TC Security Services receive award of Distinction at ACS Pacesetters Lunch. diligence and observation skills the intruder was successfully apprehended and arrested. On hearing about the award, Adi played the incident down and was surprised that he would be recognised in this way. He said, “At first I was surprised as I never expected to be nominated to receive an award. After my surprise, I then realised that my hard work had been recognized, and it felt good.”

Adeel Usman (Adi), Security officer at TC Security Services, has received an “Officer of Distinction” award at a lunch hosted by ACS Pacesetters at Royal Windsor Race Course on Wednesday 24th May, 2017. He was nominated by Andy Jenkins, the Operations Manager at Vicarage Road Stadium, home of Premier League Watford Football Club and where Adi has worked since the Autumn of 2016. It is here where Adi along with the rest of the TC Security Services team provide a range of services including manned guarding, CCTV alongside a raft of added value services to help reduce risk and maintain excellent Health & Safety at the stadium and training ground. Andy nominated Adi after his quick-thinking, diligence and observation skills resulted in an intruder being apprehended and arrested, safeguarding the 22,000-seater Vicarage Road ground.

When asked whether there are any particular highlights of his role, without any pause or hesitation, Adi said, “I’m enjoying a great experience at the Watford FC site as I get to interact with various professionals with whom I’ve a strong bond has been created between us and with staff who are very supportive and friendly.” Talking more broadly, Adi mentioned how the awards lunch was an eye-opener to the importance of what the whole team do as security officers in ensuring protection and safety for all that is greatly valued. The stories from other people reflected our impact on society in general. Richard Chappell, CEO TC Facilities Management, the parent company of TC Security Services said, “Adi’s diligence and quick-thinking provides testament to the commitment TC Security Services display to their clients, their people and a determination to provide customer-focussed service to provide complete peace of mind.”

As part of his regular patrol of the site, Adi became conscious of an intruder and used the state-of-theart camera technology at use in the ground to identify the intruder’s location as a thorough physical search of the area had not been successful. The cameras identified the precise location of the intruder, and although when the police initially attended, the suspect had disappeared, thanks to Adi’s ongoing developer-update.co.uk

Festool launches Cycle Challenge with charity to promote lung health to UK tradespeople Festool, the leading supplier of high-end power tools and accessories, has launched a new Cycle Challenge to raise money for the British Lung Foundation (BLF) and to promote lung health to UK tradespeople. The Cycle Challenge will feature two static Wattbikes that will join Festool’s impressive UK roadshow on its European leg in July. Members of the trade will have the chance to win £500 of Festool prizes if they bike the fastest mile, three miles or five miles. Featuring Festool’s premium range of tools, the fully equipped truck will also provide visitors the opportunity to receive information, get hands-on with the tools and learn from a team of experts. Alongside heart disease and non-respiratory cancer, lung disease is one of the UK’s three biggest killers. The British Lung Foundation’s Battle for Breath study found that more than 43,000 people are diagnosed with lung cancer each year. Around 12 million people, one in five of the UK population, have been diagnosed with lung disease. Respiratory disease costs the UK £11 billion each year.

GRAHAM Construction appointed to deliver £50m framework at the Royal Botanic Gardens, Kew The Royal Botanic Gardens, Kew has appointed GRAHAM Construction as sole contractor to deliver £50m of works at its world famous UNESCO World Heritage site. Over a five-year programme valued at £5m to £10m per year, GRAHAM will deliver projects including new builds, refurbishment of historic Grade I and Grade II listed buildings, as well as the repair and replacement of M&E systems. GRAHAM will also deliver roof repairs at the Grade I listed Mansion at Kew’s sister estate, Wakehurst, in Sussex. The ‘Kew Capital Development Programme’ was established to make significant upgrades to the estate and reflects its vision for the next 10 years. Key areas where the works will be delivered include The Herbarium, Palm and Water Lily Houses, Pavilion, Arboretum Nursey, and the Family Landscape Area. The success of the programme will require innovative approaches to the delivery and control of projects in order to ensure smooth continuity of the estate, including protection of the collections, uninterrupted public access to developer-update.co.uk

Searchfield Homes wins Evening Standard Award for restoration of Heron Court ‘Highly Commended’ awarded for first major heritage conversion Farnham-based luxury developer Searchfield Homes has won an Evening Standard New Homes Award for the restoration of magnificent Grade II listed Heron Court, nestled in the Bourne Valley, just south of Farnham. The original part of the house dates back 450 years and was derelict and uninhabitable when Searchfield Homes bought the house and grounds and set about restoring the historic architecture and creating a home fit for twenty first century living. The project was a huge challenge but it was also one of the most interesting and satisfying projects ever undertaken by the Searchfield Homes team. The project, which was completed earlier this year, has now been recognised in Evening Standard New Homes Awards with a ‘Highly Commended’ in the Best Residential Conversion category. CEO Andrew Searchfield said: “Heron Court is a fascinating house with a long history, that deserved to have a family living within its walls again. I’m delighted to have our work recognised by the Evening Standard Awards and to know that the future of Heron Court is secured for the next 100 years or more.”

Celotex insulation installed to create energy-saving coastal property Sue and Dick Russill were given the opportunity to create their retirement dream home – a beautiful cliff-top dwelling overlooking the Pembrokeshire coast. The couple chose to go beyond standard timber-frame specs by increasing the levels of thermal insulation to ensure comfort and energy efficiency. The property, located just a short walk from Lower Town Fishguard, offered direct access to the Pembrokeshire Coastal Path - an added benefit for the keen walkers. It had already been approved for one building design, but Sue and Dick decided to start the process from scratch, focusing on their own priorities. “Our main design considerations were to maximise the enjoyment of the views, to make the house eco-friendly, not to go overboard with technical gadgetry, to be able to accommodate visitors in great comfort and to ensure a non-obtrusive visual impact given the beauty of the surrounding countryside and coastline,” Dick told Self Build and Design. The couple wanted the construction to be timber-frame with high levels of thermal insulation, and for the home to be able to make the most of passive solar gain. They also wanted to have plenty of glazing so that someone entering the house from the front door could come inside and immediately see straight through to the sea views out the back. Working with Scandia-Hus, a designer and supplier of Swedish energy-saving homes, Sue and Dick were able to come up with a design that matched all their requirements, as well as their budget. Ken Pearson and his company Bluestone Builders were also able to help the Russils achieve their dream home and increase the alreadyhigh levels of insulation to ensure sustained thermal comfort. The wall insulation comprised 70mm of rigid insulation panels using Celotex GA4000, along with a multifoil blanket enveloping the exterior frame. The pitched roof insulation included 120mm Celotex XR4000 boards, as well as bubble insulation membrane and mineral-wool cladding. Both Celotex GA4000 and Celotex XR4000 enabled the pitched roof and flooring throughout the property to achieve lower U-values, with the inclusion of low emissivity foil facings further enhancing thermal performance within cavity air spaces. Both certified under BBA certificate number 95/3197 and 16/5352, with low global warming potential (GWP) and zero ozone depletion potential (ODP). Celotex XR4000 and Celotex GA4000 were not only easy to install, but crucially were able to futureproof the energy performance of the Pembrokeshire property. Aside from insulation requirements, the exterior was covered in fibre-cement cladding in a grey colour that complimented the contemporary appearance of the building, whilst fitting in well with the surroundings. In May 2015, the couple moved into their almost-completed home. Only final touches like balustrading on the balconies needed to be finished. The Russills say their home surpasses their expectations, with its bright and airy rooms and panoramic views. Sue also commented that visitors, “Can’t believe how warm and comfortable it is, even without the heating on”. She says this is the result of the high levels of thermal insulation, as well as the large amount of glazing on the easternfacing side of the house, which maximises solar gain. The cliff-top home, now called Garn Y Mor, spans 282 square metres across two storeys. The downstairs has an open-plan living area and a double-sided fire that acts as a partition between the lounge and dining room. Designed to make the developer-update.co.uk

Charred Kebony cladding by Shou Sugi Ban complements distinctive extension Located on John Ruskin Street, in the vibrant London Borough of Southwark, architects David Stanley and Romy Grabosch have recently transformed their ground floor flat in South London into an outward looking garden-centric dream home by adding a striking timber-clad extension, fit for the modern day. Charred Kebony cladding by Shou Sugi Ban was chosen to provide a long-lasting and attractive timber finish for both the rear and side extension. Throughout his career David has worked on a number of high profile projects across Montreal, Paris and London, including work on the European Parliament in Strasbourg and the London Borough Viaduct, which sits alongside the existing rail bridge running over Borough Market. Designing high-quality residential developments is David’s speciality and his personal project is nothing short of perfection, living up to his mantra that “life is too short for bad design decisions.” Romy is also an architect, working at Jestico+Whiles, and has worked on a number of high quality, award-winning projects. The vision for the project was to create a light and open living space for the family by improving the accessibility of the garden and utilising the space as an additional room. This carefully planned extension caters for the needs of a growing family, when

the continued rise of London house prices makes moving less appealing. Sustainability and environmental conservation was an essential element of the design and Kebony Clear “Minami No” by Shou Sugi Ban was selected by the architect for its sustainable qualities and charred aesthetic - the timber cladding was particularly well suited to the realisation of the extension’s unique geometry. The Kebony technology is an environmentally friendly-patented process, which modifies sustainably sourced softwoods by heating the wood with furfuryl alcohol - an agricultural by-product. By polymerising the wood’s cell walls, the wood gains greatly improved durability and dimensional stability, giving it characteristics similar to those of the best tropical hardwood. Historically Japanese carpenters sourced driftwood from the coastlines of Japan, both for its impressive durability and distressed appearance, after being subjected to salt water and harsh weather conditions. Over time it became increasingly difficult to source this driftwood due to high demand for such a hardwearing product. As a result, Japanese carpenters chose to create the desired effect by burning or weathering timber to give the original wood a charred and fragile finish. Shou Sugi Ban, a Japanese term which translates to

‘burnt cedar board’, is a UK based company that manufactures wood using this ancient technique of burning, brushing or preweathering timber and has recently added Kebony to its list of products to deliver a product of unique and intriguing appearance. When asked about the objectives for their project, Romy and David stated: “From the outset, we were keen to ensure this redevelopment suited the requirements of our growing family. Therefore, in true London style, the strategy for development was “Don’t Move Improve”, and we turned the layout on its head to create a large open living and dining space that spilled out into the garden. The choice of charred Kebony cladding by Shou Sugi Ban provided a durable wood that requires no maintenance beyond normal cleaning which was especially easy to work with. I would certainly recommend this material to my own client’s, alongside fellow architects.” Adrian Pye, International Sales Director at Kebony added: “It is brilliant to see how Shou Sugi Ban has worked again with Kebony cladding; the final product is both immensely durable and a unique eye-catcher. Holder Mathias appointed to design major residential town centre scheme in Camberley Holder Mathias Architects has been appointed by Surrey Heath Borough Council to design two residential schemes in Camberley. Led by the council’s development partner, Berkeley Homes, the redevelopment of Ashwood House and Pembroke House will support the regeneration of the town centre and facilitate its future growth through the creation of 141 new homes and retail space. Acquired by Surrey Heath Borough Council in 2015, Ashwood House occupies a key site on Pembroke Broadway in the town centre and will be converted and extended to provide 116 one and two bedroom flats. Simultaneously, Pembroke House, located on Frimley Road, will be redeveloped to provide 25 affordable flats and retail space for local businesses. Holder Mathias’s design approach aligns with the council’s vision to regenerate the town centre and its surroundings by providing a contemporary, residential scheme that will improve the appearance and character of the local area, while providing a vibrant gateway into the area. Pembroke House will provide a separate affordable housing scheme.

For Ashwood House, the building’s existing brickwork will be refreshed and new design features such as cornicing and metal louvres will be added to complement the proposed extension. A new roof extension will be designed using translucent glazed cladding and panelling to contrast with the brick on the lower floors. Pembroke House will be replaced with a four-storey residential building, including retail units below; rebuilt using two shades of brick, a traditional material used locally, it will be designed as a series of bays to reflect the rhythm of buildings along Frimley Road. 22 Architects Corner The face of retail is ever-changing and as a result, out-of-town shopping destinations are continuing to follow suit. Gary Johnson and Paul Starbuck from retail, sport and leisure specialists LK2, examine how the needs of retail park visitors are changing and discuss the perils of neglecting leisure within these prominent developments. Before retailers and developers are able to future-proof retail parks, they must first understand why the commonplace layout, which has remained unchanged for many years, now needs to evolve. The current format is, in part, the reason that many of these developments are missing the mark for savvy consumers who are always looking to save time and maximise what little they have to dedicate to leisure activities. Typically, the design for most UK-based retail parks is simple: a number of large box units, let by big-name retailers, fronting a large carpark. While this is uninspiring architecturally, this formula has met the needs of consumers for many years. However, thanks to changes in shopping trends and consumer habits - including the rise of internet shopping and click and collect services - alongside busier lifestyles, retail parks have to change and diversify. They need to offer a diverse range of entertainment and leisure facilities with improved public realm in order to increase both dwell time and footfall and enhance the visitor experience.

THE EVOLUTION OF THE RETAIL PARK

One of the most noticeable changes across the sector is the increasing number of retailers requiring smaller stores, in comparison to the warehouse style units for bulky goods that are commonly seen at the moment. Smaller units are attractive as they provide more flexibility and more choice for retailers. They also help retailers to meet the modern shopper’s needs, acting as places to collect or make orders, rather than offering traditional in-store shopping. This shift has resulted in many of the large traditional box units becoming less desirable, leading to an increase in vacant space within retail parks. Another vital issue in the development of retail parks is the lack of paths and routes, which restrict visitors wanting to venture across a development or even go further afield. When designing a ‘retail park of the future’, the public realm, streets and routes across the development must be a design priority. These considerations help to deconstruct car parks, which is essential when aiming to encourage visitors to travel on foot from one side of the scheme to the other. These issues are all part and parcel of general apathy towards the change needed to meet the demands of the modern consumer. However, some retail parks are already working to address this, with larger retail parks introducing leisure facilities such as multi-plex cinemas, food and beverage units, entertainment facilities and discount retail stores to fill vacant space and replicate the changes we have seen on the high street in cities and towns. More and more convenience stores and upmarket food operators are choosing to open stores within retail parks, which is a relatively new trend and a positive change. In fact, this current trend has seen retail parks slowly increase footfall and decrease the number of vacant units, highlighting how the traditional model for retail parks can be easily modernised and evolved. With land for development becoming increasingly hard to find elsewhere, retail parks offer a number of exciting opportunities, especially for mixed-use schemes incorporating residential, student accommodation and office space. The offering of an over-arching “destination” enhances retail appeal and provides an opportunity for leisure facilities to be become part of our everyday life. Amidst recent discussions around GP referral schemes focussing on lifestyle and dietary changes, it makes perfect sense that linking these services together would be beneficial to individuals and communities. Seamless infrastructure design is also vital to retail developments and something our team is often brought in to support on. Creative, interactive wayfinding signs and routes should also be considered - these could display how many calories a walk around the park could burn, or even include activities for children to take part in – encouraging them to stay active and increase dwell time. This creative approach does not end with landscaping alone and retailers will also need to develop new, more dynamic and interactive store formats too – these will make venues internet-compatible and more rewarding to visit for consumers. When looking at existing retail parks, our team of retail and leisure experts begin by conducting research into existing retail parks, investigating how they could be transformed and regenerated to better suit the needs of retailers and consumers, providing a cohesive offering to their catchment area. As part of this research, we investigate current retail and leisure offerings, the opportunities which could be incorporated into them and the space that’s currently available.

Often, out-of-town retail developments come up against a tirade of objections during planning, as they are seen as having a negative impact upon nearby town centres. However, by incorporating a strong leisure offering, developers are able to overcome these challenges and in doing so, support organisations like Sport England in tackling dropping participation rates and addressing the in-activity of the nation in general. This is a key target in reducing the reliance and cost on the NHS; it’s a long-term objective, but certainly one that can be supported through this innovative way of creating sustainable destinations. Although the face of retail is changing, developers and retailers should not shy away from embracing the next generation of consumers through implementing leisure and sport within existing and future schemes. Developers need to consider how sport and leisure can support retail within parks, helping to create more of a community destination where visitors can eat, exercise, shop and socialise all in one place – meeting the needs of a modern family or individual. ften overlooked, wiring accessories make up a large part of the essential everyday aspects of a building and can have various uses. For this reason, a ‘one size fits all’ approach should be avoided when going from a commercial build to a residential build, or vice versa.

Meet the purpose Every building has a purpose and elements of buildings will have been specifically chosen to fulfil that purpose – wiring accessories are no exception to this. Take a hospital; a clinical establishment where safety is of the upmost importance and there is a necessity for multiple electrical devices to be operated around the clock. A pioneering open innovation project to accelerate growth in large scale wood construction. Metsä Wood’s Open Source Wood initiative is a call to action to architects, designers and engineers to join forces, share innovation and contribute knowledge about large-scale, modular wood construction. By creating an open innovation platform around modular wood construction, Metsä Wood’s aim is to connect the local wood construction industry with global knowledge to facilitate collaboration and growth. Today the construction industry is dominated by two materials – steel and concrete. Only a fraction (5-10%) of global urban construction is wood, due in part to the fact that the industry is fragmented and local. Wood, however, is an optimal material for urban construction as it enables faster building processes; its lightness leads to more affordable structures and it is the most environmentally friendly building material, battling climate change through carbon storage. Metsä Wood’s Executive Vice President, Esa Kaikkonen, explains: “Not enough knowledge about modular wood design and building is shared, so wood construction remains niche. There is plenty of innovation but it is difficult to find, so Open Source Wood is our solution. We believe that with open collaboration the industry can achieve significant growth.”

A HOME LIFT SLOTS IN TO ANY SELF-BUILD PROJECT When David and Carol Simpson decided to move back to Devon to reconnect with their roots, little did they realise they would need to embark on their second self-build project in 20 years. The Simpsons were not new to self-building – they completed their last project in Marlow- a mock Tudor dwelling – more than 20 years ago and were not really looking to build from the ground up again. However, after only a few months of living in their two-bedroomed Devon bungalow, they discovered that the layout simply did not work for them and extending was not going to resolve the main issue which was the windows. They were not positioned in a way that enabled David and Carol to enjoy the fabulous panoramic views of the coast. So the couple sketched out a plan of the type of ‘future proof’ house they wanted and took it to a self-build show. There they met representatives from Hanse Haus, builders of pre-manufactured, energy efficient houses.

Additionally, the domestic lift has an integrated drive system and simply plugs straight into the wall, using a normal 13 amp power socket so there was no need to worry about making space for a separate machine room. To compliment the streamlined and modern interior, the Simpsons installed their Stiltz Home Lift behind contemporary wooden doors in the hallway and upstairs on the landing to match the doors throughout the rest of the house. Mr Simpson said: “We decided, even before we started our initial drawings, that we wanted a home lift for two reasons. The first was to ‘future proof’ our home for when we eventually get too old to use the stairs properly and secondly for Carol’s elderly mother.

The Simpsons were keen for a quick turnaround, so hired the German house builder to fully project manage the scheme. Their sketches were turned into architectural plans on the basis of which, planning permission was received. Work began on demolishing the bungalow and digging in of new footings for the concrete blockwork. With all the hard work that was going to be involved, both David, 69, and Carol, 67 were adamant that they didn’t want to move again. Therefore it was imperative for them to ‘future proof’ their new home, and installing a domestic lift was the perfect way achieve this. Additionally, the plan was for Carol’s elderly mother who is in her nineties, to move in once the build was complete. Adding a home lift had obvious benefits for her too. Although Carol’s mother did not use a wheelchair the Simpson’s decided on a Stiltz Home Lift as part of their future proofing. The lift, which is a great alternative to a stairlift, travels on a unique dual rail system and worked perfectly with the couple’s original sketched ideas.

“We came across Stiltz online and they provided us with a floor template so we knew exactly how much space we needed for the lift. This made it easy for us to include the lift in the sketches and plans which we handed over to Hanse Haus. “We did consider a stairlift but our stairs bend halfway up. Stairlifts also take up a lot of space in the stairwell and are a bit of an eyesore, so we are very happy with our decision. The owners tasked Rod Pyke of Blue Interiors with finding a modern central heating and cooling solution that would not detract from the elegance of a new interior and would maintain the architectural design.

“To see a design on paper is one thing,” states Mr. Pyke, “To actually fit it in and not see it, is another. The supply outlets fit seamlessly into the space and the response of the system is extremely quick and impressive.”

Strategy: An online search using the words “discreet air conditioning” led Mr. Pyke to the Unico System and its local distributors, Quantum Group. concealed and rim mounted exit devices Innovation and quality at competitive prices The Alpro Hardware Division of IEC Limited has announced the release of the new Alpro range of CE tested exit devices in both concealed vertical rod and rim mounted models.

Panic hardware is a vital and important product in the design and installation of exit doors. Designed to allow the safe and speedy exit of personnel down an escape route in the event of a major emergency.

It has been designed to enable the simplest touch of the touch bar or crash bar to operate the door and thereby allow people to escape. New European standards now govern the manufacture and installation of this equipment, as these devices are “Life safety” devices and it is therefore crucial, they are produced in line with the requisite standards and quality requirements. Surface, concealed, rim and latch models are available, but care should be taken when selecting the correct panic hardware, depending on the application required. If you are unsure of the requirement, please contact us for further advice. Alpro’s new range comprises a concealed vertical rod model, designed for use with narrow stile commercial aluminium doors. The concealed rod model adding to the security of the door. The crossbar is designed with simplicity in mind, yet will provide years of smooth, reliable operation. INSPIRED BY NATURE:

BIOPHILIC DESIGN Urban living often calls to mind phrases like ‘the concrete jungle’ and even ‘sick building syndrome’. However, as health and wellbeing come to the fore for governments, companies and individuals alike, architects, interior designers and office outfitters are finding new solutions that put people at the centre of their creations. One of these is Biophilic design, and it’s based on the idea that we need nature around us in a fundamental way. Rooted in our evolutionary past is a link between nature and human biology. The idea isn’t new – it was brought to prominence in the 1980s by the American psychologist Edward O Wilson. However, it is one of the most popular and aesthetically appealing trends in workplace design at the moment, and with good reason. According to the Biophilic design experts at Oliver Heath Design, you can use the approach to improve productivity by 8% and employee wellbeing by 13%, while reducing absenteeism. A whole range of architectural, atmospheric and aesthetic considerations come into play. Spaces need to be better organised, with areas for productivity and recuperation. Structures could better reflect the natural world. Air temperatures need to be consistent and comfortable, natural and artificial lighting should be optimal, acoustics managed, and the air itself healthy. Internal and external views of nature can play a big part in the design, as well as the transition between indoor and outdoor spaces. Creating a true sense of nature in the interior is often the most inspiring part. Working with skylights, windows and glass walls, you can make natural light flow through a built space. Curved elements, along with wave, crystal and other irregular patterns, help to break up the hard lines and square corners that are so common in urban life. Plants are of huge importance, from hanging gardens to living walls, and structural elements inspired by trees and branches. Rope, hessian, reed and wicker can enrich the furnishing scheme. Waterfalls, fishponds and aquaria are used in some of the most ambitious designs.

Greens, browns, aqua, greys with touches of blue and offset by whites, often dominate the colour schemes in Biophilic design. And, texture is everything. Leaves, grasses, heathers and mosses can provide fascinating living textures in an office space. Stone replaces clay and concrete. Under foot, a natural wood floor is the perfect answer. If there is one criticism of Biophilic design, it’s that it can feel a bit cold and earthy. A variety of different wood species and finishes, with richer hues working alongside unique grain textures and natural lighting will warm up the Biophilic space and make it seem even more comfortable to the people in it. That indoor-outdoor transition can be perfectly managed with hardwood flooring indoors continuing to similarly coloured decking outside. With pressure on our time, and our space, along with the constant call of technology, we don’t recuperate our mental and physical beings nearly as much as we should. Stress, mental illness and cardiovascular diseases are expected to be the biggest threats to health by 2020. And all this can be combatted with Biophilic design. Studies have shown that direct contact with nature reduces stress and lowers blood pressure and heart rates. It also improves productivity, creativity and wellbeing. Apple, Google and Amazon all use Biophilic design elements in their workplaces, and they are some of the world’s most successful companies.
