Claire Bloom Interiors is a London based interior design practice specialising in working with developers and commercial clients. January Furniture Show Accommodates The Best Of The Best If you want to see the best of the best in furniture and furnishings, then the January Furniture Show is the place to be. Taking place at the Birmingham NEC (Sunday 22 - Wednesday 25 January 2017), the four day trade exhibition is where anyone who is anyone in the furniture and furnishing industry gets together. Some of the UK’s top furniture brands – specialising in the hotel, restaurant and contract markets – will be exhibiting their designs, products and innovations for commercial buyers and specifiers who are interested in sourcing furniture for the contract and interior design markets. Continuing support for the show comes from right across the furnishings industry, which prompted organisers to expand stand space across the five halls for 2017. Kensa Heat Pumps has completed a nine week heating upgrade programme featuring 11 of the Flagship Group’s properties on an estate in Fressingfield built in 2010. The project showcases the most combinations of communal ground source heat networks installed on one site to date, securing Flagship access to 20 years of income through the Non Domestic Renewable Heat Incentive (RHI), upfront grants through the Energy Company Obligation (ECO), and generating fuel savings of £350 a year for the tenants. The need for a new heating system became apparent when residents of the five year old houses were stung with high energy bills from their inefficient electric panel convector heaters, with one customer reporting bills of £500 a month. Energy for this system could only come from one provider, making switching to reduce bills impossible. "When I moved into the house, I couldn't believe we had electric panel heaters. I knew these wouldn't be good for our carbon footprint. So to have a new ground source heat pump is fantastic. It is a major improvement,” commented Mr Blowers, one of the 11 recipients of a new Kensa heat pump. Matt Smith, Contracts Manager at Flagship Group, said: “We knew we needed to innovate to solve the problem. Originally we had received a petition from customers asking for oil to be installed in their properties, but we are taking steps wherever possible to reduce our reliance on oil in favour of sustainable alternatives. After a consultation meeting, customers all voted in favour of the renewable option.” The 11 properties at Fressingfield feature flats, bungalows, semi-detached and detached houses. The diverse make-up of the site demanded an innovative approach to the heating system design with each requiring a bespoke solution for the heat pump, cylinder and radiator location, resulting developer-update.co.uk

in five distinct communal ‘heat networks’. The five arrays demonstrate the diverse application of Kensa’s innovative ‘micro district’ approach, which features as few as two properties with their own heat pump connected to one communal ground array in order to qualify for the non-domestic RHI and ECO grant funding. Kensa’s unique ‘micro district ground source heat network’ design provides each of the 11 property’s its own 6kW Shoebox ground source heat pump offering heating independence and the freedom to switch energy suppliers, whilst providing efficiencies across the communal heat network and a guaranteed return from the RHI to the Flagship Group. Flagship will be able to use this income towards lessening its impact on the environment through using more sustainable energy sources in more of its housing stock, which consists of 22,000 homes across the East of England. Dan Roberts, Project Manager, from Kensa Heat Pumps said: “The variation of property types on this site presented an interesting challenge from a design and delivery point of view as we essentially have four different solutions for 11 properties on one site. However, this gave us the opportunity to demonstrate the flexibility and effectiveness of our systems in a wide variety of applications all in one place. Flagship and their customers were a pleasure to work with and I hope they enjoy their new heating systems.” Rebecca Hazlewood, Flagship’s Sustainability and Wellbeing Team Leader, said: “Our Wellbeing Plan commits us to a continual improvement in our energy use and carbon footprint. This project is a fantastic example of how we can use renewable energy sources to help reduce our carbon footprint, tackle fuel poverty and support the global agreement to achieve net zero emissions by the second half of the century.”

16 Heating & Ventilation Under Floor Air Conditioning has proved to be a flexible and modular approach for a phased refurbishment running over a twelve year period. The iconic Tricorn House building; constructed in the 1970’s and situated on the Hagley Road in Birmingham dominates the local skyline and features a highly unusual floor plate.

Comfort Cooling at Tricorn House achieved with Under Floor Air Conditioning Floor based air conditioning was originally specified in 2004 for the 8th floor by project Consulting Engineers Andrew Wilkes Management as an option that would bring cooling to the inner areas of each deep space floor area; whilst maximising headroom in the building with a restrictive 2.8m slab to underside slab height. AET Flexible Space has continued to work with developers Commercial Estates Group over twelve years to provide low energy air conditioning and a thermally comforting solution to the multi-tenanted, twelve storey building with 150,000 sq. ft. of lettable space. The AET Flexible Space system utilises the plenum as the ventilation duct, eliminating the need for ceiling based duct work, making it easy and economical to adapt to changes in the workplace. The conditioned air is introduced into the space via floor recessed fan terminal units; or Fantiles, which are easily relocated with the 600 x 600mm, raised floor tiles and also feature integrated controllers allowing users to personally adjust temperature and fan speed settings. Switching from the redundant perimeter fan coil system to plenum air conditioning significantly increased headroom in the height restricted building. By eliminating ceiling based services, the ceiling void was reduced from 600mm to approximately 80mm resulting in a net saving of approximately 450mm. BCO recommended floor to ceiling height levels of 2.5m were therefore achievable; fundamental for letting agents and investors who seek to offer the highest quality space. Another key feature of the system specified for Tricorn House is the addition of fresh air modules, which introduce untreated fresh air at floor level of each of the three wings. The CAM downflow units are therefore handling the heating developer-update.co.uk

and cooling of the fresh air in winter and summer, as well as normal solar and internal space loads, thereby reducing plant space riser and maintenance requirements. The phased project continued over subsequent years, each floor being refurbished as tenant leases expired. AET Flexible Space equipment has proved to be ideal for this application, easily accommodating new fit out requirements as new tenants secured office space. In 2014, the 5th, 7th Floor and the 9th Floor were completed in addition to fit out supply for the 9th and 10th floors. The latest specification included the latest slimline fan terminal units incorporating EC Fan technology which are easily accommodated within the shallow 175mm floor void. In 2016, the remaining two floors (3rd and 4th) are about to be commissioned. All ten office floors of Tricorn House are now air conditioned using underfloor equipment. The latest specification added an additional downflow unit to the specification on previous floors accommodating increased cooling load requirements through higher density and occupant demand; again demonstrating the flexibility of the UFAC system and its suitability to multi-tenanted speculative office developments.

Hitachi showcases new heat pump product line-up at UK Construction Week Hitachi’s expanded Yutaki air source heat pump product range is one of the widest on the market and is being showcased at HVAC 2016 (part of UK Construction Week) at the NEC from 18th-20th October on stand H4/601. "As a relatively new player in the UK air source heat pumps market, we're excited to be involved in the HVAC 2016 show which brings together thousands of industry professionals in one central venue. Hitachi’s innovative Yutaki-SCombi integrated solution has been designed specifically for the UK market. The indoor unit has a built-in 200 or 260L stainless steel hot water cylinder, as well as the main hydraulic components such as the pump, filter and back up heater, plus a newly-designed controller. The indoor unit is pre-plumbed and pre-wired, making the installation simpler with less internal space needed.

The Rinnai Infinity Solo condensing and low NOX water heater is the first of its kind for the UK to combine the advanced technology of wall mounted continuous flow water heaters with a stainless steel storage cylinder, all in one compact footprint. The design parameters of this product empowers specifiers, designers, installers and engineers to benefit from unique Rinnai technology in applications it was once not previously possible. West End Wet Rooms Benefit From Elegance Of Dallmer Drainage Channels

A high specification refurbishment and extension project at a residential property in a desirable area of West London has included installation of linear shower drains selected from the extensive range of Dallmer Limited. The 40-week project on the home in Lansdowne Road was carried out by J&Z Construction Ltd under the supervision of the company’s own architects, with the four storey building being completely gutted and an extra level of accommodation added in the roof-space. Two stylish shower spaces were created: one designed as a wet room while the other featured a two metre high glass wall set into a floor channel, with a rain head over. J&Z Construction’s interior designers chose products from the Dallmer range to ensure water was removed unobtrusively but effectively from the floor. Dallmer supplied two of its Ceraline-W-800 mm floor channels with Ceraline Custom cover plates. In both cases the floor drains, with their adjustable ball joint outlet connection, have a flow capacity of at least 48 litres/minute, were installed along the base of the back wall to the showering area, with the client’s preferred floor finish fitting seamlessly around and into the elegantly engineered channel sections. The height adjustable floor channels feature sound absorbing leveling legs and the drain body has an easily removeable trap. Like the cover plates, they are manufactured from 304 grade stainless steel and they incorporate.a sand-coated flange for the secure bonding of under tile waterproofing membranes. Flowcrete UK Cements Partnership with total Protection Flowcrete UK has undertaken the extensive refurbishment of a large garage and car park area owned by Cambridge Council alongside Total Protection, its exclusive applicator partner for social housing projects in the South of England. This project exemplifies the ability of resin flooring manufacturer Flowcrete UK and specialist coatings contractor Total Protection to provide clients with every product and service required for a large-scale social housing flooring project. This holistic approach includes identifying existing issues and delivering a complete package throughout pre-contract specification and inspection to post-contract maintenance and warranty. The site in Newtown consists of a 45-unit garage as well as a two-storey car park and ramp. The garages are rented to local council tenants and are in constant use. When Flowcrete UK and Total Protection reviewed the 1,580m2 site a number of issues were recorded, including water migrating from the car park’s top deck to the lower deck, cracking, leaking gullies and undulations in the concrete slab causing ponding. One of the main problems in the garage area was that a 100ml recess in the concrete slab’s centre was collecting water. Cambridge Council could source all of the various repair mortars, screeds, damp proof membranes, PU injection systems, corrosion protection and resin coatings as well as the multidisciplinary knowledge required to fix the existing problems and upgrade the site directly from Flowcrete UK and Total Protection.

This was a significant factor behind the council choosing this supplier and applicator partnership, as it meant that the client did not have to spend time and resources finding a number of different manufacturers and contractors for each aspect of the project. Isocrete Isopol SBR created a waterproof screed on the car park ramp and main garage area as well as a waterproof render band around the perimeter of the walls and Isocrete M-Bond primer was applied to protect against rising moisture in the garage area. Flowcoat SF41, a hard wearing epoxy resin coating, was applied as a wearing surface across the 850m2 garage, with anti-slip aggregates incorporated into the finish. 700m2 of the deck coating system Deckshield was installed on the car park’s top deck and ramp to create a robust surface able to withstand traffic, weather and automotive chemicals. The entire project, which was closely monitored by the council’s contract manager throughout, was completed in 2 ½ months, coming in under the client’s 3-month deadline. After the installation the site’s operators were supplied with a comprehensive O&M manual to help maintain and manage the floor area.

Don’t allow Subfloor Moisture to Delay Occupation with F. Ball’s Range of High Performance Waterproof Surface Membranes! As the UK’s premier flooring product specialist, F. An indication of the presence of moisture can be quickly determined using the Protimeter Aquant or Protimeter Moisture Measurement System (MMS).

If the relative humidity is below 75% it is safe to proceed with a fitting. Where the RH is above 75%, the installation should not proceed, as excess moisture in the floor could result in blistering of the floorcovering or complete failure of the flooring installation. This may result in expensive and lengthy remedial work, including the possibility of a costly ‘rip out’. Visual inspection is insufficient as a surface can appear dry while excess moisture is still present. Once levels have been accurately measured and confirmed, you then need to apply the best Waterproof Surface Membrane available. If the RH measurement is above 75% and up to 92%, F. Ball recommend to use one coat of Stopgap F76 or Stopgap Isolator Membrane. If the RH is above 92%, F. Ball recommend to use Stopgap F77, F78 or Stopgap Isolator Membrane. (Wood floor installations should be a maximum of 65% RH, consult the wood floor manufacturer) The treatment of subfloor moisture problems is very serious to consider before beginning any major flooring project. The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the

need to empty the unit, follow this instruction and typical emptying will be around 3-5 years, it is also recommended no medicines, or

harsh chemicals enter the unit, try to stick to Eco brands and stagger washing throughout the week.

The Telguard range of telephone, GSM, and soon to be released, SIP based intercom systems are suitable for new build or retro fit. Designed, developed and manufactured in the UK since 1992 we have provided entry solutions for thousands of projects nationally and overseas. The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The SIP product requires a Broadband connection and a link to the LAN or local Wi-Fi. The only other requirement is for local power and the intercom can be installed.

The Activity Logs provide a record of every function that the system performs backed up with accurate time and date information. The Logs also provide a ‘Dashboard’ to the installer providing operational information ie. Voltage, temperature.

Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile.

The Telguard system is not only quick to install compared with hard-wired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a mobile phone to be called for access requests.

The telephone numbers of the apartments/ houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use. A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call. If the resident is out, the system is able to divert the call to up to 8 follow on numbers. This could be to a mobile phone or even a Call Centre where access may be granted from. Telguard benefits from an internal battery backed time clock which enables timed access PINs, timed number divert, disable the system to prevent unsociable calls, timed trade access via a ‘Trade’ button or PIN and a number of other timed features. This facility also updates from BST to GMT as required, again removing the need for a site visit. Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance. developer-update.co.uk

The video picture can go to a dedicated monitor or into the communal TV aerial for viewing on any television in the premise. DDA systems are available with large halo illuminated Braille buttons with big letter, easy to read displays and audio and visual call progress indication. Bespoke applications are also undertaken making it possible to provide almost any style or shape of system. It may be that we have to provide a system to replace an existing installation so we are able to manufacture our panel to fit the aperture of an old, non functional system. We are able to manufacture systems in different finishes and colour schemes, we powder coat stainless steel so as to not impact on the vandal resistance of the panel.. As advances in technology arrive in to the public domain, we are always in a prime position to make the most of these advances thanks to our in-house development team. We are also able to engineer modifications to software and hardware should a specific requirement be requested. Our systems carry a 2 year return to manufacturer warranty which can also be extended.
