40th Anniversary Magazine

It has been 40 years since brothers Rodney and Chris Rash first opened the doors of this wonderful independent estate agency in Southgate. The company has built a good honest local name and I have been humbled by the many clients who purchased through Rash & Rash (some as far back as the 1980’s), who continue to return and now wish to sell with us due to the fabulous service they received many years ago.

Since purchasing the company in 2019, my main aim was to modernise how we showcase property in order to maximise our clients returns, thus enhancing our name further in the area. Sales has always been a strong side of our business and I believe we have pierced the ceiling in terms of price per square feet on many properties due to our marketing material.

To compliment the lettings side of the business, we now offer property management which has grown organically to a healthy number in the last two years. Our hands on approach and modern fee structure reflects how I would like to be treated as a landlord and is different to other agents.

I hope this 40th anniversary magazine provides you with an insight of how we work and approach all things property.

1984–87 —

Our Process 1.

Initial contact Whichever way you contact us, we are here to listen to your requirements and expectations in terms of selling or renting your property.

2.

Property valuation One of our negotiators will visit your property to gain a full understanding of the space, aspect, and any other unique features your property affords. Advice will be forthcoming if we feel the property could be enhanced to help maximise its marketability.

Although each property has its own story and therefore value, we will provide a realistic valuation using recent comparable evidence.

3.

Signing of our contract Once all elements of your sale have been discussed and you are ready to come to market, our sales contract is signed. Whilst we encourage you to come visit us in the office, signing can be performed remotely.

We perform a land registry search on the property and as per government legislation, we require forms of identification from the title owner.

Preparing for market Showcasing is a big part of what we do. Every property we market is

visited by a professional property photographer. You will never see a toilet seat up or a shadow in shot.

Just as a photographer should not sell houses, an estate agent in our view should not be taking the photos. Along with a video and photos, each property will have a professional colour floor plan and brochure produced.

Going live Your property is brought to market in various ways. Initially your property will be emailed to registered buyers on our database.

This is a direct form of marketing and often brings the best response.

Calls will also be made to buyers that we feel would be interested in your property. Your property will be listed on various web portals, namely Zoopla and Rightmove where you will get excellent exposure. The property brochure will be displayed in our show room which receives high levels of footfall due to our prominent position on Chase Side. You will be offered the chance to have a sale board outside your house. This is your choice but sometimes the traditional methods are the most effective.

Conveyancing This can prove to be the trickiest part of the transaction. Selling a property can be complex and there are many elements to a sale before an exchange of contracts can be agreed. We take a lead in managing this process and keep you informed throughout.

Having an excellent property solicitor is also essential and we can recommend independent conveyancers that we know will work in a proactive manner whilst maintaining your best interests.

Viewings Qualified buyers will be accompanied on all viewings. Again we will work around you but we believe that for the first viewing it is best the property is vacated. Buyers need to imagine they are to live there rather than visiting someone else’s home.

Negotiations Once an offer has been submitted, negotiations can commence. In coordination with our client, we negotiate with the buyer to obtain the best price and terms. We never forget who our client is.

Exchange of contracts Once a contract is agreed, contracts are exchanged and legally binding. Contacts can be provided for removals, storage, clearance companies or any other appropriate professional service.

Completion Your solicitor will now release the sale proceeds to you and authorise us to release keys to your buyer.

The completion of the Piccadilly Line extension in 1933 helped accelerate housing development in the area and although Southgate’s art deco style underground station (designed by Charles Holden) remains one of the most notable pieces of architecture in the area, many of the 1930’s housing stock also hold original period features and provide a glimpse of this era.

Monkfrith state However, in all our years of visiting property, we feel this house is the most complete example of an original 1930’s house. Reflecting the two prevailing architectural ‘house building’ styles of the period this property displays features from both the Art Deco and Cottage style.

The present owners have really embraced the style of the 1930’s and enhanced the feel of the property with their tasteful décor and sympathetic restoration maintaining originality where possible.

Decorative doorways, symmetrical fireplaces, art deco door handles, geometric coving are all great examples of Art Deco whilst the dark wooden surrounds, oak door and stained glass reflect the yearning for the glories of the Jacobean age that existed between the wars.

Meadway

Most of The Meadway Estate was largely completed by 1929. The houses were mainly detached or semi -detached, varied in size and layout and followed a “Tudorbethan” style with timbered features and gables. Today The Meadway Estate remains one of the most desirable locations with an entrance level just shy of £1M. In 2021 we sold a five bedroom for £1.2M and in 2022 we will be bringing this quaint three bedroom detached property to the open market for the first time, having been in the same family since construction (c 1926).

Wynchgate

Wynchgate is a firm family favourite amongst buyers looking to move up the property ladder and increase square footage. The original three bedroom 1930’s semis afford circa 1370sq ft and many that have a side garage have the potential to increase this to 1770 sq ft without a loft extension. There are larger foot prints also with many houses pushing 2000 sq ft without loft extension.

Wynchgate This is a prime location with a nice balance. At the N14 end you are moments away from the underground station and amenities of Southgate Circus, whilst towards the middle and N21 end you have an entrance to Grovelands Park.

Blagden’s

Blagden’s Close truly falls into the secret location category for Southgate. This quiet cul-de-sac development of detached houses was built in 1955.

This house which was originally kept by the builder, mainly due to the larger plot size and a 82’ x 51’ south facing garden. Sold in 1976 with this owner holding the keys for the next 45 years. This family still hold fond memories of visiting friends and parties at the property. One such friend was the famous Italian director Federico Fellini (La Dolce Vita). The family thought they would need to order Italian delicacies but on asking, Federico said he just wanted to try a nice roast beef and subsequently developed a penchant for Yorkshire pudding.

Blagden’s 4–5 bedrooms — 2,241 sq ft — Freehold —

Southgate is a very family orientated area and it is very common that houses have only two or three different owners since construction. The house now has its third owner having been sold by Rash & Rash in 2021 for £1,220,000.

Just north of Oakwood Park there are a variety of semi-detached and detached houses, many of which originate from the 1930’s when John Laing & Son Ltd of N14 developed the South Lodge Estate. Families tend to purchase in this area to be within the catchment of Eversley Primary School which has an outstanding OFSTED rating. One of my favourite sales in 2021 was this halls adjoining house on Prince George Avenue that backed directly onto Oakwood Park. One person that viewed it described the house as having an “Oakwood seaview” due to its unobstructed views. The house had been in the same family since construction and sold for £780,000.

Showcasing your property is what we do!

I remember when I first started out in property in May 2000 attending my first valuation armed with a camera and tape measure. Looking back I hate to think how the photos looked, especially as it isn’t hard to look online today to see photos still being taken by agents (toilet seats up, shadows of the person taking the picture, clothes on the floor).

Each of our listings, be it sales or lettings is attended by a professional photographer whose sole job is to showcase your property in its best form. They will spend up to two hours at your home taking photos, making a video, high quality colour floor plans and provide an EPC as standard (we do not use this as a negotiating tool to gain your instruction). All of this is on us and can equate to £400 depending on the size of your property.

We still make high quality brochures for our listings which are externally produced. We include key information here such as stamp duty fees, square footage and distances to amenities, schools and transport.

Letting and property management Since April 2019 we have been offering property management to our landlords and the portfolio has grown organically since then.

We do things a little differently. All of our properties are attended by professional photographers with colour floor plans and brochures produced at our cost.

The reason for this is so that when a tenant serves notice, we have beautiful marketing material ready without having to disturb and ask the tenant to tidy up.

Our fee structure is different also. For managed property we pay for the below as standard: – Annual gas safety certificate – EPC – Referencing – Full inventory check in and out (an independent company will provide a circa 20 page booklet) – Registering of deposits – No charge for contract changes We charge one annual fee with full transparency.

There will never be any “additional charges” for call outs. We are looking to build relationships with landlords rather than lose them.

For those landlords who like to be more involved, we do also offer a “Let only” package.

Yes the bulk of our landlords are in the immediate area, however we do let and manage property all over London. These are some of the postcodes we currently manage properties in; EN2, EN3, EN4, EN5, N9, N11, N13, N14, N18, N21, N22, E11, NW3, NW8, NW9, W1H and SE9.

Parks of Southgate The area is blessed with many large parks. They not only offer beautiful outside space but they also have some great historical features such as the Inverforth Gate which is the entrance to Grovelands Park and is named after Baron Inverforth of Southgate.

Trent Park dates back to the 14th century and was one of Henry IV’s hunting grounds. It has had a lot of redevelopment over the years but has had many famous guests including Winston Churchill and Charlie Chaplin.

Broomfield Park is a site of local importance for Nature Conservation and is registered

by English Heritage for special historic interest.

Oakwood Park features a grove of poplar trees planted to mark the coronation of King George VI, in 2000 they were replanted using donations from the Rotary club and Rash & Rash.

Arnos Grove and Oakleigh Park are also beautiful spaces in the area.

Supporting the community Supporting the local community is being part of the community and this is very important to us. Having been in the area for the last 40 years it is imperative that we give back and we will continue to do this.

Haven House - We used to charge for probate valuations but since 2019, we now ask for a donation up to £175 to be made to Haven House Children’s Hospice. If and when we are instructed, we then match this donation to the same charity.

We organised a competition for Ashmole Primary children to design our 40th anniversary logo.

A donation was made to the school at the same price that was quoted by a graphic designer and we also gave book vouchers to the top three designs. We have also committed to sponsoring the school for the next three years.

In 2022 we will have work experience students from East Barnet School.

We sponsored Walker Primary School in Summer 2021 and will do so this year also.

If you take a walk through Oakwood Park, you will see that Rash & Rash helped fund the planting of poplar trees (some years back).
