Costa Rican Surf Hotel combines past and present The Gilded Iguana Hotel is a destination that addresses modern comforts and adapts to a new wave of travellers Playa Guiones, in the town of Nosara, Costa Rica has long been known by the wider international community of surfers as a hidden gem and off-grid paradise of white sand beaches and constant waves. Decades ago the first wooden house in town was built close to the beach-break and in time this simple structure became the perfect resting place for transient surfers as well as a gathering venue for music, food, and interaction. The Gilded Iguana was born! Today Nosara still attracts avid surfers from around the world however it has also become a destination for yogis, the wellness community, and families looking for healthy fun and adventure. Everyone shares a common goal to preserve the natural habitat and the low-key unpretentious essence of the place. Studio Saxe was commissioned to expand and rethink the entire Gilded Iguana Hotel as a destination that addresses modern comforts and adapts to the new wave of travellers coming to the area whilst preserving the rich historical importance of the location.Together with the owners, we decided to restore and revitalize the existing dilapidated house structure as a tribute to the memory it holds for locals, travelers, and the town at large. The new restaurant that now sits there has already become a town favorite for food, concerts, and general gatherings. The Gilded Iguana beach-house historic restoration is also one of very few samples in Costa Rica that acknowledges
the importance of preservation of traditional tropical architecture. The studio worked hard to complement the existing house with new structures poised around the property amongst the existing trees and in turn create a heart center framed by a fantastic communal area-pool for all guests to enjoy. The new Room Buildings along with the Reception and SPA areas combine elements of the old house such as the simple wooden frames and balconies with typical handmade palm thatch “palapas” commonly found on the beach for shade. In contrast to typical enclosed and hermetic hotel developments in Latin America, the Reception area and Restaurant at The Gilded Iguana completely open up to the town of Nosara creating a subtle, relaxed, and unpretentious atmosphere where anyone can come in.The architecture and interiors throughout combine simple and unpolished materials such as teak, palm thatch, jute fabric, and concrete tiles with modern tropical furniture made with local materials and craftsmanship. Room Buildings cater to a varied type of traveler depending on their orientation. Pool Rooms are ideal for families, Jungle Rooms create a more private experience, and Surfer Rooms promote a more social interaction amongst travelers. Each room has a large outdoor terrace that brings the outside in and allows for bedrooms to be connected strongly to the outside. Private gardens are incorporated into showers and the play of light and shadows constantly fills every space with an acute awareness of the natural environment. Architect Benjamin Garcia Saxe explains: “The Gilded Iguana Hotel is designed as a harmonious “dialogue” between the tropical identity of the past and a new toned-down, unpretentious, and timeless tropical modernity that sits softly in the landscape and reflects the relaxed town atmosphere which most wish to preserve.” Sustainability
The Gilded Iguana Hotel was conceived through Bioclimatic Design to take advantage of solar orientation, shade, wind currents, and others to create comfort through passive strategies of temperature control. Additionally, Studio Saxe worked hard with active sustainable technological measures such as water recycling through water treatment systems, solar hot water, and energy harnessing through photovoltaic. Locally resourced materials, such as teak from certified sustainable farms, and local manual labor was used throughout the project to create a positive impact in the town of Nosara and generate new jobs for the community.

Warwick Uni submits major expansion plan The University of Warwick has submitted hybrid plans for the next phase of its campus development involving nine new projects. The largest projects being submitted for detailed planning include a £54m Interdisciplinary Biomedical Research Building and £33m new Faculty of Arts building.
London developer Fenton Whelan is in talks with firms to start its £450m luxury residential scheme of 57 flats in Kensington, central London.
Outline planning has been submitted for the seven other projects including new student residences with up to 1,000 beds and a multistorey car park at the Gibbet Hall campus to relieve pressure on Warwick Medical School and the School of Life Sciences and helping to address car parking issues on local residential roads. Subject to planning, work is expected to start on the landmark biomedial and arts buildings in early 2019.
The 190,000 sq ft mixed-use development, known as Park Modern, will boast views across Kensington Gardens onto Kensington Palace in central London. Flats will be priced from £2m to £30m.
The IBRB, known as project 7, will bring together up to 300 biomedical researchers from across the School of Life Sciences and Warwick Medical School to fight human diseases. BAM, Kier, Graham, Morgan Sindall and Willmott Dixon are in the running for the project, which is to be built at Gibbet Hill in Coventry
Work is set to start in October on the three-year build once demolition of existing buildings is complete.
The student experience for undergraduates and postgraduates will be enriched through the provision of a new 400-seat lecture theatre and many new social and collaboration spaces.

CE MARKINGS NO GUARANTEE OF SAFETY Dave Cox, Head of Sector â&#x20AC;&#x201C; Construction at Arco discusses the unseen risks for your business
lthough we enjoy the benefits of working in one of the safest places in the world, with the lowest incident rates of work related deaths in the EU, thereâ&#x20AC;&#x2122;s a gap in the compliance process that is putting UK workers at risk of injury, even though they are using CE-marked PPE they believe will protect them. As a health and safety manager, you may believe that you and your people are fully protected and compliant when you specify or buy PPE. The reality is that some CE marked PPE is failing, putting wearers at risk of injury and businesses and individuals at risk of loss of reputation, fines and even possible imprisonment. The evidence is undeniable,
particularly in the area of a number of CE marked safety footwear and gloves that are freely available on the market. Independent laboratory testing in 2017 showed that around 40% of non-metallic footwear and 30% of rigger gloves failed surveillance testing, despite carrying the CE mark. With around 600,000 workers each year reporting that they have suffered an injury at work, the consequences of failing to apply due diligence to PPE purchasing are huge. Without a robust process in place, accidents and injuries could be life changing and not just for end users but for the individuals (and the businesses they work for) who are involved in specifying and purchasing the

‘BEST PRACTICE’ GUIDELINES UPDATE ACCOMMODATE DISABLED STUDENTS New ‘best practice’ guidelines have been published that, for the first time, specifically address disabled student accommodation . In the bathroom, it can provide a stylish wall track system, that integrates with a range of fixtures such as grab rails, heightadjustable or fixed washbasins, shower seats, enabling quick and easy adaptation to individual occupant needs. Wash and dry toilets have the added benefit of satisfying cultural and religious considerations, regardless of the enhanced hygiene they provide against conventional wiping.

set of criteria for student accommodation bedrooms. Under the new guidelines, up to 4% of bedrooms should be wheelchair accessible, up to 1% of rooms should include a fixed track hoist system, and up to 5% should be easily adaptable for independent wheelchair use. If only one accessible bedroom is provided, it should include an accessible shower room, with the preferred solution being a level access shower with shower seat if required, and include a WC. The adaptable rooms should have the space and design features to allow for addition of grab rails, shower seats, with ceiling height to allow for a track hoist (2.4m). Whilst windows need to remain functional, allowing them to be opened, to safely carry glazed units and ensure thermal efficiency, the profiles need to be a slim as possible to allow as much natural light into the building space as possible. Until recently, the slimmest profiles have only been available in steel, but now, more efficient systems designed in aluminium are available with very slim sight lines. The findings come as recent statistics show house break-ins in the UK have increased by 21% over the past 12 months, with police budget cuts meaning burglaries are increasingly unlikely to be investigated unless there is evidence of violence or fraud to gain entry. Furthermore, the majority of home and contents insurance policies will be invalidated should a burglary occur due to a door being unlocked. London Key has developed a solution to those who forget to lock their front doors – a simple, low-cost key that has an inbuilt switch. As the door is locked, the switch on the key changes colour from green to red; therefore just by looking at the key when out and about, users will be able to know if their door is locked. The key is completely mechanical, requires no batteries and will retail from £4.99. Seven in ten of us have left a property and been unable to remember whether we locked the doors, while six in ten of us have left a property and returned to find we had left a door unlocked. Don’t play with fire We all await the inevitable changes to legislation and good practice, following Dame Judith Hackitt’s independent review of risk critical building products such as fire doors and fire door assemblies and how this will shape future product specification. Wrightstyle remembers the Summerland tragedy W
rightstyle Limited is an international steel and aluminium glazing company, designing, manufacturing and installing systems to mitigate against fire, bomb/blast and ballistic attack. Jane Embury, the company’s marketing director, looks back at one of the worst fire tragedies in the British Isles. Last year saw the appalling catastrophe of Grenfell Tower, which will no doubt see the introduction of new fire regulations for the manufacture and installation of external cladding. Tragically, codifying by catastrophe is nothing new, so it’s worth remembering another fire that happened 45 years ago this August. Until Grenfell, it was the worst peacetime fire in the British Isles since 1929, and the worst disaster in the history of the Isle of Man. It changed building regulations across the country because, most tragically, poor design and inappropriate building materials allowed a minor fire to become a major conflagration.
baths, an artificial sunshine zone, a children’s theatre, an underground disco, waterfalls, and restaurants and bars with live entertainment throughout the day. One promotion extolled the centre as “a holiday town where it never rains, the wind never blows and the temperature never gets chilly. Outside it’s raining yet here you are relaxed in your shirt sleeves, gently perspiring in a tropical 80 degrees.” Year-round artificial sunshine was achieved by a transparent roof comprising acrylic bronze-tinted sheets. There were seven floors in total and the building had a capacity for more than 5,000 people.
The 1973 fire was at the 3.5 acre Summerland resort on the Isle of Man, which advertised itself as the biggest and most innovative entertainment centre in the world. The British Tourist Authority described it as “an outstanding tourist enterprise.”
For just over two years the waterfront centre attracted visitors from all over the world. It appeared that the vision behind its creation was working, taking Manx tourism into a bright future. On the evening of Thursday 2nd August 1973 an estimated 3,000 people were enjoying themselves at the resort.

However, three schoolboys on holiday from Liverpool were hanging around at the back of the building next to a dismantled
fiberglass kiosk. They were illicitly smoking and the fire they inadvertently set off killed 50 people and gutted the complex. The small fire in the kiosk triggered a number of fire events. First, the kiosk collapsed against the exterior wall of the building, which contained both asbestos and bitumen – with limited fireresistance. Second, this set fire to interior sound-proofing material, which also had poor fire-resistance, causing an explosion which ignited the highly flammable acrylic sheeting which covered much of the rest of the building. The acrylic then melted, allowing oxygen to flood in and drop burning material inside, starting more fires and injuring people trying to escape. Third, the fire spread quickly across sheeting on the leisure centre walls and roof, and through vents that were not properly fireproofed. Indeed, some parts of the roof comprised wood-wool slabs with felt and chippings on top. In addition, the building’s open-
plan design included many internal spaces that simply acted as chimneys to spread the fire. The subsequent enquiry found that there was an absence of compartmentation in the space above the entrance floor, and a lack of adequate protected escape stairs. Making things worse, the fire service wasn’t alerted for almost 30 minutes. Because of previous false alarms, Summerland’s alarm panel had been modified to create a delay to the automatic fire brigade alert. The mains wiring then burned through and prevented the alarm from sounding. Indeed, the alarm was only raised by a ship two miles out to sea which reported that “it looks as if the whole of the Isle of Man is on fire”. It was the Coastguard that called the fire service and, at its height, 96 of the island’s 106 firefighters attended the fire and all of its 16 fire engines. Further compounding the tragedy,
there was little or no attempt to evacuate the 3,000 people inside the centre. In a rush to escape, many were crushed and trampled because of locked exit doors. Many others then made their way to the main entrance, causing further crushing. If that wasn’t bad enough, emergency lighting failed after the main electrical supply was mistakenly turned off and the emergency power generator failed to start. The main factors in the tragedy – inappropriate building materials, lack of compartmentation and protected escape routes – all came under scrutiny in the subsequent public enquiry. While no individuals or groups were blamed, changes to building regulations to improve fire safety were introduced nationwide. Central to those changes were better approaches to contain fire and ensure that escape routes were
protected – areas that Wrightstyle, with our advanced steel glazing systems, have particular experience and expertise. Our compatible systems, with the glass and steel framing systems tested together, are accredited to EU, US and Asia Pacific standards. However, as we always advise: specify the glass and steel as one unit: in a fire situation, the glass will only be as protective as its frame, and vice versa. The Summerland steel skeleton was demolished in 1975, although a smaller centre reopened in 1978. It closed in 2004 and was demolished in 2005. Most sadly, with Grenfell Tower firmly in mind, it’s tragic that it sometimes takes significant loss of life to improve building and fire regulations.

AET Flexible Space, underfloor air conditioning specialists have just completed a Cat-B Fit-out of the first floor at 11-12 Hanover Street for incoming tenant, Canadian property investor, Quadreal. The underfloor system at the prominently positioned Mayfair offices was originally installed in the year 2000 for Japanese construction company Teisei and has proved to be an adaptable services solution for the building over the past 18 years.
Underfloor Air Conditioning Fit-out at Hanover Street The system at Hanover Street is the CAM-C system with underfloor supply air and underfloor return air. Each floor is effectively one zone, with a single CAM downflow unit supplying conditioned air to the underfloor plenum. This conditioned air is supplied into the workspace via fan terminal units, known as Fantiles which are recessed into the floor plenum. Approximately 80 standard size TU4 Fantiles are located over the buildingâ&#x20AC;&#x2122;s five floors and a fully stringered Nesite raised access flooring system supplied by AET is installed throughout.
The original refurbishment of the property was specified to a high standard, designed by Architect, D.E.G.W offering a large, open plan floorplate, a generous floor to ceiling height of 2.7m, featuring full height glazing, 600mm2 carpet tiles for added flexibility and a high specification metal tile ceiling. M+E Consultant, Roger Preston & Partners specified the underfloor services solution to permit this high specification and offer maximum flexibility for future change and reconfiguration according to tenant demands.
AET engineers worked with fit-out contractor Think-inside on the recent Cat-B works. The space had been returned to Cat-A status after the previous tenancy ended, leaving a blank canvas for new first floor occupier Quadreal. An initial validation survey of the UfAC system on the first floor identified repairs required to the underfloor baffle and a number of damaged return air grilles to be replaced. The underfloor baffle being essential to maintain properly as it divides the underfloor plenum into supply and return air paths. As well as the essential repairs, three additional Fantiles were supplied to cater for occupational increase and Quadreal opted to install sound attenuator boxes beneath all Fantiles in order to minimise noise transfer between cellular offices and grant additional privacy. Five Flextouch wall controllers were installed in the boardroom and offices permitting users easy control of temperature and fan speed as well as CO2 monitoring. The services upgrade and interior fit-out works were completed in
April 2018 with Quadreal occupying the space immediately after completion.

Pro Rail Services choose GKD Technologies RCI’s for new Doosan RRV fleet Pro Rail Services is a family owned and run rail project management business, established in 2012, based in Rudgwick, located in the heart of the West Sussex countryside. Richard Rowell is the company’s Operations Manager, who is responsible for looking after the Plant & Haulage Division which includes RRV’s (Road Rail Vehicles), Civils Plant Equipment, OTP (On Track Plant) operators, purchasing, haulage and logistics planning for all projects. >>
The company has recently invested over £2.5million in new kit. Richard Rowell said, “We have recently ordered four new Doosan machines – the first two machines, Doosan DX140 parallel offset RRV’s specifically designed for excavating on track drainage. All the RRV’s we have ordered are fitted with the GKD 3RCi + Space Guard rated capacity indicator system. The machines, and the GKD systems, were supplied by G.O.S Engineering, who specialise in road/rail conversions, as well as civil conversions.” Richard added, “We currently have two Kobelco SK-135 RRV’s which have two years left of their sevenyear life span on the ECC’s. Both are fitted with the older versions of the GKD 3RCi, which are non ALO (adjacent line operation)
compliant. In the many years of using the 3RCi’s we have found them to be reliable and prefer the GKD brand over competitors’ systems – I really think that GKD has the leading edge. With the GKD system there’s more leniency and capability to lift more and with more accuracy when working on cant’s and not restricted using sectors. The new 3RCi with Space Guard, fitted on the new Doosan’s, will allow us to work adjacent line open and travel under live overhead wires, we are very much looking forward to putting these machines to work.” Colin Sim is one of Pro Rail Services lift planners / RRV Operators. Colin has been using the GKD range of safety systems for many years and he feels that

The data record option is also very useful as you are able to tell exactly what the machine has been doing and in what mode – which should an accident occur it’s good for evidence purposes. The Space

The company is also investing in a range of attachments which include vegetation management attachments i.e Mulcher/ Flails, Log Grabs, Chippers, as well as the two brand new Pladdet suction units from Holland which is currently undertaking it’s PA (Product Acceptance) for rail use. The suction unit is fully remote-control and is used for safely excavating ballast, carrying out drainage clearance works within catchpits as well as working alongside their jetting units. Richard reported that there is already a job in the pipeline for this machine – no pun intended! Pro Rail Services customers include Bam Nuttall, Network Rail, Balfour Beatty and Keltbray Rail to name a few. Due to UK Network Rail Standards, all machines working on any rail infrastructure project with OTP, must have an approved safety system installed which is where the GKD system comes into its own. GKD is the market leader with the vast majority of the machines operating on Network Rail fitted with a GKD system. Many civil companies, such as Skanska, are now insisting on height and slew monitors and other safety systems are installed on machines working on their projects. Richard said, “Despite all the safety systems on machines, as soon as you use an excavator for lifting, it then falls into the ‘crane category, therefore as well as machines, we are required to supply a competent/certificated specialist personnel (Crane Controllers) including PTS OTP operators. All of operators are experienced with multi attachment competencies, which include, excavator, crane, grab, clamshell, trailer, piling, auger, and tandem lift licences and other rail safety critical resources. It’s another aspect to Pro Rail’s business which also includes haulage and rail project management.” Richard added, “Since gaining our POS licence, our clients are often calling on our expertise to carry out their projects as we take pride in our work and ensure we act as more of a partner to complete works rather than just a supplier. We are often called out to cover the emergency ‘reactive work’, which the most recent was a landslip on nearby Ockley station, where the bank had fallen on the track. We mobilised quickly with our client Bam Nuttall and got the job completed safely and effectively allowing commuters to get to work in the morning. Therefore, we need reliable equipment to work with – and the GKD systems provides just that.” Pro Rail Services has an ongoing investment plan to grow the business further, Richard concluded, “We are continuing to invest in our RRV fleet as well as future plans to invest in some smaller plant for specialist rail projects – ranging from 1.5 to 8 tonne civils machines fitted with the GKD systems to enable us to carry out possible future ALO restricted projects.”

INSULATION SHORTAGE HALTS CONSTRUCTION: ‘HAVE A PLAN B’ SAY RETAILERS Contractors are being warned of delays in delivery times of up to 4-5 weeks, compared to the usual 3-5 days for popular mineral wool insulation products. Despite UK manufacturers running production lines at full capacity, the industry is struggling to keep up with growing demand. Chosen in part for fire ratings post-Grenfell, mineral products are increasingly popular. A previous shortage of PIR products caused by a factory explosion affected the industry for 18 months, however this latest problem has the potential to be worse, according to experts. Increased demand for popular brands is causing long delays. This calls for a change of approach says Duncan Voice, Store Manager at Insulation Superstore. “The industry needs to know the serious impact of these delays and to buy in advance or have a ‘plan B’, he says. “We are always honest about
extended delivery lead-times and do all we can to minimise customers’ disappointment. Uplifting old floor screed and tiles
The Preparation Groupâ&#x20AC;&#x2122;s contracting division PPC, has prepared, removed and finished millions of square metres of surfaces, carrying out projects where the finished system has failed or for refurbishments across floors, roads, steel platforms and car parks. The Preparation Group was recently appointed to uplift the floor of an old gym as part of a total refurbishment project. Half of the 1200m2 floor area comprised of a 3mm latex screed and the remainder, 10mm ceramic tiles.
A gas powered 600 ride-on MultiStripper was employed with a pick attached to the front of the machine to break up and lift the tiles. The pick was then swapped for a flat blade to remove both the latex screed and residual deposits of ceramic tile adhesive. One of the heaviest and most
powerful machines available on the market, the 600 is designed for heavy duty applications with high production capabilities. Its strong downforce and forward drive motion effectively removes a wide range of materials including carpet, wood, vinyl and resins, up to 10 times faster than manually operated models. It is also designed for access through a standard doorway. A MSS150 multi-surface stripping tool was used to complete the edges, which is trolley mounted with a wide angle of operation
and features anti-vibration for operator comfort. The whole area was cleared with the removed material lifted into skips for disposal. There is a requirement for an “extensive” green roof, what does that mean?
What is a Blue Roof?
An extensive green roof has a relatively shallow depth build-up, is not usually irrigated and has a low maintenance requirement. Vegetation would typically be drought tolerant plants such as sedums, mosses and wildflowers. Another term that is sometimes used is a “biodiverse” roof. This is still essentially an extensive

Does my green roof need a separate root barrier? The easiest way to achieve root protection is to use a suitable root resistant waterproofing membrane. The minimum requirement is that the
waterproofing membrane should be certified to FLL guidelines* in terms of root resistance and/or should have BBA certification as being suitable for use in a green roof application. If the project is new build this requirement can normally be accommodated within the waterproofing specification. If the green roof is being retrofitted and the existing waterproofing is not being replaced a separate root barrier layer should always be used.

Hastings Pier has won the biggest award in British Architecture the RIBA Stirling Prize for the best building in the UK. Originally designed by Londonbased architects - dRMM, the pier, nicknamed ‘The Plank’, fought off stiff competition against five other contestants to scoop the prestigious RIBA award.
Re-building of the once neglected pier, which originally dates back to 1872, was a community-led project taking 2 years to complete. The result is an aesthetically stunning, accessible and sustainable structure for all to enjoy. The RIBA prize jury were particularly impressed by the involvement and fundraising efforts of the local community
who were determined to rebuild the pier after it suffered irreparable storm and fire damage. Ecochoice played a fundamental role in the realisation of the community-inspired project, and was commissioned by the Hastings Pier Charity to supply all of the 35x145 mm FSC© certified Ekki decking planks as well as customised joists, handrails and steps for the 11,000 m² pier.
