When David and Carol Simpson decided to move back to Devon to reconnect with their roots, little did they realise they would need to embark on their second self-build project in 20 years. The Simpsons were not new to self-building – they completed their last project in Marlow - a mock Tudor dwelling – more than 20 years ago and were not really looking to build from the ground up again. However, after only a few months of living in their two-bedroomed Devon bungalow, they discovered that the layout simply did not work for them and extending was not going to resolve the main issue which was the windows. They were not positioned in a way that enabled David and Carol to enjoy the fabulous panoramic views of the coast. So the couple sketched out a plan of the type of ‘future proof’ house they wanted and took it to a self-build show. There they met representatives from Hanse Haus, builders of pre-manufactured, energy efficient houses.


The Simpsons were keen for a quick turnaround, so hired the German house builder to fully project manage the scheme. Their sketches were turned into architectural plans on the basis of which, planning permission was received. Work began on demolishing the bungalow and

digging in of new footings for the concrete blockwork. With all the hard work that was going to be involved, both David, 69, and Carol, 67 were adamant that they didn’t want to move again. Therefore it was imperative for them to ‘future proof’ their new home, and installing a domestic lift was the perfect way achieve this. Additionally, the plan was for Carol’s elderly mother who is in her nineties, to move in once the build was complete. Adding a home lift had obvious benefits for her too. Although Carol’s mother did not use a wheelchair the Simpson’s decided on a Stiltz Home Lift as part of their future proofing. The lift, which is a great alternative to a stairlift, travels on a unique dual rail system and worked perfectly with the couple’s original sketched ideas. Additionally, the domestic lift has an integrated drive system and simply plugs straight into the wall, using a normal 13 amp power socket so there was no need to worry about making space for a separate machine room. To compliment the streamlined and modern interior, the Simpsons installed their Stiltz Home Lift behind contemporary wooden doors in the hallway and upstairs on the landing to match the doors throughout the rest of the house.

A HOME LIFT SLOTS IN TO ANY SELF-BUILD PROJECT Mr Simpson said: “We decided, even before we started our initial drawings, that we wanted a home lift for two reasons. The first was to ‘future proof’ our home for when we eventually get too old to use the stairs properly and secondly for Carol’s elderly mother. “We came across Stiltz online and they provided us with a floor template so we knew exactly how much space we needed for the lift. This made it easy for us to include the lift in the sketches and plans which we handed over to Hanse Haus. “We did consider a stairlift but our stairs bend halfway up. Stairlifts also take up a lot of space in the stairwell and are a bit of an eyesore, so we are very happy with our decision. It sits behind a door in the hall and goes up to the first floor landing just perfectly.”

The Green House

A series of single family houses is designed for Frikøbing near Copenhagen in Denmark. The development plan for the area has high demands on sustainability for construction materials, insulation, energy and air circulation. THE GREEN HOUSE is the first of our typologies to be developed in the area and consists of a simple plan arrangement that allow for low construction costs while offering generous living spaces. THE GREEN HOUSE, though slightly smaller in floor space, offers a large 32m2 winter garden on the south facing façade of the construction. All bedrooms and a bathroom are located on the northern, more intimate side of the building while the living/ dining area opens up onto the greenhouse where a southfacing, mono-pitched roof ensures that a lot of light filters into the communal areas. The children’s room is prepared for being separated by a wall later. A mezzanine over the kitchen makes the most of the high ceilings to create a cozy cinema room, ideal for cold winter nights. Heat from the sun, retained in the winter garden during the day, acts as a buffer between inside and outside as it slowly releases heat back into the house when it gets dark. The house is naturally ventilated with the help of a three-layered window that regulates temperature and air flow entering the building. The inside is entirely clad with birch plywood while the external finish is made of vertical, untreated, larch panels which will turn to a lighter silver tone over time, allowing the house to adapt to its surroundings.

UK Construction Week back for 2017 UK Construction Week has announced its return to Birmingham NEC from 10 – 12 October 2017. It is set to be its biggest yet with nine specialist shows under one roof, and includes a stellar line up of speakers secured from Urban Splash, NHS, Heathrow, Cast Consultancy, Kier and Network Rail. In the face of change and political uncertainty, UK Construction Week’s main stage will host debates on the industry’s leading issues and trends, including the housing shortage, diversity, how to tackle the skills crisis, building in a pre and post Brexit Britain, and adopting modern methods of construction. The panel discussions will be anchored by leading journalists and industry commentators including architect and TV star George Clarke, award winning broadcaster Steph McGovern and renowned architecture critic Tom Dyckhoff, while the individual shows will explore sector-specific issues and solutions.


Offsite construction will be a major theme, with a new dedicated offsite theatre and

awards programme supported by Modular and Portable Building Association (MPBA) and Structural Timber Association (STA). Nathan Garnett, Event Director at Media 10, which runs the show, said: “The UK’s construction industry is more topical than ever. Not only is it at the forefront of political debate and public opinion, it’s also clear that we’re moving towards a new age of innovation and change with topics such as off-site construction, modular and BIM driving so many conversations. The UK’s best companies in the industry will also be recognised at the Construction Enquirer Awards on the opening night of the show.

Frank Howard Tools & Fixings Ltd have launched their annual tool show. Visitors are invited to the show which will be held from Friday 30th June to Saturday the 1st July. The event will be open from 9am5pm on the Friday and 9am until 4pm on the Saturday. The event will take place at the Chelmsford City Racecourse and will be offering those that attend a look at some of the most up to date range of products and tools by some of the largest brands in the industry. Expected to have a presence at the Racecourse for the Tools & Fixings show include Bosch and Makita. Both trades and avid DIY’ers have been invited to attend the Frank Howard Tools & Fixings Show this year, and is known for being one of the largest and best trade events to take place in the South East of England. Due to the success of last Frank Howard are also bringing back their free event for the second year. At last year’s event, more than 1,000 people attended in order to take advantage of the things on offer. It is expected that this year’s event will be event more popular and there are 40 brands listed as attending the event. While at the Tool and Fixings show, visitors will be able to see demonstrations for how to use the latest tools and fixings on the market. There will also be more hands on demonstrations, allowing those that attend the chance to properly get to grips with the products. There will also be a number of offers at the event that are exclusive to the Frank Howard Tools & Fixings Show. The organisers are also advertising a prize draw that will be running as part of the trade show. This year the prizes up for grabs at the trade show include a PS4, an iPad mini, a 40-inch TV and an Apple watch.

Watkin Jones seals funding deal for six student schemes Student accommodation builder Watkin Jones has forward sold half a dozen of its planned projects to institutional investor Europa Generation. The deal for the development pipeline means the projects will now move to construction with five of the six due to complete in 2018. The portfolio, which consists of 1,691 student accommodation beds and 14 residential units all with planning consent granted, will fetch £153m, payable during construction. Mark Watkin Jones, Chief Executive of Watkin Jones, said: “The Group has now forward sold all of its developments that are planned for completion by September 2018. “In addition, with the Between Towns Road,

Oxford development for delivery in 2019, the number of developments forward sold for delivery before September 2019 has moved to 21, which represents 6,794 beds.” “This sale demonstrates that the group continues to benefit from having very strong and growing relationships with institutional investors, as well as our ability to provide excellent earnings visibility for our shareholders.” Europa Generation is a joint venture by Europa Capital and Generation Estates, established to invest in prime purpose built student accommodation in the UK.

Barr Gazetas brings back architectural innovation to Stockley Park in West London An imposing new gateway building for Stockley Park in West London, the UK’s most celebrated business park, has just been completed. Aberdeen Asset Management instructed Barr Gazetas to design an imaginative and sustainable re-development of a failing 1990’s office building. Re-using the structure of the once celebrated former building, the architects have created a bold new landmark that signals the rejuvenation of the architecturally important Business Park. The transformation of 4 Longwalk has delivered over 98,000 sq ft of modern office space, including a one-storey roof extension and a full height extension at the rear. Not only have the two extensions expanded the internal area by 32%, the added height has lifted the roofline making 4 Longwalk the most prominent building and a new landmark for the park. At the front of the building, a dramatic 19m cantilevered roof shelters the new forecourt and provides an impressive entrance for visitors. The secondary entrance features a walkway sheltered by a 30m canopy with green roof. Inside, the reception area has been enlarged and redesigned to create a dramatic four storey space which increases the impact and presence of the entrance whilst matching the scale of the rest of the building. The reception also features a series of staggered levels prominently cantilevering over the space which reference the staggered volumes of the building. The contemporary upgrades also include over 400 sq mof PV panels which have been fitted on the roof to generate renewable energy. The PV system will reduce the building’s total energy consumption by 16% and carbon emissions by 26%, equating to a reduction of 162 tonnes of CO2 per year. The landscaping in front of the building’s entrance has been remodelled to suit the new extension. The entire site has been upgraded with new planting, signage and lighting. Reflecting on the project, Tom Lacey said: “The practice is known for carefully crafted design solutions and the refurbishment of historic buildings and sites. Bringing our skills to a project of this size has provided us with some new and interesting design challenges which we had to overcome to create a building with the impact and presence suited for a contemporary building of this size and relative to its surroundings.”

Cricket chiefs plan major upgrade for the Oval Surrey CCC is planning to make the Kia Oval the largest cricket stadium in the UK with a capacity of 40,000. The club aims to complete construction in time for the Ashes in 2023. The centrepiece will be a replacement for the Bedser Stand which could add up to 8,000 seats – as well as an enlargement of the existing OCS Stand. The ground currently has a capacity of 25,500. The Club already has planning permission for a large development next to the Pavilion, 1 Oval Square, which is also able to incorporate additional capacity and facilities. Work could begin at the end of 2019, following on from the ICC Cricket World Cup, in which The Oval will host the opening game, and the next home Ashes series. Surrey CCC Chairman Richard Thompson stated: “The time is now right for cricket to think on a bigger scale. “This summer we have seen unprecedented levels of demand for cricket at the Kia Oval, whether it be for the ongoing ICC Champions Trophy, the 100th Test which takes place in July, or to watch Surrey CCC in the NatWest T20 Blast. “We need to build on this success and have a ground that can satisfy the unprecedented demand we have created.” The Club has released a masterplan image which has provided the inspiration for the development of the ground project in recent years, and will act as the design template for future projects. Thompson added: “We have already received a positive response from early discussions with the ECB and our landlord, the Duchy of Cornwall.


“We will now work up more detailed proposals and financial models to share with our wider group of stakeholders.”

The British Lung Foundation’s Battle for Breath study found that more than 43,000 people are diagnosed with lung cancer each year. Around 12 million people, one in five of the UK population, have been diagnosed with lung disease. Respiratory disease costs the UK £11 billion each year. Last year, the BLF’s report found that lung disease mortality rates haven’t improved in the last 10 years and the UK now has the fourth highest mortality rate in Europe. SARACEN OVERSEES KEY EUROPEAN MOVE FOR SAMSUNG Leading workplace consultant, Saracen Interiors has started work at the new UK address for Samsung Bioepis at Profile West in Brentford. A key move for Samsung Bioepis as it is the first time that the company will have a European presence, the biopharmaceutical expert will share the 8000 sq ft space with Samsung C&T.

Dulux Trade has announced the winners of its highly acclaimed Select Decorator Awards at a ceremony held at Belton Woods Hotel in Lincolnshire. Open to members of the Dulux Select Decorator scheme, entrants for this year’s competition were required to submit details of their best projects, complemented with statements from their clients. Entries were then judged by a panel of painting and decorating experts from the Dulux Academy, Dulux Colour Team and Professional Team. Since 2009, the annual competition has supported and championed highly skilled painters and decorators that take the utmost pride in their work. New Blowerproof Liquid set to transform air-tightness of buildings Airtightness is a dominant factor affecting a building’s energy performance. It can be argued that airtightness is more important than insulation in terms of thermal performance. Even small gaps in doors and windows can cause significant heat loss and once a building is constructed, stemming unwanted air flow can prove difficult and expensive. When deciding how to seal construction gaps, one common option is to use a polyurethanebased, spray foam filler or silicone or acrylic sealant to ensure air-tightness, but there are acknowledged problems, with shrinkage and adhesion being the main disadvantages. A new, BBA-certified, liquid air-tight membrane called Blowerproof is a clever, quick, easy and cost-effective way to ensure outstanding air-tightness. Blowerproof has been used widely across Europe for many years as a proven and effective method of achieving high levels of airtightness, in many different buildings on a wide range of substrates. Simply brushed on, Blowerproof quickly forms a permanent, secure and continuous air-tight seal across a range of draughtprone points: wall/floor/ceiling connections, fenestrations, pipe connections including water, electricity, gas and data; all with no need for primers. Applied as a blue, thick liquid, fibre reinforced ‘paint’, Blowerproof Liquid Brush quickly cures to form a black sealed membrane which is highly resistant to punctures. WHEN IS A GUARANTEE Following recently publicised concerns regarding the pitfalls of some insurance backed warranties it is reassuring that for projects involving rolled or traditional sand cast lead sheet there is a unique scheme offered by members of the Lead Contractors Association.


n such a specialist area as lead sheet design and installation, the opportunity should not be missed for the client, architect, main contractor, etc to let others be responsible for long term performance - with further reassurance provided by independent verification and an insurance underwritten 25 year guarantee. LCA members were the first in the roofing industry to offer such an extensive insurance backed guarantee period, but apart from the exceptional extended period of cover, the LCA members’ Guarantee Scheme is unique in containing two further clear and critically distinctive features. Lead sheet is a wonderful roofing material – soft, malleable and relatively easy to work by hand – it is therefore quite easy for a general contractor to appear competent. However, it is one thing to have a manual skill in working with lead, but to get the optimum performance from a product that can last more than 100 years, it is essential that practical skill is backed up by individual knowledge regarding the detailing required to install it onto a roof.

Plus a hundred other things the specialist has to take into consideration (roof pitch, exposure, wind lift, etc) that the general roofing contractor may simply not be aware of. The best lead sheet is rolled to a European manufacturing standard (BSEN12588) or for older, more prominent buildings and heritage projects, traditional sand cast sheet is often used. Either way, lead sheet doesn’t often fail and even when badly fitted will last for years before needing attention, but when a product should last for 100+ years, why should anyone be paying for repairs after five?

It is a fact that more lead fails through badly designed details on a roof than from bad product or bad workmanship, so how does anyone know that the installer has the appropriate knowledge to design, form and use the correct detailing? Unfortunately, even if badly designed and installed, lead sheet will often last long enough for the installer to have been paid by the time any problem appears, so there is little incentive for them to return to site to correct any faults Therefore the first critical distinguishing feature of the LCA scheme is that every project submitted for registration is inspected on completion by an expert - a member of the LCA Council or the LCA technical consultant. Any detail found during this inspection which does not conform to BS6915 (Code of Practice for the design and installation of fully supported lead sheet roofing and cladding) must be corrected before the Guarantee registration is approved. As has already been emphasised, working with lead is a specialist craft demanding skill and knowledge from every practitioner. For the non-practitioner, i.e. the architect and client that has to verify and pay for the work, some technical support and guidance is available

by referring to the Lead Sheet Manual published by the Lead Sheet Association. However, surely having a leadwork installation physically checked, up-close on the roof (not from the street) by an independent expert, is worth the cost of the guarantee alone? That is not the end of the peace of mind offered by the scheme, because if a problem arises at any point during the guarantee period, the original installer will be notified to return to site to investigate and if necessary carry out remedial works at their own cost. Critically however, if the original contractor is no longer trading, or is unwilling or otherwise unable to return to site, under the terms of the guarantee the LCA will nominate another member contractor to return to site and investigate the problem.


If a fault is identified that is covered by the terms of the guarantee, remedial work will be carried out without further cost to the client, financed by a separate Trust Fund (set up by the LCA and ring-fenced from day

to day activities.) The Trust Fund itself is insurance underwritten to provide cover against any claim of up to £250,000. Only members of the Lead Contractors Association that can offer such a unique collective scheme to cover leadwork installations and in doing so provide genuine long term ‘peace of mind’ for their clients. Gismos, Gadgets and Good Design In the early ‘noughties’ I ran a seminar for ‘Constructing Excellence’ on ‘Safety by Design’, followed a few years later by one on ‘Designing Out Waste’. The purpose in mentioning them is to emphasise the fact that, despite new products and new and updated regulations, like those dealing with high speed electronic communications networks (Approved document ‘R’), the house-building industry has made little progress so far this century. Back then I argued for buildings to be designed via ‘partnerships’ that embraced site constraints, programmed out risk, and ensured good immediate and ongoing communications with present and future stakeholders. I pointed out that to do so required ‘design teams’ who not only knew their legal duties & responsibilities, but who understood how the job would be done. In turn this meant grasping the logistics, getting to grips with handling and ‘Temporary’ works, as well as embracing snagging and maintenance along with the lifetime risks of the building both in construction, in use and decommissioning. Stressing that ‘good design’ is SAFE I also urged participants to accept their responsibility for making others aware of all of these risks. While today it’s pretty easy to specify IT related products for any building, like visual or fingerprint recognition access, remote video surveillance, cell-phone heat and light control, and so on, doing so efficiently remains a major challenge. Indeed, arguably this is more important than these ‘nice to have’ gismos and gadgets themselves. Home buyers and renters alike remain more concerned about the cost and speed efficiency of new home construction, their comfort, running, and maintenance costs. In several respects ‘Designing Out Waste’ was an extension of the earlier attempt to introduce business innovations from outside the construction industry. Techniques and disciplines like ‘Six Sigma’ and ‘Kaizen’ were applied across the whole design and build process to cut out waste in design time, scheduling delays, and prototyping errors, as well as material waste, etc.


Once again an important element of this was the acceptance that building design needed to become a collaborative exercise, rather than the God given domain of any one person. As in the motor, aircraft and ship building industries, for example, recognition of the increasingly complex nature of the building enterprise was seen as increasingly important. Designing with partnering in mind emphasises communications, the importance of avoiding delays, and the need to programme out errors. It also recognises the need to really know what stocks & other ‘industry standard’ materials are readily available, how jobs will be done in practice, and the need for a better and fuller understanding of the building and manufacturing tasks involved.

Consequently, whilst moving with the times to incorporate all that is best and wonderful and time saving and comfortable, and desirable in any building design we undertake, manufacture, or build, I still find myself ‘shouting at the wind’ for fundamental shifts in professional attitudes. However, the ‘winds of change’ are blowing and I do detect small shifts. As construction moves ‘off-site’ into the factory these will greatly improve efficiency, quality, and affordable delivery of all levels of social and private housing.

Grasping the totality of the logistics involved was seen then, and remains today, of major importance. Getting to grips with transport, ‘Right First Time’ and ‘Continuous Improvement’ processes were and are obvious candidates for expanding the horizons of the design team. Equating the notion of ‘Lifetime Costs’ with the avoidance of delays and the need to programme out errors, along with a sound knowledge of materials, processes and procedures remains vital. Although accepting that good design avoids waste, then and now many ‘professionals’ - used to a more relaxed regime - found and find this an unpopular constraint. Few, it seems are ready even now to accept responsibility for, and bear the cost of, any waste caused by them.

As we move further toward ‘factory built’ homes clients and their professional advisors and consultants must understand that, to produce a building in the factory requires all elements to be determined in detail before work commences, rather than muddling through trying to resolve complicated design issues as a project progresses. While this is possible using sloppy ‘wet’ trade building techniques, where adjustments can be made insitu, complex off-site manufactured elements are much more difficult to alter. Failure to understand this is both prejudicing MMC and costing clients and builders’ small fortunes to correct. Partnering for the whole design,

BESPOKE BRIDGE FOR FINZELS REACH, BRISTOL 91m (5 span) x 4m wide bespoke footbridge curved in plan and elevation, Finzels Reach, Bristol Finzels Reach is the location for a stunning new footbridge installed by CTS Bridges across Bristol’s floating harbour. The new bridge provides access for pedestrians and cyclists to the new development in Bristol. The 91m bridge twists its way gracefully across the Avon waterway linking the Finzels Reach development with Castle Park. The client approached CTS Bridges Ltd directly to create a structural solution from their architectural aspirations, which gave earlier budget confidence and identified critical structural constraints at the outset.

The treatment plant you choose should be around 95% efficient thus allowing long intervals before de-sludge is required. The waste water must be cleaned to a standard meeting the usual discharge level requirement, you must apply for either an exemption certificate or permit, before making a discharge we can assist with this and advise on the method of discharge, be it a ditch, stream, watercourse or soakaway. As the system breaks down and aerates the solids, the introduction of non-degradable items such as wipes, sanitary products etc. should be avoided at all times in any treatment plant, this will clog up the system and increase the
