Cavanna Homes Unveils New Show Home The Westcountry’s award-winning Cavanna Homes, has opened its latest show home in the West Devon market town of Tavistock with a ribbon-cutting ceremony performed by the town’s Mayor. Councillor Anne Johnson, was joined by Cavanna Homes’ Head of Sales Paul Furner for the opening of the show home at Broadleigh Park, a development of 148 new open market and affordable homes, just off the New Launceston Road and set alongside public open space with a children’s play park. The new homes scheme will contribute nearly £850,000 towards local community improvements including funding for a new primary school, new sports facilities and an improved bus service. Cllr Johnson said: “We are very pleased to see this development is offering a good range of houses in a great location on the edge of town and that the community contributions will go towards public transport as well as other essential improvements to benefit local people.” Broadleigh Park is just a mile from Tavistock’s vibrant town centre with its range of independent and high street shops as well as the local pannier market. Three supermarkets

are a short drive away, with a local hospital, two doctors’ surgeries, a post office, leisure facilities, and a primary and secondary school close by. The ‘Corndon’ style show home is a four-bedroom detached family home, featuring a spacious lounge, an open plan kitchen / dining room, a utility room, a large garden and a garage plus parking.

Cavanna Homes offer a number of buying schemes which provide practical and financial assistance, including Part-Exchange and Move Assist. The firm has also introduced a sale and leaseback scheme enabling home-seekers to purchase one of Cavanna’s show homes and lease it back to the firm for the duration of use.

Karen Heywood, Sales Manager said: “Our new homes have sparked a lot of interest and we’ve already secured seven off-plan reservations before the show home opening, all of which have so far been from local people.

Paul Furner said: “We’ve built a strong reputation for ‘building brilliance’ and high-quality new homes, which has recently been recognised at the national Housebuilder Awards where we were very proud to have been named ‘Medium Housebuilder of the Year’.

“At this time of year, people are very attracted to the energy efficiency of our new homes which come with the latest heating systems, excellent wall and loft insulation, and double glazing.

“We take great pride in the homes that we build, and we can’t wait to show people around our beautifully designed show home and our selection of family homes coming soon in Tavistock.”

“Our excellent range of house styles means we’re confident there’s something for everyone, so anyone looking to move to this brilliant location should come and visit soon.”

Large Mass-Timber Building Opens at University of Arkansas Gone are the days of cramped, concrete cell–style dorm living—at the University of Arkansas, at least.

At the beginning of the fall 2019 semester, students moved into Adohi Hall, a new, $79 million, 200,000 square-foot residence hall and living learning community, designed by Boston-based Leers Weinzapfel Associates in collaboration with St. Louis–based Mackey Mitchell Architects, Philadelphia’s OLIN, and the local Arkansian Modus Studio. The two-volume-timber complex, which covers four acres on the Fayetteville, Arkansas campus, is the university’s largest and newest residence hall, with the capacity to house 708 students. Clad in aluminum panels with generous glazing, Adohi hall contrasts with older, Collegiate Gothic–style buildings on the campus, and its form challenges norms. “The mass timber design reimagines the traditional notion of campus housing as a building on a quad lawn,” Leers Weinzapfel Associates principal Tom Chung tells RECORD, instead channeling “a cabin in the woods, where building and landscape are woven together.” The architects used timber, a renewable resource with low embodied carbon, as “an example of a new sustainable way of building our developer-update.co.uk

campuses,” says Chung. Sustainablysourced European spruce, pine, and fir trees make up the structure, with local cypress bringing warmth to interior detailing. In addition to housing undergraduates, Adohi—named for the Cherokee word meaning “woods”—is also used to bring like-minded students studying architecture, design, and the arts together under one roof, encouraging

a sense of community. Shared student rooms (2-person with a private bath, or pods for 12 to 16 with a communal bath and living room) are spread across four floors of the two buildings. Lounges, kitchens, and study rooms are sprinkled throughout the complex. And on the ground floor, a glass-walled common space (complete with several studios for art and music) connects the two L- and U-shaped volumes.

Eco-friendly building materials set to be big in 2020 revealed Bamboo, straw bales and timbercrete are among the ‘eco-friendly’ building materials that will increasingly be used in construction projects next year, according to a recent survey. Sell House Fast asked 582 architects, engineers and construction (AEC) professionals to identify the ecofriendly building materials they expect will increasingly be used in the construction of both commercial and non-commercial property developments in 2020. The majority of those surveyed (74%) believe there will be an increase in the use of bamboo over the course of 2020, while 69% expected to see straw bales increasingly incorporated in property development projects. The use of timbercrete, a mix of sawdust and concrete, is expected to increase by 61% if the AEC professionals surveyed.

increase in the use of recycled composite material, Ferrock; 44% expect to see an increase in the use of the bio-composite, hempcrete; and 38% expect to see an increase in the use of cork. Robby du Toit, managing director of Sell House Fast, said: “The property industry is more eco-conscious than ever before. This has led to a surge

in the innovation and development of eco-friendly building materials. As professionals become better acquainted with the properties and benefits of different eco-friendly building materials, their adoption rate in construction projects can expect to see a positive increase. This research certainly highlights the eco-friendly building materials that will have a big impact in 2020.”

In addition, 56% expect to see an increase in the use of recycled plastics; 47% expect to see an

RMD introduces new high-rise safety screen RMD Kwikform has developed a new high-rise safety screen solution to shroud tall buildings under construction. Ascent 200 is described as “the next generation of debris protection”. It has a double-height cantilever design, an advanced hydraulic climbing system, and a stronger mast that enables it to be erected at a single depth. As less material is needed, it is designed to be easier to transport and erect. Additional cladding options include corrugated perforated profiled steel sheeting, a fixed and sliding mesh panel that can be adjusted in situ, and regular plastic sheeting. The new system also has the ability to provide fully sealed enclosures on angled facades of up to 10 degrees. Ian Fryer, RMD Kwikform’s divisional product innovation manager, said: “Prior to commencing the design of Ascent 200, we spoke to our customers about some of the challenges faced when

constructing high-rise buildings. The core challenge was around health and safety; not only for site teams but for the general public. “With the new Ascent 200, we have delivered the highest level of manufacturing specification and design to ensure maximum debris sealing around the site perimeter. Another feature of the Ascent 200 is the slab jaw brackets that have been specifically designed for the new system. Once opened, the jaws allow for the screens to be removed without having to lift the system up the building. Ultimately, this reduces the crane height, and overall usage of cranes, in order to exit the solution. “One of the other key points that was raised by our customers was around efficiency. It was vital that we provided

a solution to our customers that could be transported, assembled and climbed with ease without impacting other areas of development on the project, or indeed, the surrounding locations outside of the site. “Finally, what the Ascent 200 embodies is complete flexibility with the ability to accommodate complex building shapes. This is where the multiple screen options were developed. Each option delivers the highest levels of protection and sealant, but it gives the customer more choice depending on the project and the shape of the building.” RMD Kwikform has also designed a range of ancillary components for Ascent 200, including containment and debris seal accessories, main slab anchors, edge seals and access platforms.

Gardening trends to inspire you in 2020

Garden trends have changed drastically over the past decade as people change the way they use their gardens and look to become eco-friendlier at the same time. Creating a practical space which is easy to maintain and comfortable to use can be a daunting task, but with a little planning and preparation, you can create an up-to-date and modern garden which will add that wow factor to your property. From plants, flowers and shrubs, to creating designated areas and secluded spaces in the garden, specialists Oeco Garden Rooms give us some of their top gardening predictions on what will be trending in 2020 so that you can create the perfect space for you and your family. developer-update.co.uk

Creating designated garden areas The ultimate goal when planning any garden is to create a flexible space which has the right combination between plants, flowers and foliage, and inviting spaces in which to relax, unwind and entertain in. Designating specific areas of the garden is a great way of creating comfortable areas to entertain in as well as space for the family to play and have fun.

13 Establishing boundaries between different areas can be achieved by planting simple borders, installing a patio or decking area, or building a fence to create secluded areas for reading, relaxing and even al fresco dining.

Investing in high-quality garden furniture If there is one place to invest in the garden, then it is in your garden furniture. Cheap garden furniture will weather and fade a lot faster than highquality products, and with the majority of us cutting down on waste and being more economical with our money there has been a resurgence of people investing in high quality and handmade garden furniture that is designed to last. Rattan furniture is one of the top choices when it comes to high-quality garden furniture and with good reason. Rattan is strong and durable, able to withstand the changing seasons and is available in a number of different colours and styles to suit any garden. Rattan furniture is also ideal for casual seating areas and alfresco dining. Another popular choice for garden furniture is solid wood furniture; these will generally need a little bit of maintenance to keep them looking new,

but in turn, will last for many years. Wooden furniture makes a style statement in the garden and creates a sense of luxury and extravagance, but be sure to buy sustainably sourced or reclaimed wooden furniture for peace of mind.

Planting native flowers, plants and shrubs There has been a big shift in the types of flowers, plants and shrubs gardeners’ plant in their gardens. In years gone by people planted flowers, shrubs and borders to create colourful collages without much thought to the environment or local wildlife. That has all changed over the past few years as gardeners continue to make a conscious effort to use native plants and local resources to create gardens that closely mimic the nature around them. Perennials such as the Pasque flower and Bellflower create pops of colour, while Primrose blooms with pale yellow flowers in the Spring. Wildflowers such as Corncockle, Pyramidal orchid and Harebells add a natural touch while creating an ecosystem for local wildlife to live and thrive. A trend in organic gardening will become popular over the next few years too as gardeners learn about the benefits of ‘going organic’. From healthier soil, stronger and bigger plants and greener lawns, to robust ecosystems of minibeasts, birds and other wildlife, organic gardening is at the forefront of reversing the damage done by decades of chemical and pesticide use. There are other ways of attracting local wildlife to your garden too, including adding a birdbath or pond, leaving a small area of your garden to overgrow for shelter and food, and by planting pollinator-friendly flowers.

Climbing the proverbial ladder: how Bobtrade CEO Shneor Crombie is transforming the future of the building supplies market Nine years ago, Shneor Crombie (35), CEO of Bobtrade. com, moved back to London where his family was originally from. “For years, it had been my dream to move and live in this amazing city: London.” Bobtrade.com is the new online building supplies marketplace, currently taking the construction industry by storm. Headed up by CEO Shneor, Bobtrade is revolutionising the sector by connecting builders and merchants across the UK to deliver a more efficient way of buying and selling building materials. “I was born an entrepreneur, I don’t remember any other version of myself.” At a time many of his peers were busy playing football, Shneor was beginning his entrepreneurial story, setting up a car wash at the ripe age of 11, where he recruited 15 of his friends to work for him – and learnt some invaluable life lessons in the process. “As the boss, you have to work harder than everyone else,” Shneor begins, “at the beginning, I thought I was a big boss! Walking around telling everyone what to do, how to do it. It wasn’t until a good friend came to me, and said ‘why don’t you developer-update.co.uk

show us how to do it, then we can all learn from you?’ It was a penny-drop moment – from that point onwards, one of my biggest rules in management was to always lead by example.” Construction was – and continues to be – a beloved hobby of Shneor’s, so it seemed fitting that the beginning of his time in London, armed with very little English, was spent working on a construction site. It was during this period – spent driving from one builders’ merchant to another – looking for materials, that ignited both a spark of frustration and inspiration; then an idea, which would eventually lead Shneor to start his online building supply start-up. “I thought to myself, this is one of the biggest industries in the world and one that has such a huge impact on almost every person in the world – how is it functioning like this, and more importantly what can I do to change it?” Fast forward a few years, Shneor was running his UK-based business, a code development house for start-ups and companies. “Because of my knowledge and experience in the construction industry,” Shneor comments, “companies kept coming to me with a request to develop solutions for them.”

17 Shneor decided, upon his recovery, to follow through and create Bobtrade, a company to heal the problems with buying building supplies. “During the days after my surgery, I came up with the Bobtrade design, features and plan – so it’s always a bit of a running joke amongst our team, that I designed everything while high on pain medication!” Today, Bobtrade is 20-people strong and growing. It gives builders a powerful yet simple procurement platform, where they can order all building supplies online with one click and have it delivered to their site the next day. It also provides better control and full visibility of their projects, budget and clients.

Soon he realised the need to build a solution for the entire industry. A solution that would offer builders a product which removes all the hassle when buying supplies, making that complicated process much faster and easier. In 2015, however, life threw a curveball: Shneor was diagnosed with cancer. Life as he knew it was turned upside down; days in the office were swapped for days in and out of hospital preparing for major, life-saving surgery. Despite a not very optimistic diagnosis from his doctors, this turn of events was hardly enough to stop Shneor’s entrepreneurial spirit – on the contrary! Once the surgery date was set, Shneor understood that it would take a long time to recover and he’d need somewhere to work from home. He set out to build an extension for a home office, during which he faced again countless issues with late deliveries and sourcing supplies.

Supporting independent businesses is a big part of what Bobtrade stands for; “By working with independent builders and merchants, we can optimise the market and give them more opportunities and more power when they buy and sell through Bobtrade.” Shneor admits that there have been challenges, “No one thought that construction could evolve and digitise. I took Bobtrade to many investors and they all said, ‘Yes, it’s a huge market and you have a very interesting idea - but the construction industry won’t change!’ But guess what? It’s changing rapidly, and I am proud that Bobtrade is leading the front of the building supplies procurements.” And the next steps for Bobtrade? Transforming the construction industry in the UK and overseas. “We will continue working hard to build our product so that we can provide a reliable service to more and more builders. Bobtrade will be everywhere, helping builders build the future of the world easier, faster and more efficiently.”

3. Predictive Insights: AI-driven analysis of previously siloed project data provides builders with powerful insights to predict outcomes and reduce risk. “Despite the tremendous challenges construction companies face to connect huge volumes of data and people, no one has delivered on the promise of unified construction from design to operations — until now,” said Jim Lynch, vice president and general manager, Autodesk Construction Solutions. “With Autodesk Construction Cloud, we’re introducing a new era of connected construction and offering unrivaled integration between headquarters, office and field teams. We’ve never been more dedicated nor clearer in our mission to empower designers, contractors and owners to meet the world’s rapidly expanding construction needs, while helping to make building more predictable, safe and sustainable.” “We need to be able to measure ourselves, look to the future and anticipate project risk. This insight is what’s missing today, and is a key driver in moving the industry forward,” said Jenny Moshea, head of technology at Sellen Construction. “Autodesk Construction Cloud brings together advanced technology—which Autodesk has always been known for—with the network of the building community—which is the core of what we do as an industry—underpinned by predictive insights. This is the next evolution, the connected tissue that brings it all together so the construction lifecycle is no longer disjointed.”

19 Learn more about other major product enhancements unveiled today on the new Autodesk Construction Cloud blog. 2. Industry’s largest network of construction professionals helps bring together the right teams Autodesk Construction Cloud encompasses the industry’s largest ecosystem of owners, designers, builders and trades, including nearly one million subcontractors who use BuildingConnected. The Builders Network enables owners and builders to connect to the right partners to create the best teams for any project anywhere — reducing risk, decreasing rework and increasing profitability.

1. Autodesk Construction Cloud increases technology depth with 50+ new enhancements and makes data flow with integrations across all products As part of the launch of Autodesk Construction Cloud, the company is unveiling more than 50 new product enhancements that span the entire building lifecycle from design through operations. Most enhancements are available today, with a few rolling out over the next several weeks. Highlights of the new innovations include: •

Expanding support within Assemble for the latest version of Autodesk design tools AutoCAD, Revit and Navisworks.

Empowering subcontractors to immediately quantify 2D views in BuildingConnected BidBoard Pro.

Enabling greater collaboration, field teams can now take videos directly within the PlanGrid app. Along with improved photo management, teams are able to provide richer commentary from the jobsite.

Enhancing all BIM 360 modules, along with deeper feature integrations – such as between Construction IQ and BIM 360’s design review capabilities, called Design Risk Management, which helps reduce the likelihood of RFIs and change orders originating from design issues.

To empower construction teams to reduce miscommunication, errors and rework, Autodesk is focused on providing the entire construction team with access to crucial data whenever it’s needed. Over the past 18 months, the company has rolled out 18 different integrations, allowing data to flow between all its construction products. These include integrations between Revit and PlanGrid, BIM 360 Design and Civil 3D, BuildingConnected and PlanGrid, and BIM 360 and Assemble, to name just a few. Built with BIM 360’s common data environment (CDE), Autodesk Construction Cloud ensures the whole team is collaborating on an integrated record set. Beyond the current capabilities, Autodesk is investing in supporting our customers in meeting ISO-19650.

3. AI-powered analytics identifies risks before they become rework Autodesk Construction Cloud encompasses powerful artificial intelligence that helps construction teams identify and mitigate risks before problems occur — helping to reduce delays, rework and cost. Technology such as TradeTapp, which arms general contractors with subcontractor risk analysis during the planning phase, and Construction IQ, which uses algorithms to prioritize the highest risk projects, subcontractors and issues that need attention during the build phase, gives teams the insight and confidence to make informed decisions and build right the first time. For example, according to Autodesk’s data science team, more than 70 percent of RFIs in construction are attributed to design issues or documentation errors, which often escalate into costly change orders and even larger litigation disputes. Design Risk Management applies Construction IQ’s machine learning capabilities to the design review process that happens within BIM 360’s Document Management module, enabling GCs to easily identify and predict as early as possible the design and constructability issues that may turn into costly RFI’s. “Autodesk’s end-to-end system for the entire building lifecycle — from design through to longterm maintenance — is giving us a competitive advantage. Using the advanced technology and predictive insights of Autodesk Construction Cloud, we achieved a 20 percent gain in quality and safety on a high profile project,” said Michael Murphy, digital construction operations manager at BAM Ireland. “Autodesk Construction Cloud is bringing us one step closer to a unified solution with all our data in the same platform, so that information is no longer in a silo or lost. We’re strongly aligned with Autodesk in pursuit of better construction across the globe.” Visit https://construction.autodesk.com/ or phone +44 (0)20 3695 0292 for more information.

O’Donovan Waste – An outstanding year celebrating 60 years in waste management and counting…. It has been quite the year for O’Donovan Waste Disposal Ltd. Celebrating 60 years since Denis Joseph O’Donovan set out on his own in business. Like lots of young men who had made the journey over from Ireland in the ‘50’s, Joe had started out on the railways and construction sites but after gaining his vast experience and knowledge, he decided to work for himself. In 1959 he bought a Caterpillar 951 tracked shovel and secured his first demolition job. He went on to purchase a tipper and eventually moved into skip lorries, establishing a waste depot in Kings Cross (which is now the site of the British Library) where his new business thrived and began to expand. developer-update.co.uk

Sadly, Joe passed away suddenly in 1985 at the age of 51, leaving an extremely successful company which needed managing. His four children have worked together since and after initially down-sizing to make it more manageable, they have surpassed all expectations in their bid to continue their father’s legacy and have grown the business to be an industry leader. Nothing has changed in the intervening years, O’Donovan is still entirely family-owned and is run by the four O’Donovan siblings with Michael as the Chairman, Caroline and Anthony the Operations Directors and Jacqueline, as Managing Director, responsible for the overall direction of the business. All of them are fiercely proud of the family-values and Irish heritage that have helped make O’Donovan a continued success.

These virtually frameless glass units can be installed side-by-side to create full-width glass roofs and side returns. They can also be used vertically, in effect creating a room made entirely of glass. All units are solar reflective, so excess heat is bounced away, non-stick and self-cleaning. Bushboard Chosen for BBC’s Your Home Made Perfect Again Your Home Made Perfect is the first ever British virtual reality and visual effects property show.

featured Bushboard Evolve solid-core laminate worksurface in the Caldeira décor for the striking new kitchen surfaces and complementing coffee tables.

Presented by Angela Scanlon, the ground-breaking property and makeover series sees innovative architects, Laura Jane Clark and Robert Jamison, transform ordinary homes into extraordinary ones. The results are presented to the homeowners using virtual reality headsets, giving them a real life look at how the changes will work.

“The architect’s design for the interior was crisp, clean and uncluttered – open shelving and the delightful handle-less design of the kitchen means it looks fresh but timeless.” commented interior designer, Sian Astley, who is the build project manager for the show. “The Caldeira décor of Bushboard Evolve brings warmth and modernity and it is so easy to work with.”

The show, broadcast in early October featured homeowners Ruth and Lindsey, looking to make improvements to their existing home and kitchen. After seeing virtual presentations of how the two architects would change the home, the couple chose Laura’s plan which

Homeowner Ruth Thomas said “The whole project was an amazing experience. When it came to the kitchen, we had not heard of Evolve, but we are delighted with the slim lines and striking colour of Evolve. The worktop is the hardest working part of the kitchen, so we wanted something that will endure.” Caroline Elliott, Head of Product for Worktops at Wilsonart UK, the group to which Bushboard belongs, explained, “The Your Home Made Perfect scheme for Ruth and Lindsay’s home is a lovely example of Evolve’s versatility, especially with the integrated drainer grooves and undermount sink, which are so important for completing the seamless, modern look they’ve chosen. The bespoke coffee tables are such a creative use of the offcuts and a great transitional touch between the kitchen and living areas.” To find an local Evolve showroom by visit: www.bushboard.co.uk/home-owners

New build home gets a lift Ability Lifts were recently contacted by the owner of a 3 storey, new house build in Pershore near Worcester, who was looking to future proof the house and ensure the occupants can easily access all three floors without using the stairs. From the architect drawings provided, Ability Lifts suggested that their Optimum 500 home lift would be an ideal solution. It has very compact shaft dimensions of just 1150mm x 950mm, enabling it to fit discreetly within a home environment. The client wanted the lift to blend into the colour scheme of their home, so the Anthracite Grey finish was chosen for the shaft colour, along with glazed panels down one side of the shaft to maximise light coming into the building. To give a clean look to the doors, a hidden closer was used. Alongside this, a stainless steel handle was fitted to the lift doors, to match with the fittings in the home.

The lift was installed over a 3 day period with very little building works by the client, as the lift is self supporting and a structural wall is not required. The lift requires just a 60mm pit, allowing level access into the lift at the lowest level. Due to the efficient 0.55KW motor of the lift, future energy bills will not be heavily affected. A service contract was included with the lift, providing two service visits every year to ensure it runs smoothly, and to maintain the exceptional warranty on major parts. The home owners are thrilled with the lift, and they can look forward to trouble-free lift service for many years to come. Please contact the Ability Lifts team on 0845 006 8803 or email sales@abilitylifts.co.uk for further information on the Optimum 500 and the other products in the Optimum range of lifts.

Strawberry Field, the Salvation Army centre in Liverpool immortalised by John Lennon, has seen the investment of some £8m in the creation of the first ever visitor facilities on the site, alongside a place for spiritual reflection and vocational training & work placement hub- Steps to Work- for young people with learning disabilities and other barriers to employment. To ensure all users can make the most of their time there, a Changing Places toilet facility has been supplied and installed by Closomat. Changing Places toilets provide more space and equipment than conventional wheelchair-accessible WCs, to meet the needs of people of all ages who need help to deal with their developer-update.co.uk

intimate hygiene. Closomat’s installation at Strawberry Field gives users a peninsular WC with a full room cover ceiling track hoist, height adjustable adult-sized changing bench, height adjustable washbasin, and privacy screen, in a 12m2 room. Julia Baird, John Lennon’s sister and Honorary President of the Strawberry Field project, said: “I’ve been really impressed by The Salvation Army’s vision and now there is huge potential to make a real change in the lives of young people who will grow in the precious soil of Strawberry Field.” Salvation Army Territorial Commander, Commissioner Anthony Cotterill said: “John Lennon found sanctuary here as a child and that’s

exactly what we want to offer by opening the Strawberry Field gates for good. We know thousands of Beatles fans already visit the site and we saw an opportunity to channel that interest into a responsible tourist attraction that will support local people and businesses. “The Salvation Army ran a children’s home at Strawberry Field from 1936 until 2005. In that time, we helped some of Liverpool’s most vulnerable children. Today, we are using Strawberry Field to give Liverpool’s young people a step onto the employment ladder. I like to think that John Lennon would be pleased that his special association with Strawberry Field is being used in this way.”

38 Top 10 Companies 2019 P C HENDERSON SPECIFIED FOR LUXURY RESTAURANT AT THE INTERCONTINENTAL HOTEL IN BALI Indonesia based sliding and folding door hardware provider – P.T. Roda Bangun Mandiri – has recently specified P C Henderson for a sliding door hardware project at the Intercontinental Hotel in Bali. The Taman Gita Restaurant, based within the hotel, has recently undergone an extensive refurbishment project which has given the restaurant a completely new look. The restaurant reopened its famous doors last year and now features an elegant, contemporary interior accented with Balinese ornaments, high ceilings and monumental pillars. Roda worked with interior design and consultancy businesses - Arcadis and PT. Caturgriya Naradipa to specify a sliding door system which could hold two large partition doors separating the dining area of the restaurant from the open plan kitchen. Measuring the full ceiling height of 5.4m, with a width of 1.4m the doors were extremely heavy - weighing approximately 230kg each. A system was required which could comfortably hold such large and heavy doors whilst also ensuring a smooth and effortless operation. P C Henderson’s Soltaire 250 sliding door hardware was specified as the best system for the project. With a maximum capacity of 250kg, the system comfortably supports the weight of the doors and utilises its low friction technology to provide a smooth fingertip operation. Components from P C Henderson’s Telescopic system were also applied allowing the two doors to traverse in a telescopic motion in front of a fixed panel. The restaurant make over is part of a much wider refurbishment project, P C Henderson’s Husky sliding door hardware was also specified for 300 plus hotel rooms at the resort. Bernardus Rizky, Head of Sales and Marketing at P.T. Originally the contractor had specified a different brand of sliding door hardware but it was soon discovered that it would not support the extremities of the project brief. We were in no doubt that a P C Henderson system would be able to fulfill the project requirements exactly. “Soltaire is an extremely smooth system. The heavy doors are able to be moved with minimal effort and zero friction – proving the quality of the hardware used”. P C Henderson’s Soltaire system is available for doors weighing up to 120kg, 180kg and 250kg. Available in kit pack format or individual specified components – the system is extremely flexible in the type of projects it can cater for. Made from 316 stainless steel, the system is available for interior and exterior applications, providing high levels of corrosion resistance.

Unhealthy buildings adversely affect children and will cost UK £55.6 billion over next 40 years, research finds Living, learning and working in unhealthy buildings will cost the UK economy over £55 billion between now and 2060, according to a report by research institute RAND Europe and roof window manufacturer VELUX. The findings are from the 2019 UK Healthy Homes Barometer report which was launched today (7 Nov) at a seminar in London. Children are particularly at risk, with 9,500 British children living in an unhealthy home who also have a serious illness. The research also found that over 490,000 school days are lost in the UK each year due to illnesses associated with unhealthy housing. Furthermore, several studies have found that improving indoor air quality in school buildings would mean increased productivity of 15%. Last month, the Europe-wide version of the Barometer was published and shows that the United Kingdom ranks 21 out of 28 when it comes to unhealthy homes. At the bottom of the list in twenty-eighth place is Portugal, with the least healthy housing. Finland comes first with developer-update.co.uk

the healthiest. The rankings look at the percentage of children who are at risk due to poor housing that experiences dampness, darkness, cold temperatures or excessive noise. The data is taken from the European Union’s EUROSTAT ‘Income and Living Conditions in Europe’ survey. Daniel Ghert, Lead Researcher at RAND Europe added: “Our study shows that good indoor climate is not just a question of comfort, but also a substantial factor for health, and notably also for health of children. This further translates into costs for society at large. The fact that Finland, in spite of being one of Europe’s northernmost and coldest countries, manages to have the best indoor climate of all EU member states, could serve as an example for other countries“. Commenting on the Healthy Homes Barometer Report, Neil Freshwater,

VELUX spokesperson said: “Now in its fifth year, the annual Healthy Homes Barometer takes the pulse of the housing stock across Europe, and today we launch our findings for the United Kingdom. What is clear is that unhealthy buildings are having a negative impact on society, both in terms of wellbeing and life-expectancy, and in terms of lost productivity and cost to the NHS. “It’s crucial that governments put healthy housing on the agenda, particularly when there is pressure on housing shortages, meaning a cross-department approach. Our seminar today brings together experts from a range of backgrounds including architecture, planning, design and local government to look at ways that we can work together to ensure our current and future buildings are maximising people’s health, wellbeing and productivity.”

Located in Dorking, deep in the Surrey Hills, a once traditional 20th Century house has been skilfully transformed by Lees Munday Architects into a contemporary family home, with an extension to give the property a new lease of life. Juxtaposed against the original building the architects selected Kebony, a global leader in the production of sustainable modified wood, to achieve the owner’s vision for a sustainable and family friendly home. Improving the existing gloomy kitchen positioned on the east side of the house, with no garden access, was a key priority for the architects, who were able to rework the kitchen, dining and daytime seating area to provide an open plan functional living space which embraces the sunny western aspect of the house and takes advantage of the large rear garden and spectacular view. The adjacent lounge was significantly enlarged and continued the Kebony cladding along the rear elevation of the house. For Lees Munday Architects, a relationship with the garden and the landscape was an essential focus throughout the design. As a result two sides of the new extension, and the lounge, were completely glazed to incorporate the garden as part of the interior living space, whilst bespoke sliding doors opening onto a paved patio for alfresco dining and children’s play were also installed. A loft conversion has provided an extra en-suite bedroom, while the master bedroom has gained a full height window and roof terrace, both taking full advantage of the spectacular far reaching views. developer-update.co.uk

Natural materials and finishes, including stone and timber were selected inside and out for their authenticity and the way they wear in instead of wearing out. Improving the energy efficiency of the house was also paramount for the owner, this was achieved by draught-proofing, enhanced insulation, and the installation of 21 flat black photovoltaic panels on the new kitchen roof. Successfully integrated with the design rather than an unattractive afterthought,

44

the panels were combined with Kebony wood as a rainscreen system positioned over a mechanically fixed UPVC roof membrane to supply all the hot water for the property. The form of the main extension took its cue from the many agricultural barns in the local area.

David Lees, Lees Munday Architects commented: “For this contemporary extension, we sought a single lightweight material that would be able to clad roofs as well as walls. After an extensive search for newly available ‘modified woods’, we were delighted to select Kebony with the knowledge that we could achieve our vision and leave the wood ‘authentically’ unfinished. We are extremely proud of this project and would thoroughly recommend Kebony as a cladding material, so much so that we have taken several clients to see this house and all have since chosen Kebony to clad their projects.” Adrian Pye, International Sales Director at Kebony added: “We are thrilled that Lees Munday Architects have realised the potential of Kebony to successfully introduce a new character to this building. The natural appearance of the wood perfectly complements the original building’s exterior; Kebony’s resistance to wear and weathering will also ensure the new extensions stands the test of time.”

Lees Munday Architects discovered Kebony and selected the material for the roof and exterior cladding, which proved easy to work with without splintering. Unlike other modified timbers Kebony has an outdoor lifetime guarantee for 30 years. Developed in Norway, Kebony’s revolutionary technology is an environmentally friendly and patented process which modifies sustainably sourced softwoods by heating the wood with furfuryl alcohol - an agricultural by-product. By polymerising the wood’s cell wall, the softwoods permanently take on the attributes of tropical hardwood including high durability, hardness and dimensional stability. This unique process also provides Kebony with its characteristic appearance, which only grows more beautiful with time. developer-update.co.uk

The future of construction

UK Construction An eclectic, forward thinking crowd of 34,327 construction professionals attended UK Construction Week on 8-10 October. There was a particular swell in visitors keen to learn about future technologies and how they could be applied to their businesses. The future of construction and how it is driving change was a major focus at this year’s event and it was clearly a driver to bring the crowds to the show at the NEC in Birmingham. Kevin Reeves, director of IoT & digital twin at Costain, said: “Being my first time at UK Construction Week, I was blown away by the scale and diversity of the event, it was very impressive.” Mark Ireland, chief engineer of technology strategy at the Manufacturing Technology Centre commented: “It was a busy few days and there were a great mix of attendees, from new industry entrants to managing directors and chief executives. It was really engaging to meet with the next generation and to meet people who aren’t already entrenched in traditional attitudes around construction.” Feedback from a new business perspective was also extremely positive. Brendan Hourican, national sales and marketing manager at CircofloPro said: “It was an incredible show. I came away with at least 60-70 excellent business leads. One project alone will pay for the cost of attending the show. It’s been so successful, if I’d known I’d have gone for a larger stand and brought more of our team along.” Ade Feeney, divisional account manager at Tradepoint B&Q also commented on the levels of interest from younger attendees, saying: “We’ve had some great conversations. developer-update.co.uk

It was a good show, very busy, and we spoke to a lot of young professionals who are the future of the industry. They were really engaged.” Among the 300 speakers and 150 hours of content, major highlights last week included the first industry appearance for the Construction Minister, Nadhim Zahawi MP, and keynote speeches and debates featuring Lord Digby Jones, architect George Clarke, modern methods of construction (MMC) advocate Mark Farmer and diversity champion Angela Dapper, principal at Grimshaw Architects. Mental health in the industry was also a major focal point at the show, making UK Construction Week the largest event in the sector to address these issues. UK Construction Week worked alongside Public Health England to launch Every Mind Matters to the construction industry. Sam Park, head of marketing at Aliaxis, said: “I was very impressed with the Every Mind Matters connection as I’m a mental health first aider at work. The focus on mental health at UK Construction Week was great. This is an audience which typically doesn’t like to talk, and they should. There was a lot happening on the stands and the support which is available. Hats off to UK Construction Week, from a mental health first aider perspective this really helps get the message out.”

UK Construction Week took innovation to a new level this year with its partnership with the Construction Innovation Hub (the Hub) and the new innovation zone. On a practical front there were a record number of product launches, showcases and demos providing something for all construction professionals regardless of trade. This was also the inaugural year for the co-launch of the very successful Concrete Expo. Now in its second year, the UK Construction Week Role Model of the year award went to Anjali Pindoria, project surveyor at Avi Contracts. She is a passionate advocate for diversity and inclusion within construction. Sustainability was a major push for the event with all exhibitors being

encouraged to sign up to a ‘net zero’ agreement to boost awareness of the UK’s carbon-cutting goals and encouraged to follow tips to boost their own sustainability. The printed show guide was switched for an environmentally friendly app, and to help reduce single-use plastic, free water fountains were installed around the show and free reusable bottles given out. Summarising a very successful show, Nathan Garnett, event director said: “This year’s UK Construction Week for me was brimming with positivity. In a time of political and economic uncertainty, the UK’s largest showcase for the sector showed signs of transformation, as it adopts innovation at a faster pace than ever. The feeling all around was that we have a lot of work to

do, come what may, so let’s get on with doing it in the safest, fastest and most efficient way possible by harnessing the potential of new technologies. “UK Construction Week 2019 also tackled mental health in the sector head on with the support of the Every Mind Matters campaign, as we continue the role of improving mental health in construction for good. I was delighted how open the construction industry has now become on this subject and great conversations have started. “Finally, to see the talent and diversity on stage for our UK Construction Awards, Fix Radio Awards and Role Model 2019 presentation shows how far we have come in the fifth edition of the event. Although there is a mountain still to climb, as an industry we should all be proud of that transformation.”

Looking to the future, UK Construction Week will be hosting a series of specialist summits in the New Year, including: • Marketing in Construction Summit, 12 February 2020 • Belonging in Construction Summit, 13 February 2020 • Wellbeing in Construction Summit, 30 June 2020 • Quality in Construction Summit, 1 July 2020 To find out more click here.
