Forty-two million visitors pass through the 3.5 square miles of Central Park each year—both New York City locals, and tourists drawn by its global reputation. The Central Park Conservancy, a non-profit philanthropic organization, manages its care.
Employing around 400 people, including a diverse range of experts, the Conservancy was founded in 1980 to rescue the park from neglect and has since invested over $2 billion in Central Park’s maintenance, restoration, and development. Beyond its fundraising efforts, the organization seeks to instill a shared sense of responsibility in everyone who enters Central Park. While the Conservancy serves as its steward, the responsibility ultimately belongs to us all.
Central Park runs along the Upper East Side for more than 50 blocks, and welcomes those living there daily. “Almost everything we do is in service to the communities around the park,” Betsy Smith, President and CEO of the Conservancy, tells VICINITY. “We’re not fusty Olmstedians trying to keep some beautiful landscape in pristine condition. We manage the park for the benefit of its users. It is much more than a park for most people; it’s part of their lives and there’s an emotional connection, too.”
The Conservancy’s responsibilities are rooted in the fact that the park is a complex landscape, designed for high-volume public use. “Within our organization, we have our own design, landscape architecture team, and architecture studio,” Bob Rumsey, Director of Landscape Architecture, says. “We’re responsible for the design, the contract administration, and the implementation of numerous restoration projects.” Rumsey and his team also collaborate with the Conservancy’s staff architects on marquee restorations like The Davis Center at the Harlem Meer, Conservatory Garden, West 85th Street Playground, and all of their perimeter projects from mapping out the vision to replenishing materials by hand.
“New Yorkers, especially those living in neighborhoods near the park, often refer to it as their backyard.” Rumsey adds, “and they use it that way. When we’re designing, we think about that significantly.” This means they’re not just maintaining Central Park’s aesthetic, but preparing for the foot traffic. “That’s our biggest challenge,” he says. “We think about materials. We think about plantings that will be hearty and withstand the general wear and tear, especially around our playgrounds.”
Phil Jabouin heads up the Conservancy’s Community Relations division. He encourages new team members to get to know park regulars. “It makes your job 10 times easier when you start to build relationships with people in the park,” he says. Jabouin is driven by a vision of the park’s potential longevity. “We work with so many kids, families, and people who use the park on a daily basis. It’s to make sure we’re leaving it in the right place for the future.”

Smith, Rumsey, and Jabouin all have Upper East Side connections and care deeply about certain aspects within. “I’ve been working on a complete restoration of the Conservatory Garden for about the last six years,” Rumsey says. “It will be finished up this spring. I think it’s a real gift to the East Side.” Jabouin thinks fondly of Cedar Hill and the moments he’s spent watching families sledding in picturesque conditions.
“I grew up on the Upper East Side and brought up my children here,” Smith, who lives on East 78th Street, says. “Every morning that I could, I would put my two daughters in their pram and bring them down to the Conservatory Water, which happens to be my favorite place in the park. It feels quite separate. The scale of it is so beautiful.”
Two little-known facts about the Conservancy may surprise New Yorkers: first, the sidewalks between the streets and the park’s perimeter walls are actually under its stewardship. “You step one foot on the perimeter of Central Park and you know you’re not on a city sidewalk,” Smith says, noting the hex block pavers and the cobblestone. “The sidewalks were designed to make you feel that you were walking into a different place. You were leaving the city and going into the park.”
Recently, along Fifth Avenue, the Conservancy updated the sidewalks from 60th to 65th as well as between 90th Street and 110th Street.
Second, the Conservancy is hired by the City of New York, which then grants them approximately 20% of their annual budget. The Conservancy raises the remaining 80% annually while working to build a long-term endowment. Because of this philanthropic undertaking, New York City dedicates more of its Parks Department budget to other parks. The work of the Conservancy, then, benefits not just Upper East Siders and tourists, but also visitors to all of the city’s parks. It’s with an effort of this magnitude, that the Conservancy ushers Central Park into a thriving future.

Do you have a neighborhood routine?
I love strolling around Yorkville. Second Avenue, and Third Avenue, they have some of the best restaurants. You can go from quaint, cozy cafes to Michelin-star restaurants. Where else in the world can you find that?
Why do you think the Upper East Side continues to find new residents?
It’s the only place in the world where you can mix all of these qualities that you want in a neighborhood with the accessibility. This is one of the most walkable areas in the world.
Do you have any personal recommendations that you’d like to share?
One of my favorite hobbies is to go to new restaurants. Le Veau d’Or just reopened and it brings such a beautiful nostalgic feeling to the Upper East Side!
I also like Rafael. It’s a new Mediterranean small-plates place on Lexington Avenue.
Is there anything that you hope everyone knows about the Upper East Side?
I think I am a typical example of someone who came from overseas and found a place to call home on the Upper East Side. It is so much more than a posh neighborhood.

Why do you think the Upper East Side continues to find new residents?
The price point is more than desirable. Then with all these clubs opening and new restaurants, people are coming from downtown to go uptown. I know my daughter’s friends are going to Casa Tua instead of Casa Cipriani now. It’s a rebirth, almost, with the Armani building and Armani/Ristorante, the new restaurant there.
Do you have personal recommendations for restaurants you love or a shop that you love or even galleries and activities?
I love Primola, which is old-school New York. I love E.A.T. for lunch. We have a few boutiques up here. We don’t have to go downtown to shop anymore.
Can you tell me about what the Upper East Side offers residents?
I love the proximity to Central Park. I think it’s a big draw for your children, for your dogs, for your mental health. When I’m walking in the morning, I get almost meditative. People love the quietness of it.
What about listings? What are the residential offerings that you’re looking at or that you’re bringing clients to?
I think right now, the co-ops are great deals and people are realizing that if you put a little money into it, you get more value than buying in the brand-new building.

Do you have any personal recommendations for restaurants or shops and stores, even galleries, activities?
The galleries that I love to go into are Salon 94, which is the best, and Hauser & Wirth, David Zwirner, White Cube, Lévy Gorvy, Mnuchin, Gagosian, Skarstedt. They’re all on the Upper East Side.
For stores, I love Creel and Gow, KRB, Jennifer Miller Jewelry, Prada, Nili Lotan, and Clic. Then for restaurants, I love Sette Mezzo, Fleming, Elio’s, E.A.T., Kappo Masa, Three Guys, Bilboquet. I have a newsletter called CityNotes. I talk about the newest local art exhibitions, the best restaurants and the newest stores, and it’s a great go-to tool.
Can you tell me a little bit about what you see inventorywise on the Upper East Side?
If you’re willing to renovate, that’s the opportunity right now, because you’ll get the most amount of space in a pre-war co-op building. In terms of inventory, things that are renovated are going rather quickly, but things that aren’t are sitting, creating opportunities for buyers.

Yorkville residents John Gendall and Andrew Huff are the co-founders of the PR and strategic communications consultancy Chapter Agency, which specializes in architecture, landscape architecture and design. They are also married. Both their professional and personal developments are owed to a kismet connection, pertaining to one shared work trip. Gendall had been an architecture critic for many years, prior to leading business development and marketing for a New York City architecture firm. At the same time, Huff worked for a range of communications agencies focused on culture. Today, these Upper East Side residents represent a swathe of global firms, including many who have designed residences and schools in their own neighborhood. Grounded in their unique perspective and understanding of the Upper East Side, and underscored by their love of storytelling, Huff and Gendall shared their Upper East Side tale with us.
Can you tell us a little bit about your personal history with the Upper East Side? Do you live there? Work there?
John Gendall: Until we moved to the Upper East Side, our personal history with the neighborhood was mostly limited to museum visits and an occasional dinner. In 2021, when we were looking for a place to settle, it was athletics that sealed the deal. Andrew is a lifelong competitive swimmer, so the Olympicsized pool at Asphalt Green was a draw.
Andrew Huff: John is an avid long-distance runner, so access to Central Park was key, too. That, plus the museums we have long loved and easy access to the airports (we travel a lot for work) and trips upstate make it ideal.
What makes it quintessentially New York City? And yet what makes it a distinct enclave?
JG: The neighborhood does quintessential New York so well: pizza slices, bagels, cuisines from all corners of the world. But it does feel distinct, yes. Having easy access to Central Park and the East River gives it a specific character: a place to unwind from our busy work lives.
To you, what are the most appealing attributes of Upper East Side living?
AH: We both have backgrounds in architecture and art, so the fact that we can wake up on a Saturday morning and decide on a whim to walk over to the Met or the Guggenheim is something we do not take for granted. Central Park and Carl Schurz Park bring an appealing tranquility.
Why do you think the Upper East Side continues to find residents like yourself?
JG: There’s an understated timelessness to the neighborhood that will always be a draw. One of the emblematic moments for us was when The Frick Collection occupied Marcel Breuer’s Whitney on Madison. To see Rembrandts and Vermeers hung against those Modernist concrete walls: so cool.
Do you have personal recommendations for restaurants? For shops and stores? Galleries? For activities?
JG: Andrew used to work at Gladstone Gallery, which has a space on 64th Street in a townhouse designed by Edward Durell Stone.
AH: John speaks French, so he loves the Albertine bookstore, which is tucked away inside the old Payne Whitney Mansion on Fifth Avenue and updated by the French designer Jacques Garcia. For restaurants, we love the East Pole or QUATORZE for dinners out. We cook a lot, too, so we have wound our way through Agata & Valentina more times than we could possibly count.
Can you paint us a spectacular picture of something you’ve done for/with a client?
AH: To realize any architecture or building project, it takes a long time, a lot of hard work, and such admirable talent. So when we place stories about our clients in media platforms like The New York Times, The Wall Street Journal, or Architectural Digest, we feel such a sense of accomplishment. Though much of our work is across the U.S. and around the world, it has been rewarding to work on local projects, too. We represented Studio Gang for several years, and we worked with them on the opening of the Gilder Center at the American Museum of Natural History. That was so meaningful to work with a major New York institution and to be able to bike across Central Park for meetings.

Few people understand the world of luxury travel and leisure time like Erica Jackowitz who founded the high-touch lifestyle concierge service Roman & Erica with her husband, Roman Chiporukha. Jackowitz and Chiporukha, who reside in the mid-70s, aim to manifest dreams in various ways from securing exclusive dinner reservations to orchestrating life changing vacations. These two Upper East Siders also run Rêve Travel Club, which hones in on ultraluxury travel, and Chiporukha is also an organizer of a Michelin-star dinner on the edge of Earth’s atmosphere, through his space-tourism company, SpaceVIP. Tickets for the dinner, hosted in a pressurized capsule attached to a space balloon, sold out (despite a price tag of $495,000 per ticket). To learn more about their life on the UES, VICINITY sat down with Jackowitz.
Can you tell us about your history with the Upper East Side?
The concept of a “New York minute” was most certainly derived from those who live on the UES. I’ve been an Upper East Sider for the past 25 years and I couldn’t be more thrilled about it. It is my home, the place where I choose to raise my family, and where most of my friends are including the “downtown” ones who inevitably caved and made the move uptown.
What makes it quintessentially NYC?
It’s residential and where you want to live. The streets are wide and never feel crowded. Any retail desire can be fulfilled,
alongside the museums, parks, bars and restaurants. Name it and we got it. I’ve never not lived within a one-to-two block radius from a pharmacy, grocery store or bodega and that’s a big deal for being able to access anything you actually need in that New York minute.
What are the most appealing Upper East Side attributes?
In choosing to raise a family here versus a suburb, I would often get the question, “don’t you want a backyard?” Answer: it’s called Central Park. I mean is there a better backyard in the world? The last conversation with my mother on this topic ended with me saying: Mom, if you run out of milk in the morning it’s a half an hour minimum for you to go into your car, drive to the store, park the car, get out, get the milk, go to the register and go back home. I’m down and back from the bodega in five minutes and if I’m really being lazy, they will deliver to me within ten. Living on the UES provides a life of ultimate convenience, sophistication and unfettered access to any want or desire.
Any recommendations?
Bilboquet, at any time, lunch or dinner, with a nod to their Sunday brunch if table dancing is what you’re into. Le Veau d’Or, a very French hotspot. Sushi Seki for goto sushi. Sushi Ishikawa for one of the city’s top Omakase. Campagnola for quintessential neighborhood Italian or Scalinatella. I head to The Mark for truffle pizza. on rye with sautéed onions, and matzo ball soup. Sables for their lox and lobster salad. Ouris Market for specialty grocer. Agata & Valentina, as a gluten-free outpost and their chocolate mousse is perfect. Also, Chez Fifi!
What about your favorite night on the Upper East Side?
I came up with the idea of doing an UES restaurant crawl with friends, where each person had to secretly choose their favorite dish at their favorite restaurant. From there, we all set off on their culinary adventure. I picked salmon tomato from Sushi Seki, one friend picked truffle gnocchi from Nica Trattoria, another chose veal parmesan from Campagnola, and another went for Oreo ice cream in the soft serve with extra Oreos from Emack & Bolios. Roman picked shepherd’s pie from Finnegans Wake. The night turned into a legendary UES evening, hopping from place to place enjoying exquisite dish after exquisite dish. I recently planned a trip to Tuscany for one of my clients. Unbeknownst to her, her boyfriend was planning to propose and approached me for help. As the membership director of Casa Tua, the Miami hot spot that recently opened doors to an Upper East Side location, Dugald McGinness has exclusive insight on the elevated experiences within the public restaurant and private members-only club. McGinness not only works on the Upper East Side, where Casa Tua New York inhabits two floors of The Surrey, an iconic Corinthia Hotel, but he also resides in the neighborhood.
What makes Casa Tua unique?
Casa Tua opened in Miami in 2001 as a new type of members club. It opened in Aspen a decade later. Then finally in New York, over a decade after that. There’s a soul to Casa Tua. Miky Grendene and Leticia Herrera [the founders] and their family are heavily involved in all aspects of the club. When you come by, you see that. You feel it. It trickles down into the culture.
What about The Surrey as a home?
The reason why it took over a decade is because Miky himself is meticulous. He’s very careful as to how we position ourselves. We aligned with The Corinthia and The Surrey, and that’s thanks to their ethos and the way they treat their customers. It’s a wonderful home. It’s worked really well. We have also felt very welcomed by the Upper East Side community.
Can you give us a visual walk-through?
We have the restaurant and the lounge on the ground floor, accessible to the public. Then we have the private club on the second floor, which is exclusive to members. Each space is unique. The restaurant has a cultivated atmosphere;
you go into the lounge and you feel a different type of refinement. It’s a very sophisticated room with a lot of interesting people.
As for the members club, there is nothing like it on the Upper East Side. We really want it to be the room, which is our guiding light when it comes to the people that are in there, the conversations that are being had, and the emphasis on the programming and art.
Can you talk about membership?
We focus heavily on creating a welcoming and safe space for Upper East Siders while striving for as much diversity as possible within our community. To accommodate a variety of needs, we offer several membership options. Members can choose an individual or couple membership, either local or global. A global membership grants access to all our clubs in Aspen, Miami, and New York, as well as prioritized reservations in Paris.
Is it a bridge for people who live between the Upper East Side and Miami?
We have seen that a vast majority of our members are between Aspen, Miami, and the Upper East Side. What was so special about opening was that there was already a community. It really does feel like home to our members and to us, and the staff. To have that from the moment we opened is truly remarkable.
Do you have a personal history with the Upper East Side?
I moved to New York around seven years ago from London and was living downtown.
Then the Upper East Side lured me in. I live four blocks from the club now. It’s lovely being able to walk to work every day and run into the community on the way. I’ll be here to stay.
Any personal Upper East Side recommendations?
The Upper East Side has so many gems. Chez Fifi is perfect for elevated French dishes from the team behind Sushi Noz, which also happens to have the best sushi uptown. For something cozy, Café Antonucci is a great spot for lunch or dinner, and Elio’s serves up one of the best chicken parms in the city. For something lighter, Isle of Us has amazing breakfast options and bowls, and if you’re into wellness, Sage & Sound is fantastic for classes and unique spiritual experiences.
What does a spectacular night look like at Casa Tua?
It’s not about being rigid or too “luxury.” It’s about having a good time. The space lends itself to that. The programming, too. We have DJs every Wednesday to Saturday evening. We have live music. We have a lot of special guests coming in to host panels and art talks.

Casa Tua’s programming is designed to feel like an invitation into a world you won’t find anywhere else where art, culture and community come alive in the most thoughtful ways. It’s not about checking boxes or hosting formulaic events; it’s about creating moments that resonate.

Tell us about some of DEDM’s new developments on the Upper East Side.
It really is such an exciting time for new development on the Upper East Side at the moment. The neighborhood is experiencing a renaissance of sorts not only in the sheer volume of new
development projects, but also in terms of the architectural ingenuity on display. One development that perfectly captures this artistic vision is THE 74 near Third Avenue. Where many buildings on the Upper East Side trend toward quite a classic style, THE 74 on the other hand, has a decidedly downtown sensibility.
