A XV CENTURY BUILDING TURNED INTO A LUXURY HOTEL

THE RESTORATION OF “OSPEDALE DEI TROVATELLI”

1
Pisa 2019 / current

The project takes place in the very historical centre, the old town of Pisa, just around the corner from the wellknown leaning tower. The building, an XV century orphanage, altered several times over the years, until it became one of the Pisa University campuses, was bought with the aim to create a luxury hotel. The hand drawn sketches (on paper, tracing paper or drawing tablet) and the renders, were created to start a dialogue with local institutions and Soprintendenza Archeologia, Belle Arti e Paesaggio per le Province di Pisa e Livorno.

In particular the sketches want to turn in image a concept for the arrangement of the gardens, hall and cloister. Renders, produced in a type room, have the core concept to leave unchanged the old structure and its stratigraphy over time, without sacrificing setting up a cozy and elegant room, in keeping with the building.

To place the machinery, one of the solutions found was the one to put them in the roof space, but they need a ventilation system, so some holes on the roof should be opened. To keep an appearance of integrity of the tiles, especially from the leaning tower, I selected little clay blocks to create a grid of ventilation and hide the hole.

With ceilings of 5.35 or 5.50 meters of height, we decided to place the bathroom and the walk-in closet as a box, to let exposed wooden beams and their warp, to let the room free from partitions. The boxes are shaped thanks to artisans, in lines of chiaro-scuro, and the contrast in wood essence, color and texture with the old beams, emphasize the difference within old and new.

first restoration work from its construction in the 50’s

Rome - Balduina 2021 / 2022

The construction of the building dates back to the 50s and before the 2021 had not been made renovations in it. The apartment was fractured, divided by partitions, with small spaces and wasted corners. From a kitchen, small living room, bedroom, walk-in closet and a bathroom house, has been turned into a entrance, laundry, open space with an open kitchen, bedroom, studio, two bathrooms, two walk-in closet house. Client’s desiderata were clear right away: a functional space, that she would feel like home, rather than an apparently perfect house giving the idea to live in a showroom. The combination between antiques and new furniture, has designed a cozy atmosphere, suitable to receive friends, despite the little space available.

THE RESTORATION OF GROTTAROSSA TRAIN STATION

Rome - Grottarossa 2021

REDEVELOPMENT OF THE STATION NEW BUILDING AND THE PRE-EXISTENCE VOLUMETRIC VARIATION

THE DOUBLE SKIN CATCHING THE SUN THE PARK

The project, developed in the master’s thesis with prof. arch. Alessandra Capanna, is based on the renovation of the Grottarossa train station, abandoned since 2011, on the Roma- Civita Castellana - Viterbo railway, dating back to the 30’s, near via Flaminia, Grottarossa archeological site and the Tevere river. Saxa Rubra, full of historical and naturalistic attractions, is completely abandoned, used as “dormitory blocks”, workplace or crossing point for commuters, lacking of any interesting spots for the local resident or possible visitors.

The new building, design by setting in the old entrance to the train station now abandoned, aims to be the new hub to start the new archeological path, reachable by the existent road network, railway and public transportation, and by implementing the existent bike bath (that leads to the city center) and by a new nature trail that runs along riverbanks. The existing railway indeed connects, unintentionally, lots of archaeological sites: villa di Livia at Prima Porta, Tomba dei Nasonii, Tomba di Fadilla or the famous Mausoleo di Marco Nonio Macrino.

The new park is designed to connect all the different paths, roads and railway, tries to connect what today appears disconnected.

piazza venezia: the new archaeological path and museum

Rome - Piazza Venezia 2021

The project, developed during my last exam “Laboratorio di Sintesi finale in Progettazione Architettonica” of professor Arch. Orazio Carpenzano, director of the Univesity, takes place in Piazza Venezia, Piazza di San Marco, Piazza della Madonna di Loreto and Insula dell’Ara Coeli. Currently the Piazza is a big roundabout ruled by traffic jam, consisting of cars, public transportation and motorbikes. In this mess tourists and inhabitants are intended for a limited partecipation, forced to stand on the edge of the piazza, since the very center is litterally occupied by road traffic. The new setup of the Piazza wants to connect the archaeological site and the city built at different heights like -11m (metro), -7m-, -4m and 0m. Since the importance of the piazza as a central hub for the city road network, road traffic canot be totally removed, but the creation of different pedestrian paths at various underground heights, will shift the focus on the archeological height (-7m and -4m) also due to the new metro station at -11m. Moreover a lot of archeological site that are now closed, such as Insula Ara Coeli, central archaeological site and Adriano’s Auditoria, will be open.

the insula of ara coeli

The six floor apartment building, four floor remaining nowadays, dates back to the II century. In the Middle Age the upper floor was used as the Church of San Biagio, in XVII century was built there the Santa Rita church, disassembled in 1930 to build the Vittoriano.

the hadrian ateneum

In 133 a.C., the emperor Hadrian ordered the construction of this ateneum, or auditorium, to host poets, philosophers, orators, judges. We had lost all trace of this philosophical institute, since 2007, when they were discovered accidentally during the excavations of Metro C.

the insula of piazza venezia

During the excavations of Metro C, besides the ruins already discovered in 1904 under the Palazzo delle Generali, they found the remaings of the Via Lata, some tabernae and more insulae. The foundations of concrete are resting on palisades of wood.

the buried exedra and the underground

Below the Altare della Patria, is buried the other exedra of the Forum of Trajan at -4 meters. Most of the underground of Vittoriano is occupied by an ancient tuff and pozzolana quarry, used during Trajan’s empire. In WW2 was used as a bomb shelter.
