Norwich Mixed Use Project Gets Green Light Weston Homes’ proposals to regenerate Anglia Square in central Norwich into a £300 million mixed use urban quarter has received a Resolution to Grant planning permission from Norwich City Council. Alongside this there will be a new 200 bed hotel with a range of facilities including a roof level bar and restaurant, offering panoramic views over the city centre, and a new leisure quarter, centred on a new ground floor multi-screen cinema. Surrey Chapel will be provided with a brand new £2.5 million home within the development. Anglia Square is the future of Norwich with striking architecture in the form of high quality buildings with expanses of glazing, varied balcony design, rooftop terraces and feature detailing to the facades. There will be shops, restaurants and leisure at ground level, with homes above, with those on the uppermost floors offering panoramic views over Norwich City Centre. There will be a replacement multistorey car park providing 600 shopper parking spaces, and the project allows for 75% of the homes to have residential parking. Planning permission can be issued as soon as a ‘Section 106’ legal agreement between the applicants and the Council is completed. The new development is one of the biggest urban renewal projects outside of Greater London, covering more than 1.2 million square feet. The redeveloped Anglia Square provides new homes, retail premises, leisure amenities, public artwork and new public realm. It will deliver a series of striking buildings designed around two Covent Garden style landscaped plazas, linked by new high quality landscaped public spaces including pedestrian streets, offering cycle linkages across the site, complete developer-update.co.uk

with new trees and planted areas. There would also be extensive communal green squares and central courtyards for residents of the scheme. Furthermore, over 1,200 much needed new homes will be created, including stylish one and two bedroom apartments and penthouses for private sale, alongside circa 120 on-site affordable homes for local households on lower incomes. The proposals for Anglia Square will give Norwich a new northern city centre destination for shopping, leisure and entertainment, with high quality retail floorspace allowing for 40 glass fronted retail units, including an anchor food store.

There will also be public “play trail” artwork, helping to create a “Covent Garden” style ambience, allowing both adults and children to enjoy the public open spaces, with details to be agreed with the City Council. The project will open up new views of the Anglican Cathedral and St Augustine’s Church and bring various benefits to Norwich. The new Anglia Square represents a substantial level of private sector investment into Norwich, with the mixture of uses generating new Council Tax revenue, new construction and permanent employment opportunities, and New Homes Bonus payments over four years.

Argent gets go-ahead for major Tottenham Hale revamp Developer Argent Related is hoping to start construction work next summer on its regeneration of Tottenham Hale after the scheme was green-lighted by planners. Tom Goodall, Director, Argent Related, said: “We are very pleased the council and local people have put their trust in Argent Related to deliver the physical change Tottenham Hale deserves and we look forward to delivering on our promises.” The six-year regeneration project has now been approved by the London Borough of Haringey. Work across five pieces of land next to Tottenham Hale’s rail, underground and bus stations will see construction of 1,030 new homes, up to 20 new retail spaces; co-working and office space; a health centre and new public open space.

The developer is understood to have a new construction framework in place containing Laing O’Rourke, McLaren, Sisk, Midgard and Rydon.

The proposals were developed by a consultant team including Alison Brooks Architects, Allford Hall Monaghan Morris, Pollard Thomas Edwards and RUFFarchitects, with landscaping design by Adams & Sutherland and Grant Associates. Argent will be selecting construction partners in the new year.

The houses were required to achieve a very high standard of architectural finish and detailing, plus a BREEAM Excellent rating for construction sustainability.

StoDeco Profiles were chosen for the intricate ‘stone’ architectural detailing, providing the same look as stone, but in a material that is both lightweight and easy to cut and shape.”

“Building the properties with traditional methods and using stone detailing for the façades would have taken considerably longer, and the client was looking for a fast-track solution,” explains Sto’s Regional Sales Manager, Pete Bishop.

The StoTherm Classic external wall insulation used on the 70,000sq ft project was installed onto an NHBCcompliant pvc rail system, using a

drained cavity designed to ensure that water and moisture is excluded from the main wall structure. The cement-free StoTherm Classic EWI System offers market-leading impact resistance, being able to withstand impacts of up to 60 joules – up to 10 times more than a cementitious system – and as it needs no additional expansion joints the system allows greater freedom of façade design. For this project the system was finished with a 1.5mm coat of StoSilco silicone resin render to provide a high degree of water repellence and resistance to the effects of weathering. “The architectural detailing on the building façades was created using StoDeco Profiles,” explains John Tehan of Smallwood Architects of London. developer-update.co.uk

New Commuter Pads Launched In Thurrock

The Office for National Statistics has warned that the number of Londoners under the age of 40 setting up their own home in the capital is to fall significantly over the next 15 years.

However, the report goes on to say that the borough of Barking and Havering, will buck the trend and show projected increases. Thurrock lies a mile away to the east of where Bellway launched Renovo, a development of 200 new homes on 27thOctober with a second phase to follow. In the past five years property in Thurrock, Essex has seen a rise in value of 37.04%, and the average value of property in the area is currently just under £220,000 according to Zoopla’s Zed Index. Modular building specialist goes into administration Timber modular building specialist Carbon Dynamic has fallen into administration with the loss of 40 jobs. The Invergordon, Scotland based firm specialised in eco-friendly, low cost residential and commercial accommodation modules. The company ran into trading and cashflow difficulties as it was nearing completion of a major project for the construction of 78 modules. Carbon Dynamic had invested £1.3m in research and development to perfect the modules since the company’s inception in 2012. Turnover grew to £3m in the year to May 2018 and was expected to reach £6m by May 2019. But the director was unable to secure funding to address cashflow pressures and had no other option than to place the company into administration. Blair Nimmo, Joint Administrator and KPMG’s global head of restructuring said: “Unfortunately, Carbon Dynamic was unable to continue trading in light of challenging conditions and significant cashflow difficulties. “This has, in turn, resulted in the redundancies which have been announced. We will be working with all affected employees and the relevant government agencies to ensure a full range of support is available. “We are rapidly exploring the possibility of securing a sale of the company’s business and assets and would encourage any interested parties to contact us as soon as possible.”

Student Development For King’s College London A student-led mixed-use development scheme in London has secured funding of £125 million. The development, which will be offered exclusively to King’s College London (KCL) students, will feature 654 beds alongside 60,000 sq. ft of Grade-A office accommodation and an incubator space for entrepreneurial start-up businesses. Urbanest’s Aldgate scheme, to be known as UrbanestCity, is being completed by Balfour Beatty with a funding loan from M&G Investments. “This is Urbanest’s most ambitious student-led mixed-use development to date, providing a unique blend of student housing, heritage, entrepreneurial innovation, commerce and leisure space uses which will sit alongside and complement each other in the completed scheme. We are delighted to be working with M&G and KCL again and our aspiration with Urbanest City is to add another landmark location within our expanding PBSA portfolio,” said Vicky Skinner, CFO at Urbanest. The remains of a bastion tower and part of the 4th century wall that encircled the Roman City of Londinium are concealed beneath the Aldgate development. Urbanest is working with Museum of London to incorporate these archaeological remains into the project, which consolidates two former office buildings (Emperor House and Roman Wall House) acquired by Urbanest in early 2017. The Roman remains are set to be made readily accessible to the public for the first time within a three-storey gallery and museum. “Urbanest continues to provide fantastic facilities for students in London and we are delighted to expand our relationship and enable the construction of this exciting development. We continue to see increasing demand for student accommodation in the capital and this deal provides our institutional investors with access to attractive returns secured against high quality real estate in London’s city centre,” added Adam Willis, Associate Director in M&G’s Real Estate Finance team. PlanGrid Announces Powerf Capabilities and Expanded Launch of PlanGrid Connect, new product APIs and direct pre-built software integrations will strengthen collaboration between office and field PlanGrid, the leader in construction productivity software, today announced the availability of PlanGrid Connect, an expansion of the PlanGrid API and new direct pre-built integrations, signalling a robust commitment to its partner ecosystem. The latest capabilities enable teams to easily and quickly customize integrations between PlanGrid and other software solutions without IT resources. Integrations will automatically sync critical information between applications, preventing time-consuming and errorprone double entry and ensuring everyone on a project is working from the same plans and data. “Whether it’s a GC, drywall sub or electrical contractor, a single trade alone can’t construct a building,” said Bill Smith, president of field operations at PlanGrid. “The interoperability we’re providing between PlanGrid and other solutions simply mimics the teamwork the industry expects during complex projects. The industry shouldn’t expect any less of its technology.” As software proliferates in the construction industry, teams are using multiple solutions to manage project planning and day-today work. Many of these applications do not easily interface with one another, requiring workers to toggle between applications or manually enter data into multiple systems. Often this results

PlanGrid expands APIs to Field Reports and Tasks New PlanGrid API endpoints allow information entered into Field Reports and Tasks to be exchanged between and viewed in other technology applications. The API endpoints enable customizable integrations with dashboards, trackers, project management tools, data analytics services, cloud storage platforms and more. For example, an integration between PlanGrid and Smartsheet can map the project schedule directly to PlanGrid Tasks. When an office user such as a Project Engineer updates Smartsheet,

the corresponding Task in PlanGrid will automatically sync and update, allowing a field team to know exactly what they need to do and when.

Construction teams using PlanGrid can now leverage integrations from Mirai Networks, OpenSpace.ai, OxBlue, Safety Reports, SBN Consultants and ZVerse, to access real-time project information such as HD imagery, safety records, RFI updates and 3D files all from within PlanGrid. For instance, Mirai Networks has developed an integration allowing users to gather field data as RFIs and Field Reports, and then manage complex workflows with the data in Oracle’s Primavera Unifier. Stay Close and Cosy to Nature with Panasonic & the Dome Experience The team at Panasonic have been working in collaboration with architects, engineers and local crafts people to create an unfiltered, unique and comfortable luxury living experience in bubble style Domes to bring a 180-degree transparent window to the world of nature. Michael Beare of Finn Lough Resort is the visionary behind this unique holiday experience. He explains: “Our aim was to be able to offer holidaymakers a truly unique experience in this glorious setting, yet with minimal impact on these wonderful surroundings. We aimed to minimise the footprint of the domes, offering off grid power and heating solutions, minimal construction requirements and a design that blends into the landscape.” Each Dome is kitted out with Panasonic Aquarea Fan Coils which are connected to air to water Panasonic Aquarea Monobloc heat pumps for quick reaction heating and cooling as well as domestic hot water. Panasonic additionally supply DX ERV units to maintain a constant air flow rate. Furthermore, each Dome can be monitored via the Panasonic Aquarea Smart Cloud technology to maintain the optimal environment for each guest. Michael shared his original dream for the Domes: “I wanted to create a unique environmental experience where people can enjoy all the different elements of nature from a safe environment in a bubble of peace and tranquillity – I believe we have now achieved this.” The first Domes were created in 2015 but had several challenges such as misting up, being cold in winter and too hot in the summer months. The Panasonic Aquarea Mono-bloc air to water heat pump is an ideal, energy efficient solution, to heat or cool the Domes. The units have the added benefit of using the outside air and passing the air over refrigerantfilled coils (like a refrigerator). The then captured heat is automatically transferred to water, which is then ready for use in the heating or cooling system within the domes and for supplying hot water. Furthermore, the units do not require access to mains gas.” The Panasonic Aquarea heat pump technology was chosen for this project as the units easily adapt to extreme low temperatures (-20oC) and high temperatures, whatever the climate. The units are highly energy efficient (COP of 5.08),

are compact, positioned externally to save on internal living space, quick and straightforward to install. The Domes are proving popular, with seven initially installed at the Finn Lough Resort in Northern Ireland which has recently increased to 14 Domes due to the high demand. Visitors’ feedback is highly positive, so much so that the resort now has an ever-growing waiting list. Each dome has a unique four poster bed, ensuite bathroom, nespresso coffee machine, fluffy robe and daily breakfast included and reside in the middle of a private forest.

Mcavoy awarded £15 million contract to build new hospital wing in Northumbria The McAvoy Group has been awarded its largest healthcare project to date – a £15m contract for the offsite construction of a new wing at Northumbria Specialist Emergency Care Hospital in Cramlington.

Due for completion in Spring 2019, the 6,500m2 three-storey building will be linked to the existing hospital. The first floor will be fitted out as part of this contract to accommodate one of the UK’s first purpose-designed Ambulatory Care units, with the other two floors fitted out in the next phase of the development. The Ambulatory Care Unit will provide medical, surgical and nurse practitioner-led care in a relaxed and comfortable environment, allowing up to 150 patients to be treated the same day across four specialisms, without the need for hospital admissions. This will help to de-congest the emergency department, allowing patients to be seen by the most appropriate clinician earlier and offering an enhanced service for the local community. The new wing is being constructed by McAvoy using an advanced offsite solution to reduce the build programme by half to less than 12 months. This will help Northumbria Healthcare Trust to meet the rising demand for patient services in the region and maintain its position as a world leader in emergency medicine. Commenting on the use of offsite construction, Robert Sanderson, Deputy Director of Capital Projects at Northumbria Healthcare FML said, “With this new development, the Trust is demonstrating a dynamic approach with its use of modern methods of construction. The quality of the facility to meet the

25 clinical requirements is our main driver for a McAvoy offsite solution. We will also benefit from a huge reduction in the build programme – from at least two years to just 12 months. This will bring enormous benefits for reducing waiting times in A&E next year and the new ambulatory care unit will enable us to assess, treat and discharge patients more quickly.” Dr Eliot Sykes, Clinical Director for Surgery and Elective Care at Northumbria Healthcare NHS Foundation Trust said, “The new ambulatory care unit is fantastic news for the Trust and will make an immediate and very real difference to our patients. Once open, it will significantly enhance our ability to manage peaks in demand whilst still providing dedicated ambulatory care. We have developed a hybrid solution which incorporates both offsite and in-situ building methods and are maximising fit-out in the factory for this first phase to enhance quality and reduce disruption to staff and patients.” The project features a number of innovations in offsite construction. It will use larger, bespoke modules up to 14.85m long which have been specially engineered to provide a structural flooring solution that seamlessly integrates with the existing hospital building. This will meet the key requirement for efficient patient flows, removing the need for ramps and steps. Mechanical ventilation, heating and cooling systems will be installed in the ceiling voids in the McAvoy factory. This is believed to be an industry first in the healthcare sector. Designed by healthcare specialists P+HS Architects working with McAvoy as principal contractor, the new wing will replicate the appearance of the existing hospital which opened in 2015. It will have a faceted external facade to create curved ends to the wing and will

be finished in blue and white render. This hybrid construction solution has a three-storey offsite structure with an in-situ built curved link on each floor, a roof-top plant room and full-height stair towers. P+HS Project Director James Almond commented, “We are delighted to be working with McAvoy on this innovative project. We have worked closely with the Trust and McAvoy on the technical and clinical challenges whilst maintaining the design ethos of the original hospital.’’ The dedicated, 2000m2 facility for ambulatory care will provide services in medicine, surgery, gynaecology and orthopaedics. Facilities include waiting areas; interview, assessment, and treatment rooms; plaster room with mobile x-ray; trolley bays; patient lounges; ultrasound; single ensuite rooms; nurse’s station; staff rest room; clinical stores; utility rooms, and an open-plan office. The scheme was awarded through the NHS Shared Business Services framework which facilitated reductions in procurement time and cost. The new wing is designed to comply with all relevant HTM and HBN requirements.

26 Lifts, Stairs & Balustrades The Orchards is a warden controlled sheltered housing establishment in Lincolnshire run by local charity Boston Mayflower. It offers a secure environment with 24 hour support available for people wanting extra support to maintain their independence as they age. The building already had an old hydraulic lift in place and Ability Lifts were contacted to offer expert advice and guidance, given the close working relationship with the charity established over several years, having previously installed lifts in other care homes in Lincolnshire for them. The Optimum 100 platform lift was recommended, as the large platform size of 1220mm x 1680mm gives maximum space for the occupants whilst still retaining a shaft size of just 1380mm x 1790mm, meaning that the existing shaft opening could be utilised. Upon approval of this solution, the lift was supplied with automatic openers and wireless remote landing call stations. This enables wheelchair users to call the lift to the landing and have the doors open automatically without being in front of the opening doors, whilst the wireless call buttons enables easy positioning of the call button without having to drill or use conduit.

The lift was installed with larger one metre wide fire doors to aid access, and as the client wanted to maintain use of the lift even during a power cut, a UPS was supplied, along with the standard battery emergency lowering. The lift even has a fire park facility which drives the lift to a designated floor and parks so that it can not be used during a fire evacuation. Working with the appointed building contractors, Ability Lifts fitted the new lift in just two days, minimizing any inconvenience to the residents. Following the installation, the client added a warden control system in case of an emergency whilst using the lift. Just a few weeks later, a further lift to the same specification was installed at D’Enycourt care home in Kirton for the same client. Aluprof Supports Modularisation Construction Technology

33 Not a new technology, but a design approach which continues to grow in popularity. Recent projects competed with Aluprof systems show what it possible and the benefits that this approach can bring. The construction industry has used modules, such as bathroom ‘pods’, for many years where a repetitive build, such as a hotel has many of the same elements. There is a big benefit of producing these off-site in a controlled environment where specialist equipment is available and good levels of quality control. Simply delivered to site, lifted into place and services already provided and in place to simply link-up. Modularisation has now gone further to complete walls for rooms which can be produced with openings with fitted windows creating a waterproof and structural unit. Some of these larger room ‘pods’ can be produced as complete rooms with finishes and furniture complete. Protected adequately against the elements, each unit is transported to site and simply lifted into place usually on a prepared structural grid. The concept of the ‘pod’ hotel has been constructed in the USA, the rooms are generally smaller than average, so more rooms can be accommodated for any given city space, but quality of the rooms is higher with finishes lasting longer, in turn this makes these rooms more cost effective for the guest. In the USA they have even produced small apartments on this basis which are known as ‘pod pads’. The concept could be adopted in the UK to ease our housing shortage, particularly in the city. The idea of modularisation and hotel construction are a very good match and many of the new hotels constructed today use this technology. The concept works for both budget hotel construction and city centre luxury hotel developments. The modular method of construction allows developers to realise hotels of up to 20 storeys to be quickly erected.

Aluprof have worked with several companies to achieve bespoke solutions and provided trained installers at the point of installation. The ability for construction to be completed on site quickly and to quite accurate precision with minimal snagging issues means that this method of construction is very economical, especially for repetitive structure layouts such as hotels. It is claimed that a 100 bed hotel could be erected on site in just two weeks using the modular pod construction. One recent example of this type of construction is the recently opened Moxy Hotel at Aberdeen airport which was constructed by Robertsons. Using modular CLT (Cross Laminated Timber) construction, manufactured in Italy, the upper floors were assembled and bolted on top of a steel framed ground floor structure. The completed pods were then linked to a modular network of services within the new structure. In the south, the Citizen M hotel at Shoreditch, London was also constructed using a similar principle of construction.

Benefits realised by the client included; a quicker construction than compared with a traditional build method, this allowed the client to generate revenue earlier; an enhanced quality of final construction due to the strict testing and auditing regime of the factory and increased safety, as fewer man hours are required on site. Thomas House Project Nomin The client desired an engineered Oak floor that was responsibly sourced and had full FSCÂŽ (Forest Stewardship Council) chain of custody. The floor also had to be extremely resilient due to the high amount of traffic that the flooring would face. After careful consideration and research, we worked with SODA to develop the perfect solution: a smooth Oak floor with a Snow UV Oil finish called TW-E118. This flooring retained the grain patterns and texture of the natural white oak, it was then coloured and UV oiled to increase the resilience of the finish. This process not only enabled us to meet the requirement of a hardwearing finish but also made ongoing maintenance easy. The project took a team of four fitters from Gravity Flooring a total of five days to install.

Simpler specification for housebuilders as Aggregate Industries streamlines NHBCcompliant toppings

Aggregate Industries’ concrete division is making it easier for housebuilders to specify compliant structural topping products by unveiling a consolidated range of reinforcement solutions suitable for any beam and block flooring system.

The introduction of the range follows the implementation of the National House Building Council’s (NHBC) Technical Note 20 guidelines in January this year. The standard defined technical considerations around installing a beam and block flooring system; particularly that the use of micro fibres, as an alternative to steel mesh reinforcement, is now no longer acceptable to the NHBC. Instead, structural toppings requiring approval by the NHBC must use one of the following reinforcement options; macro ‘structural’ synthetic fibres, steel fibres or steel mesh reinforcement.

Wrightstyle is an international steel and aluminium advanced glazing supplier, mitigating against fire, bomb/blast and ballistic attack. Jane Embury is the company’s marketing director. The appalling tragedy of Grenfell Tower is yet another reminder that fire and building regulations should constantly be under review and new building materials rigorously fire tested. The building’s external cladding has come in for particular attention, with two fire safety experts giving evidence to the Grenfell inquiry that the external cladding bore significant responsibility. One said that the cladding “contributed to the most rapid of the observed external fire spread” and that the cladding system, including the insulation, was “substantially to blame for the tragedy.” The second gave evidence that the panels were “the primary cause of upward vertical fire spread, downward vertical fire spread, and lateral fire spread.” The fire is thought to have spread from a fourth floor flat when a uPVC window melted, exposing combustible insulation. This ignited the cladding panels which carried the fire around all four facades.

However, the US makers of the cladding panels, Arconic, said that if the windows had been built differently “the spread of the fire would have been interrupted” and “the fire service might well have been able to extinguish the fire within the compartment of origin.” Arconic’s lawyers also told the public inquiry that its panels were “at most, a contributing factor.” Over 300 highrise buildings in England have, or had, similar cladding. It will be for the public inquiry to determine how and why the fire spread so rapidly and what changes to fire and building regulations should be made. One of the issues, we suspect, will be to what extent external cladding should

be fire retardant or fire resistant. However, one of the most depressing aspects of the Grenfell fire is that, once again, it will be a matter of “codifying by catastrophe” – bringing in stricter rules and regulations in the wake of disaster, rather than before it. It all started with William the Conqueror because, back in the 11th century, residential homes were also firetraps - lots of wood, straw and thatch and no chimneys. They often caught fire and, with houses crammed together, often set fire to other homes. To counter this, William the Conqueror decreed that all fires should be extinguished at night, and the most popular method to achieve this was a simple metal lid that covered the fire and put it out. This lid was called a couvert feu, from which is derived the modern word curfew. Codifying by catastrophe is therefore nothing new and examples can be found in every kind of building or structure. For example, the Kings Cross railway station fire in London in 1987 which killed 31 people. The subsequent Fennell Investigation into the fire prompted the replacement of all wooden escalators on the Underground, the installation of automatic sprinklers and heat detectors in escalators, mandatory fire safety training for all station staff twice a year, and improvements in emergency services liaison. Or the Bradford City football stadium fire in 1985 which killed 56 and injured some 265. The subsequent Popplewell Report introduced new safety legislation for sports grounds across the country. Or the Summerland holiday resort disaster on the Isle of Man in 1973 which killed 50 people. It changed building regulations across the country because, most tragically, poor design and inappropriate building materials allowed a minor fire to become a major conflagration. Or the 1929 Glen Cinema fire in Paisley In 1929 which killed 71 children. It led to new legislation on the number of fire exits, outward opening doors, and such

issues as cinema capacity – all issues that previous theatre and music hall legislation should have addressed. Or the 1968 fire at the Shelton Hospital psychiatric unit, near Shrewsbury in Shropshire, which killed 24 female patients, caused a national outcry, and brought in changes to fire safety in major institutions and improved training for staff. Similar tragedies have taken place in hotels, nightclubs, restaurants, theatres, factories and offices, with significant

loss of life then resulting in better fire and building regulations. Simply, the most effective way of dealing with fire is by fire compartmentation: keeping the fire contained in one protected area and preventing it from spreading. A contained fire can be dealt with; an uncontrolled fire can’t. But what’s unfortunate is that it often takes tragedy to improve public safety and that, ten centuries after William the Conqueror, codifying by catastrophe is still with us.

The Ivy in the Park is constructed from glulam and cross-laminated timber: internal members are made from spruce, whilst external beams and columns are glulam Accoya®. The specification of Accoya® wood further extended to the rainscreen trellis which covers the external walls.
