What a wild ride in Tahoe-Truckee’s 2024 real estate market! Despite the August buyer-broker Trust regulations implementing new property showing requirements, fire insurance concerns, interest rates, a significant election year, the crypto wealth explosion and burgeoning stock market, we experienced essentially the same number of sold properties in 2023 (1,249) as in 2024 (1,247). The Tahoe-Truckee market demonstrates consistency, stability and continues to reinforce this is a coveted mountain destination for full time or vacation living.
Client buyers are carefully reviewing market statistics, “comps”, investigating HOA requirements and more as they select their preferred community’s lifestyle and product set. Days on market has increased incrementally in nearly every neighborhood while luxury markets such as Martis Camp, Lahontan, Schaffer’s Mill and Gray’s Crossing experienced lower median sales prices –caveated by limited new construction sales which impacts square footage pricing and data reporting. Most of these luxury areas experienced a lower number of sold properties in 2024. However, the cost per square foot is up in nearly all neighborhoods. In many areas, the delta from the lowest to highest priced properties is ten-fold!
