It’s no surprise that our real estate network is witnessing strong inquiry for horticulture properties and greenfield opportunities suitable for horticulture development. Our water trading team is also observing a strong trend of accumulation by permanent tree crop owners and cotton producers as production level continues to increase. Here’s some stats that might impress you: • G  lobal consumption of almonds grew 27% to 1,238,300 tonnes in FY2017/18. Eastern Wheatbelt WA Market Update WILL MORRIS, RURAL REAL ESTATE AGENT The Eastern Wheatbelt has seen unprecedented volumes of rural farmland sales in the past two seasons. The demand for properties has increased in that time and values have been relatively steady in that period. The current 2018 season is looking excellent with a lot of potential; everyone has their fingers crossed for a soft finish and hopefully another record harvest with solid grain prices. The livestock and wool markets are at record prices also assisting with demand for farmland. Farmland in this area is very well priced and I can only see the general trend being strongly positive. We are seeing large parcels of land being purchased by corporate and international buyers and investors. This is creating stiff competition for the neighbouring family farms and some areas now becoming even more tightly held. Our buyer enquiries are coming from all over the world, not just locally. We are getting interest from farmers on coastal regions and parts of the Eastern States also looking due to being land locked and having to pay strong prices in their areas. Also the city based SMSF investors are active on


the smaller sized rural holdings as they too are happy with a 5%-6% return and are seeing the value the Eastern Wheatbelt presents. The majority of farms in the Eastern Wheatbelt enjoy having a good nearby town and a strong sense of local community. Some of our local farms have been in families for 100+ years, a true testament to the productivity of the area and characters who built it. We are benefited by key infrastructure at nearby regional centres and generally between 2 – 4 hours’ drive from Perth.
