East Dunbartonshire sets out plans for new leisure centre East Dunbartonshire Council is to host a series of events over the next few weeks to unveil its plans for the £40.9m redevelopment of Allander Leisure Centre.

The council is aiming to redevelop the Bearsden site as a new sports and leisure facility, with additional plans to incorporate services for adults with learning disabilities. People will be able to find out more information about proposals for the new facility, ahead of a planning application being submitted. There will also be an opportunity to submit comments and feedback - at the events and afterwards. Councillor Andrew Polson, joint council leader, said, “A redeveloped Allander facility has been a long-cherished dream in East Dunbartonshire. It has been a complex process to try to balance

views and requests in relation to the new Allander, while ensuring value for money, and I am delighted that the project is moving forward.”

Work has been carried out with partners including East Dunbartonshire Leisure and Culture (EDLC) Trust and East Dunbartonshire Health and Social Care Partnership (HSCP).

At its meeting on 26 September, the Council agreed to include the re-provisioned Kelvinbank within the Allander project. The estimated total cost of the project is £40.9m.

The Allander project includes proposals for: • a larger swimming pool, games hall, gym, cafe and changing facilities; • improved football and tennis facilities;

The drop-in sessions on the proposals are being held at the leisure centre on Tuesday 26th November (noon-7pm) Saturday 30th November (11am-3pm) and Thursday 5th December (noon7pm). Material from the exhibition events will be available on the Council website from 5th December.

Cavanna Homes Unveils New Show Home The Westcountry’s award-winning Cavanna Homes, has opened its latest show home in the West Devon market town of Tavistock with a ribbon-cutting ceremony performed by the town’s Mayor. Councillor Anne Johnson, was joined by Cavanna Homes’ Head of Sales Paul Furner for the opening of the show home at Broadleigh Park, a development of 148 new open market and affordable homes, just off the New Launceston Road and set alongside public open space with a children’s play park. The new homes scheme will contribute nearly £850,000 towards local community improvements including funding for a new primary school, new sports facilities and an improved bus service. Cllr Johnson said: “We are very pleased to see this development is offering a good range of houses in a great location on the edge of town and that the community contributions will go towards public transport as well as other essential improvements to benefit local people.” Broadleigh Park is just a mile from Tavistock’s vibrant town centre with its range of independent and high street shops as well as the local pannier market. Three supermarkets

are a short drive away, with a local hospital, two doctors’ surgeries, a post office, leisure facilities, and a primary and secondary school close by. The ‘Corndon’ style show home is a four-bedroom detached family home, featuring a spacious lounge, an open plan kitchen / dining room, a utility room, a large garden and a garage plus parking.

Cavanna Homes offer a number of buying schemes which provide practical and financial assistance, including Part-Exchange and Move Assist. The firm has also introduced a sale and leaseback scheme enabling home-seekers to purchase one of Cavanna’s show homes and lease it back to the firm for the duration of use.

Large Mass-Timber Building Opens at University of Arkansas Gone are the days of cramped, concrete cell–style dorm living—at the University of Arkansas, at least.

At the beginning of the fall 2019 semester, students moved into Adohi Hall, a new, $79 million, 200,000 square-foot residence hall and living learning community, designed by Boston-based Leers Weinzapfel Associates in collaboration with St. Louis–based Mackey Mitchell Architects, Philadelphia’s OLIN, and the local Arkansian Modus Studio. The two-volume-timber complex, which covers four acres on the Fayetteville, Arkansas campus, is the university’s largest and newest residence hall, with the capacity to house 708 students. Clad in aluminum panels with generous glazing, Adohi hall contrasts with older, Collegiate Gothic–style buildings on the campus, and its form challenges norms. “The mass timber design reimagines the traditional notion of campus housing as a building on a quad lawn,” Leers Weinzapfel Associates principal Tom Chung tells RECORD, instead channeling “a cabin in the woods, where building and landscape are woven together.” The architects used timber, a renewable resource with low embodied carbon, as “an example of a new sustainable way of building our

campuses,” says Chung. Sustainablysourced European spruce, pine, and fir trees make up the structure, with local cypress bringing warmth to interior detailing. In addition to housing undergraduates, Adohi—named for the Cherokee word meaning “woods”—is also used to bring like-minded students studying architecture, design, and the arts together under one roof, encouraging

a sense of community. Shared student rooms (2-person with a private bath, or pods for 12 to 16 with a communal bath and living room) are spread across four floors of the two buildings. Lounges, kitchens, and study rooms are sprinkled throughout the complex. And on the ground floor, a glass-walled common space (complete with several studios for art and music) connects the two L- and U-shaped volumes.

Eco-friendly building materials set to be big in 2020 revealed Bamboo, straw bales and timbercrete are among the ‘eco-friendly’ building materials that will increasingly be used in construction projects next year, according to a recent survey. Sell House Fast asked 582 architects, engineers and construction (AEC) professionals to identify the ecofriendly building materials they expect will increasingly be used in the construction of both commercial and non-commercial property developments in 2020. The majority of those surveyed (74%) believe there will be an increase in the use of bamboo over the course of 2020, while 69% expected to see straw bales increasingly incorporated in property development projects. The use of timbercrete, a mix of sawdust and concrete, is expected to increase by 61% if the AEC professionals surveyed.

RMD introduces new high-rise safety screen RMD Kwikform has developed a new high-rise safety screen solution to shroud tall buildings under construction. Ascent 200 is described as “the next generation of debris protection”. It has a double-height cantilever design, an advanced hydraulic climbing system, and a stronger mast that enables it to be erected at a single depth. As less material is needed, it is designed to be easier to transport and erect. Additional cladding options include corrugated perforated profiled steel sheeting, a fixed and sliding mesh panel that can be adjusted in situ, and regular plastic sheeting. The new system also has the ability to provide fully sealed enclosures on angled facades of up to 10 degrees. Ian Fryer, RMD Kwikform’s divisional product innovation manager, said: “Prior to commencing the design of Ascent 200, we spoke to our customers about some of the challenges faced when

constructing high-rise buildings. The core challenge was around health and safety; not only for site teams but for the general public. “With the new Ascent 200, we have delivered the highest level of manufacturing specification and design to ensure maximum debris sealing around the site perimeter. Another feature of the Ascent 200 is the slab jaw brackets that have been specifically designed for the new system. Once opened, the jaws allow for the screens to be removed without having to lift the system up the building. Ultimately, this reduces the crane height, and overall usage of cranes, in order to exit the solution. “One of the other key points that was raised by our customers was around efficiency. It was vital that we provided

a solution to our customers that could be transported, assembled and climbed with ease without impacting other areas of development on the project, or indeed, the surrounding locations outside of the site. “Finally, what the Ascent 200 embodies is complete flexibility with the ability to accommodate complex building shapes. This is where the multiple screen options were developed. Each option delivers the highest levels of protection and sealant, but it gives the customer more choice depending on the project and the shape of the building.” RMD Kwikform has also designed a range of ancillary components for Ascent 200, including containment and debris seal accessories, main slab anchors, edge seals and access platforms.

Climbing the proverbial ladder: how Bobtrade CEO Shneor Crombie is transforming the future of the building supplies market Nine years ago, Shneor Crombie (35), CEO of Bobtrade. com, moved back to London where his family was originally from. “For years, it had been my dream to move and live in this amazing city: London.” is the new online building supplies marketplace, currently taking the construction industry by storm. Headed up by CEO Shneor, Bobtrade is revolutionising the sector by connecting builders and merchants across the UK to deliver a more efficient way of buying and selling building materials. “I was born an entrepreneur, I don’t remember any other version of myself.” At a time many of his peers were busy playing football, Shneor was beginning his entrepreneurial story, setting up a car wash at the ripe age of 11, where he recruited 15 of his friends to work for him – and learnt some invaluable life lessons in the process. “As the boss, you have to work harder than everyone else,” Shneor begins, “at the beginning, I thought I was a big boss! Walking around telling everyone what to do, how to do it. It wasn’t until a good friend came to me, and said ‘why don’t you

show us how to do it, then we can all learn from you?’ It was a penny-drop moment – from that point onwards, one of my biggest rules in management was to always lead by example.” Construction was – and continues to be – a beloved hobby of Shneor’s, so it seemed fitting that the beginning of his time in London, armed with very little English, was spent working on a construction site. It was during this period – spent driving from one builders’ merchant to another – looking for materials, that ignited both a spark of frustration and inspiration; then an idea, which would eventually lead Shneor to start his online building supply start-up. “I thought to myself, this is one of the biggest industries in the world and one that has such a huge impact on almost every person in the world – how is it functioning like this, and more importantly what can I do to change it?” Fast forward a few years, Shneor was running his UK-based business, a code development house for start-ups and companies. “Because of my knowledge and experience in the construction industry,” Shneor comments, “companies kept coming to me with a request to develop solutions for them.”

17 Shneor decided, upon his recovery, to follow through and create Bobtrade, a company to heal the problems with buying building supplies. “During the days after my surgery, I came up with the Bobtrade design, features and plan – so it’s always a bit of a running joke amongst our team, that I designed everything while high on pain medication!” Today, Bobtrade is 20-people strong and growing. It gives builders a powerful yet simple procurement platform, where they can order all building supplies online with one click and have it delivered to their site the next day. Once the surgery date was set, Shneor understood that it would take a long time to recover and he’d need somewhere to work from home. He set out to build an extension for a home office, during which he faced again countless issues with late deliveries and sourcing supplies.

O’Donovan Waste – An outstanding year celebrating 60 years in waste management and counting…. It has been quite the year for O’Donovan Waste Disposal Ltd. Celebrating 60 years since Denis Joseph O’Donovan set out on his own in business. Like lots of young men who had made the journey over from Ireland in the ‘50’s, Joe had started out on the railways and construction sites but after gaining his vast experience and knowledge, he decided to work for himself. In 1959 he bought a Caterpillar 951 tracked shovel and secured his first demolition job. He went on to purchase a tipper and eventually moved into skip lorries, establishing a waste depot in Kings Cross (which is now the site of the British Library) where his new business thrived and began to expand.

Sadly, Joe passed away suddenly in 1985 at the age of 51, leaving an extremely successful company which needed managing. His four children have worked together since and after initially down-sizing to make it more manageable, they have surpassed all expectations in their bid to continue their father’s legacy and have grown the business to be an industry leader. Nothing has changed in the intervening years, O’Donovan is still entirely family-owned and is run by the four O’Donovan siblings with Michael as the Chairman, Caroline and Anthony the Operations Directors and Jacqueline, as Managing Director, responsible for the overall direction of the business. All of them are fiercely proud of the family-values and Irish heritage that have helped make O’Donovan a continued success.

New build home gets a lift Ability Lifts were recently contacted by the owner of a 3 storey, new house build in Pershore near Worcester, who was looking to future proof the house and ensure the occupants can easily access all three floors without using the stairs. From the architect drawings provided, Ability Lifts suggested that their Optimum 500 home lift would be an ideal solution. It has very compact shaft dimensions of just 1150mm x 950mm, enabling it to fit discreetly within a home environment. The client wanted the lift to blend into the colour scheme of their home, so the Anthracite Grey finish was chosen for the shaft colour, along with glazed panels down one side of the shaft to maximise light coming into the building. To give a clean look to the doors, a hidden closer was used. Alongside this, a stainless steel handle was fitted to the lift doors, to match with the fittings in the home.

The lift was installed over a 3 day period with very little building works by the client, as the lift is self supporting and a structural wall is not required. The lift requires just a 60mm pit, allowing level access into the lift at the lowest level. Due to the efficient 0.55KW motor of the lift, future energy bills will not be heavily affected. A service contract was included with the lift, providing two service visits every year to ensure it runs smoothly, and to maintain the exceptional warranty on major parts. Roda Bangun Mandiri – has recently specified P C Henderson for a sliding door hardware project at the Intercontinental Hotel in Bali. The Taman Gita Restaurant, based within the hotel, has recently undergone an extensive refurbishment project which has given the restaurant a completely new look. The restaurant reopened its famous doors last year and now features an elegant, contemporary interior accented with Balinese ornaments, high ceilings and monumental pillars. Roda worked with interior design and consultancy businesses - Arcadis and PT. Caturgriya Naradipa to specify a sliding door system which could hold two large partition doors separating the dining area of the restaurant from the open plan kitchen. Measuring the full ceiling height of 5.4m, with a width of 1.4m the doors were extremely heavy - weighing approximately 230kg each. A system was required which could comfortably hold such large and heavy doors whilst also ensuring a smooth and effortless operation. P C Henderson’s Soltaire 250 sliding door hardware was specified as the best system for the project. With a maximum capacity of 250kg, the system comfortably supports the weight of the doors and utilises its low friction technology to provide a smooth fingertip operation. Components from P C Henderson’s Telescopic system were also applied allowing the two doors to traverse in a telescopic motion in front of a fixed panel. The restaurant make over is part of a much wider refurbishment project, P C Henderson’s Husky sliding door hardware was also specified for 300 plus hotel rooms at the resort. Unhealthy buildings adversely affect children and will cost UK £55.6 billion over next 40 years, research finds Living, learning and working in unhealthy buildings will cost the UK economy over £55 billion between now and 2060, according to a report by research institute RAND Europe and roof window manufacturer VELUX. The findings are from the 2019 UK Healthy Homes Barometer report which was launched today (7 Nov) at a seminar in London. Children are particularly at risk, with 9,500 British children living in an unhealthy home who also have a serious illness. The research also found that over 490,000 school days are lost in the UK each year due to illnesses associated with unhealthy housing. Furthermore, several studies have found that improving indoor air quality in school buildings would mean increased productivity of 15%. Last month, the Europe-wide version of the Barometer was published and shows that the United Kingdom ranks 21 out of 28 when it comes to unhealthy homes. At the bottom of the list in twenty-eighth place is Portugal, with the least healthy housing. Finland comes first with

the healthiest. The rankings look at the percentage of children who are at risk due to poor housing that experiences dampness, darkness, cold temperatures or excessive noise. The data is taken from the European Union’s EUROSTAT ‘Income and Living Conditions in Europe’ survey. Daniel Ghert, Lead Researcher at RAND Europe added: “Our study shows that good indoor climate is not just a question of comfort, but also a substantial factor for health, and notably also for health of children. This further translates into costs for society at large. The fact that Finland, in spite of being one of Europe’s northernmost and coldest countries, manages to have the best indoor climate of all EU member states, could serve as an example for other countries“. Located in Dorking, deep in the Surrey Hills, a once traditional 20th Century house has been skilfully transformed by Lees Munday Architects into a contemporary family home, with an extension to give the property a new lease of life. Juxtaposed against the original building the architects selected Kebony, a global leader in the production of sustainable modified wood, to achieve the owner’s vision for a sustainable and family friendly home. Improving the existing gloomy kitchen positioned on the east side of the house, with no garden access, was a key priority for the architects, who were able to rework the kitchen, dining and daytime seating area to provide an open plan functional living space which embraces the sunny western aspect of the house and takes advantage of the large rear garden and spectacular view. The adjacent lounge was significantly enlarged and continued the Kebony cladding along the rear elevation of the house. For Lees Munday Architects, a relationship with the garden and the landscape was an essential focus throughout the design. As a result two sides of the new extension, and the lounge, were completely glazed to incorporate the garden as part of the interior living space, whilst bespoke sliding doors opening onto a paved patio for alfresco dining and children’s play were also installed. A loft conversion has provided an extra en-suite bedroom, while the master bedroom has gained a full height window and roof terrace, both taking full advantage of the spectacular far reaching views.

Natural materials and finishes, including stone and timber were selected inside and out for their authenticity and the way they wear in instead of wearing out. Improving the energy efficiency of the house was also paramount for the owner, this was achieved by draught-proofing, enhanced insulation, and the installation of 21 flat black photovoltaic panels on the new kitchen roof. Successfully integrated with the design rather than an unattractive afterthought,


the panels were combined with Kebony wood as a rainscreen system positioned over a mechanically fixed UPVC roof membrane to supply all the hot water for the property. The form of the main extension took its cue from the many agricultural barns in the local area.

David Lees, Lees Munday Architects commented: “For this contemporary extension, we sought a single lightweight material that would be able to clad roofs as well as walls. After an extensive search for newly available ‘modified woods’, we were delighted to select Kebony with the knowledge that we could achieve our vision and leave the wood ‘authentically’ unfinished. We are extremely proud of this project and would thoroughly recommend Kebony as a cladding material, so much so that we have taken several clients to see this house and all have since chosen Kebony to clad their projects.” Adrian Pye, International Sales Director at Kebony added: “We are thrilled that Lees Munday Architects have realised the potential of Kebony to successfully introduce a new character to this building. The natural appearance of the wood perfectly complements the original building’s exterior; Kebony’s resistance to wear and weathering will also ensure the new extensions stands the test of time.”

By polymerising the wood’s cell wall, the softwoods permanently take on the attributes of tropical hardwood including high durability, hardness and dimensional stability. This unique process also provides Kebony with its characteristic appearance, which only grows more beautiful with time.

UK Construction An eclectic, forward thinking crowd of 34,327 construction professionals attended UK Construction Week on 8-10 October. There was a particular swell in visitors keen to learn about future technologies and how they could be applied to their businesses. The future of construction and how it is driving change was a major focus at this year’s event and it was clearly a driver to bring the crowds to the show at the NEC in Birmingham. Kevin Reeves, director of IoT & digital twin at Costain, said: “Being my first time at UK Construction Week, I was blown away by the scale and diversity of the event, it was very impressive.” Mark Ireland, chief engineer of technology strategy at the Manufacturing Technology Centre commented: “It was a busy few days and there were a great mix of attendees, from new industry entrants to managing directors and chief executives. It was really engaging to meet with the next generation and to meet people who aren’t already entrenched in traditional attitudes around construction.” Feedback from a new business perspective was also extremely positive. Brendan Hourican, national sales and marketing manager at CircofloPro said: “It was an incredible show. I came away with at least 60-70 excellent business leads. One project alone will pay for the cost of attending the show. It’s been so successful, if I’d known I’d have gone for a larger stand and brought more of our team along.” Ade Feeney, divisional account manager at Tradepoint B&Q also commented on the levels of interest from younger attendees, saying: “We’ve had some great conversations.
