We're excited to share some positive updates and insights from our team and the market for the month of August.

Growing Our Team

We're delighted to announce two fantastic additions to the Elysian Destinations family. Sam has joined us full-time as our new Maintenance Manager. He will oversee our handymen, conduct monthly inspections, and engage with guests as needed to ensure every property is in top condition. We've also brought on Tom as our Partner & Guest Success Associate. Tom comes to us with extensive experience in the short-term rental space from his previous role at Airbnb, and we are confident he will be a great asset.

Strategic Marketing Initiatives

We are making significant investments to attract high-value guests. In the coming weeks, we'll be launching a highly targeted email blast to 150,000 high-net-worth individuals living in Texas. This strategic focus is designed to capitalize on the strong market presence Alterra has built there with its billboard campaigns, allowing us to attract qualified leads from an already active and interested audience.

Strong Performance & Future Outlook

We are seeing some surprising and very encouraging trends. Despite being traditionally the slowest month of the year, October is showing exceptional demand. One of our properties already has every weekend of the month booked solid.

Additionally, we've taken a close look at our past performance to ensure we don't repeat mistakes. I am happy to report that our proactive approach to pricing has paid off. We have strong future bookings for both November and January, with 25% higher Adjusted Paid Occupancy in November and 19% higher Adjusted Paid Occupancy in January compared to the overall market. This is a testament to our commitment to data-driven pricing and continuous improvement.

How to Read Reports:

1st-page impressions: Search impressions are the number of distinct people who saw your listings on the first page of search results

Clickthrough: A click-through” happens when a user goes from seeing the listing on the search results page and then clicks to go to your listing.

Conversion Rate: conversion rate is the average daily number of distinct visitors who viewed your listing in search and then booked.

Listing Views: Number of visitors to your listing page.

Wishlist: Wishlist additions is the average number of times your listings are added to guest wishlists.

Green Upward Arrows: Areas where the listing is overperforming.

Red Downward Arrows: Areas where the listing is underperforming and improvement is needed.

We use this information to identify the stages where optimization for your property is needed.
