14TH STREET Once a shabby neighborhood of warehouses and body shops, this vibrant stretch between Thomas Circle and U Street, NW, is now home to industrialchic abodes and a hip design district that culminates on L Street at the Washington Design Center. reenspring Valley, Maryland, is a national historic district in Baltimore County characterized by vintage buildings and park-like swathes of land. No wonder a couple building a house in these bucolic environs wanted an Old World look for their custom home. They tapped architect Vincent Greene, who collaborated with Pyramid Builders to create the sprawling, gabled structure they were looking for. Measuring 13,000 square feet, the residence features public and private wings flanked by volumes containing his-and-her garages. The layout creates a courtyard centered around a commanding front entry made of precast limestone blocks in a brick pattern. “They wanted a stone house,” recounts Pyramid vice president Mark Sanders, “but with a more formal front entry. Most of the house is rustic, irregular stone with an over-grouted look like an old English cottage. We did probably a dozen mock-ups to get the grout mixture right.” Timber trusses above the entry are made of dark-stained, salvaged oak, as are columns supporting the copper-roofed entry portico. Classic elements include a turret to the right of the entrance, eyebrow dormers and a steeply pitched, Tudor-style roofline. The roof is made of slate. Pyramid used a Hope’s steel window system for the glass front door and wide sidelites, then worked with Loewen to replicate the thin profile of steel in a more affordable, complementary metalclad version. Shingles mingle with stone on the rear façade “to make the house feel softer and more approachable for the family spending time outdoors,” Sanders explains. “It’s a nice interplay of materials.”

Dated architectural features included a portico with antebellumstyle columns and windows placed halfway below ground level that gave the impression the house was sinking.
The columns were removed. Ipe frames around the upper and lower windows are cleverly connected by ipe panels, creating a sense of verticality that lifts the eye up.
The front door was lost beneath the portico, which also blocked natural light to the front rooms. Non-functional shutters obscured the windows.
A modern, asymmetrical canopy makes the new ipe pivot door a focal point. The shutters and overhang are gone; cutouts in the canopy’s ipe support bring in additional light.
The unattractive garage side of the house was unfortunately easily visible to visitors.

A
fter overhauling a vintage row house in DC’s Shaw neighborhood (see H&D cover story, Spring 2018), Patrick Brian Jones immediately began designing a new carriage house on the same property. The owners wanted the 22-by-30-foot structure to contain guest quarters and a garage, and Jones’ plan smoothly integrated both, orienting the carriage house towards a shared backyard rather than the alley behind the main residence. “The owners use this as a guest suite, so it connects to the house via
a walkway,” he explains. Like the main house, it’s clad in brick “because we wanted the two structures to communicate back and forth.” The carriage house entry is at ground level; from the foyer, guests climb the stairs to the living quarters or open a door leading into the two-car garage. The architect specified insulated concrete block for the property walls, left exposed to create the same industrial edge that exposed brick imparts in the main house but at a much lower cost. “The concrete block speaks the same language as brick,” Jones observes. The living space encompasses an open-plan dining area and kitchen, one bedroom and one bath. The sensibility throughout is modern, with mid-century furnishings. The sleek, stainless-steeland-glass stair railing and French milledoak floors are duplicated from the main house, and a hot-rolled-steel sliding door screens off the bedroom for privacy. ◆ 48

Sarah Armstrong of Studio 360 was asked to help repeat clients looking to downsize from their large McLean, Virginia, home. Eventually, the couple chose a small rambler in Vienna, which Studio 360 transformed into a single-level, open-plan space that would allow the couple to comfortably age in place. ongtime clients asked designer Andrea Houck to update their kitchen, which flows into the adjacent dining room. With an eye on resale, they specified a neutral palette for the kitchen but were otherwise willing to embrace a bolder look. Houck’s plan improved both spaces, employing complementary design elements to ensure a strong visual connection between the two. The project began with a simple structural change. “A breakfast bar flanked by columns awkwardly divided the kitchen and dining room,” she recounts. “Luckily, the columns weren’t load-bearing, so we got rid of the entire bar. This opened the space up and made the dining room much better.” Working with Judy Bracht of Stuart Kitchens, which supplied the cabinetry, Houck redesigned the kitchen around an L-shaped island. Dark-stained cherry cabinetry offsets Caesarstone counters and iridescent backsplash tile. By contrast, the dining room boasts deep-red Zoffany wallpaper embossed with a gold flower motif and eclectic furniture in warm wood tones. “Colorful, patterned fabric or wallpaper can be a springboard for your design,” says Houck. “The key is balance.” A Century table is adorned with a diamond-pattern ebony inlay. Host chairs upholstered in Pollack fabric are paired with woven guest chairs. A distinctive bar cabinet combines rosewood and ebony. Hammered-iron pendants in a dark bronze finish hang above the table and a light-hued rug from Surya introduces softer hues. To unify the spaces, Houck employed the same Cowtan & Tout fabric on both the kitchen shades and dining room drapes. Tracy Glover pendants over the island pick up the dining room colors, while a refinished-oak floor spans both rooms.

A 1990 center-hall colonial featured a drab kitchen flowing into the family room; both spaces were painted in dark earth tones.
Harvey gave both rooms a facelift and introduced a fresh palette of crisp white and pale gray with splashes of color.
The existing kitchen cabinets were stained a dated honey color and combined with dark countertops and backsplash.
The kitchen cabinets have been painted pale gray and paired with Cambria countertops and a backsplash of white, hand-molded porcelain tile.
The fireplace was boring, with a traditional wood surround. The owners wanted space for TVwatching and entertaining, but the family room area held an awkward sectional and little other seating.
A sleek, new fireplace is clad in largeformat, marble-look porcelain slabs around an Acme gas firebox. Wood-and-brass shelf units from Sherrill Furniture add visual interest behind the sofa, while comfortable seating abounds.

ndless details and decisions can make navigating the waters of the design process a challenge. A good designer will make the journey easy and rewarding—and the tips below will set you on the right track.
To choose a designer, go with experience, transparency and fun! In addition to checking references and reputation, make sure you are comfortable and compatible.
■
When arriving at a budget, create a detailed list to avoid surprises. An accurate budget should reflect the entire scope of the project. A contingency fund will give you flexibility.
■
Wallpaper is an additional design element in a room, adding texture and style. Wallpapers today can be works of art, using new materials in unique ways. They speak to the story the designer is creating. —LAURA HILDEBRANDT, Interiors by LH, LLC
Let your designer help you discover your style. Visuals are helpful. Use design magazines and online resources like Pinterest and Houzz to identify the spaces you find appealing. Also show your designer what you DO NOT like.

Working with your designer, make a wish list to identify and articulate your vision and itemize everything you’ll need. Think about creating that WOW! factor.
■
Establish a realistic time frame. Fast will require compromise. Perfection requires taking the time to become educated and make informed choices. Doing the work in phases can help accommodate budget limitations, and can be convenient for living in the space during a renovation.
■
When selecting fabrics, finishes, furniture and lighting: Where possible, go “green,” go local, go with what gives you the best value.
■
Remember that a space is impersonal until art and accessories are added. Those finishing touches provide the fun, excitement, refinement and personal touch.

Thos. Moser’s Kevin Sweitzer offers tips for furnishing your space ■ Ceiling height helps determine the scale of your furniture. If you have high ceilings, incorporate items with a larger presence—but remember that scaling up can encroach on traffic patterns. ■ Outline furniture dimensions on your floor with painter’s tape to visualize the space a sofa and coffee table will take up. Take chairs into account when measuring your dining table. ■ Area rugs and open bookcases will define spaces within an open concept. Placing the front legs of a seating arrangement on the rug will further define the arrangement. Select furniture that looks good from every angle. Remember, furniture will appear smaller in a 2,000-square-foot showroom than it will in your living room. ■ Buy quality pieces that will weather trends. Purchase one or two special pieces to anchor your space; you will cherish these items as your life and tastes evolve. ■ Solid hardwood is a sign of quality. Plastics, veneers and particle board are not designed with longevity in mind.

3 1/ Safari Dreams—An orange zebra-print rug by Alliyah was the starting point for Breeze Giannasio of California-based Breeze Giannasio Interiors as she planned a nursery in her clients’ DC row house. “Our goal was to create a dynamic but sophisticated space that wasn’t overly ‘gendered’ since the baby’s gender was unknown,” she explains. Giannasio covered the glider in Duralee leopard fabric. Finnian’s Moon Interiors set out to design a room with staying power for her Falls Church clients’ three-year-old twins, a girl and a boy. The neutral walls in Sherwin Williams’ Alpaca Gray “have a grounding effect on the otherwise bright palette,” she says. A valance in Country Swedish fabric plays off headboards with easy-to-update lime-green slipcovers; Matouk coverlets add blue accents. 4 3/ All Aboard—Although her three-year-old Bethesda client inherited his big brother’s furniture, Laura Fox of Laura Fox Interior Design wanted to make his room feel like new. “This young man is a huge Thomas the Tank Engine fan,” says the Kensington-based designer. She painted a wall with racing stripes in Benjamin Moore’s Hale Navy, Gentleman’s Gray and Nile Green; railroad crossing signs—one part of a Pottery Barn Kids lamp and one found on Etsy—hit the mark. Should the boy’s train phase pass, Fox reasons, “swapping out the lamp, sign and toys can take the room to its resident’s next stage.” 4/ Ground Control—A 10-year-old boy had a simple request for the bedroom Kristin Peake of Kristin Peake Interiors was creating for him in his family’s McLean home: “Space, space and more outer space,” relates the Rockville designer. A photo turned into wallpaper views Earth from the cosmos, while Restoration Hardware’s Orbit Spitfire chair (above, right) conjures the space age. A custom teepee houses an extra bed for sleepovers. “We may have an aeronautical engineer or future astronaut,” Peake comments. “But the wallpaper and teepee can come down to create a teen bedroom with good bones in place.” 5/ Pretty in Pink—Parents-to-be who moved to Alexandria after living in an oceanfront home in Australia wanted their baby girl’s nursery to have a beachy vibe. They hired New York designer Paola Salinas of PS Interiors Group to create a bright, happy space in the mother’s favorite shade of pink. Salinas started with flamingo wallpaper from Cole & Son. A shaggy rug and Pottery Barn Kids chandelier lend feminine touches. “This room simply adapts,” Salinas reflects. “All the furnishings except for the crib will be age-appropriate for a little girl.” ◆ 78

Valerie had seen ads for David Cochran’s Family Portraits for years and was always intrigued. She had a large stone wall in her family room that could be a perfect setting for a painting. Christmas was approaching, and she thought this would be a perfect surprise for her impossible-to-buy-for husband, Ed. She called David and he came out to her Eastern Shore waterfront home to view and measure the wall and figure out a possible direction for the portrait. Valerie was pleased to find that David uses snapshots of the family as his resource (NO sittings!) and that he could incorporate images from many facets of their lives. The blended family has four boys and a beautiful white bulldog, who is usually the center of attention. David scoured many photos and suggested a triple portrait of the boys at different stages in their lives with the backdrop of a vacation home on Chub Cay in the Bahamas. Valerie and her boys identified their favorite Chub activities: including fishing on Ed’s Sport fishing boat: the D.A. SEA, and jumping off cliffs into the Blue Hole. David even sketched out a plan for the painting on the spot. Valerie loved the idea--the price and Christmas deadline all seemed reasonable, so she commissioned the painting. The painting arrived on time and was unveiled on Christmas morning much to Ed’s surprise. He was absolutely floored by this thoughtful depiction of his life. The painting now hangs above the fireplace.Valerie says, “As I enter the Great Room, I immediately feel my mood lifted. I am literally drawn into this space. I love being reminded of special family memories in a place we call paradise.”

This guest bedroom was a dream come true. The perfect mix of decisive client, reasonable deadline and agreeable budget made its success inevitable. The goal was a peaceful, gender-neutral bedroom, luxuriously appointed, comfortable enough for a range of guests. We selected the bold, blue wall color first, adding furnishings, textiles and accessories. The headboard on the king-sized bed was upholstered in an outdoor fabric for easy maintenance. We created contrast using a fairly neutral palette for the bedding, drapes and upholstery while featuring large prints in small doses on accent pillows.

Our clients asked us to turn their typical galley kitchen into something that, even if small, felt special and unique. We wanted to create a somewhat Belgian feel, that was streamlined, beautiful, and made the kitchen feel and appear larger. We removed all upper cabinets, replacing storage with deep drawer base cabinets, and a hutch-style pantry cabinet at the end of the cabinet run. We enlarged the window above the sink with a large, double-casement style. The focal point is the fantastic Calacatta Vagli marble backsplash. Homeowners wanted to reclaim their library, which had become a receptacle space. With darkgreen walls and a slate floor that absorbed light, the objective was to lighten and warm the room. The built-ins and mantel previously in a dark faux-wood finish - were painted the same light color as the wall which visually enlarged the space. In lieu of removing the dark slate floor, a light-colored textured broadloom was selected. Four cozy cotton velvet chairs from Kravet replaced the traditional sofa and loveseat. Cowtan & Tout window treatments complement the upholstery. A custom designed coffee table also serves as an ottoman and the custom designed fireplace screen was inspired by a parking garage gate.
What inspired your career path? My mother has great taste and style. Her dream was to be an interior decorator—but there were no opportunities then for people of color. I feel fortunate that my career gives me joy and makes my mom proud. What is the most challenging aspect of your work? It’s a challenge to get clients to let go of preconceived concepts about design. When designing the interiors of a unit in 2501 M Street in Georgetown, Arlene Critzos and Cathy Belkov of Interior Concepts, Inc., considered the personalities of both community and homeowner. A couple desperately seeking a brighter, more functional kitchen tapped Dolly Howarth for the redesign. She began by creating a convenient doorway from the kitchen to the pantry, previously accessible only via the dining room. To open up the space, she eliminated a peninsula in favor of an island with room to gather. The refrigerator was relocated to an unused corner that in turn opened wall space for original art. Aging cupboards were replaced with soft white cabinetry, teamed with marble backsplash tile and honed Taj Mahal granite countertops. Professional appliances were a must for this “true, working kitchen with personal charm that exceeds the needs and wishes of this family,” Howarth says.

ilday Renovations was asked to remodel the outdated kitchen of a 1960s Bethesda abode. The owners specified a classic white palette with brass accents—and a much larger footprint. “The original kitchen was about 10 feet by 18 feet, including a cramped breakfast area,” says principal Tom Gilday. “We doubled the size of the space by replacing a wall with a steel beam and expanding.” A peninsula that separated the kitchen and breakfast area was removed; now, a central island dominates the space, with a roomy breakfast area and a new screened porch beyond. The couple had an extensive wish list for their remodeled kitchen. In addition to keeping their existing brick fireplace, they wanted an authentic woodburning pizza oven, a wine room and a bar cabinet with a French bakerystyle brass shelf system. “They’d show us pictures of what they wanted and we’d find it or have it made,” recounts Gilday kitchen designer Tina Keppler. “It was a matter of working it all into the space.” Measuring in at 54-by-54 inches, the wood-fired pizza oven by Mugnaini required the most planning. It tucked into a wall opposite the island in a brick surround that matches the fireplace brick; both are painted white. The wine room found a home inside the former pantry closet. “There is a lot going on in this kitchen,” observes Keppler. “They both love to cook, so the goal was a space where both of them could work. Kitchens that complement a home’s architecture can feel timeless. A transitional kitchen with Shaker-style cabinets and natural-stone counters will work in a traditional house, while a modern house will look good with flush cabinet doors in wood veneer and an engineered-stone counter. WHAT ARE YOUR FAVORITE SURFACE MATERIALS?
My favorite natural-stone countertop material is quartzite; it looks like marble and has the durability of granite. Among manmade materials, I prefer Caesarstone for its colors, patterns, durability and stain-resistance. WHAT TRENDS HAVE YOU SPOTTED?
I’m seeing brass and gold; rift- or distressed-oak and walnut; and manmade countertops and cabinet finishes. Clients are choosing gray cabinets over white and porcelain floor tile over natural stone.

The small space allotted to the kitchen was poorly laid out, with the sink being the first thing guests saw upon entry. The stove sat farther along the same wall.
Martz moved the sink and positioned the paneled fridge facing the doorway. The stove occupies the far end, creating a focal point.
Typical of old homes, there was a shortage of storage. Though the ceilings are high, the space above the existing cabinetry was not being utilized.
An additional row of upper cabinetry creates storage space; the owners reach the upper cabinets via a ladder that slides around the kitchen on wheels.
Dated cabinets and materials were budget-grade and boring.
Crisp, white cabinets are offset by custom-colored encaustic-cement floor tile. Martz installed a backsplash of painted-tin ceiling tiles.

Though an adjacent light well brightened the bathroom via a transom window, the light well was just wasted space.
Martz incorporated the light well into the new bathroom; it now houses a comfortable shower enclosure with a skylight overhead.
The original bath was dated and rundown, but retained Victorian details.
While the new bath features a clawfoot tub and a repurposed 19th-century dresser, it also introduces vibrant, modern colors and patterns.

No matter what the components, the cabinet installer can make or break a project. CABINETRY—There are three levels of cabinetry available: stock, semi-custom and
custom. As you might expect, they represent distinctions in quality, finishes, flexibility, delivery time and pricing. COUNTERTOPS—Most customers choose between natural stone—i.e. granite and marble—and manufactured quartz products. Both have their advantages. Natural stone has a beauty that cannot be matched, while quartz boasts durability, minimal upkeep and an increasing number of attractive color choices. LIGHTING—Improvements in LED lights make them a compelling choice for the kitchen. However, there are vast differences in quality, so experts should be consulted. APPLIANCES—Choices abound, with a direct relationship between price and quality.

A wet room adds style and convenience to a modern master bath
W
hile updating a master bath, Case Design/Remodeling’s Ellen Linstead Whitmore and Greg Polen separated the space into two rooms on either side of a central entry—a vanity area with a WC, and the latest trend in bath design: a wet room. This open, water-proof space encompasses a freestanding Wyndham tub and a Kohler shower with main and hand-held showerheads. Tiles from Daltile protect the floor and walls, one of which sports an accent wall of large-format, bright-blue tiles. “The owners enjoy the wet room concept more than they anticipated,” says Whitmore. “The kids use the tub with no worries about splashing, and the wife can take a bath, then shower off right there.”

hen architect Rebecca Mann and her family moved into a circa1909 row house on Capitol Hill, space was at a premium. The 1,200-square-foot abode had a tiny, dark kitchen and a haphazard addition on the back. “We knew we’d want to redo the kitchen,” Mann recounts. “It bled into the dining room in a clutter-taking-over kind of way.” They decided to convert the kitchen into a home office and build a new kitchen in place of the ramshackle addition. Above it, a new bath and closet would expand the master bedroom into a suite, while below, a fullheight basement would improve on what had been just a crawl space. Since setbacks and lot-occupancy rules wouldn’t permit a build-out of more than seven and a half feet, Mann applied ingenuity and a minimalist aesthetic to create an airy, functional

She designed light-stained cabinetry out of birch plywood— fabricated by Frederick, Maryland, furniture-maker Mark Palmquist to fit the space—with quartz work surfaces and storage galore. Convenient features include a large appliance garage, a charging station and a peg board for hanging brooms and mops that pulls out from the wall of cabinetry. On the second floor, the master bedroom closet contains two walls of custom birch-plywood built-ins. It opens into a bath clad in white porcelain tile with a quartz-topped bench along one wall. A frosted-glass panel encloses a spacious shower. The bath is only accessible via the closet, which Mann likes. “It’s a bright, private space,” she says. “The light streams into it.” ◆ 110

hen the owners of a 25-acre property near Charlottesville decided to build a small estate, they brought the architect, builder and landscape architect together for a team dinner before work began. “They wanted us to be a unit,” explains Kevin McHale, who spearheaded the landscape design. “And they wanted the whole project delivered at once.” The owners envisioned a cluster of low-slung structures, with the main house positioned to make entertaining easy and facilitate flow from the inside out. Architect Kermit Huggins’ plan included a large front courtyard paved in brick and stucco, as well as a gated entry pavilion. In the courtyard, McHale installed a pool, gazebo, spacious patio and extensive plantings. A breezeway connects the main house with a guest house; both spill out into the courtyard. Taking his cues from the architecture, McHale and his team selected hardscape materials that replicate colors in the building materials. Pavers in a pastel blend of earth tones pick up the salmon-and-tan-hued brick that clads the house, while the paths, patio and swimming pool are banded in irregular flagstone. Plantings were chosen so as not to overpower the one-level home, with trees strategically placed to scale down the visually dominant lines of the metal roofs. Mass plantings of hydrangea, boxwood, Anthony Waterer spirea and daylily impart texture and color while keeping the landscape “soft and fluffy,” says McHale. “They are plants that won’t overgrow their space.” Along the breezeway, louvered doors offer glimpses of the Blue Ridge Mountains in the distance. Create a theme through repetition. Here, we picked up colors from the brick and incorporated darker brick pieces to complement the metal roof. Why work with a landscape contractor —and how to hire the best

andscape installation work— including sprinkler systems and maintenance—can cost thousands of dollars. Using a qualified, professional contractor is a must to get value for your money and to ensure a return on investment and increased property values. The following advice will help you choose the right contractor and services for your landscape.
BEFORE STARTING
Determine how the landscape will be used, i.e. entertaining, children’s play area, outdoor-living space. ■ Consider your needs: Do you require design services, plant selection, construction or maintenance? ■ Decide whether you plan to care for the landscape yourself or have a contractor provide ongoing maintenance. ■ Talk to a few landscape companies before choosing one. ■

A
backyard garden in Kalorama posed some challenges for landscape architect Jennifer Horn, who was asked to transform it into a party-ready space with a touch of Asian flair. The north-facing garden was sunken, surrounded by retaining walls that limited sunlight; the plants needed protection from the owner’s beloved but destructive Labrador retriever; and a problematic water feature, set up too high, sprayed water on the terrace. Horn created a large, raised bed at one end of the garden that would be hard for the dog to reach. She removed the fountain but retained its basin, adding a scupper that flows water gently into a rill, then into a lower basin. A band of flowers between the rill and

“I usually prefer gardens of perennials, but the shade really drove this. The tropical annuals create a great palette.” —JENNIFER HORN the retaining wall is protected from the dog, and ipe boxes atop the retaining wall hold cascading blooms. “This way, we can have plants trailing down without the dog getting to them,” Horn explains. “Every decision was driven by the usefulness of the space for parties and pets.” A clean-lined, thermal bluestone patio in a running-bond pattern is bordered on one side by Mexican beach pebbles, which also line the bottom of the rill. These elements contribute to the Asian vibe the owner wanted; a line of notches in the patio stone conceals PVC pipe that collects surface water. “Any urban garden is a bit of a bathtub, especially one surrounded by walls,” notes Horn. “This was nicer than buying a drain.” Formerly beige walls are now a cool gray that matches the stone. ◆ 140

This project involved the design and construction of an infinityedge pool, spa and outdoor pool house with wood-burning fireplace, bar and kitchen. “We linked elements via the home’s architecture while adding character through materials and finishes,” says principal Charles Owen, whose design connects the landscape and house and creates a backyard oasis. The main structure boasts a slate roof, board-and-batten wood paneling and stone accents. The pool terrace is travertine, and a custom-steel water wheel was fabricated for the koi pond. Deciduous trees, flowering shrubs and perennials provide seasonal interest while blocking pedestrian views.

The landscape for this Mediterranean Revival-style home in DC was informed not only by the home’s architecture, but also by its corner-lot placement. Jennifer Horn and her team took advantage of the broad front yard by designing an elliptical area of grass bordered with privet hedging and lush groupings of roses, peonies and hydrangea. Boxwood and groundcover highlight—rather than hide—the architecture. Despite tight angles down the side, the team tucked a lap pool beside a covered porch and outdoor dining area. The hardscape throughout was carefully chosen so the terraces, pathways and stepping stones would read as a seamless extension from the home’s creamy stucco façade.
Describe your process. The right design is usually just there in my mind. But the process is borne from the land—we focus on topography. What is the most challenging aspect of your work? No matter how big a property is, there’s always a budget, and we have to work within it.

Ed Ball Landscape Architecture was hired by clients in the Bahamas to design a functional, private garden on a very small lot. Landscape architect Ed Ball and his team were able to create circulation within the diminutive spaces and make them feel bigger than they actually are. “We used vertical lines in our design and allow the adjacent properties to expand the views beyond the property lines,” Ball explains. The plant and material palette features ficus, neem trees and coconut palms framing stepping stones and coral stone, textured-concrete steppers. Strips of synthetic lawn and pavers in the driveway, adding an unexpected layer of visual interest.
Most challenging aspect of your work? Managing clients’ expectations while navigating the nuances of design and construction. Though his mandate was to create a modern aesthetic, architect Kendall Dorman chose to retain the intricate fretwork and moldings in the hall (opposite). Above the kitchen table, a sculptural ceiling treatment preserves the room’s original moldings and delineates the eating area.
circa-1890 row house in DC’s Logan Circle was woefully in need of an update. The owners approached architect Kendall Dorman for a remodel that would introduce contemporary features without destroying the home’s historic fabric. “Parts of the house just didn’t work for the way we live today,” Dorman says. “Our aim was to impose modern elements within the framework of original woodwork and trim.” The three-story abode was last overhauled in the 1960s, when the original basement kitchen was relocated to a narrow main-floor space beside the dining room. Today, the front entry flows into a long hall, adjacent to the living room, that leads to the staircase. An open kitchen/dining area beyond was created by removing the wall separating the two spaces. The second floor houses a guest room, TV room and the husband’s home office while the third floor contains the wife’s office and the master suite. The owners wanted to replace the ornate staircase and fretwork with a modern stair, but Dorman advocated retaining these elements, along with original plaster crown moldings on the first and second floors. “Why would you throw it all away?” he comments. “I like those ghosts of old houses, the things that are still there.” A contemporary kitchen and sleek, remodeled baths impart the modern sensibility the owners wanted. Exposed brick, clean-lined built-ins, skylights and sculptural ceilings also reflect a modern vibe in the wife’s office, which opens to a balcony above the rear deck. A squared-off metal structure on the deck, painted bright green, supports the balcony. “It frames the view,” Dorman says. An architect and client who think the same way about the project and its goals is crucial in order to have success. HOW DO YOU EVALUATE WHAT TO KEEP IN A RENOVATION?
I always try to keep historic elements and integrate them into the modern design because once you destroy that stuff it’s difficult to recreate it. Sleek cabinetry from Allegheny Wood Works, track lighting and engineeredstone countertops convey a modern vibe in the kitchen (top), which leads out to the deck. HOW DO YOU INTEGRATE OLD AND NEW ELEMENTS?
I look for opportunities to use something modern that will work with something old. This juxtaposition can have a fresh and original result. For instance, the third-floor rooms had arches instead of doors and the clients wanted closed bedrooms. We kept the arches and added modern, frosted-glass sliding doors that complement them in an interesting way.

An addition enclosed a breezeway to create a welcoming foyer and expanded the detached garage into an open kitchen, living and dining space.

he Internet makes learning about potential remodelers easy. What is their business model? What type of projects do they excel at? What is the tenure and experience of their staff? What awards have they won? What is their standing in industry organizations? Below are further details to consider:
REFERENCES—After narrowing your choices, request three recent references for
projects comparable to your scope of work. Ask the homeowners to tell you the three best things about working with the company and the three worst. DESIGN—Whether your remodeler has on-staff designers or outsources its design work, make sure that: ■ The design team can express creative and functional solutions and help you visualize design options. ■ There is a resource to help select lighting, cabinetry, appliances, etc. ■ The costs are provided by a construction expert who contracts labor and materials daily. ■ The design and construction teams can work together. There should be designer involvement throughout the construction process. BUDGET DEVELOPMENT—Each design concept should come with costs that allow you to set a realistic budget up front. CONTRACT DOCUMENTS—Detailed construction contracts protect against monetary or timing surprises during construction. Ideally, the contract will include start and finish dates and a weekly project-management schedule.

Find out how hands-on you’ll need to be in managing your project. SPECIALTY TRADESMEN/SUBCONTRACTORS—Some remodelers have spe-
cialty trades on-staff and some hire them as needed. How does your remodeler requisition this work? Do their tradespeople have insurance and licenses in place? COMMUNICATIONS—How will you communicate with your remodeler during construction? How often will you get formal updates? How will problems be handled? Having a communication plan in writing is ideal—including turn-around times for receiving answers to your questions. QUALITY CONSTRUCTION—Ask how your remodeler ensures a high-quality
job. Ideally, you should meet your construction management team before the work starts. GOING GREEN—Dust and construction debris need to be controlled daily. Ask your remodeler how they will keep your home clean and safe during construction, especially if you plan to live there through the project. CUSTOMER SATISFACTION—Make sure your contract states what constitutes a completed project, as the definition may differ per provider. Does your remodeler provide a final cleaning and if so, what does it include? WARRANTY—Read the warranty carefully and ask questions before you sign the

kids’ hangout should be light, bright and stimulating,” says designer Sallie Kjos, describing the vision she had for a basement redo in Fairfax, Virginia. The mandate was to create a fun, lively play area for the owner’s grandchildren (eight and counting) in a dark, windowless space. Among the structural issues: dropped acoustical-tile ceilings punctuated by extra-wide air vents and intrusive, oversized support columns that impeded flow. Kjos dry-walled the ceiling, reduced the size and number of vents and
integrated or removed the columns. Then she organized the L-shaped space into zones. Where a door opens to the backyard, a mudroom area with a built-in bench now stores toys for outdoor use; a column beside the mudroom became a wall dividing it from a convenient new kitchenette. A crafts area is bordered by a chalkboard wall. shelving and created comfortable seating arrangements for conversation and TV watching. “I was designing with the thought of what kids would want in this space, to make it visually stimulating for them,” she explains. Dingy beige walls were painted crisp white, punctuated by pops of bright teal on shelving and furniture (and even an upright piano). Since the only natural light was from the back door, Kjos says she “loaded up on recessed lights, lamps and drum shades. It was dreary and dark and we wanted it to feel like there was lots of bright light in the space.” A wood-look vinyl floor covering, both attractive and water-resistant, completed the project. ◆ 172
