Ask a designer Helen Winter of Coral Interiors Home Staging – the Secret to a Quick Sale and Top Price Maybe you’ve watched TV programs such as ‘Phil Spencer: Secret agent’, or the original ‘House Doctor’, Ann Maurice and wondered if a property marketing expert could help you sell your home. Home staging is about preparing a home for sale to appeal to the maximum number of buyers in the target market. You wouldn’t sell your car without cleaning it inside and out and fixing dents or knocks, or dealing with the suspect smoke coming from the engine. Your house is your biggest asset and if you don’t do a little work upfront you could be throwing away tens of thousands of pounds or wasting weeks or months on the market unnecessarily. Of course, there’s no point spending a fortune just to sell your house, nor should you need to. There are many ways you to make your home highly desirable using (or just removing) what you already have.

SETTING YOU ON THE PATH TO GARDENING SUCCESS

The golden rules of Home Staging: • Declutter – if you have full-to-bursting bookshelves, wardrobes, or collections of ornaments buyers will either not be able to see past your stuff, or think that the house is just too small. So have a big clearout and store out of season clothes, books you won’t be reading in the next few weeks and get as much as possible off kitchen worktops, bathroom shelves etc. • Maximise Kerb appeal – don’t put your buyers off before they set foot in the house. Pressure wash the drive, fix the leaky guttering and plant some seasonal flowers. Clean or even paint your front door and polish the hardware, it’s all about the first impression. • De-personalise – large family photos are unfortunately a bit off putting for most potential buyers. They want them to imagine themselves living there and it’s hard for them to do that with your wedding photos or family portraits. Replace them with neutral canvas prints, or mirrors just while you sell, you can put them all up in your new place. • Finish off those odd jobs – peeling paint, threadbare carpet, odd stains – very few homes are perfect, but when you come to sell you need to make your home look as well cared for as possible. Hire a handyman and get all those little jobs done. • Clean and freshen up – hire a professional cleaner to dazzle your buyers. Thoroughly clean and deodorise, especially if you have pets, and if possible make sure they’re out of the house for viewings. • Top tip – take your photos of the exterior and every room in the house, and review with an honest friend. Make a list of all the negative points and work through it - before you go on the market. It’s hard for us to see our homes with a neutral eye and a key benefit of hiring a professional is that they can evaluate your home through the eyes of your potential buyers and give practical, impartial advice to make the whole process a lot less daunting.
