Creekside is a brand new housing development in Deptford, London, The local area is currently undergoing considerable development which is largely expanding the residential and commercial capacity of Deptford. As the site is within the Local Employment Location, the scheme was, therefore, obliged to provide employment opportunities, in particular for the creative industries.

The residential accommodation above the creative workspace is organized around two cores accessed off the yard. The blocks provide 56 dual aspect dwellings, with associated amenity space, across a mix of 1,2 & 3 bed apartments, conforming to the National Space Standards, the London Plan and the Building Regulations.

Featuring faceted elevations of light, dark and semi-glazed bricks, recessed balconies, bronze-coloured metalwork and glass-fronted commercial space at street level, this landmark development has been designed to complement Deptford’s historic character. The 2 building, rising to six and eight storeys, are connected by a landscaped garden at third floor level - a communal space where neighbours from both blocks are able to socialise.

The area is characterised by a mix of commercial and residential uses which will be applied to the application site. Rented office spaces will be based in the Basement level, with a car park for the future apartment tenants. Commercial units and ancillary spaces will occupy Ground Floor Level. In total 9 spacious, luxurious flats will be situated on the 1st, 2nd & 3rd levels.

The building is recessed at third floor level to reduce its visual impact and elevations are articulated with recess elements, variation in brick detailing and vertical framing around the openings.

Good design is a key aspect of creating a sustainable development in order to meet and improve the economic, social and environmental needs of the local community.

The proposal is a significant improvement over the existing hand car wash and makes an efficient use of the site. It is well-designed with balanced elevations, high quality materials and architectural details.
