Marketing & Social Media Success

We're thrilled with the results of our recent social media influencer campaign! It generated a significant increase in direct bookings and provided us with stunning lifestyle photos that we're currently testing on various listings. If these photos prove successful, we'll be incorporating them into more of our properties. Stay tuned for more exciting influencer collaborations in November!

Ahead to November

We're coming off a strong October, which is typically a slower month in Winter Park. This success is a testament to our proactive management and the appeal of our luxury properties, with one of our listings even achieving the highest ADR and occupancy in all of Winter Park!

However, November tends to be a slightly slower period. Our competitive set currently shows an average occupancy rate of 19% for November. Most bookings were made well in advance (91+ days) at an average daily rate (ADR) of $346, which is below the rates we typically set for our luxury properties.

Looking

Despite this, we remain optimistic and anticipate a continued trend of lastminute bookings as we get closer to November. To capture these bookings and maximize your property's occupancy, we're focusing on:

Targeted Promotions

Offering enticing deals and packages to attract last-minute travelers.

Social Media Engagement

Increasing our social media presence and running targeted ads to reach potential guests.

Channel Partner Promotions

Collaborating with our channel partners (like travel agents and concierge services) to promote your property to their exclusive clientele.

We're also actively working to enhance your property's appeal and visibility through updated photos, compelling descriptions, and strategic marketing efforts. We're confident that these efforts will attract discerning travelers and drive strong bookings, even during the shoulder season.

How to Read Reports:

1st-page impressions: Search impressions are the number of distinct people who saw your listings on the first page of search results

Clickthrough: A click-through” happens when a user goes from seeing the listing on the search results page and then clicks to go to your listing.

Conversion Rate: conversion rate is the average daily number of distinct visitors who viewed your listing in search and then booked.

Listing Views: Number of visitors to your listing page.

Wishlist: Wishlist additions is the average number of times your listings are added to guest wishlists.

Green Upward Arrows: Areas where the listing is overperforming.

Red Downward Arrows: Areas where the listing is underperforming and improvement is needed.

We use this information to identify the stages where optimization for your property is needed.
