THE NEXT HUNDRED YEARS We enter this fall season on a high note. At the close of a year long celebration of our hundred-year-old heritage, I cannot help but reflect on where we are and where we are going. Looking at our company today, I could not be more proud of our great brand or the people who help shape it. With that in mind, I would like to dedicate this issue of ELLIMAN to everyone who has contributed to our success. I am so excited about the possibilities that the future brings. It’s been a very busy year defined by stability of the regional real estate market, historically low inventory, as well as an influx of foreign investment that has led to record-setting sales on the ultra-high-end of the market. On page 16, Jonathan Miller and I chat with our friends at Knight Frank Residential to examine the new phenomenon of interconnectedness amongst the global real estate markets. As New York real estate continues to be a safe haven for foreign investors, we look closely at the trend, as well as examine what’s happening in other major markets around the globe. I am also thrilled to share that our talented Development Marketing team has been selected to represent some of the most coveted new buildings to be introduced this fall and early next year. In fact, in this issue, we give you a sneak peak of the highly anticipated 150 Charles Street, the city’s single most exciting residential development that is destined to become Manhattan’s most desired Downtown address. Outside of New York City, we take you to picturesque Armonk, Long Island’s glamorous North Shore and East End, as well as Miami to show you some of the most exciting properties in each area and lifestyle highlights. And, don’t forget to visit our award-winning website, AskElliman.com, the only online destination of its kind, where you can ask your real estate questions and receive timely answers from me and my team of the top experts in every real estate-related field. 150 CHARLES STREET BEHIND THE SCENES

A conversation with the creators of the finest—and the final—addition to the West Village streetscape and the Hudson River skyline. Artist’s Rendering

FIRSTLOOK

Two of the city’s most sought after design talents join creative forces for the first time with 150 Charles Street. Here, they preview the collaboration—and the next great New York address.

Rick Cook is principal of Cook+Fox Architects, the New York studio recognized worldwide for its beautiful aesthetic driven by a strong connection to place and the highest standards of sustainability. Best known for the LEED Platinum Bank of America Tower at One Bryant Park, Cook+Fox designs for select residential projects that fundamentally rethink and better the way buildings interact with people and the natural environment.

Alan Wanzenberg and his multidisciplinary office Alan Wanzenberg Architect & Design have, for 30 years in Manhattan, focused exclusively on high-end residential projects. The firm’s architecture and interiors are celebrated internationally, nationally and at home in New York for their invitingly livable sense of luxury and deeprooted authenticity, always meticulously realized with an emphasis on materials and craftsmanship.

ELLIMAN: You’re both designers committed to work that conveys a sense of place. How did the site inform your early visions for 150 Charles Street? RICK COOK: We had this remarkable site, an entire acre

ELLIMAN: And you really feel the connection with nature—a rarity in the city. What role does this fifth façade, the landscaping, play? RC: There are specific, stress-reducing qualities to looking at nature. It’s a better way of life. It simply makes people happier. At 150 Charles Street, we have more than 33,000 square feet of private green space, which is more composed green space than Abingdon Square Park, Christopher Square Park and the Jefferson Market Garden combined—all of these West Village oases, all put together, all in one building. There is a tremendous courtyard for everyone who lives here to enjoy and look down onto from their homes. in this city. They’re wrapped with terraces all around, with 360-degree views and private roof gardens up above. From this rarified perspective, the landscape cascades all the way down to the park and the river, essentially connecting every residence in this building with the waterfront. AW: In my experience, the most interesting and exquisite environments are created with a small, refined selection of materials, considered and detailed in virtuosic ways. And that’s exactly what we’ve done here. The choices of materials—the stone, the flooring, the metalwork, the glasswork, the lighting, even the species of wood—are revealed immediately, starting at the front door and connecting through the lobby, then continuing into each home in individually designed ways. There’s a thoughtfulness of privacy and beauty, of amenities and security, that really

We created an architecture of permanence and weight, of texture and materiality, of an authentic engagement with nature, as well as with the vibrancy of the West Village. ~ RICK COOK ELLIMAN: Tell us a little bit about the residences, including the maisonettes and penthouses. RC: People want to live in places where they have great views and multiple exposures, where they can look out across the city and the horizon and feel entirely safe and comfortable with the people they love at home. We designed these two distinct cores for the building because we knew how much better the quality of light and air would be for the residences. A standard New York apartment building does not deliver fresh air! We had the chance to realize the best possible natural conditions and bring those luxuries into people’s everyday lives with high-performance modern technology. Some have their own private garages. This is the dream of the West Village townhouse life, only better because you get the full amenities of the larger building—pool and everything. RC: We asked ourselves, what could a building do to create the highest quality living environment and, at the same time, give back to the city? How do we give people that connection with nature—the city luxuries of privacy and quiet, fresh air and natural light—as well as the engagement with the West Village streetscape? There’s nothing like 150 Charles Street. These homes, all of them, are absolutely unique in New York.

MANHATTANFILE

UPTOWN LIVING by SANDRA RAMANI

The word “uptown” factors heavily into the daily lives of New Yorkers: it’s a direction on the subway, a place you’re headed, the way to orient yourself North. Most of all, though, it’s shorthand for a style of living that goes back to the city’s earliest days. Even now, when the old-school lines have been blurred—when the Village is no longer exclusively for bohemians, when Midtown is not just for commuters—Uptown retains its cachet as a haven in the city, a place for art and opera, for elegant residential life, for open green spaces. What have evolved are the parameters of what’s considered Uptown—along with the neighborhoods themselves. With increased retail and residential development in northern areas of Manhattan like Harlem, Inwood, and Washington Heights, this entire part of the city is now generally considered, in real estate circles, Upper Manhattan. Uptown now typically refers to the spots just north of 59th Street in Midtown, including the Upper East and West Sides. While these neighborhoods may share certain features— like proximity to Central Park or water views—each retains its own distinct flavor and vibe. Here, we spotlight four Uptown residential spaces that showcase the best of what their neighborhoods have to offer, and get a glimpse of what makes each area so unique. (shown at left) 44 WEST 77TH STREET The precise architectural proportions of this spectacular residence were designed to showcase a magnificent art collection, while unexpected design elements such as hand-painted ceilings, floor-toceiling Corinthian columns, and artistic installations abound. Directly across from the Museum of Natural History and Central Park, the truly unique home in a prestigious landmarked building includes 3 bedrooms, 2 ½ baths, 2 fireplaces, including a 17th-Century 8-ft stone fireplace imported from the Iberian Peninsula, as well as a den, library, and formal dining room. Web# 1513047.

UPPER WEST SIDE Bordered by Central Park and the

Hudson River, with 59th Street to the south and 110th Street to the north, the Upper West Side is a primarily residential area filled with notable architecture, classic brownstones and a wide array of retail and dining outposts, as well as such iconic attractions as Lincoln Center. Like its eastern counterpart, this area was once rolling farmland, then home to country houses, colonial

mansions and, later, lower-income residences for those working along the piers. In the 18th and 19th Centuries, the neighborhood’s main thoroughfare was elegant Bloomingdale Road, later re-dubbed “Broadway.” Similar to the other side of Central Park, the Upper West Side has typically drawn an upscale crowd, but the vibe here has always been distinct. Perhaps due to its proximity to Columbia University, the neighborhood was historically an intellectual, academic and

artistic haven, compared to the more corporate and finance-oriented population attracted to the East Side. This is the neighborhood that has been made famous by Woody Allen and John Lennon, by its iconic synagogues and churches, and by greenspaces like Riverside Park. Think of the sunlit movies of Nora Ephron, with their chatty characters strolling along leafy, brownstone-lined streets, and you’ve got the perfect love letters to the Upper West Side. FIFTH AVENUE

Though it technically falls under the Upper East Side umbrella, upper Fifth Avenue has a feel and cachet of its own, thanks to two big factors: Central Park and Museum Mile. The Avenue is a major Manhattan thoroughfare, running from Washington Square Park in Greenwich Village up to 142nd Street, but while its Midtownand-below sections were widened

Thanks to an apartment building boom in the 1920s, these upper blocks are primarily residential—no shops or dining outposts, just elegant buildings manned by equally elegant doormen. There’s less traffic here (car and foot), lending this stretch of the Avenue a serene, timeless feel. Also adding to the civilized atmosphere are the flora, greenery and occasional sculptures that adorn the medians. Park Avenue is an anomaly in the city—a residential enclave, a refined retreat, and a historic, urban Grande Dame.

LUXURY REAL ESTATE as the world’s new currency by Jonathan Miller

Since the beginning of the global credit crunch in 2008, luxury real estate has morphed into a new world currency that provides investors with both a tangible asset and a cachet that cannot be found within the financial markets. It’s as if these emboldened investors zoomed out of their local Google Earth view to discover the wider global perspective on luxury real estate.

HOW DID WE GET HERE? The US dollar has weakened in the years following the collapse of Lehman Brothers in the onset of the global credit crisis. The S&P downgrade of US debt in August 2011 from its benchmark AAA rating brought a flood of investors into US financial securities. That meant that our currency allowed us to buy less abroad, and the strength of other currencies provided international buyers with large discounts when purchasing property in US dollars. But it went further than that.

THE RISE OF LUXURY REAL ESTATE AS A “SAFE HAVEN”

16

become a critical variable, particularly at the very top of the market, where surging international demand for one-of-a-kind properties has surpassed the limited supply. The resultant recordbreaking sales of “trophy” properties have enticed more owners of luxury homes to make them available for sale.

THE RISE OF THE “TROPHY PROPERTY” The trophy property has become a new market category that does not follow the rules and dynamics of the overall marketplace. One stratospheric price record is being set after another, and it is not only the list prices that are defining these record sales; the rarity of location, expanse of the views, quality of amenities and the sheer size of these unique homes have all played an important part in attracting the interest of foreign buyers.

The volatility of global financial markets and the resulting political fallout shook investor confidence, which in turn spurred a rise in foreign buyers seeking a safe haven to protect their assets. A wave of international buyers from Europe, South America and Asia entered the US housing market, helping set record prices and revive luxury markets including New York, The Hamptons and Miami.

WHERE DO WE GO FROM HERE? Driven by the global credit

SUPPLY-DRIVEN DEMAND The luxury real estate market has become defined by the supply of available properties. While demand has remained constant and elevated, inventory has

crunch and political instability, the two factors that are expected to remain unchanged for the next several years, the US luxury housing market is expected to remain a “safe haven” for foreign investors for quite some time.

JM: Dottie, your firm has sold a large number of luxury properties this year, despite a lukewarm economy and tight credit conditions. PROVENANCE IS A WONDERFULLY ROMANTIC NOTION. It’s the idea that the value of a work of art is enhanced not just by its innate beauty, but by the richness of its association—who created it and why, and who possessed it over time. The house was laid out so the family and entertaining rooms were gracious yet informal, but the second floor bedrooms were separated from each other in the house’s three wings. In recent years, South Florida has emerged as a seasoned, evolved player in some very competitive cultural markets including the arts, dining, fashion and nightlife worlds, an emergence celebrated by locals and tourists alike. From Wynwood, the Design District and Brickell in Miami, to a most welcome renaissance further north, you’ll discover cities today as multi-faceted as they come: Fort Lauderdale, Boca Raton and Palm Beach have entered the spotlight as well. To those of you who have yet to visit, welcome, and happy exploring.

FORT LAUDERDALE What was once the hottest spot in the country for collegiate extracurriculars has put its past where it belongs and emerged as a sophisticated yachting community with an evolving arts scene.

BOCA RATON & PALM BEACH Ah, pristine Palm Beach County, where the spirit of Gatsby is alive and well, albeit sometimes in a more modernized, Baz Luhrmann sort of way. Luckily for purists, not too much has changed in genteel Palm Beach and its sophisticated suburb, Boca Raton. Boca, as the locals lovingly call it, is where families and academics from several area universities mix with well-deserved active retirees in a lap of luxury that includes some of the grandest golf courses, beaches, and private clubs in the country. Downtown Boca is composed of the lushly landscaped “Quarters,” including the Mizner Park Quarter, home to a world class art museum, restaurants and boutiques, and Plaza Real Quarter, which includes the picturesque, pristine Royal Palm Place, where shopping, dining and nightlife are interspersed between flowering gardens, Mediterranean fountains and tranquil piazzas.

MIAMI While Coral Gables sits pretty as Miami’s City beautiful, Bal Harbour remains command central for the chic elite and South Beach continues to sparkle in all its well-oiled, sun-tanned glitz and glamour, a few new ‘it’ neighborhoods have emerged over the causeways.

original glamour.

BRICKELL Downtown Miami’s business district used to be just that: a place to conduct business; bankers’ hours mostly and then, lights out, shut down. Today the Brickell area is a bustling hotbed of life outside the office, a dining and social destination where a reference to the nine-to-fivers doesn’t always mean 9 AM to 5 PM anymore.

{See, Eat, & Drink} BRICKELL Mary Brickell Village: Just off the main business drag is this hyped up, hopped up hot spot that’s home to restaurants including Balans, Burger & Beer Joint, Brother Jimmy’s BBQ, and Rosa Mexicano to

bars such as Fado Irish Pub and Blue Martini. A social hub of the ‘hood‘, Mary Brickell Village is just the beginning of the Brickell boom. The surrounding areas and streets are full of hot spots waiting to happen. 901 S. Miami Avenue marybrickellvillage.com

W Y N WOOD/DE SIG N DI S TRIC T Like a starlet waiting for her comeuppance, Wynwood has been ready for its close-up since the visionaries at Art Basel Miami Beach looked beyond the beach and causeway to a place that Tony Goldman, the developer prince known for reawakening many a slumbering neighborhood, has called "the great pedestrian neighborhood of the future.” Today, Wynwood is home to art galleries, cafés, bars, restaurants and graffiti by some of the world’s most prominent artists. A few blocks away in the urban oasis that is the Design District, where foodies flock to what is arguably one of the city’s best restaurants—Michael’s Genuine Food & Drink— fashionistas flock to soothe their red soles at Christian Louboutin, and interior designers kick back along an upscale pedestrian promenade for the well-heeled and hip.
