joining the neighbourhood in 2020. It reflects the high standards Bruntwood, its joint venture partner Select Property Group and the retained agents Knight Frank, JLL and Savills share in delivering the vision. Two hotels will bring a fresh daily mix of visitors to the neighbourhood, adding to the bustle of the 2,500 people that will be living at Circle Square. With one of the largest green spaces in the city centre, Circle Square will be an urban oasis at the top of the Oxford Road Corridor. Bright Building workspace

“There is already such a huge buzz, from some amazing companies who want to bring their teams to Circle Square, so we have a real responsibility to deliver on our vision that love, by creating a place that will help the companies that move here scale, attract talent, raise investment and importantly connect and innovate. Atul added: “Circle Square is a considerable project with a huge responsibility; it will soon be a totally new district for the city. But like all new neighbourhoods it needs noise, conservation and excitement to bring it to life which is what I’m looking forward to doing when working with Bruntwood.

Space created by Atul for Peak at Bruntwood’s Neo building

“I love creating spaces that encourage people to talk, have fun and love what they do - which is what we plan to bring to the commercial proposition at Circle Square. Remember, each place is unique – there is no one size fits all approach to what we do, which is why it is so important to be working with the Bruntwood team right the way through the process. “I want Circle Square to celebrate what Manchester is all about, it’s what our great city developer-update.co.uk

Perforated metal in modern architecture The creative use of perforated metal in urban design shapes the framework of our surroundings. Perforated metal offers a whole new level of freedom for designers and architects who want to influence the cityscape of tomorrow and breathe new life into urban areas. Versatility and functionality Perforated metal offers a unique versatility and functionality when it comes to design, material and use. A good example is the use of perforated metal as decorative facade cladding, where it also serves as an efficient sun screen that does not require power or manual adjustment to work. Using perforated metal as a decorative part of buildings, interiors and facades creates countless possibilities. To assist professionals within the building sector to obtain the best possible results, RMIG

has established a complete process that gives the needed support. RMIG’s perforation experts are there to offer advice and guidance for the whole journey – from the conception of the idea to the choice of materials, patterns and finishing treatments to the final product manufacture.

MSCP Time Square, Bridge Street Multi-storey car park, Warrington, Cheshire As part of the redevelopment of Bridge Street in Warrington, Cheshire, a multi-storey car park has been constructed, providing the town with more than 1,000 much-needed parking spaces. This massive eight-storey car park has a remarkable facade made from an astonishing 3,500 m2 of perforated sheets manufactured and supplied by RMIG, with RMIG ImagePerf technology being used to create the vivid perforated patterns.

RMIG case studies Among the many projects where perforation has been used in urban design the following two multi-storey car parks are recent examples of the functionality and versatility of perforated metal.

MSCP Victoria Street Multi-storey car park, Liverpool When designing the facade of the MSCP in Victoria Street, Liverpool, the architects wanted to pay tribute to the city’s fishing industry and decided on a modern interpretation of the fishnet pattern. Thanks to RMIG ImagePerf technology, it was possible to reproduce the design on to the 243 perforated sheets that made up the facade, covering an area of 800 m2. In addition to the perforated facade cladding, RMIG also supplied expanded metal for the ground level of the MSCP. Both the perforated sheets and expanded metal provide the necessary ventilation and light for a facility of this kind.

ALL CHANGE AT NATIONAL TRUST One of The National Trust’s most popular places is about to become even more popular- it now has space to change. The team at Dunham Massey in Greater Manchester has thought ‘outside the box’ to enable creation of an accessible toilet with changing bench and hoist. It’s the result of strategic partnering with The David Brooke Charity, Stockdales, Disability Stockport and Closomat. Dunham Massey receives more than 350,000 visitors a year, making it one of The National Trust’s top 10 most popular properties. The new facility opens the estate’s doors to the huge number of people who need extra support in their toileting needs(*). The toilet, located at the property’s Visitor Centre adjacent to the car park, compliments Dunham’s conventional ambulant and wheelchair-accessible toilets, in the Visitor Centre, Stable block and Stables restaurant. It features a Closomat Palma Vita wash & dry (shower) toilet, ceiling track hoist and full-sized changing bench, all supplied by Manchester-based Closomat. The bench means young children and adults who have mobility and/or continence issues have an appropriate place to be changed. The hoist makes the transfer of a wheelchair user to bench or toilet safer for them and their carer. The Closomat, with its integrated douching and drying, means the user or their carer doesn’t have to manually wipe clean after using the WC, improving hygiene and dignity for all who use it. “The new room will be so appreciated by visitors who need to use it,” says Helen Matthew, Dunham Massey Visitor & Commercial Operations Manager. “Such facilities are something we have developer-update.co.uk

wanted to provide for a while, and have only been made possible by the support of our stakeholders who have worked with us throughout the project.” Heather Smith, National Trust Equality Specialist, says ‘I am extremely pleased to see this Space to Change in place at Dunham Massey. As an organisation, we are aware of the importance of Changing Places and Space to Change facilities. We have made some progress in providing these facilities, for example at Shugborough Estate and at Attingham Park, and I am looking forward to seeing this number grow in line with our accessibility work as we endeavour to be ‘for ever, for everyone’. The David Brooke Charity has a long association with Stockdales, a local charity supporting children and adults with learning disabilities. Stockdales told their contacts at the David

19

Brooke Charity that visits to Dunham Massey had to be relatively short as the disabled facilities were not adequate for the complex needs of their residents. Matthew Brooke, Trustee of the David Brooke Charity, was aware that disabled facilities at venues were often not suitable for disabled people, and contacted both Stockdales and the National Trust at Dunham Massey to initiate the project. ‘We were delighted to be involved with this amazing and invaluable project’, says Natalie James of local charity Stockdales. ‘The new facilities mean people with disabilities can now visit beautiful Dunham Massey knowing the all-important changing facilities are at hand. Special thanks to the David Brooke Charity, The National Trust and Closomat for making this much needed difference.’

Closomat is Britain’s leading provider of helpful toileting solutions, at home and away, including Changing Places and their similar Space to Change facilities. Uniquely, the company can provide an in-house, ‘one- stop-shop’ complete package for ‘away from home’ assisted accessible toilet facilities, from design and commissioning, through to project management, supply and installation, and can also provide subsequent maintenance and repair. Its website www.clos-o-mat.com is the most comprehensive resource available about Changing Places for campaigners, providers and specifiers alike, with a raft of support information including white papers, calling cards, CAD blocks, NBS specifications, video and case studies.

* Potential users of a wheelchair-accessible toilet with space, bench and hoist include: • 1.5m wheelchair users • 30,000 people with cerebral palsy • 6.5 million people who have either bladder or • 13,000 people with acquired brain injuries bowel incontinence • 8,500 people with multiple sclerosis • 1.5million people with a learning disability • 5000 people with motor neurone disease • 1.2million people living with stroke • 8,000 people with spina bifida • 62,000 amputees • 120,000 people with a stoma

If you still think of blinds just as blinds, chances are that you are somewhat left behind with your CPD’s. Should have tried harder ! The World has moved on; over the years when we thought of sunblinds it was simply a matter of fitting any old venetian or cloth in the window and we didn’t think any more of it, other than complaining it was still too bright, too dark or too hot in the rooms. This problem has become bigger over the years. Think about it ; floor to ceiling glass and lots of it. We let in natural daylight so we don’t have to switch on the lights, which of course is very ‘green’. We then conveniently forget we need to start cooling all that hot air and switch on the air conditioning, thereby consuming many more KiloWatts than a bit of lighting would have used. So, ‘blinds’ are out and ‘Solar Shading’ is in! The old wisdom that said internally fitted blinds was no good as the heat is already in has gone out of the windows with the advance of Solar Shading fabrics that can now achieve g-values ( Total energy penetration degrees) of less than 20%, and developer-update.co.uk

that is almost, within a few % , on a par with external shading but without the maintenance issues. Solar shading has become highly technical and there really is no ‘off the shelf’ solution or a ‘one fits all’ scenario. We can go from light transmissions of 50% down to Black-out materials, albeit the most used ones these days are the 1,3,5

and 10% open fabrics, depending on whether we deal with private dwellings or office buildings. Solar Shading; there is a lot more to it than meets the eye and we will happily come to see you to explain and make your building an environmental success. Contact us at info@deleeuw-ltd.co.uk

ANC launches acoustics guides for housebuilders and developers

The Association of Noise Consultants (ANC) has produced a guide to acoustics for housebuilding professionals. Developed to give an overview of the most common acoustic requirements and considerations that affect new residential developments, the guide is available for free download. The guide sets out the value of good acoustics to housebuilders and developers, including helping people feel happier with their homes, making the property more desirable – and potentially more valuable. It includes details about planning requirements and Building Regulations Approved Document E, as well as acoustics in BREEAM and sustainability – and the impact of noise, ventilation and overheating in light of the changing climate patterns and the drive towards more energy efficient homes. Reference is also made to ProPG guidance, which has been produced by the Institute of Acoustics, the Chartered Institute of Environmental Health and the ANC to provide an industry recommended approach for new residential developments. David Garritt, a member of the ANC who helped to produce the guide, said: “Good acoustics can do much to improve and enhance society overall, creating a comfortable environment which aids enjoyment and supports wellbeing. “Excessive, unwanted noise on the other hand can have a profoundly negative effect. “It can ultimately impact on people and communities and has been cited as contributing to a range of issues including stress, depression and increased the risk of heart disease. “According to the World Health Organisation, exposure to noise presents the second largest health risk to the population of Western Europe, second only to poor air quality.

“Therefore, noise is a serious issue, but housebuilders and developers can play a key role in its management and we hope this new guide goes some way to helping achieve that.” ANC members’ expertise includes concept design and planning, residential internal noise levels, sound insulation within residential developments and reverberation control. Mr Garritt added: “Good acoustic design and advice can help to find the most cost-effective solution that meets the acoustic requirements for a site. “If improvements are needed to the acoustic design of a development, they are generally easier to incorporate early in project rather than later, so it is important that housebuilders and developers are aware of the key issues.” developer-update.co.uk

Containing the triangle of combustion A year ago, on 14th June, seventy two people lost their lives in the Grenfell Tower fire, which will likely go down in fire safety history as a catastrophe that should never have happened. While it’s too early to finally point accusing fingers, with the public inquiry only just beginning, it’s perhaps worth remembering some well-known basics on what fire is, and therefore how it should be dealt with. Simply, fire involves a fundamental relationship between fuel, oxygen and heat – the so-called fire triangle on which all fires, intentional or otherwise, depend. Get those three elements together and the fire triangle is joined by a fourth element – the chemical chain reaction that is actually the fire. In technical jargon, the triangle of combustion then becomes a tetrahedron. Fuel and oxygen It’s a geometry that can either be friend or foe, as fuel and oxygen molecules gain energy and become active. This molecular energy is then transferred to other fuel and oxygen molecules to create and sustain the chain reaction.

into steam, thereby robbing the fire of the heat used. That’s what a building’s sprinkler system is there to do. Without energy in the form of heat, the fire cannot heat unburned fuel to ignition temperature and the fire will eventually go out. In addition, water acts to smother the flames and suffocate the fire. But what is also needed is containment – to prevent the fire spreading from its original location. Those protective barriers, often external curtain walling or internal glass screens, must also provide protected escape routes for the building’s occupants. Fire resistant glass That’s where fire resistant glass and glazing systems are so important, because modern steel systems are so technically advanced that they have overcome the limitations inherent in the glass itself.

In an uncontrolled fire in a building, how it spreads depends on a whole range of factors – from the type of fuel (everything from ceiling tiles to furniture) to building construction and ventilation.

The biggest limitation is that glass softens over a range of 500˚c to 1500˚c. To put that in perspective, a candle flame burns at between 800˚c and 1200˚c. In a typical flashover fire inside a building, temperatures can reach between 1000˚c and 1400˚c.

Taming fire generally involves the removal of heat, in most cases using water to soak up heat generated by the fire. This turns the water

These temperatures can disrupt the integrity of conventional panes of glass, which are liable to crack and break because of thermal shock

developer-update.co.uk

and temperature differentials across the exposed face. This will compromise the compartmentation of the building’s interior allowing fire to spread from room to room. That can, incidentally, be a problem that a sprinkler system actually causes. There have been several notable cases where cold water from a sprinkler system has come into contact with heated non-fire rated glass – causing the glass to break and allowing more oxygen to the seat of the fire. As a fire escalates, the amount of heat produced can grow quickly, spreading like a predator from one fuel source to another – devouring materials that, in turn, produce gases that are both highly toxic and flammable. Thermal expansion To make things worse, due to thermal expansion, these flammable gases are usually under pressure and able to pass through relatively small holes and gaps in ducts and walls, spreading the fire to other parts of the building. Heat will also be transmitted through internal walls by conduction. As the fire worsens, and when unburned flammable gases reach auto ignition temperature, or are provided with an additional source of oxygen – for example, from a fractured window – an explosive effect called ‘flashover’ takes place.

Doors, Windows & Architectural Hardware 33

Flashover is the most feared phenomenon of any fire fighter and signals several major changes in the fire and the response to it. First, it brings to an end all attempts at search and rescue in the area of the flashover. Simply, there won’t be anybody alive to rescue. Second, it signals that the fire has reached the end of its growth stage and that it is now fully developed as an inferno. That then signals a change in fire-fighting response because it marks the start of a worse danger – the risk of structural collapse. Containment The main lesson for building designers is not simply to build in passive and active fire systems, but to look at the whole building’s capacity to withstand a fire. For the glazed components, that should mean analysing the level of containment the glass will provide and its compatibility with its framing systems. In many instances, untested combinations of glass and frame are still being specified separately – despite the fact that, in a fire situation, the glass will only be as good as its framing system, and vice versa. Insisting on tested, and therefore proven, compatibility, and specifying it as a requirement of the tendering process, should be a matter of course. When a fire starts, it’s imperative to extinguish it as quickly as possible. However, and just as important, it’s vital that the fire is contained within one discrete area, minimising the risk to life and damage to property. That’s what advanced glazing systems are there to do. Sadly, at Grenfell Tower, there was no sprinkler system and the fire wasn’t contained. But maybe, just maybe, new fire and building regulations will make sure that nothing similar ever happens again.

MITTON SHINES A LIGHT ON ENERGY EFFICIENCY FOR B&Q

Mechanical & Electrical services specialists Mitton Group have been commissioned to carry out lighting upgrade projects for B&Q stores in Glasgow and East Kilbride.

The stores in question currently operate with suspended overhead lighting systems featuring T5 fluorescent lamps. B&Q has made the decision to upgrade these using energy efficient LED lighting technology, which offers a number of important and very attractive benefits compared to more traditional lighting technologies. Overhead lighting can be difficult and expensive to maintain. The decision to move to LED lighting technology is expected to provide a much improved light quality for both customers and staff, as well as reducing overall costs through reduced running costs, maintenance requirements and longer unit life. This LED technology can offer an average energy saving of up to 50% when installed. The stores have an average of 700 light fittings. The Mitton team will complete the projects over developer-update.co.uk

an agreed period of time, using quick turnaround techniques to minimise disruption, with work carried out both during and out of hours dependent upon access requirements. As part of the project, the team will also be redesigning the control systems to ensure that lighting levels are reduced during daylight hours, optimising energy efficiency, as well as upgrading existing emergency lighting systems in line with current health and safety regulations. “The new LED lighting technology is expected to provide enhanced levels of energy efficiency combined with extended life. Combined with reduced labour costs associated with replacing lamps in commercial environments, this work will result in smarter, lower maintenance lighting systems,” stated Gavin Lewis for Mitton Group. Durable LEDs offer higher levels of breakage resistance and are largely immune to vibrations and other impacts. They also provide ‘instant 100% illuminance’ with no IR or UV emissions, resulting in more sustainable solutions. B&Q is expected to roll out the lighting upgrade project at other locations across the UK.

ISM reports successful event for relaunch into Scotland Intergrated Security Management (ISM), a leader in the design, development and manufacture of door entry and intercoms, has hailed the success of Security 2018 Scotland, in particular the positive reaction to its innovative Compact Series. ISM also showcased its recently-launched IP Connect range of IP door entry products and popular Genesys Integrated Security Management System (ISMS) at the event in Glasgow. Geoff Pye, Managing Director (Joint) at ISM, says the event was a useful springboard to focus again on the Scottish market: “Security 2018 Scotland has given us a great platform to engage with potential customers and showcase our portfolio of high-quality and reliable systems. “The Compact door entry system was particularly well received, and it was also very encouraging to have some initial conversations about our new IP Connect range.” Compact is a robust, vandal resistant telephone entry system for low-rise residential buildings owned or managed by authorities that need a cost-effective system, that is easy to use, install and maintain. Security 2018 Scotland was hosted at the Hilton hotel in Glasgow and featured a lineup of top industry speakers including Gordon MacKenzie, Head of Security Services at University of Strathclyde, and Dr David BaMaung, Director at Camor Training. www.ism-uk.com developer-update.co.uk

SUCCESSFUL TRIAL OF INTRATONE ACCESS CONTROL LEADS TO PORTFOLIO ROLL OUT A trial of Intratone access control systems at Network Homes’ sites across London has been so successful that it resulted in zero faults over two years. Network Homes is an award-winning housing association with 20,000 homes across London, Hertfordshire and the South East. Proximity readers and fobs were installed by Delta Security in 319 apartments across 19 blocks in 2015; High Frequency (HF) receivers for car park access have also been trialled. Paul Grady, Electrical Contract Manager and Neville Tucker, M&E Project Manager have managed the project to date. One of the principal objectives for installing the new system was to simplify key management, especially when granting access to contractors: “Previously, staff had to escort all contractors on site which was very inconvenient. Now this can be managed remotely. The cloud-based fob-reader system has significantly enhanced control over who has access, for how long and to which properties. Changes made to key fobs are immediate and can be made from anywhere,” Paul says. The new system also benefits the residents. If a user loses their fob, the operator is able to immediately establish its identity and disable it for future use. A new fob is subsequently activated and then despatched. Every time a fob is used the data is sent back to the remote operating platform, giving operators an overview of that particular gate or secured door’s activity. Any unusual activity is therefore easily identified and monitored. “The Intratone system gives us complete control and visibility. It also means we don’t have to approach a third party whenever a resident has lost a fob, or someone moves out. We have been so impressed with the potential time and therefore cost savings that we have started a gradual roll out across our sites,” Neville adds. Daniel Bacon, UK Sales Manager at Intratone says the cloud-based fob reader system is ideal for multi-tenanted, managed properties: “The system provides best-in-class security, alongside flexibility and ease of use. We are extremely pleased that the installation is serving as a good example of how access control can make life easier for managers and residents alike.” Network Homes is intending to use Intratone equipment on its new developments and as replacements for planned upgrade works to some of its 20,000 homes across London, Hertfordshire and the South East. Intratone is one of Europe’s largest access controls specialists and manufactures a range of cost-effective door-entry and access control solutions designed around the customer need. Its systems are installed across a range of Housing Association, Social Housing and Private Properties throughout the UK and Europe. www.intratone.com developer-update.co.uk

48 Coatings, Sealants & Paints The Peelaway paint removal system is designed for the complete removal of accumulated layers of paint with up to 32 coats of paint removed in one application. Use will not damage profiles or other surfaces where multi-layers of paint are removed. Peelaway is available in two different formulations; Peelaway 1 and Peelaway 7. Both are Methylene Chloride free (Dichloromethane). The Peelaway poultice paint removal system was first developed in 1981 to deal effectively with the problems associated with the removal of multiple layers of old lead-based paint, where burning, scraping or sanding would allow lead particles to escape into the environment with the associated health risks caused by such practices. The stripping compound is formulated to turn the lead into lead hydroxide within the paste, so that it can be safely disposed of without endangering the environment or user.

Peelaway

ÂŽ

The original, authentic PeelawayÂŽ range is available exclusively through Barrettine Products Ltd and approved Trade stockists.

The system is designed to work with the special Peelaway poultice cover supplied which allows the user to extend the time available so the stripping process can be as complete as possible. This is especially useful where crevices and profiles have allowed the build-up of several times the thickness of the paint compared to flat surfaces. The system will remove paint from many exterior and interior architectural surfaces, including stone, cement, brickwork, plaster walls and ceilings, plain and ornate fibrous plaster cornices, plain and carved or turned woodwork, plain and cast metal work. Automobile, aircraft and marine coatings are also efficiently stripped with the Peeaway system. The Peelaway poultice paint removal system has been used for very many high profile restoration projects all over the world. In the UK these have included railings and interiors at The British Museum, ornate plaster ceilings at Greenwich Palace, ironwork on the London Underground and delicate panelling at the Victoria and Albert Museum. The system is frequently specified by architects as the only appropriate solution for paint removal, where damage to the surface or risk to the environment is an issue. The chemicals used within the stripping pastes are carefully chosen to minimise fumes and odours and are biodegradable and environmentally friendly.

Kestrel mechanical on site for care home with Rinnai new hot water delivery systems Rinnai hot water – instant, continuous, limitless and sensibly economic for every type of commercial site Kestrel Mechanical Services of Sevenoaks, Kent, has recently completed a complete refit of hot water heating systems at a wellknown care home in the South East of England. Kestrel has installed two Rinnai HDC 1500i on Natural Gas and included the unique scale inhibitor protection system. Previously the hot water systems delivery was provided by a whole set of satellite domestic boilers dotted all over the site. The building is a stunning villa which is a converted private residence that’s been modernised to the highest standards of comfort and practicality. It offers a delightful 50-room residential and nursing home set in three-and-a-half acres of beautiful gardens near the north Kent coast. The home is made up of two separate buildings that provide very specialist care. Both have the benefit of access developer-update.co.uk

to the glorious landscaped gardens – complete with conservatory and patio area. The care home aims to provide as comprehensive a range of care as possible, so can offer 24-hour convalescent, respite, palliative and frail elderly nursing care. Regular and stimulating activities are the key for social interaction and general well-being, and that’s why there is a packed schedule of fun activities to do. A reliable hot water heating delivery system was needed to replace the tangle of boiler units spread over the site. For Kestrel Julian Ringrose said, “Our brief was to make the hot water delivery system work at an optimal level of efficiency. We chose the Rinnai 1500i units for a whole variety of reasons - reliable & continuous flow of useable hot water, safe temperature water distribution at all tap and shower

points, overall energy efficiency and ease of installation plus minimal ongoing maintenance costs. Hot water is vital to the wellbeing of all residents, so we needed to get it right with the right product and Rinnai was the right choice.” Water temperature is pre-set through easy-to-use built in digital controls, eliminating the risk of scalding and potentially eradicating the need for thermostatic mixing valves. Water can be used simultaneously at several points of delivery with no loss of heat. The Rinnai HDC 1500i range is designed for use directly off the mains, with no need for large, ungainly and energy inefficient storage vessels -and is capable of delivering in excess of 780 litres per hour at 65 degrees Celsius, therefore ensuring water temperatures ideal for preventing legionella proliferation. Eco-labelling of products offers transparency to specifiers and end

users in a clear and simple guide when sourcing the most energy efficient hot water heating units. And so, the fact that Rinnai maintains ‘A’ rated Ecolabels on all its units speaks volumes for the company’s manufacturing process and stance on supplying only the highest efficiency units to the UK market. Rinnai products also meet and exceed the requirements of the Building Regulations Part L (fuel and power) and with these bespoke system arrangements they can offer G3 and ACOP L8 best practice too. Any possibility of Legionella breeding is minimised as Rinnai units have no storage and can be cited close to the outlet and therefore limiting the environment for bacteria production. The Rinnai Infinity series HDC1500i/e Low NOx is capable of delivering in excess of 2000 litres per hour. It has efficiencies of up to 107% and can realistically claim to be one of the most efficient hot water heating units of its

kind available in UK. The HDC1500i/e Low NOx is an on-demand style hot water heating unit – suitable for natural gas or LPG - and it has NO storage cylinder. This means that there is no needless waste of energy from constantly reheating a stored body of water for when there is demand. Energy is only used on a Rinnai unit when there is demand – simple as that. There is a big potential of annualised fuel saving costs with a HDC1500i low NoX unit - these costs can be minimised next to any comparable type of storage water heater, such as gas direct fired storage water heater or indirect cylinder system connected to the heating boiler. Contact Rinnai for professional CPDS and studies on this topic.

units ensure that the optimum amount of energy is used to heat the water, minimising waste and maximising system efficiencies. The HDC1500i low NoX is extremely lightweight and easy to handle at just 31 kg. By developing this holistic condensing technology initiative, Rinnai offers a simple, viable, cost effective, and energy efficient solution to any consumer needs for hot water. Rinnai Infinity HDC1500i Low NOx can boost a modulation range of 59.5kW to 2.8kW, and operate at a flow rate of as low as 1.5l/min. Thanks to this high modulation range, the Rinnai developer-update.co.uk

Panasonic Combines Gas and Electric Technologies for High Efficiency Hybrid VRF • Significantly reduces peak demand for electricity • Intelligent controller to maximise energy savings • Free hot water production from GHP engine waste heat Panasonic has introduced an intelligent new Hybrid VRF to the European market, combining electric (EHP) and gas-driven heat pump (GHP) technology for optimal efficiency. The new Hybrid VRF reduces energy costs by automatically switching between its GHP and EHP; it also provides a free supply of domestic hot water (DHW) - ideal for high demand applications, such as hotels and apartment blocks. The Hybrid VRF comprises of a master GHP unit, an EHP unit and a specialised intelligent controller. This controller monitors usage, energy demand and air conditioning load to calculate if GHP, EHP or a combination of both working simultaneously, will deliver the best savings. The intelligent controller will then intuitively switch the Hybrid VRF system between GHP and EHP to optimise efficiency. The result is a significant reduction in electrical demand during peak times when the air conditioning load ratio is high, for example when a hotel is at high occupancy. The GHP system consumes less than 10% of the electricity that the EHP system does at full capacity. By switching to GHP during peak times, energy savings are maximised. This enables the building’s electrical supply to be used much more efficiently to power critical

developer-update.co.uk

For times when the load ratio is low - for example when hotels are at low occupancy during the daytime – Panasonic’s Hybrid VRF can switch to EHP to save energy. As the EHP can operate at a much lower capacity than GHP during off-peak periods, heating or cooling can be directed to the precise areas it is required with minimal energy wastage. In addition, the ability to switch to EHP when demand is low, helps to extend the life of the GHP engine, so it’s not in constant operation, delivering savings on maintenance costs too. Installation and maintenance requirements are further reduced due to the unit’s unified refrigerant cycle. Another significant benefit of Panasonic’s Hybrid VRF is that it can provide a free supply of DHW. This is achieved by capturing the waste heat generated by the GHP engine during operation and using it to heat water. This feature contributes to huge savings for large-scale commercial applications with a high demand of DHW, such as hotels. The Hybrid VRF is managed by a centralised intelligent controller (CZ-256ESMC3), which monitors energy consumption and calculates load demand, intuitively switching between GHP and EHP for the most efficient operation. Its user-friendly interface also features multiple energy saving modes, including ‘Smart Multi’, which can be easily customised to increase efficiency. In keeping with its culture of continuous innovation, Panasonic has developed its most innovative VRF solution to date. The Hybrid VRF steers heating and cooling technology in a new direction, partnering two solutions to create a fusion for the future – Panasonic’s most efficient VRF yet. 2 level Platform Lift for Tank Museum

The Tank Museum in Bovington, Dorset, contains the world’s best collection of tanks, with exhibitions telling the story of armoured warfare from 1914 to the present day. This amazing display of over 300 vehicles includes the world’s first ever tank, Little Willie and the modern Challenger 2. The Optimum 100 platform lift from Ability Lifts was originally specified by Glasgow based design practice, Cooper Cromar, due to its free standing nature and small footprint within the stairwell of the new worksop offices. The Building Works Tender was eventually secured by Dorchester based Acheson Construction who worked with Ability Lifts to supply and install a platform lift to allow access to the new state of the art Gilchrist Conservation Workshop. The workshop was lottery funded and will allow more conservation work to be carried out on the collection. The two level platform lift was installed with glazed doors and a fully glazed shaft allowing for a light and open environment within the building. The lift has automatic powered doors with remote call buttons to allow easy access onto the lift platform. On the 18th May 2018, the completed new workshop was formally opened by HRH Princess Anne who was presented with a newly-restored Matilda II tank which was named the ‘Princess Royal’ in her honour. Theatre ‘goes dark’ as £7.5m refurbishment gets underway It’s shone a light on some of the biggest stars in theatre and music over the last 90 years. But Mayflower Theatre has ‘gone dark’ as a £7.5m refurbishment project gets underway.

The iconic Southampton venue, which has seen the likes of Julie Andrews, Laurel and Hardy, Michael McIntyre, Take That and even The Beatles tread its boards, has flicked off the lights and temporarily closed the doors as it undergoes its biggest makeover in the last three decades. The multi-million pound project will ensure the theatre remains best in class and continues to draw in hundreds of thousands of people to the city. Every year more than 500,000 people visit Mayflower Theatre, spending money locally while in the city and boosting the local economy. Among the work that will take place during the 11-week project will be: • Repainting the entire auditorium, with a brand-new red and gold colour scheme • Removing all of the seats in the stalls and circle and replacing with 1,659 brand-new (and wider) seats • Reupholstering all seats in the balcony • Installing new environmentallyfriendly LED lighting • Increasing accessibility, with better facilities for people with disabilities • Moving the orchestra pit to under the stage • Renovating the plasterwork developer-update.co.uk

51

As part of the theatre’s commitment to protecting the environment, 63 per cent of waste from the refurbishment project will be recycled. An army of contractors, many of whom are from the local area, will work day and night on the project. At the height of the construction programme there could be up to 120 different tradesmen and women on site per day. The project has been welcomed by Southampton Cultural Development Trust, which says that Mayflower Theatre plays an important part in the city’s cultural offering. Chairman Brad Roynon said: “Mayflower Theatre doesn’t just bring in huge shows and hundreds of thousands of visitors to the city every year. It also plays an important part in connecting new audiences with theatre and inspiring young people to get involved in the arts. “It’s therefore absolutely vital that we preserve this historic and culturally important venue to ensure it remains, and develops further, as a catalyst for the growth of arts and culture.” Michael Ockwell, chief executive of Mayflower Theatre, said: “Closing our doors for just over three months isn’t a decision we take lightly but this work is

absolutely vital to make sure the next generation of theatregoers and performers have access to a world-class facility. “This is without doubt the most significant refurbishment project that the theatre has seen in the last three decades and we’re incredibly excited to get work underway.” All permanent theatre staff will have the chance to volunteer with local charities and organisations while the refurbishment project goes on. Employees have already lent their skills to gardening at Countess Mountbatten Hospice. Mayflower Theatre reopens on September 28, with a performance from Les Ballets Trockadero de Monte Carlo on the Friday and Saturday of that week. Tickets can be booked online at www.mayflower.org.uk or by visiting the box office. The venue opened on December 22, 1928 as the Empire Theatre, becoming The Gaumont in 1950 and eventually Mayflower Theatre in 1987. It remains the largest theatre in the south of England and attracts 500,000 visitors a year. It employs 230 staff. developer-update.co.uk

But his condition became so painful that he could only crawl or bottom shuffle up the stairs when he wanted to go to bed each night. “I suffered a prolapsed disc about 10 years ago,” said Maurice. “I ended up having to use crutches to move around the house and an electric wheelchair for longer journeys outside of our home. “My condition got worse and worse and it was getting to the stage where I was crawling up the stairs like a kid when I was wanted to go to sleep every night. I just had to take one step at a time or just shuffle up and down in a sitting down position and it was just taking me ages to get up to the main bedroom each night, never mind being a bit undiginfied.” Wife Christine, 72, was concerned that Maurice’s condition would only detoriate further so the couple

decided to try and find a solution that would make his life easier. The Allen’s have been living in the historic two-bedroom Grade-II listed cottage they share together in the town since 1989 and the property is more than 300 years old. The property had a very narrow and turning staircase where an ordinary stairlift would not fit so they decided to invest in a Stiltz Home Lift, which they had installed by Shrewsbury-based company, Belvidere Lifts. As the lift required no hydraulics or load bearing walls it could be fitted simply and quickly and it is powered by a self-contained motor which plugs straight into a domestic power socket and travels on self-supporting stilts which allow the home lift to be positioned where more conventional, bulky lifts, will not fit. Maurice said: “Our staircase was only around three feet wide and also turned in places

so a stairlift wouldn’t have fitted. I didn’t like the idea of sitting on one anyway and waiting for it to go up, as they are often slow.

“We decided we wanted to get a Stiltz Home Lift after reading about them online so we got a building company in and they carefully removed the stairs allowing Belvidere to install the home lift. “It only took a day, and was so quick and simple. It is situated in a downstairs space near our the kitchen and travels up to our main bedroom. “Having the lift has improved my quality of life immeasurably and has enabled me to get my independence back. “I can now move between floors whenever I wish and in the same amount of time, it would usually take an abled-bodied person to walk up the stairs. I’m just glad it was possible to get the lift installed in such a small space but it’s absolutely brilliant and I’d certainly recommend Stiltz without hesitation!”
