A balm for the senses Water features provide soothing sights and sounds and are a great way to relax and de-stress. Whether large or small, it can be therapeutic, creating an ambience that can have a positive impact on the mind. Two water features at the garden in Nuran have just been rejuvenated • New mosaic tiles were laid • Waterproofing and grouting have been carried out to ensure there are no leaks.

• The nozzle pipes and drain covers were replaced.

Did you know that water features emit negative ions? These negative ions cleanse the air you breathe, helping your body reduce stress and fatigue.

Don’t forget to catch the spectacular sight of water rising, tumbling and cascading in the air.

For smooth treads Upkeep is key in maintaining a beautiful community and it is an on-going cycle.

Our assessment indicated that the corridors across level 2 to level 7 were due for some care. Constant foot traffic and natural wear and tear meant the tiles had taken some beating and it was time for a change: • Loose and damaged tiles, covering a total area of 262 square metre, were removed and replaced with new ceramic tiles that can last between 10-20 years with good maintenance.

• Grouting was carried out to seal the tiles to keep water from getting underneath. This will protect the tiles from mold and fungal growth.

Did you know? Owing to the hard surface of ceramic tiles, they do not attract or accumulate dirt, animal hair, or pollens.

This helps keep the air free from allergens.

ACCESS CARD

I’ve been a resident for ten years. Do I still need to activate my cards?

Yes, existing card holders need to register (one-time) their access cards. You can do this on the community portal with the help of video guides.

Can I get additional access cards?

Vehicle access cards are issued based on allocated parking bays, unless an additional parking bay has been purchased.

Community access cards are based on the number of residents in the apartment.

Additional cards are AED 200 per card.

I am a new tenant, and the agent gave me access cards.

Do I have to activate them?

Yes, log in to your portal to do this. Your credentials are sent via email, along with your Move in Permit.

My tenancy contract expired.

Are my access cards still valid?

The validity of your access cards and community portal accounts are linked to the expiry date of your tenancy contract.

You can click on the Renewal option from your side menu to update your latest documents.

How are access cards issued?

Cards are issued free of cost to homeowners during handover. Subsequent homeowners or tenants can collect the cards from the original homeowner or apply for new cards online (charges apply).

I lost my access card.

What can I do?

Inform your community security immediately so that we can deactivate your card. Next, apply for a replacement card on your portal.

What we are trying to do We are always exploring ways to economize expenses to reduce your service fee. Contract negotiations and targeted energy-saving initiatives have been instrumental in slashing costs so far.

It's been a tough year. So, homeowners with a credit card from ADCB (600 502030) or Mashreq Bank (04 424 4444) can avail our special residents' payment offer with zero interest.

Pay using any of our convenient channels

Your community facilities, amenities and the environment created are exclusively for you to enjoy and elevate your life experience - this is why community service fee is charged.

• Your community portal. You can set up Auto Pay for future invoices.

• EMAAR ONE mobile app.

• Self-service kiosks at your closest community centre.

• Mashreq Bank, Emirates NBD, Dubai Islamic Bank and RAK Bank websites (for account holders).

Did you know?

Your service fee is processed via the Mollak system under Law No.6 of 2019.

Under Article (32), residents have a 30-day grace period to pay the arrears, failing which a case will be lodged with the Rental Disputes Centre (RDC).

In such a scenario, tenants will be unable to obtain their Ejari for the said unit. Furthermore, bank accounts could be frozen, and you may even face a travel ban.

Pay your CSF on time and in full. Enjoy uninterrupted community experiences and avoid legal complications.

HOW TO PREVENT KITCHEN FIRES Never leave the kitchen while cooking. Keep an eye out for smoke and overheating.

Keep inflammables like kitchen towels, mobile phones, tissue boxes, and oven mitts, away from your stovetop.

Clean cooking surfaces, including kitchen hoods, on a regular basis to prevent oil and grease buildup.

Unplug countertop appliances when not in use.

Double-check the gas knobs on the stovetop and oven to make sure they’re switched-off after cooking.

Avoid loose clothing or dangling sleeves while cooking.

Did you know that home blazes most often originate from cooking-related accidents?

When it comes to fire, prevention is key, and you as the occupant, have control over many potential risks in your kitchen.

Do not go near a fire if you’re handling cleaning detergents, hand sanitizers or anything that contains alcohol. Keep a fire blanket at hand in your cooking area.

Never leave children unattended in the kitchen, or any other areas with the potential to cause fire.

Matches should be fully snuffed before disposing them.

Making any electrical modifications with unrated transformers is a fire risk. Also, do not overload power outlets.

PETIQUETTE - POOP EDITION Being a pet-friendly community, we want the pooches to be happy, healthy and lively. But as their owner, you are responsible for them in every way, especially cleaning up after them.

Your community has pet waste bins that can easily be identified by the stickers and its lime green colour, that are strategically placed along your frequented dog walk route.

Pet waste bins are located in and around Al Majara.

Here is what a model pet owner looks like: Always carries pet waste bags when walking the dog. Disposes it immediately and responsibly.

Always in control of their pets and have them on a leash.

Avoids bringing pets to amenities as they are ‘pet-free zones’.

Pet poop fact #1 Roundworms, hookworms, and whipworms lay eggs in dog feces. Normal activities such as gardening or simply walking barefoot in the yard can increase the risk of touching these parasitic eggs and larvae.

Pet poop fact #2 In water, it decomposes and releases nutrients that cause excessive growth of algae and weeds that make the water murky and smelly.

STAYING SAFE, STILL THE NORM Please Remember: WE ARE STILL AMIDST A PANDEMIC. The safety of your family, yourself and your community depends on taking preventative measures and adhering to safety guidelines.

At home

Community and outdoors

• It’s prudent to stay home whenever possible.

• Always wear a mask when using amenities, including walking short distances.

• Avoid shaking hands and use a hand sanitizer when possible.

• Disinfect areas that are used frequently and come in contact with the outdoors.

• Take a shower if you’ve been outside for a long duration.

• Wash your hands frequently with soap and water.

GET VACCINATED

• If you are not swimming in the community pool, please wear a mask.

• Maintain a physical distance of at least six feet from others.

• If you feel unwell, do not venture outside.

• Don’t invite guests over frequently, especially people outside your inner bubble.

• Sanitise your sports/gym equipment before and after use and avoid sharing.

• Avoid in-person meetings and maintain safe distance from others.

• Dispose of masks properly in the designated waste bins.

HEALTHY AIR-CONDITIONERS FOR EVERY SEASON Don’t leave the optimal performance of your air-conditioning to chance. Regular maintenance is essential to ensure your AC will operate at peak output, reducing your energy bill and reducing the chance of an expensive breakdown.

Neglected Air Conditioning system equipment uses more energy to keep up with its output. This puts strain on the unit that costs you money from wasted energy.

Compressors and fan controls can wear out with frequent use.

Corrosion of wire and terminals should be checked by a professional.

Set the thermostat at 24oC.

Properly maintained air filters and ducts translate to better air quality inside your home, keeping it free of pollutants that can cause allergies.

Make sure the condensate drains aren’t clogged.

Clogged drains inhibit a unit from reducing humidity.

Blocked filters can cause a build-up of dust and result in damage of the unit. Make sure that they are cleaned once every three months.

Check the condition of the blower motor for dirt buildup and clean it if found dirty.

Keep your balcony fire safe You wouldn’t leave your home unlocked at night.

You wouldn’t let your children play with fire.

You wouldn’t jump into oncoming traffic.

Because it’s dangerous. So, should you throw your cigarette butts from the balcony?

• Hurling lit cigarette butts from balconies is a serious fire hazard.

• Light-up only if you have an ashtray.

• Remember, the Dubai Municipality has stringent laws against this practice and violators could be fined up to AED 50,000.

• Matches must be extinguished and disposed of safely.

• Planter pots are not a substitute for ashtrays, they can easily catch fire.

• Fires originating from the building exterior are more dangerous than internal fires as they take more time to trigger the fire alarm.

Our property - unchecked infestations can cause extreme property damage and may not be covered by contents insurance.

They increase expense - Increased manpower and resources needed to undo all the damage will mean an expensive invoice.

They spread rapidly - with infestations left unimpeded, the sheer volume risks the health of the community and is a time-consuming ordeal to control.

Q: What about preparation before the treatment?

A: Make sure all areas, including edges, nooks and crannies are accessible.

Clear the ground and table tops. There shouldn’t be any open food items.

Q: Is washing required after treatment?

A: Anything out in the open during treatment must be washed with soap. Counter tops, especially in the kitchen should be thoroughly cleaned before preparing food on them.

Q: Is it safe for my child and pets?

A: Make sure children and pets are away for 5 to 6 hours after treatment.

Cedar balls are handy to keep your cupboards clear of tiny pests like silverfish.

Swimming is my passion and I want to use it to add value to the community.

Service providers are the pillars of a thriving community. With a harmonized team working round-the-clock, from cleaners, gardeners, security to electricians, plumbers, pest control staff, like cogs in a well-oiled machine to serve a common goal – resident satisfaction. But every once in a while, a team member elevates his esteem in the community.

Srinath is a 22 year old working as a Lifeguard since 4 years. He hails from a small village in Andra Pradesh, India. He is passionate about swimming and other hobbies include music.

An incident occurred in the pool where he was carrying out his duty in on 25th August 2021 which gained him appreciation from the residents as well as his colleagues. It was a regular day for him and at 3:30, a resident from Al Sahab tower 1 Apt #1401 came along with her 3 years old child to use the pool.

He was observing the child very keenly while she was swimming in the shallow areas of the pool, however while her parents were distracted, she went into the deep area of the pool. He acted upon it immediately and rescued the child. He was able to bring the child safely out of the pool.
