A home wrapped in wood Tom Raffield’s steam-bent wooden home in the UK recently appeared on the Channel 4 TV show ‘Grand Designs’ With an experimental workshop set amongst six acres of ancient woodland in Cornwall, UK, Tom Raffield’s furniture and lighting designs are synonymous with nature; each product is hand-shaped using sustainable wood and created as sculptural pieces of art using a pioneering form of steam-bending. Tom and his wife Danielle had long dreamed of living and working among the woodland and after two years of hard work and creative exploration they finished their biggest project to date – a spectacular home designed using an innovative and architectural take on their steam-bent furniture and lighting. The ambitious project caught the eye of presenter Kevin McCloud and the team at Grand Designs who filmed the whole project. “This place has the potential to be Tom’s masterpiece; the summation of his life’s work,” said Kevin McCloud on the programme. The team at Tom Raffield have been overwhelmed with positive response following the show which was first broadcast on Wednesday 5 October. The #GrandDesigns hashtag trended at number four on Twitter following the programme. Set in six acres of woodland at Trevano near Heslton, Tom and Danielle bought the original listed gamekeeper’s lodge five years ago with the idea of building a family home that balanced indoor and outdoor living. Showcasing the couple’s design skills, the new timber-clad extension blends

seamlessly into the surrounding landscape and is concealed behind - and linked to - the original cottage and outbuildings which have also been restored. Tom says: “We wanted to build a house with the same consideration and attention to detail we put into our furniture and lighting.” “Designing objects for other people to put in their home is an incredible privilege, we’d never design anything that we wouldn’t have in our own home, but we’d never had a chance to design for our own space before. It’s a dream come true and we’ve been absolutely blown away with the inspiring feedback we’ve received about the house and furniture.” Danielle says: “The experience of building your own space and creating pieces to put inside has been incredibly liberating. Then being able to share that experience is both nerve wrecking and incredibly exciting. I hope the programme is a little window into the place where we live and work, and also the way all of our products are made.” The programme is available to view online ‘on catch’ up until Friday 4 November at bit.ly/1OPa9de. £1.4bn Brent Cross Blaze destroys shopping mall Renfrewshire expansion unveiled timber homes site The Brent Cross shopping centre in North London is set to double in size providing space for over 200 extra retail brands, 40 new restaurants, a cinema complex and hotel accommodation.

At least five timber frame houses under construction were destroyed last night when a blaze ripped through part of a Renfrewshire building site in Scotland.

The modernisation plan, which is expected to provide 5,000 construction jobs, has been revealed for public consultation ahead of a detailed planning application being submitted next spring.

Flames could be seen for miles around as fire crews rushed to Persimmon Homes’ Spateston site in Johnstone after local residents raised the alarm.

Under the current plan enabling works will begin in 2017, allowing for a 2018 start on site for expected completion in 2021/2022.

The fire broke out at around 7pm and tore through a section of the Scholars Green site before three fire engines and 15 firefighters managed to extinguish it after three hours.

Brent Cross will be kept operational throughout the development process. The scheme is part of a larger £4.5bn regeneration plan for Brent Cross and Cricklewood, for which Hammerson and Standard Life Investments already has outline planning consent, granted in 2010. Brent Cross London will also benefit from an enhanced Sturgess Park, a main town square and riverside landscaping delivering new pedestrian and cycling routes. A new living bridge and a green landscaped boulevard will span the North Circular creating a walkway for people from Brent Cross London to the wider regeneration taking place to the south of Brent Cross London for the very first time. The southern element of the wider regeneration plan, which includes almost 6,700 homes, new parks, offices, and community facilities, is being delivered by a joint venture between Argent Related and Barnet Council. Peter Cole, Chief Investment Officer for Hammerson said: “Brent Cross has been an iconic part of retail in London and the local community for 40 years. “The challenge we have set the design team is to create a destination for the best global brands and experiences and at the same time still retain Brent Cross’ distinctive character and personal touch which can be enjoyed by future generations.”

Persimmon Homes began work on the £13m housing scheme of around 144 homes at the former school site at the start of the year. Just last week a larger timber frame housing site being built by Keepmoat in Manchester was also destroyed by a fire, which quickly spread through the high rise structure. The fire tore through the timber structure on Hyde Road, Gorton effectively destroying the building. Greater Manchester Police are treating this fire as suspected arson.

Interconnecting Designs For Life A high-end, mixed-use development that forms part of a new urban township called Medini in Iskandar, Malaysia, is nearing completion. The flagship scheme for Medini features over 2.0 hectares of green space designed by UK and Singapore based Grant Associates and aims to promote residents’ and visitors’ wellbeing through therapeutic horticulture. Envisaged by developer Pulau Indah Ventures to offer an oasis of urban wellness, Afiniti covers a total area of 1.9 hectares and comprises five zones; serviced apartments, residential units, a wellness centre, corporate training centre and wellnessthemed retail. Afiniti, with architecture designed by Kuala Lumpar based aQidea Architects, is a key project in the ongoing development of Medini, a township spanning 9.2 sq km that has been earmarked to become the Central Business District of Nusajaya in the southern economic zone of Iskandar, Malaysia. All of Afiniti’s zones are distinct, with each converging on a shared green podium courtyard, which sits upon the development’s three-storey basement car park. Designed and delivered by the Singapore office of Grant Associates, The Oasis is a three dimensional green space with landscape features on multiple levels including a central ravine, colonnade, water walls and overhead walkways.

Hackney’s new social hub Four new buildings in Hackney Wick, London will provide 110 new homes and 6,300 sq m (GIA) of commercial and light industrial space arranged around a central landscaped courtyard Buckley Gray Yeoman has submitted designs for a new mixed use development at Dace Road in Hackney Wick to planners at the London Legacy Development Corporation (LLDC) on behalf of Aitch Group. The new development will replace outdated light-industrial sheds with four new buildings arranged around a central courtyard, creating new public space and pedestrian routes at the south western gateway to Hackney Wick. The new buildings will be up to six storeys in height, containing more commercial floor area than the existing buildings provide alongside 110 new homes. Matt Yeoman, Director of Buckley Gray Yeoman said: “Hackney Wick is one of London’s most interesting and distinctive neighbourhoods. Much has been made of the fact that it has the highest concentration of artists’ studios in Europe and it is also home to a diverse collection of SME

businesses: factories, maker spaces and warehouses, as well as cultural venues like galleries and theatres. The area can rightly claim to be London’s creative workshop and is a hotspot for the entrepreneurial maker culture that many are suggesting provides a model for our future economy. “Our development at Dace Road will provide office space and workshops alongside housing, retail and cafes, providing space for the range of uses that make this multi-faceted neighbourhood a place where culture is produced as well as consumed. ”Buckley Gray Yeoman’s design proposes three brick-built residential buildings with commercial uses on the ground floor, inspired by the converted warehouses typical of the area. The prominent corner of Dace Road and Monier Road will be marked by a contemporary steel and glass commercial building, making the most of the site’s location at a major south western entrance to Hackney Wick. Of the 110 new homes,

8 will be let under intermediate tenure and 14 offered for social rent. 56 of the flats will have two bedrooms or more. 6,300 sq m of commercial and light industrial space will provide opportunities for Hackney Wick’s community of Small to Medium Enterprises. The buildings are arranged around a central courtyard with an anchor café unit to provide a social hub for the development. New mature trees will be planted along pedestrian routes cutting between the buildings and leading into the landscaped courtyard, creating a high-quality public realm with places to linger as well as yard space for the commercial premises.

MVRDV Wins Ilot de l’Octroi Tackling Competition storm water A new mixed-use development in Rennes, France, brings high-density living to the city’s river edge.

The mayor of the French city of Rennes, Nathalie Appéré, announced today that a team of MVRDV, ALL, and Giboire has won a competition for a new mixed-use development called Ilot de l’Octroi to be located on the city’s waterfront edge. The Ilot de l’Octroi project will include 135 dwellings—one-third of which will be social housing, and the rest will be privately owned—within an 8,200-square-meter (88,264-square-foot) complex. “The project is intentionally very open: [It is] open to the Vilaine, open to the city and open towards nature,” Nathalie de Vries, co-founder of MVRDV, said in a release from the firm. “As part of the expansion of Rennes, we designed a dense urban area that offers more public access to nature, private greens and fantastic views. Densification only works when it comes with added qualities, and that is our ambition for these inhabitants.”

Each dwelling will include outdoor space, in forms that include balconies, loggias, and terraces, arranged in stepped formation such that the structures taper as they rise. A public garden and plaza at the foot of the complex will connect to riverside pathways. Construction on Ilot de l’Octroi is set to begin in 2018, with an anticipated completion in 2020.

Redrow South West Posts Record Growth 6 October 2016: Redrow Homes has posted record results for the year ending 30 June 2016. The national housebuilder has reported turnover in excess of £1.38bn (up 20%). The housebuilder’s South West Division is also marking a productive year of growth. A total of 486 new homes were completed in the South West in the period, a rise of 25% on the previous year. The number of new homes planned for the current financial year is also expected to rise to in excess of 500. Redrow has acquired five new sites and added over 1,000 plots to the land bank, which once completed will represent a sales value in excess of £360m leading to job creation and added economic benefits for the communities where new developments are located. Eight new development launches are planned for the forthcoming year in the region in Swindon, Corsham, Bishops Cleeve, Leckhampton, Warminster, Bristol and Stroud. Lee Hawker, managing director for Redrow Homes South West said: “As a division we’ve enjoyed another year of growth and are pleased to have played our part in a record breaking year for the Group. It’s set to be another exciting year launching a number of new sites across the region.” Redrow South West employs 150 staff, of which 19 are trainees and 18 are trade apprentices as well as providing work for many subcontractors on its sites throughout the region.

Venturous Builds – the winners are: Roy Austin – Rosedene, Redruth, Cornwall Roy designed and built a modern, contemporary, family eco-home to meet the needs of their young disabled son after the family relocated to Cornwall five years ago. After failing to find anything suitable on the market, Roy decided on a self-build. Construction got under way in October 2014 and was completed in just eight months later. Built on a 90-degree curve, Rosedene is fully accessible with lifts and wide doorways, and is a happy family home. Roy said:“We’re delighted to have been chosen as one of the winners of the campaign and that our achievements have been recognised. After three years of struggling to find a home suitable for my family, in the right location, we decided on a self-build. “I’ve worked in architecture for 14 years, so have always had an interest in design, especially with bespoke properties. I felt considering the cost of buying a house compared to adapt or extending to cater for my son who has cerebral palsy, it would be more cost effective to build something from scratch to and incorporate everything we needed from day one.

Berkshire Homes – Holme Hall Manor, Cliviger, Lancashire Holme Hall Manor is a beautifully renovated Grade II listed mansion which has been sympathetically converted into stunning apartments. A family home for more than 200 years, and former retirement home and nightclub, Holme Hall was gutted in an arson attack in 2004. It was derelict for more than 10 years before being bought at auction by Berkshire Homes. The heritage site has now been transformed into 10 one and two-bedroom apartments with impressive views over the Cliviger Valley and a wealth of character. Harrison Kiely, Berkshire Homes, said: “Holme Hall has been an incredible project. It was previously owned by four experienced property developers who gave up on restoring this ruin. Our appointed surveyors advised us to put this property back in the auction and cut our losses because it would take us more than two years to complete and we would lose money.

“However, we said no way. The rebuild took us six months to complete from start to finish. The local residents who have a lot of memories of this magnificent 400-year-old building were thrilled to see Holme Hall restored to its former glory.”

Barbara Fischer-Clark (Stommel Haus) – Heartwood, Aboyne, Aberdeenshire Stommel Haus, a German manufacturer of timber houses, was commissioned to develop a custom built, energy efficient eco timber house. The house, which the owners called “Heartwood” was built only using untreated Arctic Heartwood Spruce from FSC certified forests in Finland. This stunning three-bedroom home is insulated using recycled newspaper and recycled glass. With 216 m² living space, there is also a double height dining room from which you can see the vaulted timber ceiling, with views over the beautiful rolling hills of Deeside, in Aberdeenshire. The house is heated using a heat pump and ground-breaking technology “Heating with Ice”, which uses the ambient heat and solar thermic energy, the energy in an underground water tank and latent energy in ice. Systemline 7 Enhances Victorian Home Renovation

PROJECT OVERVIEW Whilst refurbishing his family home, John Dixon opted to install Systemline 7 (S7), the state-of-the-art multi-room audio system. The easy-to-install solution was chosen due to its ability to stream online music services whilst also holding John’s extensive music collection.

THE PROPERTY The family home is an old Victorian building in the Park Parade area of Harrogate. It has nine rooms including an open dining room, lounge, master bedroom with an en-suite and a wine cellar. The property is currently being refurbished with a modern décor.

SYSTEMLINE 7 S7 is built into the fabric of the property and provides high quality audio in up to 24 separate, independent zones. It supports up to and including 24/192 music files for the very best sound quality and facilitates options for personal listening, adding wireless zones and creating a home cinema zone. The platform also incorporates built-in music file storage. Six S7 zones were created throughout the property, including the lounge, dining room, kitchen, master bedroom, en-suite, hallway and wine cellar. Each room has been equipped with a pair of 6.5” in-ceiling performance speakers from Q Acoustics, as well as specially designed wet-room speakers in the en-suite. The system is controlled via KPS11 keypads and an iPad Mini docking station. All the speakers were connected using high quality cables from QED.

THE INSTALLATION PROCESS YESSS Wholesale Electrical Supplies has stocked S7 for more than two years. When John expressed interest in a multi-room music system, Craig Anthony Electrical Services (CAES), who was installing electrics at the property and is also a frequent customer of YESSS, advised John on the benefits of S7. An installer from CAES had previously undergone a one-day intensive training course with Systemline so he could learn how to install and setup S7 correctly. John commented: “I have always wanted a multi-room music system and I was impressed by the simplicity of S7 and the ability to tailor it to my needs. I wanted a product from which I could easily access my CD collection, as well as allowing my family to use online music streaming services such as Deezer and Spotify. I also liked the fact I was able to have TV sound in the lounge and kitchen through a simple control.”

AECOM REPORT ON LIFE CYCLE COSTING:

CONTINUOUS FLOW UP TO 7% MORE COST EFFECTIVE AECOM, a major global player in the building engineering services consultancy arena, has concluded a report showing that continuous flow water heating systems have a clear advantage in terms of initial capital costs as well as life cycle costs over 20 years, when compared with stored hot water systems*.

The study** shows that continuous flow water heating systems can be up to 7% more economical than equivalent ‘traditional’ stored hot water systems. AECOM was commissioned to carry out a life cycle study on continuous flow water heating systems, and to provide a comparison with conventional storage systems. Two case studies were provided that are based on projects using continuous flow water heating systems. AECOM then determined an equivalent storage based system for each case study and compared operational and capital costs.

For the life cycle comparison, the analysis period was 20 years, based on the expected service life. The net present value (NPV) calculation is based on a discount rate of 3.5% (The GREEN BOOK - HM Treasury), an inflation rate of 2% for servicing costs and projected retail fuel costs from DECC1. In both case studies the continuous flow system showed a clear advantage in terms of initial capital costs, as well as life cycle costs over 20 years, with the continuous flow system consistently lower in energy use than the two storage systems.

Case study 1 This was a system for a typical, small, pre-fabricated fast food restaurant. It is assumed the system only serves the hot water demand. The life cycle analysis includes the initial capital costs, projected annual fuel costs, and estimated annual servicing costs which are assumed to increase by 2% each year. The annual fuel cost assumes the same daily fuel consumption over the whole year. The servicing cost is based on £130/year per boiler, and £160/ year for a boiler and cylinder. The resulting net present values of the three showed that the continuous flow system is 6 - 7% lower than the two storage systems based on that 20-year analysis period.

**The AECOM ‘Life cycle study of continuous flow water heating systems’


SYSTEMS EMPLOYED IN THE STUDY * Indirect fired storage systems This consists of separate heat source and storage cylinders, where for this study the heat source will be gas fired boilers running on 80ºC flow and 60ºC return with gross efficiency of 89%. As the hot water is stored at 60ºC in insulated cylinders there will be standing heat losses. The standby electricity is assumed to be 15W per boiler, and 60W when operating to cover fan and controls.

Direct fired storage systems

Case study 2 This was a system for a shower block in a holiday camp, with six showers and four basin taps. For the continuous flow option, the analysis is based on a configuration of 4 continuous flow water heaters that each have a nominal output of 48 kW, which, for this particular application, because there is a very short run of pipe work between the water heaters and the fixtures, it is possible for the water heaters to generate water at 40°C. The risk of legionella is overcome by regular flushing of the system. For the energy required to deal with the instantaneous hot water demand the analysis assumes that the bulk of the hot water demand would be due to the showers. Each shower would typically have a flow rate of around 9 litres per minute, which if mixed to 40ºC would equate to an instantaneous load of around 19 kW each, so even if there was only one shower running, the load on a single continuous flow water heater would equate to an efficiency of 95% based on the performance curve. As the hot water demand increases, the modular nature of this particular configuration would allow the 95% efficiency to be maintained for the bulk of the demand. The difference in daily fuel costs between the three systems is around 7%. The usage profile for this case study is particularly suited to continuous flow systems (i.e. high but infrequent demand over the day), which is why there is an advantage in fuel consumption over the storage systems.

This is where the hot water storage cylinder has an integral gas burner to directly heat the water, and the key difference with indirect fired storage systems is that they are designed to operate in condensing mode and generally achieve gross efficiency up to 96%. A disadvantage of direct fired storage systems is that the standing losses are around 3 times higher than indirect storage cylinders.

Continuous flow systems This is essentially a gas boiler that is designed to instantaneously heat mains water for supply directly to water fixtures without any storage. The key advantages with this type of hot water heating, is firstly saving in space needed for hot water cylinders and the associated standing heat losses. The challenge is that instantaneous hot water demand can vary hugely for most systems and therefore the continuous flow heating system needs to have a wide modulation range as well as maintaining efficiency over that range.

‘Glass box rooflights installed in high spec residential development’ Listed Kings College Library, whilst at the same time incorporating a sense of the contemporary. In addition Taylor Wimpey was seeking to deliver the optimum sales value per square foot of this development in the increasingly competitive London property market and to maximize the amenities for the residents and investors alike. HLM’s specialist Development Team, in close collaboration with Kings College’s own working group, revised a previously acquired planning consent to significantly improve the efficiency of the site, and also positively enhance the surrounding environs. By adding re-configured and generously sized triplexes at roof level, HLM Architects were able to deliver that all-important roof top space, so highly prized and keenly coveted by homeowners and investors alike, and which comes at a premium in the City of London. Box rooflights provide access to the spacious outdoor terraces Key to unlocking this vital roof top space, whilst simultaneously respecting the roofline in this conservation area, was HLM’s specification of Glazing Vision’s innovative box rooflights. Essentially a free-standing “glass box” these roof lights provided both technical as well as aesthetic benefits for the architects. In addition to four standard freestanding box rooflights, Glazing Vision were able to precision-engineer two bespoke sized one-wall box rooflights to meet the unique requirements of the re-worked layout.

Glazing Vision’s one wall box rooflights were incorporated in Taylor Wimpey’s prestigious, high specification residential development at St Dunstan’s House, Fetter Lane in the City of London. The scheme provides 76 luxury private apartments, a residents’ lounge and library, landscaped courtyard in a historic setting, complete with basement parking and concierge facilities. Taylor Wimpey enlisted the specialist services of HLM Architects to address a number of unique challenges to the development of this site, previously the location of the original St Dunstan’s House, which was demolished in 1976. The site is located close to Grade 1 Listed Buildings and is in the Chancery Lane Conservation area, thus necessitating a very sensitive approach to the development. The design language had to respect the characterful architecture of the adjacent Grade 1

For the contractor these box roof lights, pre-assembled in-house, offered easy installation as they were delivered to site as finished boxes. The physical structure and the specification of the glazing negated the need for additional balustrading, thereby facilitating the full use of the terraced area. A critical consideration for HLM architects, in specifying the Glazing Vision box rooflights, was to optimize the headroom whilst complying with building regulations. The resident, at the simple push of a button, can climb the stairs whilst the rooflight is retracting into its open position, without needing to “bow” his head, and can walk straight out onto the terrace. The secure manual override, and the low profile infra-red proximity sensors to detect movement during the open/close operation provide the fundamental safety features. An access keypad provided an additional benefit to the resident with regards to comfort and security.


Sleek rooflight design, maximal light The minimal structural framework, powder-coated in grey to harmonise with the elegant interior dĂŠcor, and the glass-to-glass joints of the box rooflights reflected the clean, contemporary aesthetics at the heart of this residential development, whilst successfully providing the desired seamless integration of the exterior and interior. The large glazed sections of the box rooflights ensured that these luxurious triplexes are flooded with natural light during the day and crowned with the stars at night. The small stairwell up to the box rooflight, and the wide opening created by the retractable section make access to the terrace very easy. The resident will undoubtedly delight in the use of this highly valuable and generously sized outdoor space, whilst enjoying unadulterated views over the famous landmarks in this historic conservation area. The Telguard range of telephone, GSM, and soon to be released, SIP based intercom systems are suitable for new build or retro fit. Designed, developed and manufactured in the UK since 1992 we have provided entry solutions for thousands of projects nationally and overseas. The telephone based system plugs in to a standard analogue telephone socket or phone system extension and the GSM system requires a SIM card. The SIP product requires a Broadband connection and a link to the LAN or local Wi-Fi. The only other requirement is for local power and the intercom can be installed. Installation is not disruptive as the installation takes place at the entrance to be controlled and there is no need to put handsets into flats or houses as they are already in place – their own telephone or mobile. The telephone numbers of the apartments/ houses/businesses are programmed into the intercom system with any access codes required and the system is ready for use. A visitor enters the flat or house number into the intercom via the keypad and then presses the ‘CALL’ button. The receiver of the call picks the telephone and can speak to the visitor and allow access by pressing a digit on their telephone keypad. This sends a signal to the intercom that activates the door lock or entrance gate and the visitor is able to gain access. If the receiver of the call does not want to grant access they simply put their phone down to end the call. If the resident is out, the system is able to divert the call to up to 8 follow on numbers. This could be to a mobile phone or even a Call Centre where access may be granted from. Telguard benefits from an internal battery backed time clock which enables timed access PINs, timed number divert, disable the system to prevent unsociable calls, timed trade access via a ‘Trade’ button or PIN and a number of other timed features. This facility also updates from BST to GMT as required, again removing the need for a site visit. Any alterations required to telephone numbers or PIN codes can be actioned by the system installer and can be carried out remotely reducing the need for on-site attendance.

The Activity Logs provide a record of every function that the system performs backed up with accurate time and date information. The Logs also provide a ‘Dashboard’ to the installer providing operational information ie. Voltage, temperature. The Telguard system is not only quick to install compared with hard-wired systems but also extremely flexible. Calls can be answered on cordless telephones making it possible for users to answer entrance requests while going about day to day business or it is possible for a mobile phone to be called for access requests. We are able to provide systems with backlit keypads and buttons, integrated proximity access and video. The video picture can go to a dedicated monitor or into the communal TV aerial for viewing on any television in the premise. DDA systems are available with large halo illuminated Braille buttons with big letter, easy to read displays and audio and visual call progress indication. It may be that we have to provide a system to replace an existing installation so we are able to manufacture our panel to fit the aperture of an old, non functional system. The ‘eyes of the home’, windows are a property’s most prominent feature. Through the window design, the type, style, number installed, architectural expression and local identity, they define a home’s character, and its status. With the desire in a home for light, air, views, and social status and making an impression, windows have evolved as fashions and aesthetics have changed; as functional needs, technological advances and materials have impacted. Medieval In medieval times, domestic windows were much simpler, less sophisticated than today, often designed as a symbol of wealth and social standing. Only the richest could afford glass and it was rarely used domestically. For centuries, smaller homes did not have glass for the windows made of wood or stone – they just had internal timber shutters or sack-cloth to keep out the elements, allow smoke to escape. By the 16th Century, windows became larger and taller. Technical innovation made glass more readily available, but still only for the wealthiest. Window shape related to the proportions of rooms – tall mullioned windows for the main hall and horizontal windows for low ceiling, less important, rooms. Georgian There was a revolution in window design during the 18th Century. Notably, Georgian verticallysliding sash windows with vertical proportions suiting grander, taller, rooms were symbolic of houses of that period. Frames were oak or hardwood. Earlier thick glazing bars became thinner and more refined. During Victorian times, cheaper, larger sheet glass became more accessible and sash windows with two or four panes replaced the earlier 12 and 16 pane types. The Industrial Revolution saw enhanced manufacturing processes and revival styles, each with its own window style, like the Gothic Revival. Modern The early 20th Century saw backward-looking revival style windows, often featuring the lead light mullioned style typical of the Arts and Crafts Movement. Those of the Modern Movement were stylish, minimal, steel windows like those made famous by Crittall Windows. Post-war, functionalism prevailed with picture windows and top-hung fanlights, curtain walling by the 1980s, double glazing and PVCu and aluminium frames.

Flexfurn launches two new modular design collections Under the name X-Design Flexfurn, the Belgian manufacturer of folding and stacking furniture, is launching two new innovative product lines onto the market. The LAZE collection and the FLOW collection have three characteristics in common: they are light, extremely strong and modular. Moreover, they have been designed with the focus on attractive contemporary design and are suitable for outdoor use. They meet the market requirements of catering entrepreneurs, event organisers, offices, shopping centres, care institutions, etc. who are looking for affordable ergonomic and flexible design furniture. LAZE is a collection of seating furniture and FLOW is the table and bench collection. An outdoor version has been added to the popular KUBO collection. The LAZE lounge sets With the LAZE lounge set Flexfurn meets the increasing demand for functional yet exclusive outdoor lounge furniture. Industrial designer Frédéric Boonen worked with the keywords lounge, design, light, modular and outdoor. The result is the surprising LAZE collection. The LAZE chair is the centrepiece of the collection. A particularly light shell-shaped seat with back. The rounded shapes are the result of the rotation moulding production method. The high-quality polyethylene used for this makes the seats light, strong, maintenancefriendly and UV-resistant, four important basic characteristics for outdoor furniture. Because of the fine grain of the 100% recyclable polyethylene, the LAZE collection is very easy to keep clean. A number of clever details provide extra durability and ease of use. There are four durable feet underneath the LAZE chair so that it stands firmly on the ground and does not get damaged. Using the connector you can click the chairs neatly and discretely into the configuration of your choice. The lumen LED lights can be attached

to the connector by a handy magnet, creating surprising light effects. The LAZE chair can be used with or without cushions. Chair cushions are available in high-quality Sunbrella fabrics and are filled with EZY dry foam, a foam with the right specifications for intensive outdoor use. The LAZE table/pouf / ottoman is the perfect addition to the chair. If the word multifunctional didn’t already exist, we would have had to invent it for the table/pouf! The table/pouf can also be used as a small table and as a pouf, but equally well as a small seat, ice bucket, plant container or protection for parasol base. Of course, the features that make the chair so interesting also apply to the table/ pouf: wear-resistant feet, connector, magnetic lumen LED lights and cushions in various designs. As an extra with every table/pouf you receive a table top and a cap at the bottom of the hollow space for easy water drainage. The chairs and tables/poufs can be stacked together on a handy trolley that enables the transport of up to ten units.


The FLOW tables and benches The approach to the design of the FLOW collection was identical to that for the LAZE collection with an extra dimension: the tables and benches had to be folding. For this reason James Verbeeck opted for a lightweight aluminium frame to which he added extra stability with handy adjustable feet. The high-quality white coating is ideal for events and outdoor use. The black coating looks particularly attractive in combination with the tops in bamboo, perfect for trendy urban catering. The FLOW grande is a high and long bar table. The FLOW dinner is the lower and shorter version. These two lightweight frames have easily interchangeable table tops in melamine, bamboo or solid core composite material. Melamine is the standard material for indoor use and is available in a variety of colours. Bamboo not only looks very attractive, but is also suitable for outdoor use in good weather conditions. Finally, the solid core composite tops in white or black are ideal for heavy duty outdoor use. The bamboo version is particularly interesting due to the specific properties of this natural product. Bamboo is 27% stronger and 50% more water-resistant than oak. A bamboo leaf has no knots and is resistant to insects and fungi. Flexfurn ensures that only FSC-certified sustainable bamboo is used for production.

The FLOW benches have exactly the same characteristics as the tables: an aluminium folding frame and interchangeable seats. If required, a wide variety of cushions are also available. For those customers who are a looking for an alternative to the benches with the FLOW grande, there is the KUBO Smart Bar aluminium, a high stacking bar stool with an aluminium frame. The FLOW tables and benches fit perfectly on the Flexfurn trolleys, a useful functional detail! They are very easy to fold and, just like the LAZE chairs, are easy to put up and down.

Space Saving Wheelchair Platform Lift for Surgery Invalifts were recently approached by an Enfield building company to see if they could offer a cost effective solution for wheelchair access for a rise of 560mm into a doctor’s surgery. The builder was responsible for the construction of a new flight of stairs and had made provision for a flat concrete base for the lift. Invalifts recommended their Inva Flexi Econ unit with an open through arrangement, allowing the user to easily access the lift at the bottom, and then continue out at the top of the lift without needing to turn around. The orientation of the lift was important so that it did not encroach into the car park and take up valuable parking space. Invalifts also specified centre opening doors which helped reduce the amount of space the lift would require along the front of the building. The Inva Flexi Econ wheelchair platform lift was chosen and has proven the perfect solution as a fully compliant disabled access lift with a carrying capacity of 300Kg. The whole unit comes with a hard wearing grey powder coated finish and the lift is externally rated with a smart aluminium chequer plate floor and fixed ramp ensuring a robust and durable finish. The Inva Flexi Econ lift is a great option for a cost effective solution for rises of up to one metre. Luminous and Architekton Spitalfields project We here at Luminous group are a pioneering 3D technology solutions provider and BIM consultancy, creating truly immersive architectural virtual reality environments using the latest 3D laser scanning and 3D modelling techniques. We’ve recently been working closely with dynamic architect developer Architekton to create VR environments for their latest projects. Known for specialising in creating places that celebrate local identity, mixed use and sustainable communities, they came to us to help visualise their new Spitalfields development in London. The aim was to create a fully navigable VR experience for one of the smallest units in the development and achieve the highest possible fidelity to try and match the vision of the design team. Selling a smaller space such as a studio can be hard due to the nature of size and configuration. By creating a fully immersive VR walkthrough the user can get a much better feel for the environment than ever possible before. Interactive elements can be applied from changing wall colours, time of day and furnishings to interacting with custom units –this allows buyers and designers the ability to amend the design in real time, helping them to connect to the space through customisation - all through our use of Unreal 4 Games Engine. During the process with Architekton it became apparent very quickly how useful it was for the design team to see their ideas realised in 3D. Laura Hattrup, designer for Architekton, came up with a more effective design by splitting the bedroom and living space via glass panels to maximise the space in this one bedroom

flat. Another interesting design choice was to enable the TV to be viewed from both the living and sleeping area by having it rotate accordingly. With our VR creation the innovative use of light and smart use of space is wonderfully realised in a way traditional Architecture and design plans can’t provide, benefiting both the design process and marketing/sales. Going forward we aim to get architects into the created ‘Virtual Space’ a lot sooner to help them make more informed decisions about their designs, increasing efficiency and ultimately reducing cost. With a handful of photographs, reference materials, CAD models and floorplans you can create a showroom in a matter of weeks as opposed to the time and cost of building an actual physical room.
