SA MARKET REPORT

CAUTIOUS OPTIMISM

After a long period of sustained growth across the state, buyers have generally been more cautious in assessing land purchases during the start of 2024. The combination of interest rate rises, lower livestock prices compared to recent years and seasonal forecasts have tempered buyer participation levels, in certain regions.

Fall in Volume in Stand-out Regions

Lifestyle and smaller farms continue to attract significant interest on the Fleurieu peninsula. Access to the region is generally less than an hour from Adelaide’s CBD and the region is known for its high rainfall averages, picturesque rolling hills and stunning coastline.

Demand also continues to be strong across the south-east of the state and this region has been the primary driver of price increases for the last 5 years. Keilira Station near Kingston on 3345 Ha settled recently with a stated 28,000 DSE grazing capacity, 540mm rainfall and 900ML water entitlement and is representative of buyer requirements with its reliability and productivity. A noticeable trend of buyers continuing to seek to diversify their holdings away from northern areas to cooler climatic conditions and closer to markets in the south-east and interstate. Transaction volume during the last 12

months declined most significantly in the south-east followed by the Fleurieu peninsula, where many owners decided to stay put, rather than increase, up-grade or change location.

DISTRICT RECORDS CONTINUE

Reliable Cropping regions especially in the mid north and Yorke peninsula are still seeing record prices paid for dry land broad acre farming parcels. In Saddleworth, 110kms north of Adelaide an add on 69.6ha block made $33,362/ Ha overall. South Australia has a limited amount of very reliable cropping ground and demand continues to be strong across the middle of both the Yorke Peninsula and Lower - Mid North which are both capable of yielding large cereal and pulse crops (including lentils).

Carbon, Re-Vegetation and Value

After a significant rise in transactions across the Eyre peninsula in the prior year, the volume of farms on market has reduced, yet buyer confidence and demand remain robust. A number of properties have been selected by proponents for carbon farming or revegetation initiatives and the state government has announced plans for major infrastructure projects including a hydrogen power generation facility in Whyalla and water desalination plant to support development in the region.

OPPORTUNISTIC BUYING

Lesser improved or lesser productive properties have required owner and market price expectation alignment, in order to transact. Certain sectors such as vineyards have been challenged by major market factors, however this sector including value adding ability through wine production and cellar door facilities will likely see a surge in interest following recent announcements relating to the scrapping of tariffs and may offer speculative and long-term investors great opportunities, to buy in at this time of the cycle.

Outlook

Stability has returned to livestock markets and short-term interest rate expectation and this will have a positive effect on outlook and sentiment.

Many producers and participants in the market will likely be looking towards a solid autumn break and follow up rains, prior to decisions regarding increasing or divesting farm-land assets.

FIVE MINUTES WITH ADAM CHILCOTT

In the seven last years he has worked with Elders, Adam Chilcott has become one of South Australia’s most successful and respected rural agents. Now he is stepping into a new a role, leading the South Australian team.

Adam started with Elders in 2017, with 15 years of agribusiness experience under his belt, holding roles in operations and business development.

In his time with Elders, he said there are too many highlights to list, but recalls the sales in which he really connected with his clients.

“Two emotional family property sales come to mind,” Adam said.

“One involved a very hard decision for a retiring couple, who were unable to pass their property on to a family member. The other was for a generational livestock operation whose owners had made significant sacrifices to stand alone.

“To be part of the trusted team who could deliver such a fantastic result for those families was a great feeling and a genuine highlight in my career. It was very special.”

Unsurprisingly, such strong client relationships have led Adam to a successful career as an agent. He has now worked across most states in Australia, and is well-versed in transactions in all forms of agricultural businesses, delivering outstanding results across prominent pastoral, broadacre, grazing, vineyard, lifestyle and processing properties and facilities.

Of being part of the ‘pink shirt’ team, Adam said he could not do what he does without the backing of his colleagues. “Success as an individual is often only achieved with the support and guidance of a strong and wise team,” he said. “The team philosophy at Elders is very powerful and is based on sound virtues.”

Now, Adam is stepping into a new role, heading up the whole rural real estate team in South Australia.

“I am honoured and grateful to be appointed as Rural Real Estate Manager for SA,” he said.
